As the founder co-president of Teles Properties and now President of the Western Region at Douglas Elliman Real Estate, Peter Hernandez brings you The Core Truth, a collection of his 50 years of experience & knowledge in real estate. This podcast is for real estate agents all over the world. Can you handle the truth?
In real estate, as in life, not every season is a boom. Right now, many of you are feeling the pinchโhigh interest rates, scarce inventory, and yes, it's tough. But remember, you're far from alone in this challenge. ๐ช
Tough times are merely stepping stones to greater resilience & success. If you need to pivot, to take on additional work, embrace it! Each step, each job, each effort brings you closer to your goals. Stay dedicated, stay hungry, and REMEMBER, the journey through adversity often leads to becoming a stronger, more skilled agent on the other side. Don't give up, the breakthrough could be just around the corner. ๐
Mastering the art of selling can be just as unpredictable and exciting as you make it! ๐ I once witnessed a bold move by my friend and fellow realtor, Ron Rocco, that turned a regular sales pitch into an unforgettable performance. Decked out in a full-length camel hair coat in the heat of summer, Ron surprised us all during a tense presentation by dramatically feigning a heart attack after his quirky Trix cereal pitch! ๐ The result? Laughter broke the ice, and we walked away with the deal...
It taught me early in my career: CREATIVITY & a little audacity can sometimes be your BEST tools in making that crucial connection. ๐
Reflecting on 51 years in real estate and the joy of sharing what I've learned! ๐กโจ I've made these videos because I truly love passing on the lessons and insights gained from my journey. Itโs not just about being another voice out thereโit's about giving back and connecting with you...So, what's on your mind? I want to hear your questions. Drop them below and letโs tackle them together in my upcoming videos!

In the world of real estate, the unexpected is just around the corner ๐โจ
Starting out in real estate, I learned valuable lessons in the most unexpected ways ๐ I remember being a newbie, sitting in my dad's office, wondering where my first sale would come from. Then, this moment happened...
A family, straight out of a Dallas scene, walked in with inquiries about condos. It was the young man in jeans & a Gucci belt who quietly assessed everything, and then casually decided to purchase not one, but all three condos available. It was a stark reminder: NEVER underestimate who your client might be.
The young man, seemingly in the background, was the decision-maker, teaching me to pay attention to everyone involved. Also, when a client says 'I'll take it,' that's your CUE. Stop selling, start finalizing ๐โจ This experience wasn't just about luck, it was about recognizing opportunities, understanding client dynamics, and knowing when to take decisive action.
Meet Suzi Farajiani, a Real Estate Maven with a rich heritage in the industry. ๐ Born into a family of doctors-turned-real estate developers, Suzi brings a profound blend of insight & innovation to LA's vibrant property market...Returning for her second appearance on #TheCoreTruth podcast, Suzi will share invaluable insights into how embracing gratitude, creativity, and community has profoundly impacted both her personal life & her career. From leveraging discipline over motivation to the art of starting anew, her journey is a masterclass in personal and professional growth. ๐
Diving into success as a real estate agent opens doors to incredible opportunitiesโdeveloping real estate, writing books, speaking engagements, and more... ๐โจ
While these ventures are exhilarating, my golden rule is: DON'T QUIT YOUR DAY JOB. ๐๐ป The core of your success, the very essence of your journey, lies in real estate sales. It's what got you here & it's where the true financial rewards are found.๐ผ๐ก
Embrace these chances, explore your passions, but always remember the foundation of your achievements. Keep selling, keep thriving, and let your real estate practice be the anchor that grounds all your ventures. Because when the tides of the market turn, that anchor ensures you won't drift away. ๐๐
Embracing the power of collaboration early in my career taught me invaluable lessons... ๐ค
I've seen agents leap from one market to another, escalating their career from handling $5 million to $20 million properties. This tactic isn't just about sharing listings, it's about crafting your path, leveraging expertise & making a mark where you're the new face. Remember, COLLABORATION can be your accelerator. I've personally navigated through challenging times with this approach, breaking into markets thought unreachable. It's about creativity, partnership, and persistence. ๐ก๐ผ Dive in, get creative with your marketing, and watch your real estate career soar.
Being a Realtor teaches you to THRIVE in solitude, to motivate yourself, and to be your own cheerleader when no one else is around... It's about turning those lonely moments into opportunities to GROW, to push through, to make those calls, to be relentlessly self-driven. ๐ชโจ
The beauty of this business? If you can master working solo, the SKY's THE LIMIT. You learn to be your own best friend, and that's a powerful ally to have. So, here's to embracing solitude, becoming self-reliant, and realizing that in this loneliness lies your greatest strength. ๐

Meet Kat McCrystal, a Brooklyn-born trailblazer who ventured from the high-stakes world of fragrance sales with Calvin Kleinโs CKOne, capturing over half of the companyโs gross sales, to finding her calling in the lush landscapes of Carmel, California. Transitioning from a sabbatical in Big Sur to dominating the real estate scene, @RealCrystalClear brings her top-notch negotiation skills & a concierge-like service to her clients, covering everything from land development to luxury properties. Her philosophy? Understanding what's most important to you and crafting a strategic path to success.
'MOTIVATION gets you started, DISCIPLINE keeps you going...' ๐๐ช
In real estate, just as in life, our ability to perform isn't dictated by the fluctuating waves of motivation but by the anchor of DISCIPLINE. ๐โ๏ธ Those moments when we push through despite our feelings when we persist in the face of adversity, define our SUCCESS more than any burst of enthusiasm ever could. ๐
Remember, discipline isn't punishmentโit's empowerment. It's what enables us to leap over hurdles & stay consistent in our efforts, ensuring that every day, motivated or not, we're moving closer to our GOALS. ๐ฏ

Rise & grind! ๐ ๐ช Every successful journey begins with a routine. Up at dawn, kickstarting the day with exercise, fueling up with a nutritious breakfast, and hitting the ground running at work... ๐
Itโs all about discipline, efficiency & punctuality. But it's NOT just work, it's crafting a life where you can clock out on time to enjoy what truly matters. ๐ Yes, it might sound boring, but let me tell you, CONSISTENCY is the secret sauce to achieving greatness. ๐โโ๏ธ
Itโs in the daily repetition, the 'WASH, RINSE & REPEAT,' that we find SUCCESS. It might be boring, but BORING absolutely works. Letโs embrace the routine & make extraordinary happen! ๐

Creativity isn't just for artists โ it's a real estate superpower too! ๐ก๐ When Kerry & I fell in love with a house in Malibu, we faced the big question: ๐ค How could we afford it? We owned a condo in Marina del Rey and a house in Santa Monica Canyon. The challenge was to sell these without hefty taxes & gather enough to buy our dream home...
We used a mix of tax codes 1031 & 1034 to our advantage, balancing the sale of two properties while buying the Malibu house. It was a balancing act โ selling two homes, buying another, ensuring all deals closed simultaneously. It required creativity, strategic planning, and a lot of faith. ๐
27 years later, we're still in our beloved Malibu home, a testament to thinking outside the box. Remember, with a bit of creativity & a good realtor by your side, there's always a way to make your property dreams come true. ๐๐
Here's a REAL lesson from my early days... As my business was rapidly growing, I struggled with keeping everything organized. I didn't have proper systems or structure in place. One memorable mistake? I left a faucet open during a condo inspection with the water turned off. When the water came back on, it flooded the place. As a young realtor, I was responsible and had to foot the bill. ๐ฆ๐
This experience taught me a crucial lesson ๐ Sometimes, going fast means you need to SLOW DOWN. Like the old wisdom says, 'Measure twice, cut once.' It's a mantra I have lived by until now in real estate, ensuring thoroughness in every step. Remember, speed is good, but accuracy is everything! ๐ฏ
As we all know, house hunting is an emotional rollercoaster, full of highs, lows, & unexpected turns... ๐ข
Before, I've felt the sting of missing out on what I believed was 'THE ONE'. It's hard to see past that moment, to believe there's something better ahead... But life has its way of surprising us. Our dream home wasn't the one we initially set our hearts on, but another that awaited us just around the corner. ๐
๐ To anyone in the search right now, hang in there. Your perfect home is on its way. Keep the faith, be patient, & remember that sometimes, things fall apart so better things can fall together.
In sales, it's easy to get caught up in the pitch. ๐ Once, I was so eager to showcase our new technology package that I overlooked what my client truly wanted... The lesson? Don't just speakโ LISTEN.๐๐ Instead of selling yourself, FOCUS on understanding the client's needs. Success lies in being genuinely interested in them rather than trying to be interesting. Let's prioritize connection over presentation. ๐ค
In real estate, knowledge is POWER. ๐ง But we often forget that what's second nature to us may be entirely foreign to our clients... They might browse property websites & read articles, but that doesn't make them experts. I recall my early days, explaining the concept of condominiums to curious buyers. While it's easy to assume our clients know the ins & outs, taking a moment to carefully explain the process truly sets you apart. โจ Letโs not just sell properties, letโs enlighten our clients, guide them thoughtfully, & champion transparency every step of the way. ๐๏ธ
Embracing change is the KEY to thriving in the dynamic world of real estate... I remember when introducing things like DocuSign & Apple computers was groundbreaking and faced resistance. Today, with AI, advanced mobile tech, and more, we're revolutionizing how we operate in this space. It's a REMINDER to always stay adaptable, flexible, & ahead of the curve. ๐ฑ๐ Getting the latest tech isn't just about staying trendyโit's about remaining relevant. Let's keep pushing boundaries, because in real estate, as in life, the only constant is change. The future? It's LIMITLESS! ๐

Life's journey is truly NEVER a straight line... Growing up, becoming a realtor was the last thing on my mind, despite my family's success in it. I even told my dad I'd rather chase any dream but that. My travels across Europe, living on a shoestring budget, and working odd jobs, brought me an epiphany in the most unexpected place โ while peeling potatoes in a kitchen!๐ซฃ๐ฅSometimes, the path we resist the most holds our destiny. Today, as a realtor, I cherish every moment & the legacy handed to me.โRemember, our greatest passions can often emerge from our biggest resistances. What are you resisting today?
๐ Integrity is one of our keys to true success in real estate. Our unwavering commitment to putting clients FIRST is not just a promise, but a solemn oath we take as Realtors.๐กIt's not about commissions or personal gains, it's about genuine care & commitment. An example I recall shows just how crucial this promise is... An agent puts personal interest over a client's & faced severe consequences. Let this serve as a stark reminder that our clients trust us with their dreams & investments. Betraying that trust? It's not only against our code but also a path to downfall. Stand tall, stand righteous, and always prioritize your clients. Let's champion integrity and uphold the standards that elevate our industry.๐ก๏ธ

This one's for the dreamers, especially the young ones wondering, 'How will I ever afford a home?' ๐ค Iโve been there... I used to look at beautiful properties thinking, 'That's never going to be me.' But guess what? It became me. And it WILL become you. ๐I had to get creative for my first purchase, a gorgeous condo. I didnโt have the money upfront, so I took a leap of faith & used my credit cards for the option money. Then, I hustled like never before, dawn to dusk, to make it happen. And it DID happen! ๐ Your journey might not look exactly like mine, but your down payment WILL come together, and your dream home WILL appear. Stay inspired, stay motivated, and never give up on your vision because YOU have the power to make it a reality. ๐

Ever been asked, 'How's the market?' ๐ I get it all the time...Here's the raw truth ๐ It's a market like no other. Low inventory, high demand, and interest rates that are puzzling both buyers & sellers. Here's the kicker ๐ We're all well-informed but somewhat frozen by the unique dynamics. ๐ก๐จ But you know what? Unusual times can spark unusual opportunities. It's crucial to keep an eye on the market trends & ADAPT. ๐ Because the only 'normal' in real estate is that every year is different! Don't wait for the 'perfect time'โmake NOW your time to act. ๐

Life has an uncanny way of weaving together moments of pain & joy. It was December 1987, a heart-wrenching time for me - the loss of my father, my mentor, my guiding star. ๐ His words, "You only have one reputation. Don't lose it," still echo in my ears...
Amidst this grief, an unexpected call led me to a dream opportunity - a house in Malibu, a chance to remodel. Investing my heart & effort, I not only realized my dream but also moved on to greater adventures. Sometimes, when we least expect it, life gifts us blessings, often in ways we don't understand immediately.
Today, I feel as if that house was a message from my father, a silent assurance that he's still looking out for me. Embrace life's surprises, for they often carry hidden messages. ๐กโค๏ธ
Introducing Nicole Cinquini-Bray, the marketer who cracked the code of real estate! ๐ โจ With a background in Fortune 500 marketing, Nicole knows how to tell a story that sells. She doesn't just list homes, she crafts narratives that drive success. Over her 12-year journey in real estate, she's built a reputation not just for being savvy in marketing, but for her unparalleled ability to connect with people. ๐ค
Ever started something new & had it go sideways from Day 1? ๐ง๏ธ That was us at Teles Properties... First day, horrible rainstorm, and we walk in to find our conference room flooded with fallen acoustic ceiling tiles! Imagine the mess, and poor Ernie even ruined his Armani suit! ๐คฆ
Could've taken it as a bad omen, right? We could've thrown in the towel & said, 'This is not gonna work.' ๐คท But instead, we laughed it off & got back to work. ๐ ๏ธ
Here's the lesson ๐ Don't be discouraged by a rocky start. It's never an indicator of your journey's end. Keep going! Laugh off the setbacks. Roll up your sleeves, maybe ruin a fancy suit, but NEVER, ever give up. ๐ช

His rich background in economics, finance, sales & construction means he's well-equipped to offer you unmatched benefits! Sometimes, the biggest opportunities come when you least expect them... ๐ก I was on the brink of a surf session one hot Sunday when a simple query led me to close multiple sales & build lifelong professional relationships. ๐ค That one decision not to cut corners & head out early changed my life. ๐It not only solidified sales but sparked a generational legacy in real estate. It's PROOF: sometimes, the greatest rewards come from sacrifices we least expect. So ask yourself, what are you willing to wait for today?
As we all know, stepping out of comfort zones can lead to GROWTH. ๐ฑ Let me tell you a story... For 10 years, I was with my father's firm, Hernandez Realty, a dominant force in Marina Del Rey. But when it was time for a change, the fear held me back, questioning myself 'How could I leave a business with my own name on the building?' But one rainy night, I took that step, leaving my legacy behind, to join the Jon Douglas Company. It was terrifying! What I realized, though, was the community had my back, and my business actually soared... Sometimes, the scariest decisions lead to the most rewarding outcomes. My father knew it, and in time, I realized it too. So embrace change & embrace growth. ๐

Now, thriving with Eklund Gomes in Laguna Beach & Coto de Caza, he continues to weave stories and inspire success in every home he touches. ๐
PERFECTION is a mirage. ๐ As a young man, I often held back, waiting for the 'perfect' moment. But life's most defining moves? They happen in imperfection... Like selling properties without owning a car, or launching Telus Properties using Starbucks' Wi-Fi. ๐โ
The key? Dive in, even when conditions aren't perfect. Remember, your success isnโt defined by the PERFECT start but by the COURAGE to begin. So, what's holding you back? ๐ค
Throughout my 52-year journey in the real estate business, I've seen interest rates swing from as high as 20% to as low as 6%. Yes, current rates might seem high compared to recent lows, but they're still relatively low in a historical sense... ๐
๐ญ However, shouldn't the focus be on finding a home that fulfills your dreams rather than fretting over rates? Remember, loans can be refinanced, but a home is yours to shape.
Drop a '๐ก' if you READY to step beyond the figures & find your dream home! ๐
Building a successful real estate career isn't about having countless clients, it's about cultivating a TRUSTED CIRCLE. ๐ It's about being the go-to person for the select few, the 'real estate junkies', who fuel the majority of your business...
It's going above & beyond, embracing continual learning, and diversifying your skills to cater to all their real estate needs. The reward?
โ๏ธ Loyalty โ๏ธ Recurrent deals โ๏ธ Satisfaction of being part of their buying journey
Build that trusted group & you're building an unstoppable career. ๐
At eleven & a half, I seized an incredible opportunity as a salesperson... Fresh from the Menehune Surf Contest, I joined the prestigious Windansea Surf Club, & to my delight, we were bound for the Makaha International Contest in Hawaii! ๐
The challenge? MONEY. But fate had a plan ๐ sell 300 surf locks to earn my ticket to paradise! With unwavering determination, I teamed up with my dad, hitting the marina & connecting with boat-dwellers. Using HEARTFELT persuasion & tapping into my PASSION, I sold all 300 locks, discovering the power of genuine connections.
Destiny rewarded me with a trip to Hawaii, competing alongside surfing legends, proving that embracing dreams & genuine connections can unleash our full potential...
Remember, whether youโre a seasoned salesperson or just starting out, never underestimate the power of BELIEF, EMOTION, & AUTHENTIC CONNECTIONS. Let your aspirations carry you to new heights. Ride that wave of success! ๐โโ๏ธ
Successful recruiting is not just about finding the best, itโs about finding the BEST FIT. โ In the interview process, here are the top 3 essential qualities that I look for in potential agents ๐
1๏ธโฃ Great reputation 2๏ธโฃ Proven production 3๏ธโฃ Willingness to collaborate & be team players
As Douglas Elliman is a team-oriented company, we value those who can work together towards a common goal. ๐ฏ But perhaps most important of all, is the mutual RESPECT & desire to work together and build a successful partnership. At the end of the day, itโs not just about the economics & the deal, itโs about finding the right people who share our vision & are committed to achieving it! ๐
๐ฆ I was only eleven and a half years old when I found myself in Makaha International Contest in Hawaii, staring at massive waves that I had never seen before. Everyone around me was telling me that I couldn't handle it, that the waves were too big, too dangerous. They offered to take my place & wear my jersey, but I knew I had to face this challenge myself. I had to get out there and try... ๐
As I paddled out, fear gripped me. But I kept going, determined to see this through. I found myself sitting in the channel, too scared to paddle over to where the big waves were breaking. And then, out of nowhere, a massive set closed out on me. ๐The entire bay covered me up and when I finally emerged, I was petrified. ๐คฏ
It was then that I saw Buffalo Keaulana, the lifeguard at the event. I cried out to him for help, and he calmly told me to just swim in, and in that moment, I learned one of the most important lessons of my life โก๏ธ you have to take care of yourself andโBE SELF-RELIANT... Thanks to Buffalo, I learned that I could handle anything, no matter how daunting it may seem.
Introducing Michelle Nissani, a real estate expert with a unique approach. Since 2002, Michelle has been dedicated to delivering exceptional real estate services with a mix of sophisticated marketing techniques, meticulous attention to detail, & superb negotiating skills.

The big question: Is now the time to buy? Like any big decision, the answer isn't always straightforward. Are you a holder or a flipper? If you're a FLIPPER, markets & timing can be unpredictable. But if you're a HOMEOWNER, history has shown that property values will almost certainly go up over time. ๐
Consider the inspiring story of my friend, an aspiring actor who bought a property in the 80s when interest rates were skyrocketing. He struggled but held on through multiple recessions until he sold the property for a staggering $4,175,000 in 2017. He used the equity to buy apartment buildings & now owns over 150 units. ๐๏ธ
๐ REAL ESTATE is what made him wealthy, & he now lives the life he always dreamed of in Montecito. If you're thinking about buying, remember that with patience & perseverance, real estate can be a great investment. It may not be easy, but it can pay off in ways you never imagined. ๐ฒ
When it comes to my personal goals & aspirations, I've learned that understanding my 'WHY' is crucial... It's important to have a purpose that drives me, whether it's to make a positive impact in the world, provide for my loved ones, or simply achieve my own personal dreams. ๐ญ
But what truly ignites my passion & motivates me to take action is having a clear VISION of what I want to build & create. I ask myself:
โWhat problem can I solve? โWhat unique perspective can I bring to the table? โHow can I make a difference in my industry?
Once I've shaped my vision, I dive into the 'HOW'. ๐ What resources do I need? What skills do I need to develop? Who can I align with to make my vision a reality? And most importantly, when will I take the leap & launch?
And seeing it grow, change, & evolve into something new & different is what fuels my passion. What about you? What gets you going?

5 years ago, I made the decision to take my social media presence to the next level. I realized that social media was the future, and with everyone glued to their phones, I knew I had to be there too... It took a lot of hard work to find my voice, but it was worth it! ๐ฏ
Today, I'm honored to be named #5 out of 100 top realtors on social media. This is an incredible achievement & one that I could not have done alone. I want to extend my sincere gratitude to Buzzy Agents for managing my social media strategy, Your Content Day for producing my videos, & all the collaborators I've worked with on this journey. I also want to express my appreciation to each & every one of my followers for their support. ๐
Setting this goal for myself was not easy, but with HARD WORK & PERSEVERANCE, I have achieved it. ๐ Thank you all for being a part of my journey and for helping me achieve my dreams. ๐
As someone who's been in the real estate business for a while, I'm often asked what I look for when recruiting new agents... So if you're thinking about entering this exciting & challenging industry, here are the key things that I look for when I'm hiring new agents ๐
1๏ธโฃ COACHABILITY: Will you take direction, or will you try to make decisions on your own? Being coachable is crucial for success in this industry.
2๏ธโฃ WORK ETHIC: Real estate is like a startup, & it's not easy. To make it, you must be willing to put in long hours - 10, 12, or even 14-hour workdays. Do you have what it takes?
3๏ธโฃ CHARACTER, INTEGRITY & OTHER QUALITIES: Are you someone who will do the right thing? MOTIVATION is another important factor - are you fired up & ready to take on the world?
4๏ธโฃ SELF RELIANCE- You can't rely on others to hand you deals or leads. You need to be the kind of person who takes charge & takes responsibility for their own success. This isn't always easy, but it's essential if you want to succeed.
Let me tell you a story... I once spoke with a famous hairstylist who wanted to switch to real estate. During the interview, she said she didn't need coaching - she knew what she was doing. โ But when I asked her how she knew, since she had never sold real estate before, she didn't have an answer. Real estate is a different ballgame, & success requires a unique set of skills. ๐

Prospecting can be unpredictable, & it's never certain where your next lead will come from...
I remember early on my career spending an entire day door-knocking, with not a single positive response. It was disheartening, to say the least. But, when I got back to the office, I found a voicemail waiting for me. It was a potential seller looking to list their property, and it reminded me of the universal law of CONSISTENT EFFORT. โ
๐ While your efforts may not always lead to direct results, something magical happens when you put in the work. The leads will show up when you least expect them to.
I had another instance where I had been spending money on mailers to a farm with no results. But, while waiting in line at the dry cleaners, someone recognized me & asked about a property I had sold. As luck would have it, the owner of the dry cleaners overheard the conversation & asked me to take a look at their house and potentially list it! It goes to show that consistent prospecting will lead to consistent business, even if it's not always in the way you expect it to be.
One of the greatest privileges I have is conducting annual reviews with my team members... It's a time where I get to check in with each person individually & assess their performance from the previous year. But it's not just about pointing out areas for improvement. It's a chance to HONOR & APPRECIATE each team member for the great job they've done. ๐๏ธ
๐ It's also an opportunity to coach & mentor them and help them grow and develop. And I believe it's just as important for the person being reviewed as it is for me. They want to hear how they're doing, what they're doing right & wrong, and how they can improve. ๐
So, while conducting annual reviews may seem like a lot of work, I believe it's one of the most valuable & insightful things I can do as a leader. It allows me to โ connect with each team member, โ help them grow & develop, and โ celebrate their successes. ๐
Iโve always enjoyed leadership roles, but itโs not always a walk in the park... As a leader, I enjoy helping people achieve their goals, establishing priorities, & creating new business opportunities. ๐ก
โHowever, sometimes TOUGH CHOICES need to be made, such as terminating people, enforcing policies, & saying no. Itโs not easy because we want to be liked & we care deeply, but weโre ultimately responsible for the success & health of the business. ๐
As leaders, weโll always face tough situations that require us to put PRINCIPLES before PERSONALITIES, even if it may hurt someoneโs feelings. Itโs a challenging journey, but necessary for the companyโs wellbeing. ๐ LEADERSHIP is a fun & exciting path, but it comes with difficult choices that we must be willing to make. ๐จ๏ธ
I wanted to share with you my morning routine & whatโs been working for me lately... Every morning, as soon as I wake up, I have a huge cup of coffee ready for me, with a splash of almond milk, poured into my favorite mug. โ I then settle into my big brown leather chair & start my morning with INTENTION & PURPOSE ๐
My routine begins with reading scripture & saying a prayer, followed by meditation using the Hallow app, which has been amazing for my mental clarity. ๐ง I also incorporate breathing exercises with Wim Hof app, and my WHOOP band tracks my heart rate during these exercises, dropping from the 60s to the 40s, which is incredible to see. โฑ๏ธ
After that, I catch up on emails & social media before heading to CrossFit for my daily workout. Then I head to the office by 8 am, ready to tackle the day with renewed FOCUS & ENERGY. ๐ฏ
I follow this routine every day, including weekends, as CONSISTENCY is key for me to be the best version of myself. So, what morning routine works for you? Share in the comments!
Facing a COUP was one of the biggest challenges I encountered as a leader. Let me tell you a story...
A friend-agent asked me to help secure a listing, little did I know that this would be the beginning of a problem. While I was away on vacation, two agents who cared about me called to warn me about a coup. It turns out that some agents believed I was showing favoritism to my friend. ๐ฅ
Upon returning to the office, I discovered that not many agents had gone to the coup meeting. I met with the two agents who organized it & had to let them go on the spot. The next day, I called an emergency meeting & told everyone that if they felt I was showing favoritism to anyone, I would leave. To my surprise, everyone supported me, and it was my first test as a leader. ๐จโ๐ผ
As a leader, I learned that I need to be open to feedback & take action to address any issues. So let this be a lesson to all aspiring leaders out there ๐ be true to yourself & your values, โ face challenges with courage, transparency, ๐ฑ and a willingness to learn & grow. Never compromise your integrity or the trust of your team.
216 views Mar 8, 2023How do I transcend economic fear & uncertainty? I always start by looking at the opportunities that exist amidst the chaos... ๐
๐ First, I ask myself, โWhat can I do to take advantage of whatโs going on?โ In every downturn, thereโs a chance to seize new opportunities, but you have to be willing to look for them.
๐ Secondly, I evaluate my past actions & results to identify patterns that can be improved. For example, I invest in my sphere of influence as a realtor & increase advertising efforts when others are pulling back.
History shows us that economic downturns & recessions are not uncommon. Having been through 8 recessions myself, I know they can be challenging, but theyโre always short-lived. By WORKING HARD & STAYING FOCUSED, I was able to come out ahead. Keep moving forward, and before you know it, the economic uncertainty will be a thing of the past. โฉ
If youโve ever wondered how to turn a simple idea into a successful business, let me tell you about how Teles Properties got started...
It wasnโt a one-person endeavor, but a collaborative effort between three friends who shared a passion for real estate. It all began with an invitation to listen to a proposal, which turned into a think tank of ideas. We reflect about the flaws we saw & then asked ourselves, โWhat if we started our own company?โ ๐ง
That question sparked a year-long journey of hard work, dedication, and unstoppable momentum. With our solid business plan in hand, we took it to the market & were thrilled when it was accepted. ๐ฏ
โSo remember, success is rarely achieved alone. Itโs about the bond between people who believe in each other, share a common goal, and are willing to put in the hard work to make it happen. ๐
Life can be a constant battle against gravity & inertia, both determined to bring us down. But we can't let these forces win. We have to fight back & push ourselves to new heights... ๐งโโ๏ธ
Recently at a CrossFit class, we had a challenging workout that culminated in four 400-meter sprints. Now, I'm 70 years old & surrounded by younger, fitter athletes...
It would have been easy to just go through the motions, to cruise through those runs & make it look like I was doing great. But that's not how I operate. I decided to take on gravity and give it my all. ๐โโ๏ธ
๐ How you do one thing is often indicative of how you do everything. Face every challenge like it's important. No matter how you feel. That's discipline. And discipline is freedom.

These are my little litmus tests to make sure that clients are ready and willing to transact with you...
1๏ธโฃ Are they working exclusively with you or are they working with everybody? 2๏ธโฃ Are they ready to transact right now if they find the right property or the right buyer? 3๏ธโฃ Are they taking all the relevant stepsโshowing up, putting the checks in escrow, signing agreements, coming to terms? 4๏ธโฃ Are they making and keeping appointments with you?
If your clients meet all of these criteria, you have great clients! But if they donโt, itโs time to get out there and prospect.โ ๐
Earlier in my career, I had a top producing agent in our company who was rude, opinionated and made everybody else in the office feel uncomfortable. ๐ซ As a leader, I had to confront the issue head on and have chat with this agent. ๐ฃ๏ธ Guided by my principles, I was ready to choose the company culture over this agent...
So I prepared myself for the discussion and thought if this agent could change their behavior, maybe we could still keep them on board. As we got into the discussion, the agent said something along the lines of, โdo you know that Iโm wanted everywhere, I can even get a better deal than what Iโm getting here!โ ๐ค Although this was difficult choice to make at the time, their response made it much easier to do the right thing and let that agent go be successful somewhere else! ๐ After the agent left the company, we had 5 new agents join our team because they felt more comfortable with our company culture. ๐ฏ#PrinciplesOverPeople ๐

Adapt to the current macroeconomic situation and spot the opportunity. Pay attention to what's going on in the world, don't become afraid of it.
For many of you early in your careers you are struggling to get your businesses going. For me, I spent ten long years trying to get my business going, kind of hitting that same mediocre level year after year, after year. It wasn't until I learned the skill of developing a positive mental attitude that my business and career took off.
One of the most important lessons I've learned as an agent, as a business owner, as an executive, as a manager, is learning to stay in my lane. If everyone stays in their lane and doesn't try to get involved in everything else, it runs more efficiently and smoothly. Stay in your lane.
I'm joined by Dave Werth, a leader, business coach, and Director of Business Development at Douglas Elliman. Dave has 15+ years of experience building, leading and consulting for businesses that range from start-ups to eight-figures in annual revenue and some amazing real estate agents you might know!
I've been around for 50 years doing this business, and I have never, ever seen a marketplace where inventory's so tight. For sellers out there, what a great time to sell. But this is for agents. Don't be afraid to take an overpriced listing right now. And further, don't even be afraid to call all of your clients and say, โif you could get a stupid price for your property, what would that price beโ and put it on the market. So many agents are so stuck on having the listings of where they think the value is that they sometimes walk away from listings. What happens ultimately? Their competitor gets the listing. It doesn't sell. They get a price reduction and it sells. I have a saying, you can't reduce another agent's listing. List it, work it hard, if you can't sell it, you can always drop the price.
360 degree coaching means that I learn from you, you learn from me, and at every level in the organization, we can learn from each other. Not having a company of know-it-alls, leaving your ego at the door, but saying to the person that you're working with, "I want you to coach me on this". Because everyone has something to learn and everyone has something to teach.
Sometimes agents will say "it doesn't matter where I am, nobody cares. They just want to list with me." But I just completely disagree with that. If I'm at a company where the culture, the environment inspires me, motivates me, where I'm learning constantly, where people are smarter than me, where there's agents that are better than me, people fully engaged in the business there to help their agents, an environment of success, I'm going to do better. If the brand isn't really powerful, why are you there? I think company is extremely important. Yeah, they're going to list with you. I get that. But are they going to list with you more often at Company A, or are they going to list with you more often at Company B?
Marketing. Clients complain that they didn't market the property enough. A lot of that is just not showing the clients what you're doing marketing wise and keeping them up to date on every aspect of your marketing. ย
Follow up & follow through. Clients feel like you're not doing that. You're not following up with the clients. You're not doing what you said you would do to market the property and you're just basically not doing what you said you would do. ย
Communication. โThe agent didn't stay in touch with meโ.
So many agents qualify buyers by 'are they pre qualified with a bank?' Yeah, you got to get prequalified by a bank for sure, but I think that's the least important qualification for a buyer. I have four things that whether it's a buyer or seller, is the way to qualify clients to figure out whether or not you should be even working with them. If they hit all four of those requirements, I say work with them. Otherwise, run.
Like a great sports team or rock band, even a great movie. Every entity needs a very, very strong leader, somebody that represents the company. I think what you have to decide, is that you or do you need to have someone else do that for you? Either way is cool, but make sure you have a real strong person out front, leading the company, being that front person.
Am I mentally sharp? Am I physically fit? Am I emotionally balanced? Am I developing my spiritual side? These are the areas I focus on every day.
Working on yourself every single day to me, is one of the greatest gifts of life. To get a little bit better, incrementally better. I think this makes us a better person. It makes the world better. I think self improvement is a no-brainer.ย
Have you ever wondered what your value proposition is? What's your purpose in your business and your career? Is it about you or about others? Which mindset do you think works better?
This is a question every business person and entrepreneur must ask themselves. Because if you market to everyone, you market to no one. Whether you're building your brand, building your value proposition, or even writing a business plan, identify your clients, your target market by considering their pain points, their dreams and aspirations and their fears. Because using the old theory, of spray and pray just doesn't work anymore, there's just too much out there and you have to specifically reach them.
Did you realize that other agents within your firm and outside your firm are your secondary clients? Let me give you three tips to build great relationships with other agents. I guarantee it, you'll get more deals done.
As a young man, when I entered the real estate business my dad pulled me aside and he told me, "your reputation is everything". He basically said this: it takes years to build a good reputation, but seconds to tear one down.
Maybe you're not sure. See if you have the proper support structure and systems in place. Here's a few things to consider. If you do all these things, you are guaranteed to be successful.
When you want to scale your business and you want to really grow big, the secret is getting a great operator because somebody that's really good at operations is going to give you the ability to scale. There are several things that operators do that are a unique skill set.
Everybody needs a coach. Top CEOs, top real estate agents, top athletes, all have coaches. When you're picking a coach, make sure they have what you want, make sure they have experience and have done well in what you want to do. And finally, make sure they get you.
At the end of the day, when you really think about why some people succeed and why some don't, I am convinced beyond a shadow of a doubt that it's work ethic because work ethic trumps intelligence.
When you finally sit down to do your business plan, I always recommend you start with a SWOT analysis. Here you consider your strengths, your weaknesses, the opportunities and the threats to your success.
We often hear about this concept of โthere's no hero's welcomeโ. But what does it mean when we say no hero's welcome? For some reason, I don't know if it's jealousy or people are afraid themselves for not doing what they want to do, but people tend to try to discourage us from taking on whatever we want to do. There's always going to be those people that are going to tell you you can't do it or not be supportive. And that's why it is so important to always have people around you that support you, that care about you, that are going to support your dreams and goals.ย
Anxiety, worry, burnout, hard time sleeping, no time for yourself, no balance in your life - we're facing this every day as real estate agents, and we aren't taking time to focus on the 5 pillars. The reason these things don't happen is because we want to be there for our clients and we want to be the best professionals we can.
We know inventory is really, really tight right now and we know it's super competitive out there. So if you want to get really, really good on your listing pitch, record yourself on video.
I was thinking the other day about when I go to the CrossFit gym, the people I work out with, whether they're at the college level or my age or anywhere in between, they're all so smart. They're all at the top of their fields and they're doing CrossFit, they're doing it consistently and they're enthusiastic about it. And then the conclusion I drew from that was that smart people think it's important to focus on fitness.
Is โvisionโ separate from โwhyโ? Are they the same thing? I would actually say they're different, and I think they're both very, very important to actually accomplishing your goal. I might even put more importance on vision, because vision can become your why. โWhyโ is important too. But there's something about having a clear vision where you know exactly what you're going to build or exactly what you're going to do.
The Core Truth is a collection of my core truths in short video format gathered from over 50 years of experience in real estate. Can you handle the truth?
Too many Realtors and excuse my French, don't have a pot to pee in. Many even make seven figures if you can believe it. To get ahead, always take out your taxes first. Secondly, create a budget and stick to it. And finally do what we recommend to our clients. Buy real estate. That's how you get rich.
Delegation is a real problem for so many. And there are two common reasons people don't delegate. ย
It's too hard to teach, it's faster if I just do it myself. โย
Nobody can do it the way I want to do it. โ ย
Both of these are lies. Two huge myths. Work hard on getting over them.
Like you, being in the real estate industry, I can experience burnout. And when I do, I go to my favorite hobby where I can really escape. Make sure that when you're getting that stressed out feeling, you take time to do the things you love. Because isn't that what life's about? We don't live to work, we work to live.
Is everybody a leader? I've been in the number 1 position and the number 2 position, but I think I'm actually better at number two; I like the supporting role. I like helping people achieve their goals. What about you?
