In the hundred-and-twenty-third episode of Collecting Real Estate, we interviewed Daniel Dorfman of Roots.

Daniel is the Co-Founder of Roots- Real Estate Investment Community , a real estate investment company with a business model that creates wealth for its investors and property residents simultaneously.

How it works is:

  1. You invest in the Roots Fund to build wealth.
  2. Roots buys and manages properties and rents them to amazing residents.
  3. Roots residents are given the opportunity to earn quarterly rebates to invest in the fund if they pay rent on time, take good care of the property, and are good neighbors. As an investor, this guarantees you a steady ROI and that your property is well taken care of.

Their approach empowers Atlanta's renter community to invest in the homes they occupy, helping them save money rather than drain them of their hard-earned cash. It also proves that the landlord and tenant relationship doesn't have to be so one-sided.

Roots has 25 properties spread across Atlanta and by renting one of their homes, a renter can, on average, save $1,877 in their first year and accumulate over $6,912 in wealth if they stay for five years.

Daniel has 5+ years of real estate experience and assisted Roots in raising $8.4M+. Previously, he worked as the National Distribution Manager at CoVideo Systems, where he contributed to the development of video marketing campaigns that helped many businesses grow and build their brands.

His mission is to create opportunities for people to invest in real estate who would otherwise never be able to accrue wealth through investment opportunities. From teachers to firefighters to single parents trying to make ends meet, I help make it a reality for anyone to become more financially savvy while owning a part of where they live. These are the people who have poured their hearts into this city, and they deserve to own a piece of it.

In the hundred-and-seventeenth episode of Collecting Real Estate, we interviewed Tom Staub of Red Oak Development Group.

Tom Staub is the CEO and Managing Principal of Red Oak Development Group, a real estate development firm based in Austin, Texas. A self-made man, Tom started his first company at 16 and has founded several successful companies since.

Tom’s obsession with financial health and wealth accumulation began with his humble beginnings after seeing his family struggle financially. In college, Tom grew more interested in investing and founded an investment club before earning his undergraduate degree in finance and an MBA in securities, law, and corporate finance.

Before his real estate career, Tom amassed an unparalleled wealth of experience in the corporate world while working with some of the world's top employers in wealth management, corporate finance, pharmaceuticals, and technology.

He has managed a $16 billion portfolio of 28 deals, helped multiple companies increase revenue by as high as 80%, and developed a pricing model for the largest pharmaceutical company, resulting in a patent for the logic used, which McKesson Corporation purchased.

In 2010, Tom entered the real estate industry as a real estate investor after recognizing the potential in single-family distressed assets. As a result, he amassed a team, bought real estate in three states over four years, and was invited to speak at numerous real estate investing events. After attracting the attention of 45+ investors who wanted to invest their capital, Tom founded an asset management company focused on private money loans, real estate flipping, and multi-family syndications.

Tom is a savvy businessman who knows when to leverage market shifts. So when the single-family rental market began to grow too competitive, Tom pivoted his focus on larger projects with more significant margins and lower risk. This led him to partner with his father on two successful syndication projects In Ohio and Alabama, which they exited in under 15 months with 3X multiples on equity.

As the market turned again in 2017, Tom and his team switched to land development. They bought 80 acres in Flagstaff, Arizona, to get land development experience. They made some mistakes, but their willingness to assume risks and invest their own capital allowed them to exit in 18 months and triple their investment. After their second successful land development deal, Tom launched Red Oak Development Group in Austin, Texas, in 2020, which includes ViewPoint Engineering Group under their umbrella.

Today, Tom is the CEO and Managing Principal of Red Oak Development Group, overseeing project underwriting, financial planning, debt and equity strategy, company expansion, and project development. Tom has 15 years of business expertise and focuses on project viability, partnerships, and investor relations. Red Oak has funded eight projects and has six active projects with 489 acres and 2,200 lots, with a total valuation of $188M.

Tom is a pioneer among outdated developers in Austin, Lockhart, and Luling, Texas. He aims to build new communities with plenty of green space and amenities that enhance city aesthetics.

In the hundred-and-sixteenth episode of Collecting Real Estate, we interviewed Ryan Tanel of Razzan Properties and Top Producer Investment Capital.

Razzan Properties opened in the heart of Austin, Texas in 2019. Razzan Properties started immediately acquiring properties to their portfolio and is currently seeking new deals across Texas.

Acquisitions team leader Ryan Tanel has been living in Austin for over 10 years, growing his personal investing portfolio all across Texas, and helping those around him do the same along the way. Prior to Razzan Properties, Ryan spent 7 years in residential mortgage lending as a senior loan officer, where his business quickly grew and doubled most years. He did this by helping over 500 families finance their homes during his career and end up taking on the dream of home ownership, or become a real estate investor. Utilizing Ryan's experience gives Razzan the ability to move quickly in the marketplace and properly value property deals for purchase and repositioning.

During Ryan’s career as a loan officer, starting in 2016, he started acquiring properties in his personal portfolio with the knowledge he gained in the lending industry. As his experience in mortgage lending grew, along with his personal portfolio, it started attracting the eyes and ears of fellow investors to follow in similar footsteps. However, Real Estate is very much an active investment needing fine-tuning and adherence to an ever-changing market, much more so than most investors are willing to put into their “Passive” Investments. As such, Razzan Properties was born in 2019 in order to collaborate investor Capital and put it to good active use, and give investors a truly passive way to invest in real estate. Razzan Properties currently is a general partner that owns and manages 173 units across Texas in Dallas, Austin, San Antonio, Gonzales, and Canyon Lake with a value of $23,000,000, along with other partners.

In the ninety-ninth episode of Collecting Real Estate, we interviewed Frank LaMark from Lamco Investments.

Frank LaMark founded Lamco Investments in 2018 with a vision. A vision to creatively acquire properties big and small while revitalizing neighborhoods and communities!

Unmatched passion and drive, Frank fixed and flipped his first property at age 19 while still living with his parents in Itasca, Illinois. At age 20, he jumped into the auto industry and sold cars for Torco Chrysler Plymouth and then Packey Webb Ford In Wheaton/Glen Ellyn Illinois.

This industry is aggressive and taught him sound fundamentals in sales, sales management and financing. Consistently achieving top sales position month after month. Fast forward 10 years, the auto industry took a down turn after 9-11 so Frank decided to take the sales and marketing skills he learned for a decade and he started a kitchen cabinet design showroom selling cabinetry and countertops.

This new venture snowballed into manufacturing, importation and the creation of his own line of RTA – ready to assemble kitchen cabinetry. Selling in showrooms all over the country as well as online via e-commerce direct to consumer and top retailers. At the time the internet was new and some would call him a disruptor and others would call him a visionary for selling cabinetry online.

Flash forward to 2018, Frank founded Lamco Investments, LLC. He switched his focus from cabinetry to real estate full time. Acquiring properties direct to seller using old fashion roll up your sleeves hard work.

On the ninety-fifth episode of Collecting Real Estate, we interviewed Alex Tam and Valerie Shirah of The Streamline Team.

Alex Tam

Born in China and raised in urban California, I went on to pursue a degree in post graduate education in the health field and opened our business to serve our community in California. Between working in and managing our office and becoming a parent while trying to grow our business concurrently, I found myself struggling to find a work-life balance. Working 12+ hour days became common and weekends were spent at the office attempting to make a dent on what was not completed during the week. I felt burned out.

Things turned around for the better when I had a lightbulb moment: what if I hired someone to do tasks that can be delegated virtually, like social media management, video editing, etc? So I began the tedious task of finding a virtual assistant but the first virtual assistant turned out to be a game changer, so much so that we hired another. And then another. With our business growing, we have expanded our team of in office staff, as well as our virtual assistant family. All of our virtual assistants are highly valued members of our team and we can't do what we do without them.

Valerie Shirah

Valerie Shirah is a stay at home mom who got started with real estate investing in 2019. She and her husband have multiple short term rentals and also invest in multifamily properties. When life became overwhelming, between homeschooling their three kids and managing multiple businesses, she started using a virtual assistant to help keep up with everything. She was hooked immediately, and within a few months she was able to focus on the most important tasks while her VA took care of the rest. Now, she is passionate about helping other investors get their life back and experience massive growth in their businesses through the use of virtual assistants.

Chad has been a day Trader since 2012 focusing on options. He played poker and ran high stakes private games from 2017-2021. Chad then started Real Estate investing in 2016 with an Airbnb House hack in Florida . Afterwards, he purchased a mixed-use duplex in upstate NY in 2019.

In 2021 Chad decided to scale and formed an equity partnership with a local GC. He put up 100% of the capital + rehab (and knowledge). The GC helps find properties, oversees rehab, finds/manages tenants. Chad owns a property until he gets his principal investment back. After the GC receives his principle, he owns 40% of the equity in the property plus 40% of cashflow.

They look for properties that BRRRR quickly and banks that will match the speed they need. They are focused on C-class properties that cash flow well in the Binghamton, NY area. In 2021 they purchased a Duplex, triplex, 6 unit (currently under construction), 5-unit (lease option, great set up for us), a SFH (was supposed to flip quickly and it didn't), a mixed-use duplex (seller financing 10% down), a 10-unit MF (9/10 we rented) and a 12-unit MF with 2 commercial spaces.

They also got a portfolio in Johnson City on their Main St under contract and are waiting to finish the 6-unit and get the refinances on the 10/12 units. They expect to have ~2M in AUM from 2021 with about $100,000 of their money in the deal. For 2022 they are going to double that and get in to college rentals. . Chad and his partner are beginning the Jake and Gino Courses this week and have their fist coaching calls. Somewhere near the end of 2022 or 2023 they are going to balance the portfolio and do some investing in B-Class units in A-class markets. They are going to use the course to hone our syndication skills to be able to do this.
