Even if your H1B visa or extension gets denied, you have a few options. Here are three ways that buying a house while on an H1B visa could work out for you in the long run:
1 Rent your house in the US if your H1B visa gets denied. When this happens, you can rent out your house and avoid the hassle of selling it. This will allow you to keep living in the US even after leaving your home country or moving elsewhere.
2 Sell your house on an H1B visa if you have to return to your home country or move elsewhere. If you decide to sell your house and leave for good, don't worry—you can still sell it! If someone buys it from you, they'll pay off the mortgage so that nothing defaults when you leave America behind.
3 Allow your family or friends to live there as well.
If you live in New Jersey, you may want to pay attention to a new report from ATTOM, which ranks the 10 counties most vulnerable to a downturn.
The study looked at the highest concentrations of the most at-risk markets in the first quarter of 2022 — and six of them were in New Jersey. The report considered factors like foreclosure rate, mortgage balances that exceed property values, unemployment rate, and average local wages required to pay for major home ownership expenses on median-priced single-family homes. On an H-1B visa, most lenders will decide the status of a mortgage applicant on a case-by-case basis by utilizing the information available to them. The following is required by most lenders...
SSN
Valid work visa
2 years US credit history
2 years US employment history
Good credit score, ideally over 670
US income that you expect to continue for at least 3 years
If you are applying for an FHA loan, you will need an Employment Authorization Document (EAD) from the USCIS.
First off, owning a home has been proven to improve your quality of life in the US. You have more security and stability in your life, which leads to better mental health and happiness.
Second, buying a house is a safe and secure way to build wealth for H1B visa holders. You can deduct mortgage interest payments from your income taxes, so it's like getting an interest-free loan from the government!
Third, owning a home is generally cheaper v/s renting on an H1B visa. This is especially true if you buy in an area where property values are rising quickly—the rent-to-own strategy lets you lock in these low rates!
Fourth, mortgage payments are less volatile than rent payments: if your income goes up or down during the year, it won't affect your ability to make payments on time.
If you're an H1B visa holder, you're probably wondering if you can buy a home with an FHA loan. The answer is yes!
FHA loans are government-backed mortgages insured by the Federal Housing Administration. They require lower minimum credit scores and down payments than many conventional loans, making them especially popular with first-time homebuyers and H1B visa holders.
For an H1B visa holder, the eligibility for an FHA loan depends on the borrower meeting the following guidelines:
- The property will be the Borrower’s Principal Residence;
- The Borrower has a valid SSN, except for those employed by the World Bank, a foreign embassy, or equivalent employer identified by HUD;
- The Borrower is eligible to work in the United States, as evidenced by the Employment Authorization Document issued by the USCIS; and
- The Borrower satisfies the same requirements, terms, and conditions as those for U.S. citizens.
Conventional mortgages are not guaranteed or insured by the federal government. Conforming mortgages are the most popular conventional mortgages because they fulfill the requirements to be sold to Fannie Mae or Freddie Mac, government-sponsored enterprises that purchase mortgages from lenders and sell them to investors. Here are the differences between conventional and FHA loans...
It depends on your situation. If you want to get a conventional loan and have good credit, you can put as little as 3% of the purchase price down. But if you don't have enough savings and can't afford private mortgage insurance, it's better to have at least 20% equity in your home when buying it.
If you're looking for an FHA loan, most common among first-time buyers, then 3.5% of the purchase price will cover things with a credit score of 580+, while 10% will cover things with a credit score of 500-579. If your credit score isn't quite so great, then some lenders may require that you put down as much as 25% of the purchase price.

Let’s understand what is closing. Also known as “settlement,” or “escrow,” closing on a home sale is the legal transfer of a property from one owner to another. Completing all of the steps necessary for the final contracts to be signed traditionally takes about a month, but in some cases, closing can take place anywhere from 15 to 60 days.
Closing costs are what the buyer and seller will pay as part of the escrow transaction. Some fees are negotiable between the seller and buyer as to “Who Pays What”.

Are We In A Recession Now? We're not sure, but we're definitely feeling it! Fed Chair Jerome Powell has been leading the charge against inflation, with interest rate hikes and reverse repos. And while we don't know if this will cause a recession, we can see that it's definitely taking its toll on the economy. Inflation 2021 saw a surge in prices—and 2022 looks like it'll be even worse.
These rising prices are motivating people to spend more money on food and gas, which leads to higher demand for those products. That in turn increases the cost of producing them, causing prices to rise even further. That means that you have to spend more money just to buy things like food and gas—which means that you have less money left over for other things like saving for retirement or buying a house. It's important to remember that this is not a negative thing; it's just an adjustment as we move into a new economic era!

In the mortgage industry, I've seen clients get better rates from other lenders and switch to them, only to regret it later. I've seen clients who don't care about interest rates at all—they just want to make sure they're getting the best deal possible. But the best clients are those who value relationships more than short-term material gains.
I found such a dream client last week. After accepting an offer from a vendor, this client got a better rate from another lender. But he refused to take it because he valued his relationship with his existing vendor. He didn't even care about interest rates—he wanted to make sure that he was working with people he could count on! He valued our relationship more than the extra few bucks per month on his mortgage payment. That's integrity! I'm glad I could make that connection with my client.
It’s been a crazy month for real estate in the Bay Area, but I am here to tell you that you can still get good deals.
My client recently purchased a single-family home in Blossom Hill, San Jose for $1.44 million. This property was listed at $1.38 million, and we were able to act fast and sign the deal.
The housing market in the Bay Area has been slowing down lately. Even townhomes are not going for crazy values like before. Even though prices are still high compared to other parts of the country, there is still room for negotiation if you know what you’re doing!

Recently, I was helping a homebuyer who was about to close on a property.
On the day of funding, one home buyer had a small emergency at home. He panicked and was about to cancel the property transaction he had already made.
I conveyed to the homebuyer that he should not take action based on one small incident. He should assess the situation on the whole and go back to the primary reason why he was buying the property.
The buyer came back the next day, apologised, and went ahead with the property transaction.
The lesson from this is to never make decisions when faced with small emergencies. It is best to wait, think, and then make a decision instead of being impulsive and regret later.
It's a fact of life that things happen. But we should be prepared for such small emergencies.
It's been a rough week for the mortgage market. On Wednesday, May 4th, rates reached their highest levels in more than a decade. Then on Thursday, May 5th, they reached their lowest levels of the week.
And before we knew it, we were back to where we started: with rates at their highest levels in more than a decade. The volatility was in response to various Fed announcements and bond market movements.
Some analysts say this is a sign that rates are finally stabilizing and could head lower soon, while others think it's just another blip on the screen. It seems like we can't take anything for granted anymore! It will continue to be Yo-Yo!
