Dan and James aspire to educate and inform those interested in helping tackle the Cornwall housing crisis. With more than 18,000 empty properties and 16,000 people on a waiting list for council housing there is very clearly an issue that needs addressing urgently.The Cornwall Property Podcast aims to help those interested, to bring quality properties to the market for locals to rent or purchase as positive solutions to tackling this increasing housing shortage. This could also be in the form of refurbishing old, derelict, run down and unencumbered properties or creating new high-quality homes on unused or unwanted land. The aim is simply to create a solution to the ongoing local housing crisis by helping to produce more stock and opportunities for local families.Dan and James, two local property professionals, have had first hand experience in this Cornish housing crisis. As such they are now looking to make a difference. Our first question is from Tom in Bude who asks, “ Hey guys, so my EPC on my HMO is D(68) currently, to get it to a C the advisories say I need to redo the flooring.
I heard on your podcast that by 2025 rental properties will need EPC C. The whole place needs new carpets. Would you recommend I fork out the costs now to get the EPC to a C and then carpet so I don’t essentially need to do the carpets twice in the future? As it’s a steel frame building the walls aren’t well insulated and there are wooden panels in half the walls. I’m not sure how to go about that and if it is worth it as it doesn’t mention anything about the walls in the gov website. Any advice?”

Our first question is from Phil in Penzance who asks, “I have been listening to your podcast and I have an issue I hope you can help with.
I have a number of buy to lets properties which I brought in my name. I am now purchasing 2 more buy to lets, but this time I am purchasing these in a company name.
I am using two different solicitors to purchase these properties. Both solicitors have said that the mortgage companies who are both different have both asked for me to get independent solicitors advice (ISO) and for them to also witness the signing of the documents in person at the same time.
I have called CVC solicitors, Coodes Penzance and Truro, DB Law, Nadlers solicitors and none of these will provide this service.
Can you help recommend a solicitor who could do this. I work in Pool and my partner works in Truro so any solicitors around this area would be great. I cant believe that I'm the only person who is having this issue? ”

I am worried what to do as my mortgage is up for renewal but there are no products that fit on the stress test. This means I go onto variable rate which is £748 Per month and my rent received is £700. Before my mortgage was £299 on a 5 year fixed. Should I sell or hold?”
Next up we have Katie in Bodmin who ask , “A friend has asked for my help. He has recently split with his partner and she has had to come off of their mortgage. My friend fails all affordability stress tests on his own and has asked if I can jump on his mortgage to help ensure he doesn't lose his home. Our first question is from Scott in Hayle who asks, "Thank you for all the great content you guys are sharing on the podcast. I really enjoy listening and learning from you both. You are really inspiring me to get involved and make my first investment into the buy to let world. With this in mind, I have a question that may sound really silly but I wanted to ask it anyway. If I use investors money to buy a property for BRR, do I also need a deposit to get the buy to let mortgage on it or do I just leave 25% of the equity in instead of a deposit (for the re-mortgage that is)? In other words, would they lend me 75% of the done up value of the property without any deposit at all? Thank you very much for any help you can give."
Next up we have a question from Steve in Liskard who asks: My Tenant has been in my Buy to let property for 5 years now. My 5 year fixed mortgage is coming to and end in December. The rates are obviously higher with everything going on currently and as a result, my mortgage payments are now £150 more expensive. Should I simply put the rent up? I fear they might not be able to afford it and move out and then I would have a empty property on my hands?

I’ve been chatting to my step dad and he thinks the property market will go down/ crash (at some point). He’s advising me not to buy a residential property right now, but I’m still thinking i should because I’d prefer to pay a higher price to buy and pay a mortgage rather than rent. What I am debating is doing up my one buy to let property and selling it….. then sitting on the cash for the future until the market goes down and I can buy a cheaper property. I’m weighing up the pros and cons in my head of either having regular money coming in from the buy to let as a holiday let or selling when the market is high. Was just wondering what your thoughts are on the matter”
