We both being new to the business but not "NEW" to sales , want to always be asking the question..."Is this the best way to conduct business?" We will accomplish this by going over the topics that relate to our daily activities as well interviewing our clients and peers to get their perspective. This is a crash course in what it takes to get an offer accepted in this very competitive market. It's not an easy conversation to have with your buyers as to what is necessary to get their offer to even be considered. Most of what's recommended is unconventional but very necessary tactics. It is not a buyer's market but a seller's market and the offer will be geared towards hitting those hot buttons that are most important to the seller. This market is not for the timid buyer, unfortunate as it may be...it is our duty to educate and lead our buyers in the direction that puts their priorities in line when placing the offer all while giving them the best opportunity to get their offer accepted.
In our industry, we represent the buyer. Their best interest should be our number one priority. Creating a clear and concise outline of the process will help alleviate any confusion and or misunderstandings. Building good old fashion rapore and getting to know our buyers wants and needs is at the very core of truly being able to help them accomplish their goals. Setting boundaries and saying no when necessary is hard but can actually help the borrower save time and money if they are going down the wrong path. This is the meaning of being a sales consultant instead of an order taker.
In today's world it can be overwhelming with what choices we have available to us in way of CRMS and/or databases. Ultimately, whatever platform we use should be using friendly and simple enough to use so that we can maximize results. Sometimes less is more. And certain follow up regimens can be overkill. You want to remain genuine with what ways you follow up and too much could be perceived in a negative manner. Bottom line, keep it simple and straightforward and you will get optimum results from working your database.
Whatever form of communication is being utilized, email, text, or good ole fashion verbal banter, we agree it is one of the greatest skills to master. Great communication skills are the key to building any solid relationship in both your personal life and well as in business. Active listening is the number one ingredient to being able to communicate effectively and build trust. When someone feels they are truly being heard they will be more likely return that favor by listening to what the other party contributes to the conversation. It's all about mutual respect and truly a give and take activity. We have to be mindful to slow down and put forth the effort this skill requires, and the results will be priceless!
Technology is here to stay whether we like it or not. The best way to approach the subject is to keep an open mind and embrace the tools technology has to offer. Keep it simple...you absolutely DO NOT have to use everything at your fingertips. Find what works best for you and your " work style" and be consistent in the application of that tool. Do you know the difference between a pre-qualification and a Pre-approval? There are very important and crucial differences that we will spell out for our audience. Whether you are a borrower or a realtor about to put in an offer, you should know the difference so you can be educated when dealing with your lender. A pre-approval is backed by documents that support and validate the information in the application. Whereas a pre-qualification is simply basing the outcome based off information the borrower has provided.
