The “Netflix” of real estate

In the 135th episode of Cash Flow Pro, we talk with Kris Bennett of PassiveInvesting.com. Kris first tapped into real estate in 2007 when he got his license as a residential broker. By 2008/2009, he worked in foreclosure, anticipating the impending recession. Cash was king, and loans were hard to get. These hard times left a bad taste in his mouth, so he decided to return to school.

He began to take real estate classes at UNC’s business school. After school, he took an internship working for a guy who specialized in buying apartments, making him aware of the possibilities in real estate. Instead of buying one door at a time, he could fundraise and buy 150!

After the internship, he became Director of Acquisitions, which meant he found deals to buy. As the economy prepared to change, the whole company pivoted into self-storage. Today we will cover how self-storage could arguably be the most stable real estate asset.

In this episode, we discuss:

  • What is self-storage and why do people need it
  • The flexibility and adaptability of self-storage as a real estate asset
  • Self-storage deals, markets, and operations
  • Raising capital for self-storage

I learned at a young age that people do not really care about you, they only care about what you can do for them. Then I got to thinking, how could I leverage that into helping me build a career. I said early on when I started selling real estate that I wanted to be the place where everyone came for information and I would sell real estate along the way. Well so far that has worked out really well, as I close in on 1 billion in real estate sold, I am proud to announce that I am just getting started. We are excited to roll forward to next year and the next and the next by providing the value people look for, by giving them information and helping them out when they need it, and selling a little real estate along the way. Let's learn together, yes together I want to learn from you as well.

For every dollar lost, there is a dollar found. No one wants to be on the wrong side of that equation. Yet almost everyone has finances that slip through the cracks, from coins claimed by the laundry machine to thousands of dollars of unnecessary taxes.

You read that right: unnecessary.

One of the many advantages of real estate is that it offers solid tax incentives designed to do everything from reimbursing investors for losses to exchanging old properties for new ones. Essentially, if you put value into the economy and infrastructure of the United States, the IRS will let a few dollars slide for you.

Chris Miles, our latest guest on the Cash Flow Pro podcast, knows this better than anyone. Founder and CEO of Money Ripples, Chris teaches entrepreneurs and savvy investors how to save more money by utilizing clever tax breaks and other strategies so that more money ends up in your pocket. To date, he’s helped over 850 clients save an average of $34,000 extra dollars a year to reinvest in themselves and their businesses, pay off debts, and have more financial freedom to buy back their time.

In this episode, we discuss:

  • Why financial advisors are not indeed on your side, and what to do about it
  • How to efficiently utilize your finances for maximum value potential
  • Saving money regardless of your income bracket
  • The benefits of passive income

What could you do with an extra $34,000 a year? Get that new car you’ve always wanted? Invest in private equity? Save that much more for college or retirement? Regardless of the reason, you definitely won’t want to miss what Chris has to share!

It's the mistakes that create the real value.

People have either achieved success or failure, but both parties have always made mistakes, which is the value of the experience. We use mistakes to pave the path and educate ourselves and others. It is what we do after those mistakes that determines our future.

Eventually, after asking for a sign, he decided to go to a free real estate seminar near him.

After seeing the light at the end of the tunnel, Dave has acquired credibility as one of the top distressed asset investors in Massachusetts and even has a TV show "Flipping Boston" under his belt. Today he is the CEO and fund manager at Freedom Venture Investments.

Freedom Venture Investments is a real estate firm that focuses on finding value in overlooked markets. The firm's goal is to work within markets that demonstrate consistent rent growth, low vacancy, and a growing Real GDP.

In this episode, we discuss:

  • The importance of asking for help, reading the signs in front of you, and taking action
  • Flipping Boston, the Reality TV Show and the importance of credibility
  • Understanding the difference between trading time for money and money making money
