For the 33rd consecutive month, metro Phoenix led the nation in February home price growth — at a whopping 32.9% year-over-year gain, according to the latest S&P CoreLogic Case-Shiller U.S. National Home Price NSA Index released April 26. But rising mortgage interest rates could put a bit of a damper on this upward trajectory, analysts say.
- "We expect home price appreciation to slow down due to the new environment in the mortgage industry," said Steven Hensley, advisory manager for Zonda housing market research firm. "However, it is unlikely that home values will fall in the short term given low inventory levels. Given all the uncertainty in the housing market today, Phoenix home buyers are proving resilient."
Home shoppers are facing a one-two punch this spring: Quickly rising mortgage rates are compounding affordability challenges that have been brought on by record home value growth. The cost of a 30-year mortgage on the typical U.S. home is now 19.5% higher than it was just three months ago, according to the March Zillow® Real Estate Market Report and Phoenix mortgage costs skyrocketed an astonishing 20.4% just since the start of the year. Despite this, the pace and volume of sales picked up in March, showing the depth of the pool of home buyers willing and able to meet current asking prices.
5 tips for first-time home buyers It’s projected this year that millennials will make up over 51% of national home buyers. There’s plenty to learn about real estate. Buying or selling a home can be a daunting ordeal if buyers don’t feel knowledgeable about the industry.
We’ve put together five important things for buyers to consider when finding their first home:
- Check Your Credit: Conventional home loans typically require a credit score to be at least 620 and if it’s below that, buyers will want to look into a Federal Housing Administration loan.

- Commission, What is It? Buyers should ask agents up front what they should expect to pay in agent commissions, fees and closing costs.

- Mortgage Myths: PMI is usually required when a homebuyer can’t afford a 20% down payment. New homeowners should strive to avoid PMI. It ultimately raises home payments and can make homes unaffordable.

Predictions are based on AirDNA’s industry-leading library of over 10 million vacation rentals in 120,000 global markets, along with third-party data on economic performance. While the stage is set for demand to fully recover by the end of 2021 (2.6% higher than 2019), we expect demand to grow another 14.1% in 2022 over 2021 levels. With the number of available listings still 9% below 2019 levels and existing properties essentially full during peak travel periods, demand growth will hinge on more supply coming online to accommodate more travelers or higher occupancy of existing listings. Overall, AirDNA expects a 15% increase in U.S. listings in 2022 over 2021, with gains spread across large cities and destination/resort markets.

The massive investment from Taiwan Semiconductor Manufacturing Co. has already been lauded as a spark for development in the far northern part of Phoenix, but a group of suppliers that will service the fabrication facility are starting to gather in another location: Pinal County. Taiwanese media reported in 2020 that the Chang Chun Group factory in Arizona will produce electronic-grade hydrogen peroxide, tetramethylammonium hydroxide (TMAH)-based developers, electronic-grade solution and plating solution. The land Chang Chun Group bought was part of the Pinal County Technology Park The technology park is also where Kohler Co. plans to build its $300 million manufacturing facility. There are a number of factors that make Casa Grande and Pinal County an attractive place for the suppliers, overall cost for a site that is rail-served in Casa Grande can be a quarter or a third of the cost of a similar site in Phoenix We are dealing with almost explosive growth of the manufacturing and industrial growth in Casa Grande and Pinal County. TSMC is already under construction on its plant in north Phoenix near Loop 303 and Interstate 17. The city of Phoenix has also designated some areas in north Phoenix as “supplier sites” that are designed to work with TSMC’s fabrication facility.

The number of active listings has gone down for the first time in about 8 weeks. We have 156 more rentals on the market than we did last week, this is a much larger increase than in previous weeks. iBuyers Own nearly 13% of all Listings in Maricopa County making it more difficult for first time home buyers.

The last full week of 2021 ended with yet another record high in home prices nationally, capping off a year of catapulting growth. The number of homes for sale also fell to a record low, with the last month of the year typically being a slower time in the overall housing market. “We see this slowdown as a temporary consequence of the holidays, and not as an indication that homebuyer demand is backing off. Those who did purchase homes over the holidays paid high prices due to the ongoing supply shortage. The jump in home prices is also significant when compared to the same week in 2019. Home prices spiked 29.4% from the same period in 2019. (Nationwide) Pending home sales were up 4.2% from the end of 2020 and rose 55.2% compared to the same time in 2019. (Nationwide) Phoenix, Miami and Tampa, Florida, saw the biggest year-over-year Phoenix home prices jumped 32.3% annually, followed by Tampa, with a 28.1% increase, and Miami, which saw prices grow 25.7%. October was the 29th consecutive month for Phoenix to rank as the top home-price growth market

Arizona you can start the eviction process for any of those tenants that have not been paying rent. Maricopa County courts are scheduling those hearings previously filed. If you are a landlord and no longer want to deal with your tenants or toilets or other issues we can purchase your rental directly or team up with you for a lease option.

Based on price-to rent ratio, home affordability and the health of the local rental market in each city for 120 US Cities.
- Mesa, AZ – Mesa, Arizona ranks high in our study in large part due to the housing needs of the city. Between 2015 and 2019, Mesa’s population grew 5.46% faster than the growth of its housing stock, the sixth-largest difference in our study. Median rents also increased by 26.46% from 2015 to 2019, which is the 17th-largest jump out of all 120 cities. Rental properties, meanwhile, have an estimated annual cash flow of $2,880.
- Glendale, AZ – Glendale ranks ninth overall for Home Affordability, thanks in part to a low average effective property tax rate (0.56%), 15th-lowest across our study. Home prices are also relatively affordable ($241,100 in 2019). Glendale rental properties also had an average cash flow of $2,712 per year, which puts the city in the top third of the study for that metric.
- Rounding out the top 30 are Phoenix (#21), Gilbert (#24) and Scottsdale (#30).
