· How to transition from agent to investor…

· The key to start “attracting” money to fund your deals.

· What real estate agents REALLY sell…

· Why you must become an “owner” if you want to build true wealth.

· The smartest and most strategic people in the world point to this skill as the #1 key to their success (it’s not what you think!).

· 4 steps to selling anything…

Remember when Lehman Brothers failed? It marked the climax of the subprime mortgage crisis and prolonged ‘The Great Recession’, which was the steepest economic decline in the U.S. since the Great Depression back in the 1930’s. It led to credit freezing, foreclosures skyrocketing, and left the overall market pretty bitter and sour on real estate. The date was September 15, 2008. That’s when Drew Homola jumped into the game and started his home building company! Was he crazy? Or crazy like a fox? Here’s a sample of what we discuss:  The advantages of starting a business during a downturn.  His biggest money management mistake… and what he’s doing instead  A little-known, almost accidental real estate investing strategy that made him $70k … in just a few short months!  The pros and cons of having a license as a real estate investor/builder.

 Tips on how to vet and find a reliable and trustworthy contactor (from a contractor!).  Practical insights on how to implement effective cash flow management and controls.  The biggest challenges in ground-up construction (and how to mitigate them).  Much, much more!! More about Drew Homola: Drew Homola started as a home builder and general contractor during the depths of the Great Recession. Through the years he had built houses for other people, but soon realized he needed to start owning real estate in order to attain true financial security. And that’s exactly what he’s done! He currently owns First Choice Builders, First Choice Real Estate, and First Choice Capital. His primary focus these days is acquiring and developing assets through First Choice Capital, as he’s been able to create systems and recruit great employees who run the day-to-day operations of First Choice Builders and First Choice Real Estate. In a talk to inspire his son to rise up from adversity and people trying push him down, Rocky Balboa delivered an iconic speech that basically summarized what it takes to succeed in life!

Here’s a snippet:

Let me tell you something you already know. The world ain't all sunshine and rainbows. It's a very mean and nasty place and I don't care how tough you are it will beat you to your knees and keep you there permanently if you let it.

You, me, or nobody is gonna hit as hard as life. But it ain't about how hard you hit. It's about how hard you can get hit and keep moving forward. How much you can take and keep moving forward. That's how winning is done!

There’s more (we really encourage you to look it up on YouTube!), but that gives you a flavor.

Want to see how that looks in the life of an entrepreneur?

Tune in now as Dan Pierson shares his incredible roller coaster journey to becoming a top real estate investor and Fund Manager!

More about Dan Pierson:

Dan became a full-time entrepreneur at age 19, after dropping out of college to buy his first small business in downtown Cincinnati in 2012. Since then he’s been a part of or attempted a multitude of businesses, and eventually ended up acquiring multiple fitness centers and launching an M&A boutique brokerage to help clients buy and/or sell businesses.

While the Pandemic forced him to shutter his fitness centers in 2020, it actually enabled him to pursue his primary passion, real estate, and to launch a $20M fund that originates debt on commercial real estate.

Sadly, many would-be entrepreneurs never become actual entrepreneurs because they wait for the perfect time to jump in, like…

When I have $___ saved up…

After I get this advanced degree…

When the kids are grown…

Once I’ve gone through these 3 home-study courses…

And on and on and on…

The problem?

Life rarely hands you “the perfect time”.

That was certainly the case for Susan Noh, who got started as a real estate entrepreneur, despite having little to no money or resources to start with, by utilizing a strategy called co-wholesaling (which gave her instant leads... and an opportunity to monetize from day 1 – even without a budget).

From those humble beginnings, she and her husband Andre went on to do a number of creative financing deals, land acquisitions, ground-up construction, and building up a short-term rental portfolio where they currently have 60+ assets under management.

Tune in now as Susan shares her story of how anyone can start creating wealth in real estate… no matter what your circumstances are!

Every single day in America, 10,000 baby boomers turn 65 years old, and 4,000 turn 85.

Like remodeling services, travel packages, home services, nutrition/supplement products, and of course… senior living options.

It’s that last niche that inspired Brandon Schwab the most, since he was already in the real estate arena and focused on building recurring income streams.

He simply saw a way where he could surpass the income of his entire portfolio at the time… with the acquisition and development of just one senior living facility!

· Much, much more!

More about Matthew Guerra:

Our guest this week, Michael Piehler, could’ve made a number of excuses for not getting started as a real estate entrepreneur….

“I’m too young.”

“I don’t have any money.”

“I have zero experience.”

“I look like I’m 15 years old… who’s going to take me seriously?”.

Which is what the majority of youngsters might do.

Not Michael.

Instead, he gets resourceful, focuses on his strengths, and adopts an entrepreneurial mindset and begins asking… “How can I do it?”.

Want to see how true entrepreneurs create thriving enterprises – no matter what their circumstances are?

Dive in now as young Michael Piehler reveals the mindset and approach that makes the improbable (and even impossible) – highly probable!!

Here’s a sample of what we discuss:

  • How Michael “attracted” a seasoned investor/money partner as a business partner.
  • The power of “informational interviews”.
  • Is it necessary to have a real estate license to be a successful real estate investor?
  • Why “proximity is power”… and how Michael surrounded himself with real estate superstars that helped catapult his career.
  • Ready to go big NOW… regardless of your resources, tracker record, or experience? The “Co-GP” business model can be your ticket to the fast lane!
  • Much, much more!

More about Michael Piehler:

What does it take to get started investing in real estate?

Insider knowledge? A big marketing budget?

Years of studying? A sophisticated system in place?

If you happen to be in that camp, our guest, Christoph Krekeler, will blow away any preconceived notions you may have about what it really takes to get started in real estate investing.

His story serves as a simple (and eye-opening!) blueprint on how almost anyone – regardless of your circumstances – can immediately get into the real estate investing game!

Here’s a sample of what we discuss:

  • How to find great deals right on the MLS (yes… the MLS!) – even in a piping-hot market!
  • Massively increasing a property’s value through the power of “forced appreciation”.
  • How Christoph increased his profit on a single-family home rental – by 300%.
  • Buying a 9-unit multifamily property appraised at $560k… for over $100k below market value!
  • The power of “Seller Financing”… and why it works so well in this specific real estate asset class.
  • Christoph’s biggest learning lessons… and what he wishes he would’ve focused on more intently – right from the beginning.
  • The ultimate way to leverage into bigger deals – sooner rather than later!

More about Anthony Christoph Krekeler:

Originally from Germany, Christoph moved to the US in 2013 to play college soccer until he started his corporate career as a Financial Analyst. In 2018, he started reading books and listening to podcasts about real estate. In 2019, while living and working in Germany, he purchased his first two condos in his hometown.

When Christoph and his wife moved back to the United States, their U.S. real investment journey began with one single family house. Since then, they have started their company HausHacks Real Estate and have grown their portfolio to 54 units including 2 short term rentals, a duplex, triplex and quadplex, as well as a 9-unit property and two Mobile Home Parks.

Today, Christoph is focusing on stabilizing the properties while working with a team of investors to acquire large multifamily buildings.

Like the idea of “attracting” deals, capital, and opportunities, rather than constantly having to chase after potential new business?

Imagine your first call with a “prospect”… and you don’t have to say very much… because they’re already SOLD and ready to do business with you.

In order to succeed as a real estate entrepreneur, should you burn the boats and destroy the bridges?

Which is a philosophy from Sun Tzu’s book ‘Art of War’ that basically means you leave no other option for your soldiers other than to win and keep advancing (because there’s no way for them to turn back and retreat!).

Or… is it wiser to have some kind of parachute or safety net, like a job… or savings… or maybe even a spouse that can support the family during the ramp up phase?

We think there’s no right or wrong answer, and has more to do with your own mindset, personality, and risk tolerance.

For the right person, a ‘burn the bridges’ type approach may just be the rocket fuel they need to succeed.

For the majority though, we think having a safety net that gives you some security and peace of mind may be the more tried, true, and proven path.

And that certainly was the case the case for our guest this week, Anthony Pimentel.

Want to see an almost text-book example of how this is done?

Listen in now as Anthony shares his journey on how he’s building a real estate empire… all while working a full-time job as an IT professional!

Here’s a sample of what we discuss:

  • How Anthony survived “The Great Recession”.
  • Is a real estate license necessary to be an investor?
  • How to invest in out-of-state properties… and the challenges of being a long-distance investor.
  • Battle-tested tips on managing contractors from thousands of miles away.
  • What Anthony started doing to mushroom into 300+ multifamily doors… and 350+ self-storage units.
  • The #1 key to his success…
  • Much, much more!

More about Anthony Pimentel:

Anthony has been investing in income producing real estate since 2006 in single family and multifamily properties. His areas of expertise include underwriting, due diligence, real estate acquisitions, asset management, asset reposition, and disposition.

Prior to real estate, Anthony has spent the last 18 years as a Technology Professional working for a company with annual revenue of $600M+. His duties include overseeing the company's global network infrastructure and cyber security.

In addition, Anthony is also co-owner of a national franchise restaurant which has been operating since 2014.

Over the last 6+ years he has worked diligently on growing his real estate portfolio to 300+ Multifamily and 350+ Self Storage doors across AZ, IN,TX, and LA through partnerships and syndications.

A big goal of this episode is that the next time you hear the word “Recession” or even “Depression”… you don’t get fearful (like the masses)… but you actually get excited!

Because those words should become synonymous with ‘Clearance Sale’… and “Buying Opportunity”.

Here’s what we discuss in this week’s episode to help reframe your thinking and actions so you can take full advantage of the next downturn:

  • How Bill bought a property every couple of months with a 3-step postcard mailing sequence to NOD’s (Notices of Default).
  • The smart way to leverage your equity.
  • How Kimmie P got every single envelope she delivered to potential sellers… OPENED (we can almost guarantee you’ve never heard about this sneaky little trick!).
  • Does “wholesaling” still work during dips and downturns? Yes, but not as well as it does during more robust times. Here’s the exception… and one wholesaling strategy that can actually flourish during a recession…
  • The ultimate strategy that works like gangbusters during a downturn!
  • Want to go fishing in a pond loaded with distressed properties? Focus on the “3 D’s”!
  • Where to get the names and contact info of distressed sellers who are ready and eager to unload their properties.
  • The 2 most recession-resistant real estate asset classes are…
  • Robert Kiyosaki, the author of Rich Dad Poor Dad, says this is the #1 skill of an entrepreneur (and it’s especially true during a downturn!).
  • Much, much more!

After 28 years of military service (with much of that time being deployed out of the country), Ismael “Rey” Reyes took off like a rocket in building his real estate empire.

How did he it?

First off, he learned the ropes by investing as much as he could while he was serving (acquiring 7 single-family homes even though he was constrained by time and geography), and more importantly, he really engrained and fostered one of the primary tenets of the military – TEAMWORK.

  • The benefits of being a passive “Limited Partner” first… before doing your own thing as an active “General Partner”.
  • Are high-ticket “Masterminds” worth the investment?
  • How to go big NOW… rather than later.
  • Want to start getting red-hot deals from brokers? Use this leap-frog approach to jump to the front of the line…

One of the founders of AirBNB said that the secret to scaling a business is to first focus on doing the unscalable.

In other words, work “in” your business first so you can truly learn and understand the ins and outs of your operation… down to the nitty gritty details.

We know many are at odds with that approach, but it worked for AirBNB… and it certainly worked for our guest this week, Brian Burke.

In a storied 30+ year career, Brian has acquired over $800M in real estate (in various asset classes), launched 42 Real Estate Funds, and repositioned 4,000+ apartment units.

Yes… he’s now at a stage where he delegates just about everything, but he got to that point by first learning every facet of the real estate investing game from A-Z.

Here’s a sample of what we discuss:

  • How Brian bought his first property with no money down.
  • When to “hold’em”… and when to “fold’em” (in other words, when you should be buying… when you should be selling.. and when you should be doing nothing!)
  • The primary signal that tells him it’s time to sell.
  • His latest venture… and where the opportunities are in today’s new economy.
  • A peek into his “crystal ball”… and when he thinks it’ll be time to be an aggressive buyer again.
  • This is more important than the economic cycle…
  • The 2 primary metrics he tracks and pays close attention to…
  • The pros and pitfalls of new construction
  • What Brian would’ve done differently to scale his business… in 1/3 the time.
  • His biggest lessons from his biggest mistake.
  • Brian’s 3 keys to success in real estate (or any business for that matter!)
  • Much, much more!

More about Brian Burke:

Brian Burke is President / CEO of Praxis Capital Inc, a vertically integrated real estate private equity investment firm. He’s acquired over 800 million dollars’ worth of real estate over a 30-year career including over 4,000 multifamily units and more than 700 single-family homes, with the assistance of proprietary software that he wrote himself. Brian has subdivided land, built homes, and constructed self-storage, but really prefers to reposition existing multifamily properties.

A favorite quote of ours is by Napoleon Hill who said “Every adversity, every failure, every heartache, carries with it the seed of an equal or greater benefit”.

It’s a great reminder that tough or uncertain times always provide amazing opportunities… as long as we remain open-minded and solutions-oriented.

That’s what true entrepreneurs do… and that’s how our guests, Andrew LeBaron and Jacob Amezcua, uncovered an amazing opportunity amidst the chaos and craziness of the worldwide Coronavirus Pandemic.

What was the opportunity?

P.S. We also spend a good amount of time on how to find the “right” type of partnership.

Want to multiply your efforts and skyrocket your results?

The right type of alliance can certainly do that, plus a whole lot more.

The wrong alliance though… can torpedo your efforts – just as fast!

Former U.S. President Teddy Roosevelt said…

Speak softly and carry a big stick; you will go far.”

Whether that’s true or not depends on which camp you listen to…

Many successful people certainly live this principle (think Warren Buffett), but there are also many successes out there who are a little more bombastic about their achievements (think Donald Trump).

We think there’s really no right or wrong approach… it really depends on who you are and which approach you’re most comfortable with.

Now if you happen to be more aligned with the “speak softly” approach, you’re going to love hearing how our guest, Tyler Rayman, is living this philosophy… and experiencing great success as a result!

Here’s a sample of what we discuss:

  • The power of asking good questions (the most undervalued and under-appreciated skillset to develop… but the most impactful!).
  • Secrets of finding good and willing mentors… even if you’re still “wet behind the ears”.
  • Compelling reasons to invest in Senior Assisted Living Facilities.
  • Intricate details of how Tyler put together his first deal… even though he didn’t have the down payment, couldn’t qualify for the loan, and didn’t have any experience!
  • The trials and tribulations of buying an ongoing operating business (like an Assisted Living Facillity).
  • Much, much, more.

More about Tyler Rayman:

Tyler is a licensed California real estate agent, and investor. He started his career in real estate shortly after graduating from Sierra Nevada University with a Bachelor’s Degree in Entrepreneurship and Outdoor Adventure Leadership. Tyler began his multifamily investing career in 2021 by purchasing 2 assisted living homes in Denver, CO. His most recent purchase was a stabilized asset in Wichita Falls, TX totaling his portfolio to 108 units. Together, with his partners, they control over $17 Million in Assets Under Management.

You see, they’re both now retired from successful, long-time careers. Chip was an attorney with his own practice, and Jeanne worked with several major retailers in sales and inventory management.

So what compelled them to jump in and become “active” investors rather than only “passive” investors?

Their story will fascinate and inspire you!

Here’s a sample of what we discuss:

  • Insider tips on how to become a top notch “acquisition specialist”.
  • What you MUST do to create great relationships with commercial brokers… so you’re one of the first one’s they call whenever they have an incredible deal (they recently closed on a $17M deal that came from a broker they built a relationship with!).
  • Want to become unforgettable? Do this…
  • Where your focus should be… if you really want to deliver your projected returns.
  • Secrets to maintaining a thriving marriage and business partnership.
  • Much, much, more.

More about Chip & Jeanne Allen:

Warren Buffet’s 2 rules of investing are:

1.Never Lose Money
     2.Never Forget Rule #1

The world’s greatest and most successful investors seem to have similar rules.  In other words, they focus primarily on mitigating risk and protecting the downside, and figure the upside will oftentimes take care of itself.

Well, our guest this week, Ethan Gao, seems to have figured out a way to significantly reduce (and in some case even eliminate) risk when it comes to lending money and building your real estate portfolio.

Interested in doing the same?

We hear from a number of would-be real estate entrepreneurs who get excited about “getting into real estate”.

Invariably, many are talking about doing the fix & flip thing.

And why not… all you have to do is turn on HGTV and watch one of the flip shows… and it’s easy to see how anyone can get excited about flipping houses.

Buy a house for $300k, rehab it for $200k, then put it right back on the market and sell it for $800k… pocketing a healthy $200k+ for your efforts.

All done in under 60 minutes!

Not a bad way to make a living, right?

Yes, that can happen (just not in 60 minutes!) and that type of profit is possible, but there’s a whole lot that goes on in between “buying low and selling high”.

And 30+ year veteran, Lloyd Segal, is here to share his hard-fought lessons on what it really takes to flip houses for massive profits.

Here are just some of the “golden nuggets” he shares…

  • How to get “free” on-the-job trainingon what it really takes to win at the rehab game.
  • How to get an offer accepted in a hyper-competitive market.
  • 3 tips on rehabbing a property.
  • What Lloyd’s crystal ballis telling us about the housing market in the coming months.
  • The #1 thingthat separates the super-successful… from the not-so-successful.
  • Location, location, location” is the most important success principle in real estate, right? Lloyd actually says thisis even more important!

What’s the secret to creating wealth as a real estate agent (or any type of profession or business for that matter)?

We think it’s embodied in the quote… “It’s not your resources that determine your success, it’s your resourcefulness”. In other words, it’s having an ‘entrepreneurial mindset’.

Your mindset and psychology totally shifts. And so does your vocabulary.

You no longer say things like “I can’t afford it”, “I don’t have the down payment”, “There’s not enough time”, or “I don’t know enough”, etc.

You instead start asking yourself different questions, like… “How can I afford it?”, “How can I raise the money?”, “What skills do I need to learn so I can do ___”, “Who can I get to help me?”, etc.

Get the difference?

It’s a total game changer… which is why we’re so excited to talk with Tom Tran, a real estate agent/investor operating in one of the most expensive markets in the country, and whose story so far (he’s a young buck just getting started!) truly epitomizes the essence of being ‘resourceful’!

Here’s a sample of what we discuss…

  • Why Tom had to live on $2,000 (total!)… for two whole years.
  • How to become one of the top REO Brokers in your area (these are real estate agents who sell bank-owned foreclosure properties)… and how Tom and his brothers grew their brokerage to selling 40-50 properties per month!

  • The good, bad, and ugly of being an REO Broker.

  • What you must do when times get tough (or someone moves your cheese!) – if you want to survive and thrive.
  • The right way to use a student loan. ;-)
  • Cultivating an ‘entrepreneurial mindset’… and why it’s the ultimate secret to handling any type of crisis or challenge.
  • Tom’s nightmare fix & flip deal that he thought was a sure-fire winner… and the fatal mistake he madethat compromised the project from Day 1.
  • How to not get ripped off by your contractor.
  • How Tom created a powerful platform (at no cost) to quickly and easily find contractors and tradespeopleto work on his projects.
  • House Hacking Secrets: How Tom pays only $500 - $1,000 per month… while living in one of the most expensive housing markets in the country.
  • Tom’s little-known business model that’s allowed him to explode his rehab business… in a market where many investors are having a tough time finding deals that make sense.
  • Much, much more!

The generals consensus seems to be that having some type of retirement plan in place is a wise move for just about any investor or entrepreneur. But that’s where the consensus ends.

Is an IRA the best option? Or does a 401(k) have more advantages?

And are there even better alternatives out there?

To shed some light, our guest expert Damion Lupo explains the differences between the various types of qualified retirment plans, and breaks down his own unique, trademarked product he calls an eQRP™.

Here’s what we discuss:

If you were investing in real estate during The Great Recession, then you probably remember that most of the best deals during that time were either bank foreclosures or short sales.

Because they tend to escalate during economic downturns!

Most investors believe that Short Sales are only prevalent during recessions (which is generally the case), but our guest, David Randolph, never got the memo… so he continued buying (and making big profits from) Short Sales even as the economy got better and better.

In essence, he turned conventional wisdom on its ear and proved that Short Sales can actually be a lucrative investing strategy – in both good times and bad!

Here’s just a sample of what we dive into:

  • The 2 most important things to focus on in the Short Sale process – to create 6-figure paydays!

  • How to get started with Short Sales…. even while working a full-time job.

  • The biggest pond to go fishing for Short Sale buying opportunities in today’s market (where there’s 3x the inventory).

  • Where to get a list of Short Sale prospects… for less than 20¢ per contact.

  • The CORRECT definition of a short sale (just about everyone has this wrong!).

  • Biggest mistakes made by new short sale investors.

  • The power of “sequential marketing”… and why it’s one of the most powerful strategies you can employ.

  • Much, much more!

If you love systems, processes, and a step-by-step checklist approach to doing business… you’re gonna love David’s approach on how to capitalize big with Short Sales.

More about David Randolph:

David retired from a successful corporate job at age 42 to help homeschool his kids through high school. But after they went off to college with full-ride scholarships, David asked himself, what’s next?

On a whim, David and his wife attended a three-day real estate conference and everything changed - he was hooked, and became an avid student of real estate. He invested in courses, conferences, seminars, and more. But it wasn’t until he figured out he could flip and sell houses that he saw everything click. He started making $30K profit on a house, then $40K, then $60K and now David consistently makes $50K - $150K profit in both rehabs and wholesales on houses.

Based on his success, he’s since shifted his focus and is now a Short Sale Coach, Rehab Educator as well as a Real Estate Investor.

Desiree just closed on a $1.9M deal… Kathleen was able to buy dozens of notes and made a “boatload of money” during the last downturn… and Janice is now able to partner on more and bigger deals.

All that and more was made possible because all 3 of them created a “platform” that expanded their network and influence… and almost naturally brought them a steady flow of deals, opportunities, and capital.

In our opinion, building a platform is one of the most impactful things any real estate entrepreneur can do “attract” deal flow and money – as long as you’re doing the right things.

And these women have been doing it right for many, many years now!

Here’s a sample of what we discuss:

  • What is a ‘platform’… and how anyone can create one to start attracting an abundance of opportunities.

  • The most IMPACTFUL things you can do to deepen relationships with your tribe.

  • Woody Allen once said that “80% of success is just showing up”. True or false? And can it really be that simple?

  • Tools and resources to automate your communications and follow-ups.

  • The biggest challenges to running a group (or any kind of platform)… and how to overcome them.

  • Much, much more!

You’re in for a treat… this is a far-ranging discussion with lots of helpful tips and insights to start instantly growing your network, influence… and bottom line!

Derek Alexandrenko has been a real estate investor for the past 18+ years and has been involved in a variety of investing strategies including house hacking, fix & flips, multifamily, build to rent, long-term rentals, and retail. These days, as a licensed general contractor and developer, his primary focus is on ground-up construction of single-family home communities built with the intent to rent rather than sell.

Derek began real estate investing in the early 2000s, purchasing his first property at the age of 19 while making $7/hour working at Home Depot. Three years later he graduated college owning three homes on the same street, plus a 27-unit apartment building.

From those humble beginnings, Derek discusses his journey, and how we as able to grow his real estate holdings to a portfolio valued at over $33M!

In this stimulating conversation, we discuss things like:

  • How he bought his first house with only $6k out of pocket… found a couple of roommates to rent out 2 of the bedrooms… and got to live in the home mortgage-free (that’s what we call “House Hacking” these days!).

  • Buying a 27-unit apartment building as a college student… the struggles he had with cash flow and making the mortgage payment… and how he still was able to make a 6-digit profit when he sold it (a testmament to the power of “timing” in the real estate game!).

  • Buying an existing property vs. new construction: Which is better? And the pro’s and cons of each.

  • What skills, approach, and mindset does it take to become a great builder or developer?

  • How he built a $33M real estate portfolio primarily using the BRRR Method. In case you’re not famillar with that, it stands for:

B = Buy

R = Rehab

R = Rent

R = Refinance

… and if you buy and rehab right, it’s a way to build up your portfolio and eventually end up with little to none of your own money in the deal (after you refinance).

  • What Derek would’ve done differently, or added, to grow even faster over the past 2 decades.

  • Keys to buying the “right” piece of land to build on.

  • Why Derek is so excited about developing Build-to-Rent Communities consisting of 100-200 homes… and why he considers this asset class the “crown jewel” of the real estate industry right now and for years to come.

You’ll enjoy Derek’s simple, low-key, and seemingly stress-free approach to winning BIG in the new construction game.

John Gonsalves is an acquisition and deal-structuring wizard who’s been personally involved in over $350 million dollars worth of transactions, managing a portfolio consisting mainly of ground leases, medium and low-income apartment buildings, and commercial properties in the Midwest and East Coast.

John attributes his success to the unique deal-finding lessons he learned during a 10-year career as commercial real estate broker… and to his unique perspective on keeping things simple, and focusing on slow, steady, and sustainable growth.

Here are just some of the golden nuggets John shares:

• Little-known, low-cost (and no cost) guerilla marketing techniques to find great deals on a regular basis!
• John’s simple daily routine for creating consistent “deal flow”.
• The art of creative financing (and a specific exapmple of how he was able to buy a property with no money out of pocket… in fact, he got paid $5k when he closed on it!)
• How to buy in “up-and-coming” areas in the “path of progress” (one of the most sure-fire ways to ensure a profit in real estate).
• The amazing profit potential in lower-income properties.
• Should you (or should you not) get your real estate license?
• The “ugly” approach to generating seller leads (and why it’s so much more effective than a “professional” approach).
• How to create a steady and reliable income stream – regardless of what’s happening in the economy.
• What John would do if he had to start all over again.
• And much, much more!!

You’ll be inspired by his creative, out-of-the-box ways for finding great deals on a regular basis, and how he uses creativity to turn good deals… into outstanding ones!
