If you're looking to start building credit, there's several options to get you started.

  1. Sign up for a credit card, make small purchases (under $300) and pay off your expenses when they're due.
  2. If your parents/guardians have good credit, ask them to add you as an authorized user to a credit card of theirs so their credit score can help grow yours.
  3. Credit builder loans are given from the bank and as long as you pay them back on time can be a method of building credit.
  4. Pay utility, rent and phone bills on time- you can request these agencies to contact the credit agencies to let them know you always pay on time which can build your score. Sometime it involves a third-party company and a fee paid but can be worth it.
  5. Practice good credit utilization. Try not to ever use more than 30% of the monthly limit of your credit card to show you can be responsible and won't be maxing out the card.
  6. Monitor your credit score often so there's never any surprises when applying for loans or something that requires a certain score for qualifying. Some banks/credit card companies keep track of your credit history for you and it's easily accessible. You can also run a free credit report and keep track of that as time goes on to make sure it looks accurate.
  7. If you're new to credit building and really want to be considered and show you're reliable, consider writing a personalized note or letter to the person who will be reading and evaluating your credit report. This shows you're serious about wanting to improve your credit and it may reach the right person who wants to help out.

I hope this helps you out and connect with me, Chris McCarron, if you need any guidance. Womencreatingwealth.net.

The 10-year plan is incredibly simple but it's not for everyone.

You have to have a steady income.

You have to have to be willing to stay at that (or a similar) job for the next 10 years.

If you can handle that, you can look forward to a great tax-free paycheck every year - forever.

Every sad investment story you hear starts with poor use of leverage: the person is "underwater." The house is worth less than they paid for it and now they can't sell it, can't rent it, can't make payments, and they lose the house and lose their shirt in the bargain.

How can you know whether to buy one place with cash or put 20% down on five properties? Today's Women Creating Wealth podcast gives you concrete examples of the pros - and cons - of using other peoples' money.

And when she takes her “business hat” off, you’ll find Stacey either spending time with her family and friends, singing with her a cappella quartet, or relaxing on a beach somewhere.

Words can take you far when you're an Airbnb host. And managing your Airbnb rentals, specifically your inbox, doesn't have to be that complicated.

Let me show you how!

In this week's episode of Women Creating Wealth, we'll talk about quick replies. Quick replies are automated messages on Airbnb that help you streamline communication with your guests.

Depending on how you set them up, they get sent out to your guests without you having to worry about anything. This way, you don't have to type everything right then and there. You just have to automate them! It's a great way to personalize your communication with guests while saving time.

And in this episode, we're going to discuss…

  • the four essential quick replies

  • when to use them

  • how to use them

  • my quick replies that you can copy

If you think replying to your guests' questions or sending them instructions is daunting, then try this Airbnb feature. Are you managing a couple of Airbnb rentals? Then this is a great feature you need to take advantage of. Remember, the more your guests like you, the better reviews you’re going to get.

So make sure to tune in to this episode and learn how to maximize this feature.

Let's get started!

Key Takeaways:

  • Introduction (00:00)
  • Overview of quick replies (00:40)
  • What are quick replies? (01:04)

Do you really need a general contractor for your construction project? Why need one when you can save a lot of money by doing it yourself?

That’s what we’ll find out in this week’s episode of Women Creating Wealth.

Last week, we had Ann McNeill from MCO Construction, and we talked about the best way to work with real estate contractors. And today, we’re going to dive deep into it by weighing the pros and cons of working with general contractors (GC).

With DIY home improvement videos on the rise and, of course, HGTV (who doesn’t love this?), it’s pretty tempting to go out there and do it yourself instead of paying a GC.

But let me tell you this.

You got to consider a lot of things before deciding on doing it your own vs. hiring a GC. You have to ask yourself…

  • Am I materially changing the space, or does it require permits?

  • How long is the project going to take?

  • Have I ever done something like this before?

  • Do I have the right connections to work with?

So, tune in to today’s episode as we answer those questions above and uncover the advantages and disadvantages of working with general contractors.

If you’re taking on a house renovation project or sprucing up your old place as an Airbnb rental, this episode could be exactly what you need right now to help you weigh things.

Let’s get started!

Key Takeaways:

  • Introduction (00:00)
  • Create a project plan first (00:44)
  • Essential questions to ask yourself (01:32)
  • Do you have unlimited time? (08:50)
  • General contractor vs. subcontractor (09:11)
  • Advantages of acting as your own general contractor (11:43)
  • Pros and cons of working with a general contractor (15:13)

You're not going too far into real estate investing without talking to a contractor.

Even if you buy a couple of houses in perfect condition, you still need to work with a contractor to discuss how you can add value to your properties and whatnot.

But I've often heard complaints about how difficult it is to work with real estate contractors, especially for first-timers.

Newbie real estate investors would almost always mention how they were taken advantage of and disrespected by their contractors.

I dealt with those myself back then.

But it doesn't mean that every beginner investor should also deal with the same thing.

So, in today's episode of Women Creating Wealth, I've invited MCO Construction CEO, my mentor, and a good friend Ann McNeill to talk about...

  • Her real estate investing journey

  • How to confidently handle real estate matters with contractors

  • Helpful tips and tricks on working with contractors

  • and a whole lot more

If it's your first time dealing with real estate contractors or you want to improve your next experience working with a contractor, then make sure to tune in to learn more. You don’t want to miss this!

Let's dive right in!

Key Takeaways:

Are you looking into buying a house? How much should you offer? How would you calculate the repair cost and all the other fees?

You’re about to find the answers to those questions in today’s episode.

As discussed in last week’s episode, you make your money when you buy a property.

This means that when you get the property at a great deal, it will make up for a lot of mistakes that could happen later on.

That’s why learning how to make a sound offer on a for-sale property is the most crucial step of the buying process. Because honestly, we don’t want to be that person who’d hold on to properties for 10 or 15 years hoping that we could sell them at a profit.

So, after we talked about real estate market research last week, in today’s episode of Women Creating Wealth, we’ll talk about…

  • safety margin cost

  • how to calculate repair cost

  • how to determine how much to offer

  • and more…

Whether you’re looking for a house to flip or doing the traditional buy and hold, you must learn how to figure out what the property’s current value is and what it will be after you’ve renovated it. Make sure to tune in to learn more!

Let’s get started!

Key Takeaways:

  • Intro (00:00)
  • The ideal safety margin (02:10)
  • What is a holding cost? (03:45)
  • How do you figure out how much the repair costs? (04:30)

Hire a professional photographer! That's what my brain has been telling me the whole time I browse all these cringy listing photos on Airbnb.

Last week, we discussed how to set up your Airbnb listing correctly. Today, I want to talk about the five common mistakes people make with their Airbnb photos.

For Airbnb beginners, I know you want to save every penny you have when putting up your first Airbnb listing since money isn't coming in yet.

But if you want that money to start knocking at your door asap, you got to shell out a few bucks to get your Airbnb photos looking clean, well-lighted, and inviting by hiring a professional photographer (or at least learn how to take pictures the right way).

Your photos are the deciding factor in whether or not people would stay at your Airbnb rental unit.

So, tune in to today's episode as we check out a couple of Airbnb photos, determine what's wrong with them, and what you can do to make them clickable when posted online.

If you want to succeed in house hacking on your first try and start building a passive income through Airbnb short-term rentals, then make sure to tune in to this week's episode of Women Creating Wealth.

Do you know what makes an Airbnb listing get booked consistently? Well, it's not always about the photos. It's also about the words you put into your Airbnb listing.

As much as you want to get “salesy” in your listing, you have to think about your potential Airbnb guests. Successful listings answer the questions that guests are going to ask. And if your goal is to be a Superhost, here's what you need to remember: underpromise and overdeliver.

So, tune in to today's episode as I walk you through how to set up your first Airbnb listing the best way and become a Superhost in no time, even if you're new to all of these.

We're going to talk about…

  • how to write titles and descriptions that get booked

  • how to get 5-star reviews even during the worst scenarios

  • how to speed things up with your new Airbnb account
