Educational videos for those trying to get into property in an extremely tough climate yet not knowing where to start. We are not taught "property" in school and can be overwhelmed with the information available on Google. Having been through this journey myself investing in property from the age of 23, the purpose of this podcast is to share knowledge I wish I knew when I was starting out and to inspire those looking to get on the property ladder. I have tried to keep it as authentic and "me" as possible! These videos will be tailored for someone in their early days (primarily 20s and 30s) who are trying to get into property yet not sure where to start! By no means do I think I know it all and I’m still learning on this journey, however …. hopefully I can share some useful information and knowledge that I have learnt along the way or I wish I was exposed to when I entered the property game.

Azid is an ACTIVE property investor who has been in the game for 20 years+. Very hands on and has so much knowledge to share! From 150+ HMOs, to recycling cash out, to title splitting - he has experienced it all and the best thing is - he is sharing a lot of day to day useful information on his page so check it out. Tommy simplifies it down to a few key things that are important to him which not only seem relevant to properties but also life!

I’m a big fan of renting properties unfurnished for various reasons:
- Less responsibility for landlords
- Deposit less exposed to damages
- When a tenant brings their own furniture, it helps it feel like their home, they are more likely to look after it and hopefully stay longer!

- Holding Deposit (protects you)
- No tenant fees (do your due diligence!)
- Deposit is max 5 weeks rent
- Alternative solutions if a tenant fails financial affordability
- Landlord legal responsibilities; issue a How To Rent Guide, register deposit, copies of contracts, inventory checklist, certificates, etc!
- Look after your tenants - let them make it their home, they will look after it and stay longer!

- Advertise ASAP using platforms like @openrent_uk
- Screen your tenants! You cannot charge the tenant for fees such as referencing so do this yourself before paying a company! Do an income stress test before paying a reference company!
- Some checks are legally required and others are for your own assurance.

Some key metrics that are always useful prior to buying a buy to let property. Two of the most common metrics include ROI and rental yield. As important as financial metrics are - it is still important to consider that intangibles which may not always be accounted for amongst certain metrics - an opportunity may reflect brilliant ROI/Yields but may not account for the challenge in selling this property at a later date - your exit strategy.

Most invest in a BTL to help build an income generating asset and create some cashflow. Key to this is understanding your costs which eat into your monthly profit. This includes things like mortgage payments, service charge, insurance covers, any budget for maintenance, legal certificates, agent fees and one which a lot of people do not account for is void periods.

This is a question everyone starting is thinking about - How To Decide Where To Buy? Given this, I have gone through a few of the factors that should be considered when deciding location.
Key things to consider; budget, effort, objective! Here I'm not just focusing on macro aspects of location such as London or Midlands, etc but also what specifically to look for in areas in order to make an informed decision!

My estimate I advise everyone is 30-35% of the total purchase price to include all essential costs such as deposit, legal fees, stamp duty, etc etc..
You can use the above % to work backwards to find out roughly how much you can spend which may help you decide where you can invest and the kind of property you can go for.

Where do you start when you want to get into property? In my opinion it is understanding your WHY; what are your objectives and strategy.
On most occasions in the early stages (including myself), your strategy can be decided for you based on several factors which I go through at a high level in this short clip (e.g., strapped for cash!).
TWO TOP TIPS;
Don’t compare your situation to someone else’s, everyone’s circumstance is different!
Always check the numbers and ensure they align back to your strategy!

More informed you are, more answers you have the greater bargaining power you have to negotiate and make a better decision!
TIPS
- Why is it being sold?
- Owner occupied or tenanted?
- Details of above (e.g., what is the rental arrangement, etc)
- How long has it been on the market?
- Has the price been reduced?
- Is there a chain?
- If it is a flat, what is the service charge, ground rent, lease details?
- When was boiler changed?
- Does it have relevant certificates?
- What floor is it on? Any information regarding the block?
- Any offers?
My favourite go to line with agents "I don't want to waste your time and I am sure you don't want to waste mine"
