For the first time in almost 7 years, Halifax real estate is basically a balanced market, and the literal definition of a balanced market is homebuyers paying fair market value for homes. Buyers, you guys have CHOICES again.
Days on market are up, you're seeing more and more price adjustments on listings. If there's something wrong with a home that a seller doesn't want to deal with, don't be afraid to ASK for them to complete the work, or for them to PAY FOR IT.
Navigating a shifting real estate market can be tricky, make sure you check the most recent homes sold in the neighborhood, so you know that you're paying a fair price for a home.
SELLERS: The market is shifting, buyers have choices again. You can no longer slap up a home and expect it to sell in a day. You have to do the work. Price, condition, and location are what sell homes, so make sure you're doing everything you can to make sure your home is in its best condition. And make sure you get pricing right, or else you run the risk of sitting on the making and losing more money in the long run!

It's been a while since I spoke on what's happening in Halifax's real estate market, so here is a breakdown of Halifax's recent market stats for July 2026, and they are interesting!
Highlights
1.) Halifax home prices dropped $66,000 (or 10%) from April 2026 average sale price of $666k, down to $599k average sale price in July 2026.
2.) Halifax is ALMOST in a balanced market for the first time since AUGUST 2019! (A balanced market simply means that buyer's pay fair market value for homes.)
3.) There are currently 1500 units (single family homes, condos, mini/mobile homes) for sale in all of Halifax. The highest number of units for sale since NOVEMBER 2019.
Halifax seems to be shifting from the sellers market we've become accustomed to, to a slower balanced market where homebuyers are finding more success in options and negotiations with sellers.

Today's podcast Matt and I are completing our annual review of CMHC (Canadian Mortgage & Housing Corporation) 2026 mortgage consumer survey. CMHC surveys 4000-5000 mortgage holders across Canada to find out some common trends homeowners may be facing.

Last but certainly not least, the federal government announced their intention to purchase 2200 vacant condos in British Columbia. The federal government has announced a new partnership with the Ontario provincial government that allows them to waive all HST on all new construction home purchases in Ontario! They've announced this as a method to make homes more "affordable" in Ontario.

Boulder Ridge Homes is a dream come true for Gabe and his cousin Nicole.

At the end of 2025, 443 homes left the Halifax real estate market. 443 families had contracts with Realtors to sell their homes, 443 families had said that they want to sell their homes, those same 443 families came to the end of their contracts and decided not to renew, to leave the real estate market all together.
In 2025 you started to see an increase of days on market in Halifax, you started to see homes sitting on the market longer than in recent years, and buyers started to realize that they had negotiating ability again. Asking for practical things in negotiations that buyers hadn't been able to ask for since before COVID.
You may have your home on the market right now, you may not have had a single viewing in the last month, maybe you've been getting offers but they're nowhere near what yout asking price is. Maybe keep dropping the price in the hopes that a buyer will come, but they never do. Maybe the feedback from buyers has been consistently good, but you still can't sell it. Maybe you're frustrated as hell.

Real estate comparables.
What are they? Why do they matter? How do they work? and why should I care?
Honestly great questions, and I do my best to explain it in this little audio file. I'll do my best to summarize here. Comparables matter now more than ever becasue comparables are how the real estate market determines prices of housing. And with all of the volitility in the housing market over the last few years (I'm sure you can think of a few reason why, looking at you COVID.) There's been a lot of flucuation in home prices, which means there's also a plethora of comparables from the past severeal years for people to use to determine their homes value in today's real estate market.
Simple right?
If you plan on buying or selling your home, just look at the last 90 days sales history of your neighborhood and look at the comparables there. Don't go back a year, don't go back two years, and thank me later.

The government of Nova Scotia has announced a pilot program, partnering with local credit unions, to bring 2% down payments to first time home buyers in the province. The Nova Scotia government has also announced that there will be no mortgage insurance from CMHC by the program, and the Nova Scotia government themselves will be the guarantor of the mortgage for the Credit Union.
Claiming that this will help making homeownership more accessible to first time home buyers at a time of all time home prices in Halifax and in Nova Scotia.
Matt and I will break down the pros and cons of this new pilot program, and some things that may homebuyers may not be aware of until they've already committed to the program.
A few things for example.
1.) Through this program, homebuyers will be locked into a 5-year fixed term mortgage at 4.99%. Through a traditional bank with a 5% down payment, homebuyers can get interest rates as low as 4.05%.
2.) At the end of the 5 year fixed term with credit union, will the homeowner have enough equity in their home to go to another lender? If not, they will have to sign another term with the credit union at a higher interest rate than the typical banks are offering. And if they do switch lenders, they will have to pay the CMHC mortgage insurance.
3.) Household incomes up to $200,000 can qualify for this pilot program, but Credit Union will be decreasing the alloted gross debt service (GDS) and total debt service (TDS) available, making it harder for buyers to qualify for this program.

Halifax is starting off 2026 with some interesting statistics at the end of January! Home prices in Halifax are down almost $34,000 from January 2025, and even down almost $22,000 from December 2025. (And December is typically one of the slowest real estate months of the year!)
The real interesting statistics to come out of January 2026 is that the number of homes for sale is down from 1124 in November 2025 to 866 in January 2026. That is a SIGNIFICANT drop in the number of homes for sale in Halifax in a short amount of time. And that includes home prices being down, and days on market going up. Why? Well 443 homes left the Halifax market in December, why? The contracts with their Realtors expired.
What does that mean?
Sellers couldn't get the price they wanted for their home, buyers aren't interested in the homes, and sellers may want to wait until the spring to try again to sell their home. (We will see what the spring brings!)
What does this mean for Halifax? Are we seeing a shift into a more balanced market? Are home prices cooling? Is this the calm before the storm?

Is this the year that the housing market breaks?
Most homeowners who purchased their home in 2021 is up for renewal in 2026. In 2021, you could get an interest rate of 1.5%-2% on your mortgage, and today those same homeowners will be getting roughly 4-4.5% on their renewal.
That will make a significant increase in their monthly mortgage payments.
There is some prediction that with roughly 60% of all mortgages in Canada up for renewal in 2026, there's a significant number of homeowners who will not be able to handle the increase in their payments, which will then cause them to sell their home in 2026 or 2027. This will flood the real estate market with the supply (number of homes for sale) it needs and because of the significant increase in options for homebuyers, will drive down home prices across Canada.
Andrew Hutchison and I look at what's coming over the next year, year and a half in the housing market, and go over different options you have for your mortgage renewals. As well as tips you can use to get yourself the best mortgage rate possible.

A lot has happened in Halifax's real estate market in 2025.. The number of homes for sale almost doubled, days on market for listings increased, you're seeing more and more price reductions from listing sitting on the market, and homebuyers are realizing that they hvae negotiating power in the current real estate market.
And yet, Halifax home prices remain at all time highs!
So what does it all mean for 2026?
Well in 2026 we have a signficant number of mortgages up for renewal. These homes were typically purchased in 2021, and at that time these mortgages were locked into 5 year fixed rate mortgages at 1.5 to 2% interest rates. When the renewal comes up in 2026, all of these mortgages will be in and around the 4% interest rate mark.
How will that affect homeowners monthly income? Will it cause a strain and make them have to sell their home to downsize? Halifax could see a number of homes come to market that need to be sold to help the homeowners stay above water.
Also happening in 2026, Halifax will have the most completed apartment units since the 1970s, that's right. You're going to be getting a significant number of new apartments that need to be leased.
So with this happening, will the rush of new supply and options for homeowners, downsizers, and renters cool the demand on the Halifax real estate market? Will this make home prices soften? And what about the current trends we're seeing in Halifax real estate with days on market up, inventory (number of homes for sale) up, and homebuyers understanding that they have leverage to negotiate.

Did you like the impact the Federal Government's Housing Accelerator Fund had on Halifax's downtown core and peninsula? By radically updating zoning requirments around Halifax's city centre, the Housing Accelerator Fund allowed the city and investors to tackle Halifax's housing crisis head on, by building more units!
So what's Halifax Regional Municipalities second act to tackle the housing crisis?
The Suburban Plan!
The Suburban Plan looks to have similar zoning requirments in the suburban areas of Halifax, think of Lower Sackville, Fall River, Hammonds Plains, East Hants, etc! This will allow significant density, and amenities, to grow in the Suburban areas of Halifax so that the suburbs can thrive as well.
Halifax Regional Municipality submitted its 1900 page report on the Suburban Plan to the province of Nova Scotia for review and approval, and the province actually rejected it, stating that the Suburban Plan doesn't go FAR ENOUGH with its goals of development and density. So Halifax is currently editing the plan and the hope is that it is submitted in early 2026 with approval by the province in the spring.

OSFI (The office of superintendent of Financial Institutions) has told all lenders that they are to change the way that they use rental income to qualify purchasers of real estate in Canada. Essentially, OSFI has told Canadian real estate investors in Canada that they can no longer use rental income to qualify these purchases. It has to be off the strength of their income from their job.
Why?
As rents start to come down across Canada, income properties are starting to become less and less cashflow positive assets, thus becoming more a risk to both the owner of the asset and the banks that hold the debt of those assets. So to mitigate this risk of foreclosures, OSFI has advised the banks to watch out for rental incomes in investment properties.

Hey guys,
I know it's been a while since I did a monthly market stat breakdown for Halifax, but here I am back again!
Few things to note.
Average home price was $597,168.00 which is only the second time this year that the average home price in Halifax dropped below $600,000.00 (the only other time was July 2025.) So that means 2 times in the last 3 months has the average home price dropped below $600k. Something worth noting!
To me, the important things to note in this months market stats are the number of homes for sale in Halifax (1320), and the months of inventory in Halifax (3.2 months.)
Why?
Halifax has not had 1320 units for sale since April 2020!! That's the start of the COVID-19 pandemic, when home prices in Halifax started increasing rapidly. Now since the start of January 2025, Halifax has increased it's number of units for sale every single month, starting from 792 units in January to 1320 units inSeptember. Now in real estate, we live and die by the rule of supply and demand. Ff there are no homes for sale and strong demand, prices go up, and if there are homes for sale and no demand, prices go down. Simple, right? Well if that's the case here, than home prices should be starting to cool off in Halifax becuase we're starting to get supply (number of homes for sale) back. And you can tell, because we are gaining units for sale every month. Days on market is up, Halifax is seeing more price adjustments, and homebuyers are starting to be able to negotiate price adjustments on purchases.
So, something is starting to happen in Halifax.
The next thing would be the months of inventory at 3.2 months. So this is a real estate mathematical equation we use to see how much inventory is in a real estate market at any given time. The equation is simple, we assume if Halifax receives no new listings, how long does Halifax have, based on rate of consumption by buyers, until it runs out of listings?
3.2 months.
Why is this important? Halifax has not had 3.2 months of inventory since October 2019!! Just think about that for a second, Halifax now has as much inventory for sale as we did back in October 2019. 6. Years. Ago. Before the real estate market went crazy!! Now another thing to note, the real estate industry has 3 different real estate markets. Sellers market, balanced market, and a buyer's market. A sellers market is defined by 0-4 months of inventory, a balanced market is 4-6 months of inventory, and a buyers market is 6+ months of inventory. (This is defined by CREA, the Canadian Real Estate Association.) So if that's the case, Halifax is actually 0.8 months of inventory away from a balanced market. A balance market by definition states that a buyer is paying fair market value for a home.
So what does this all mean? I'm taking it as signs in the water that the Halifax real estate market might be starting to cool off... But Halifax home prices seem to be sticking to their all time highs throughout all of 2025. So are home prices the last things to come down? Or will buying demand come back now that the Bank of Canada is cutting interest rates again?
Who knows, something to think about.
Last thing to note, September 2025 received 654 new listings, September has not received that many new listings since September 2020 when everyone was chasing the red hot real estate market and all time high home sale prices... So are sellers still chasing these all time high prices, or are people selling their homes because mortgage renewals are here and the change in interest rates are too much for them to bear?

Is Halifax's real estate market cooling? Since the start of the year Halifax has only seen an increase of the number of homes for sale. For example in January 2025, we had 792 homes for sale, and today we have 1320 homes for sale in all of Halifax Regional Municipality. Which, fun fact, is actually more homes for sale at one time than at any given time duirng the last 5 years, including COVID!!
But home prices are still averaging in the $600k range for most of the year. (October 1st showed a dip to $597k.)
So we in real estate have always said that home prices are a supply and demand problem. No homes for sale, prices go up because of demand. Increasin homes for sale, means that there is less demand because people are consuming less houses, so if there are more homes for sale, than the home prices should come down.... Right? But the stats say otherwise!
But days on market is up to 19 days on average. The market is seeing more and more price adjustments, and homebuyers buying homes at a negotiated price discount. And yet, home prices are sticking in and around the $600k mark. Is the cooling effect on Halifax real estate a sign of things to come? We will see!

How are banks appetities towards financing both residential and commercial purchases? (The lending has gotten tighter, with banks taking much closer looks at the finances involved.)

CMHC has released the details of their 2025 Mortgage Consumer Survey, and they are fascinating!
Engaging with roughly 4000 homeowners across Canada, CMHC was able to gain some insight into homebuyers and their experiences purchasing a home and owning a home within the last 18 months.
A few things to note that come out of the survey.
1.) 65% of first time home buyers paid the maximum they could afford for their home.
2.) 54% of the first time home buyers shared their home purchase with someone other than their partner or spouse. (Think co-signer on the mortgage.)
3.) 35% of firs time home buyers cited lawyer fees as an unexpected cost of buying their home.
4.) 41% of first time home buyers received a gifted or inherited downpayment for their home purchase.

Hello and welcome back to our monthly breakdown of Halifax's real estate stats!
May 2025 was BUSY!!
Recorded a new all time high sales price, an eye watering
$636,592!! (which is up from $614,548 in April 2025)
Here's the interesting thing though. If you've been following real estate at all over the past 5 years, I'm sure you've heard the following phrase.
"it's a supply problem, not enough homes and too many buyers."
Well, in May 2025 Halifax recorded it's highest level of inventory since February 2020, that's right, BEFORE COVID!!
2.8 Months of Inventory.
In May 2025, Halifax recorded it's highest level of units for sale since June 2020, that's right 5 YEARS AGO!
1156 units for sale.
To put this into context. The lowest level of months of inventory was 0.3 months, and the lowst level of units for sale recorded was 183 total units. Both of those were in February 2022, which most people consider to be the peak of Halifax's worst real estate market in recorded history.
So we are getting units BACK.
But prices are going up?
What gives?

Few things to note, yes, I am aware that I missed the March 2025 market stats. It was a hectic month with Halifax's spring market moving into full effect, family vacation, and children!
But I'm back!
And I've had a hard look at the March & April 2025 market statistics and I noticed a trend that's happening.
Halifax's all time high sales price point seems to be sticking!!
December 2024: $581,026
January 2025: $617,593
February 2025: $609,292
March 2025: $611,215
April 2025: $614,548
In Halifax's history, every time we've established a new all time high sales price, Halifax quickly resets back down to it's expected levels of price point. But the new $600k price point in Halifax seems to be sticking, even while we're getting more inventory (homes for sale) back to the market!

If you are a real estate investor, or someone looking to purchase a cottage in Nova Scotia, be careful because as of TODAY the province of Nova Scotia has increased the deed transfer tax for non-residents from 5% to 10% of the total purchase price.
THIS IS AN ADDITIONAL EXPENSE ON TOP OF THE DEED TRANSFER TAX CHARGED BY INDIVIDUAL MUNICIPALITIES IN NOVA SCOTIA.
What does this mean?
If Halifax charges 1.5% deed transfer tax for a purchase of a property, a non resident purchasing a property will be charged an additional 10% making it 11.5% total paid out to purchase that property for the non-resident.

Did you know that about 60% of mortgages in Canada are up for renewal in 2025 and 2026?
And these are mortgages from 2020 and 2021, when people locked in historically low interest rates of 1.5-2.5%. That means they'll be renewing new mortgage terms with interest rates in the 4s! What's the impact the new interest rates will have on people's monthly mortgage payments? Will we see more people return to the real estate market because they need to sell their home, or they want to change homes because of the shock of the mortgage payments?

If you're in the world of real estate investing, you've probably heard of seller financing/vendor takeback on other podcasts, other platforms, and it sounds amazing! You as the seller, essentially becoming the bank and holding the note for the mortgage and the buyer pays you every month, interest included. But you might be curious as to how seller financing/vendortakeback works, what are the pros and cons, how this can be a benefit for both the buyer and seller involved in a deal, and how this can be a great option to get a deal done!
Jeremy Zwicker is a real estate investor who sold his 10-unit dwelling on 32 acres of land just outside of Truro last year using seller financing/vendortake for the first time in his career. We explore how the deal worked, how Jeremy and the buyer structued the deal to be a win-win for both parties, why seller financing/vendortakeback was the best way to structure this deal, what the terms were, and what Jeremy looked out for to make sure this was the best deal for him.

The February 2025 market stats in Halifax came out this past weekend and they are interesting!
In January 2025 we had an all time high sales price of $617k, and February 2025 had a small drop off for an average sale price of $609k. It's interesting because January almost felt like an anomoly in a sense because home prices had been declining in Halifax steadily since May 2024. We had a sudden jump of $37k in average price point from December 2024 to January 2025, which felt like an outlier, but February holding strong in a high average sales price shows that the market is heating up and prices are still hanging onto all time highs.
February received a little more inventory (homes for sale,) which saw us go from 792 units for sale to 827 units. This impacted our months of supply from 1.9 months to 2 months.
New listing was down in February 2025 to 424, from January which saw 449 new listings come to market. In my experience, the weather definitely impacted this as Halifax and Nova Scotia saw some pretty miserable weather throughout February. Which would have delayed a lot of sellers from listing their homes until the weather turns better for potential buyers.
The last big one would be days on market going from 29 days to 39 days, quite the huge jump in today's market, considering housing prices are still hanging around that all time high number. Be interesting to watch this metric play out over the busy spring market.

Is Canada too obsessed with real estate? With over 20% of Canada's GDP tied up in the housing market, it's a question Matt Legatto and I are tackling on today's podcast. From
your parents, to social media influencers, to real life examples in our everyday lives, real estate is a wealth generator, especially in the last 5 years.
Real estate prices and accessibility are causing such a hot button topic in today's Canada, especially in Nova Scotia, because average people on average incomes want the benefits and the security of home ownership. For the last 5 years people have been speculating when the Canadian housing market will crash, will it? Can it? With over 20% of Canada's GDP being tied up in housing, can the country actually afford a housing crisis? That's peoples retirements, security, savings, and livelihood potentially being wiped out if the housing market were to crash and house prices in Canada were to reset.
But with that being said, does that mean as a country, we are too obsessed with wealth generation through real estate? If there were other sectors for individuals to gain wealth and prosperity, would they have so much of their holdings tied up in real estate assets? If the GDP was spread more evenly through sectors, the country could theoritically sustain some economic hardships in that one specific sector if everything else was so healthy.

So, wouldn't you believe that a day after we recorded the first part of this episode in October 2024, the very next day the Federal Government announced more changes to mortgages! So obviously I had to have Matt Shallo & Matt Legatto back on the podcast to break down the second round of changes from the Federal Government.
The second round of changes focuses far more on homeowers being able to access capital (debt), to be able to renovarte their homes for additional units via backyard apartments, basement apartments, secondary suites, and laneway houses.
How?
CMHC is allowing changes to the after renovation value, and the loan ratio to that value, once the home renovation has been finished. Basically, you're allowed an ARV (after renovation value) of $2M, and you can access up to 90% of that new value in a loan against your property. A 10% increase from the original 80% loan to value CMHC would provide.
As well as a few other minor changes.

So last week I helped a member of our military find their home in Halifax after being posted to here from Ontario.
We ran the pre approval, got the purchase amount, and arranged all of the viewings for the house hunting trip. (The military only gives you a week to find your house, so we had a lot to do in a short amount of time.) On the first day of the house hunting trip, we saw 8 mini/mobile homes in the Lower Sackville area, and I noticed something strange.
All 8 mini/mobile homes I showed on the first day were vacant. VACANT. Nobody lived in any of them. In 8 years of being a Realtor, I've never come across so many vacant homes before, especially in one specific area under one specific purchase price. I got home that night and checked the owners of the mini/mobile homes. Why? Because if real estate investors are holding these mini/mobile homes as investment properties, they'll be in a corporation or a trust... Only 1 of the 8 was in a corporation, and was clearly a professional flip done by the corporation. Interesting right? The other 7 were all owner names and assumed at one point to be owner occupancy, but now they're gone? It's interesting because mini/mobile homes are entry price points to the real estate market. Mini/mobile homeowners are not typically affluent people who can afford to hold a mini/mobile home vacant, while paying rent or another mortgage somewhere else.
Where did everyone go?
Just a thought, something I noticed that I thought I'd share with you.

The Halifax real estate market in 2025 has started off with a BANG!! With an all time high average sales price of $617,593 per unit sold in January 2025. This is a $36,567 increase from the average sale price in 2024 which was $581.026, or a 6% increase from month to month.
It's particularly interesting because Halifax hit an all time sales high in April 2024 at $612,873 per unit, which happened in a high interest rate environment. Since April 2024 the Bank of Canada has cut interest rates 5 times, for a grand total of 1.75 basis points in cuts. Since the first interest rate cut in June 2024 the average sales price in Halifax has only gone DOWN.
So why the sudden increase? The Bank of Canada had its 2 largest interest rate cuts in October and December 2024. Are we seeing the impact of those 2 key interest rate cuts finally impacting the market? Is consumer (buyer) confidence returning to the real estate market in Halifax? Did Halifax just have a significant amount of expensive home sales in January, which drove up the average sale price? Are people getting ready for a competitive spring market and getting ahead of the herd with their home purchases so early in the year?

In April 2024, Halifax set a new record for average sale price per unit in the city's history at $612,873!!
Now that sale price high was achieved in a high interest rate environment. Since June 2024, the Bank of Canada has cut it's prime lending rate 5 times for a total of 1.75 basis points.
Since those 5 interest rate cuts, Halifax's average home price has only come down, leading to an average sales price of $581,026 in December 2024.
In 2020, when the Bank of Canada cut rates to keep the economy going despite the COVID-19 pandemic, house prices across Canada increased signficantly over a short period of time as buying homes and access to money became more affordble. Leading to the real estate industry believing the same thing would happen in 2024.
But prices have only come down since interest rates started being cut.
So where are the buyer's?

At the start of 2024, there was a lot of speculation in the real estate industry about the bank of Canada cutting its prime rate throughout the year. Indsutries spent a lot of time projecting the Bank of Canada's interest rate policy cuts throughout the year.
Andrew Hutchison from IndI Mortgages and I sat down to go through CIBC's head economist, Ben Tull, projections of the Bank of Canada interest rate cuts throughout the year, and to discuss the impact these potential cuts may have on Halifax's real estate market.
2024 ended with a bang with the Bank of Canada cutting its prime lending rate by 50 basis points in October 2024 and another 50 basis points in December 2024, making it a total of 1.75 basis points cut in 2024. Andrew's back to review the year in interest rate cuts, the impact on Halifax's real estate market, and our projections for further cuts in 2025.

The Housing Accelerator Fund was introduced by the federal government in 2023 as a means to bring funding and housing density to municipalities across Canada. If cities could provide approved housing projects in certain timelines, there were grants that the federal government was willing to provide. First time home buyers and purchasers of new construction homes can access 30 year
amortization periods starting December 15th 2024.

My wife Anja and I bought our first home, Murphy's Ridge, in the gaspereau valley of Nova Scotia! When we purchased it, we had planned it to be a cosmetic renovation, paint, flooring, kitchen and a bathroom updates were all we wanted to do!
Oh, we were so young and naive.
When we moved into Murphy's Ridge, it was soon abundantly clear that our first home was going to be a complete gut and remodel. Everything in the home had to be taken down to the studs and start fresh from scratch! As first time home owners, and first time renovators, we've seen it all from water damage, structure issues, burst plumbing, new heating systems, new kitchen, bathroom, and so much more!

Over the last few weeks I've noticed multiple offers have come back to Halifax's real estate market with a vengance. Particularly in the first time home buyer price point of homes listed under $500,000! A semi detached home I showed a few weeks ago received 16 offers and sold for almost $100,000 over the asking price! A fully detached home I showed also received 12 offers and sold for almost $120,000 over the asking price!
As we move into the spring market, our busiest market of the year, it appears home buyers have come back to the market in significant numbers. Especially with so much speculation going on about the bank of Canada dropping interest rates this year.
From what I'm seeing, anything listed below $500,000 and you can expect to compete for the home. Listings $500-$600 are receiving multiples as well, but not to the extent of the first time home buyer price point, and the $600s and $700s may receive multiples but it entirely depends on the location, condition and price of the homes.
If you're in the first time home buyer price point, make sure you sit down with your Realtor to come up with a strategy to get you into home ownership!

The Sale of Buyers Property (SOBP) clause/condition can be attached to an offer to purchase a home when the buyer needs the money out of the sale of their old home to complete the financing/purchase of their new home. Now, this condition/clause was common throughout the years up until the 2020 real estate market when multiple offers made that particular condition extinct. Now after all of the interest rate hikes, and a slow down/cooling of the Halifax market, the real estate industry has seen a return of the SOBP clause as buyers try to move into new homes in different price points or provinces.

The market stats for Halifax for the month of January 2024 just came out today, and they make an interesting read!
Average Sales Price: $585,945.00 which is actually a $51,458.00 increase from the average sales price in December which was $534,487.00.
The months of inventory stayed the same as December at 2 months.
Halifax received 411 new listings which is up from the 159 new listings in December.
Homes for sale increased in January to 751 total units for sale from 742 in December.
List to sale price is at 99% in January, which is actually down from 100% in December.
Days on market is up almost double in January at 35 days on market, an increase from 18 days on market in December.
There are 285 pending sales in January, which is up from 196 pending sales in December.
There were 219 total sales in January which is actually down from 228 sales in December.

When the average sales price grew to be more than $600,000 in Halifax, and when any single family dwelling was receiving over 30 offers to purchase that home. The impact inflation and rising interest rates had on buyers purchasing power, and the cooling effect that mortgage rates had on the market as a whole. What we're seeing now in the market with the average price point dipping below $500,000, and what we're seeing going into 2023.
