I have been saving my Hive so that I could be ready to buy some crates and open them up. In this video, I was able to get several Commons, Uncommons, and even some Epics...and one LEGENDARY!!!
I didn't get the OVERLORD but I have more crates to open...time will tell, but I'm extremely curious to find out who gets them...there are only a couple.

While I was raised in the southern United States, I have always loved the taste of horchata at the Mexican restaurants we would visit. With this love of horchata, I decided to make some myself.
It is very easy to make horchata...it just takes time a LOT of time...
Here's the recipe I used:
You have to add the rice to the water and let it sit. All recipes I've looked at will say to have it set for no less than 3 hours. I suggest you leave it in the fridge overnight; however, before you put it in the fridge, you have to blend the rice with the water.
This makes the water cloudy, but it's getting the rice flavor into the water
After the many hours of waiting, drain the water into a pitcher and toss (throw away) the rice.
Mix the milk, vanilla, ground cinnamon, and sugar into the rice water. In the video, I used cinnamon sticks when I blended the rice, so I didn't add any ground cinnamon later. Using ground cinnamon seems much easier!
Chill the drink before consuming, or pour it over a glass of ice to make it very chilled.
I do not like horchata warm...I think it is amazing served cold! I left my water overnight in the fridge and it was plenty cold for me, but I still put it over some ice.

If you've never heard of hydrodipping, that's ok. I hadn't either until last year. Hydrodipping is when you take a bucket of water, spray the surface with spraypaint, then dip anything into it.
We tried cups, trophies, toy cars, and a cell phone case. Because the paint doesn't mix with the water and just sits on the surface, when you enter the material into the mixture, it makes for some really cool patterns. In some cases, the dip didn't turn out so well, but in others it was pretty amazing.
We tried to use items that were $1 items or so...really cheap stuff. There was a lot of audio in the background and I promised not to get any of the kids' faces in the video, so this is the result...

For years, I have wanted to build a go-cart. One of the things I needed to learn was how to fiberglass. In this video, I used fiberglass to repair my garage door where the metal was splitting.
It is a very easy process, but if you've never done it before, it may seem daunting. I break it down, making it very easy.
It consists of fabric, specifically used for 'fiberglassing,' epoxy, and hardener.

Once you know that you're ready to buy a home, the next step is to determine how much house you can afford. In this video, I discuss debt to income (DTI) for the mortgage payment and the suggested debt to income for all debts combined.
Lenders use a lot of different criteria to determine if you're a good risk to bet their money on. The higher your credit, the more they'll allow you to pressure yourself, debt-wise. Your job is to make sure you're informed enough that you're not forced into a loan that causes you to be "house poor." The higher you allow your debt-to-income to go, the harder it will be for you to make your monthly payment. The most conservative experts suggest you take on no more than 25% DTI (of your gross income) when getting a loan (that's with principal, interest, taxes, and insurance combined, or PITI). Your gross income is your income BEFORE any taxes, retirement benefits, medical, dental, etc. are taken out. Experts who are less conservative in their suggestions say to go no higher than 28% DTI for your PITI payment.
If you have other debts aside from what your mortgage payment will be, experts suggest not to go higher than 36% DTI when you factor both your debts and your PITI payment combined.
Once you know how much the amount that corresponds with the DTI you feel comfortable with, you can see how much mortgage you can afford. For instance, if you have $10,000 in monthly income before taxes and other paycheck deductions, 10K x 0.25 = $2500. That number is the highest you want to have as a PITI payment. Now that you know what your maximum payment can be, you'll need a mortgage calculator to run some numbers (this is the easiest way to do it). You'll want to use the current rates at the time of your search and make sure that the calculator includes taxes and insurance in its calculator. For taxes and insurance, figure about 2% of your loan each year. If you buy a $300K home, that means you'll likely pay approx. 6K each year in taxes and insurance. If you know what your actuals are, you can obviously use those instead, but this is a good starting point if this is the first time you've bought a home.
Now you know how much home you can afford, as far as the loan is concerned. You'll now need to make sure you have enough money to cover the down payment and expenses. Subscribe to see the video on that next.

You think you're ready to buy a house...
In the last couple months, I have gone through the home buying experience again-not for an investment this time. By doing a series on buying a home, I hope to help anyone, not just investors, on purchasing their first house. It is not a small process-that's why it takes over 30 days for most people. In 2021 and on into the foreseeable future, this will be the process the majority of people will go through in purchasing a home and it is nice to have a guide lead you in the right way.
I have been investing in real estate since 2003 and was inspired by my parents and grandparents who owned multiple properties before then. I have lived through some doozie markets and am sharing my experience along with inspiration I get from other sites which have already set up the outline. While I did not come up with the 11 steps I'll be preparing videos on, I am giving you my thoughts and inspiration through my personal experiences and education.

You want a checklist for preparing your home for sale. One of the best ways to prepare your home for sale is to order a pre-sale home inspection. A pre listing home inspection will allow you to have a checklist of things to fix or repair before putting your house up for sale. This list, if followed as a checklist of what to repair and what to leave alone, can prepare you for how to get your house ready to sell in 30 days or less.
Home inspections usually cost between $300-$500 depending on what region your in. However, making a few changes here and there based on what they find will save you tons of time in negotiating with potential buyers and sets the stage for your house to be turnkey when the buyer walks in the door.
Are you selling a house that needs repairs or a house in poor condition? One of the best ways to be prepared to sell a house, especially if it needs repairs is to get a pre-sale home inspection.
What this entails is hiring a home inspector to give you a list of what needs repairs. Once you have this list, it is very easy to see what repairs are easy and cheap versus the ones that are going to pound your pocketbook. What you'll find, you'll need to disclose to your buyer, but it is much better to fix the small stuff before listing the home so that when the buyer comes in, there will be little to nothing to fix up. It essentially gives you a checklist. It is very easy to check with a contractor to get price estimates on how much everything will cost and give you an idea of what you're willing to take on versus what you'll leave for the buyer to take care of.

If you've ever considered buying a property to rent it out as an AirBnB, you'll want to watch this! You can earn a lot more money from short-term, vacation rentals than you can a long term tenant, when all things are considered. First, you have to know what the lowest you're willing to take for your house and how much you'll be paying your realtor and the buyer's realtor helping in the transaction. This will likely be one of the largest transactions you'll ever have, so you need to know what is motivating you to sell as you might back out if you're uncertain.
