As an Indianapolis native, Jeff has come from a family of three boys and his parents who just happened to still be together and have celebrated their 48th Wedding Anniversary. Jeff worked as a Musician and barber as a teen & even into early adulthood. Eventually, he followed in my dad’s footsteps and became fascinated with systems, buildings, and project management & eventually got two degrees from ITT Tech, one in Electronics Engineering and the other in Automated Manufacturing Technology. After that, he chose a vocation of construction and eventually transitioned to case management through Anthem, left there after 4 years and eventually got hired by the Indianapolis Urban League where he started a program saving our sons and also a suit closet assisting over 400+ young men ages 18 to 24 with jobs, training, housing, clothing, and more. Well, in 2020 in the middle of the pandemic, Jeff was furloughed and had to pivot by default, and it made him think of what he wanted to do. Honing in on his goals and my core values, he came to the conclusion that he wanted to have financial freedom and help others do the same and to create that freedom and generational wealth through REAL ESTATE.

James Tillett graduated with a Bachelor of Science in Computer Science from Northwest Missouri State University and immediately entered the Army as a 2nd lieutenant and spent the next 28 years in the Regular Army and the Army Reserve and retired as a Lieutenant Colonel. In one of his last assignments, he played a pivotal role in training and mentoring units and staff that deployed to conduct combat operations in Iraq and Afghanistan.
In his civilian life, James has worked in manufacturing and logistics bringing industry knowledge and a wealth of leadership experience, adaptability, and a strong work ethic. He continues to embody the values learned in the military and applies them to new challenges and opportunities.

Kyle and his wife moved back to the great state of Indiana late 2021 from Charleston SC. Prior to real estate, Kyle was a licensed bail bondsman in South Carolina. His job was to travel the country looking for people who were out on bond and had either violated the terms of their bond or had missed their court date. Upon returning to Indiana his wife and he had plans of opening a bail bonds office here. Long story short it did not make financial sense to do so here in Indianapolis so he decided to get my real estate license. Kyle has had an interest in real estate ever since buying his first property in 2018. Since then Kyle has purchased 4 properties and sold 1 so real estate made the most sense. His wife is currently a recruit firefighter going through the Noblesville Academy. She likes that he is home every night versus being on the road the majority of the month with the previous profession. He likes the freedom to match his schedule to her crazy fire schedule. Other than real estate Kyle enjoys spending time with his two dogs, working out, and jiu-jitsu.

Left Indiana for Chicago to gain experience in the legal field with thoughts of going to law school. Life took a right turn and ended up in Silicon Valley. One thing led to another and she began training to make a bid to be on the 2002 Women’s Bobsled team. Realized after some training injuries and her mother being diagnosed with terminal lung cancer it was time to hang up the cleats. Susan had achieved the goal. At the age of 10 while in my riding class (horses) with Shanty Hall she declared, “I will try out for the Olympics some day” Ended up being too short and too slow. Susan is an endurance athlete. Looking back…. the goal had been achieved as declared by a 10-year-old girl. (And always thought her bid for the Olympics would be with horses)

Tracy Wright’s first exposure to real estate started at an early age. Becky's parents, Tracy's grandparents, both sold real estate in Wichita, Kansas. Jetta sold residential and Ed sold commercial real estate. In 1979, they moved to Indianapolis and Ed began the Business Brokerage Division for the FC TUCKER COMPANY at One America Square, downtown Indianapolis. In 1981, Becky and Tracy moved to INDY and Becky landed a job as the receptionist at the Tucker Castleton office. Less than a year later, Becky found her way into the Title Insurance Business through that position. She first worked at Ticor Title and called on all of the Tucker offices. About 5 years later, she left Ticor to help fellow Tucker agent Bif Ward and her then-husband, John Ward, start First Title. After many years of success, Becky then moved on to help start Title Services for the F.C. Tucker Company. She acted as VP of sales, did closings, and taught training courses on Title Insurance for the Tucker School of Real Estate. Little did she know that a fellow Tucker Agent, Susie Hudnutt, would soon introduce her to her husband, Dr. Dan Newman, to whom she has been happily married to for 34 years. Tracy's passion for real estate was ignited during these early years as she saw her family successfully working in and around real estate. Growing up, Tracy was familiar with the Tucker Family, the agents, and the friends Becky had made at the Tucker Company. Becky's work ethics was always an inspiration to Tracy growing up.

Rachel grew up in Mooresville and graduated from Mooresville High School in May, 1996. Married her high school sweetheart (Dan) in September 1996 and moved to Plainfield shortly thereafter. After college, She thought her dream job was radio and off she went and worked in radio in Colorado. That dream ran it's course and she joined the US Air Force, then worked in racing for the Championship Association of Mechanics, Inc. (CAM), and served the rural electric cooperatives of the nation in a marketing support role.

Amber is one of two members of a top-producing team at FC Tucker - The Patterson Collective. She graduated from Center Grove High School where she participated in several sports and met her husband. They both love spending time with their sweet puppy, Rosie, playing soccer in different adult leagues, and their favorite, traveling. With Amber's husband being from Europe, They have already gotten the opportunity to travel to a variety of places with many more on their list.
She continues to stay involved in the CG community by being a part of the coaching staff for the high school girl’s soccer teams. For this program, She helps organize "In the Fight Night" to give back to breast cancer fighters and survivors like myself. Let's jump into the MIBOR. And since we have Jeremy Page here, he's going to what they call educate Rick and me. So when we look at it, I mean, we did see a decrease and medium home sales price from June to July, is that a normal thing, or
I wouldn't say it's normal. And but I will tell you, as I mentioned before, the market is softening a little bit. We're still getting multiple offers on a lot of houses, I would venture to say most houses. But the days on markets trending up just a little bit, you know, we talked about that a little bit earlier off air, you know, in July average days on market was 18 days on market back the month before in June was 14. So during it up for days, there's still a lot of houses that are getting sold. On day one, day two, and day three, we had mentioned as realtors, a lot of times we have changed it to be a more concise listing period on the seller side, what we try to do is get it on the market, you know, and then give it three or four days for people to go take a look at the house that we could collect the multiple offers, present those all to the sellers. So honestly, that days on market are a little misleading because there is some kind of fudge days built into there. We could sell a lot more homes in one or two or three days, versus giving it those several extra days to be on the market.
But you're when we're talking about 18 days, that's still pretty darn fast. Absolutely.
In fact, we say a balanced real estate market is six months of marketing time. Obviously, we are very far from that.
It's18 days compared to six months, absolutely. 180 days. Absolutely. 10 times lower. Yep. That's crazy.
It is. And when I started my real estate career, it was the exact opposite. It was a huge, huge buyers market, it was after the Great Recession. I think the average days on market back then was like a year, year and a half, you know, we had way more listings available than we had buyers. And my real estate life has kind of come full circle.
So we saw a little bit of balanced market there in between and then look at us now you know, like I said 18 days on market in July, typically now, the seasonality of real estate, we see a little bit of a slowdown July, August, a lot of schools go back the end of July, beginning of August now. Typically speaking, we see you know, a couple of weeks before a couple of weeks after school starts a little bit of a slowdown, people are getting their kids ready to go back to school, they're getting the processes down, they're getting it all figured out for a couple of weeks. We're already here, you know, mid-August, we're already starting to come out of that we're already starting to see a lot of buyer activity again.
But there for a couple of weeks or a month, it was a little bit slower. And that's I think, just seasonality. The funny thing about our business or I guess, you know, just like interest rates, what are they going to do? Well, all of our listeners know that we don't know, but we're educated and we have good ideas of what's gonna go on. You know, right now, I think the market is going to jump back up and we're gonna have a great strong fall we had last year we had kind of a runaway fall season for MIBOR. So the sales just kind of went off the charts, you know, starting about now that time last year.
We're a little bit below behind on sales, comparing this year to last year, however, I think we might see that the numbers may not look quite as good as they did this the end of the year last year, at the end of the year this year just because we have such a steep hill to climb to finish out the year. However, I think we're gonna finish the year strong. I just think is not going to be probably as strong as it was this time last year.
We're Short, though on inventory through the first part of the year. Oh, absolutely. And that was much lower. So that would be I mean, the reason we're behind is...
Let's just say it on an average customer, so not any weird stuff or anything like that. What is fully in a mortgage payment when I looked at my little statement?
Your principal payment, okay, that is that's what you're paying that's going to pay down your mortgage. Your interest, the interest is kind of the cost of the loan. That's what you're paying every month to have that mortgage.
And that is mostly known as P&I.
Yes, P&I is principal and interest and then you have your escrows, which are your property taxes and your homeowner’s insurance, you may have mortgage insurance in there also. And then you could have flood insurance, something like that that can be in there also.
Now your escrows with the exception of flood, if you have enough down, usually that's 20% down or more, can be opted-out of. That’s the escrow for taxes and insurance, the vast majority of people escrow, it's easier, it doesn't cost anything. And years and years ago, they changed the law, because servicers were messing with the escrows. Now, there's no benefit. And there are huge penalties for messing with the escrows you can't earn any interest on it. So there's no benefit in doing anything with it. I have not I have not seen you in 15-18 years, any problems with escrows?
Nobody messing with escrow. Now taxes go up, insurance goes up so you can be short. Or if you bought a new home, taxes are definitely going to go up, you know, there can be things that happened that are going to change it. The thing is, with payment through your principal and interest payment, if you're on a fixed rate mortgage, your principal and interest payment won't change.
And yes, and I think that insurance can Yep. And I think especially...
Who does the title company protect? And how do they protect them?
Well, there's two different types of policies. When it comes to title insurance. There is an owners policy, and then there's a lenders policy, when you're doing a purchase, you have an option to purchase Owners Policy, and that protects the buyer of the new home, up to the purchase price of the home. If something were to happen in defect of the title, and the lender protects the lenders policy protects the lender or the mortgage company, for the loan amount on that particular property.
And, and what exactly so so by protecting, you go back and you do some searches on the property.
And we do a thorough inspection of the property on the history of the property. So we go to the recorders office, we go to the auditor's office, we go to the treasurer's office, and we do a thorough search to find out all information on a purchase. That's anywhere from 30 to 30 years in the past, on that particular property, we're looking for liens, we're looking for mortgages, we're looking for judgments, we're looking for delinquent taxes, and we'd come back and put all the information together into a title commitment form, which is a three different schedules that talks about all the information on that property, okay.
And if something, let's say, four years down the road, something I don't know how often it probably doesn't happen very often because you guys do so much searches, but if something came up, you're protecting them from that coming up, they would not have to pay for it if it was missed on the search,
right and that's what the title insurance product is. It's a one time cost you paid at closing. And if it's an owners policy, if the owner is suffers a loss, then that owner were protected or if the lenders not in the lien position that they think you should be able to protect the lender at that time.
We're talking about credit and the elephant in the room. So when we're when somebody's looking at getting approved for a home, how much let's start there. How much does credit matter?
Credit matters? Quite a bit. Okay? It, it matters in a variety of ways. Number one, can you be approved? Number two, what's your rate going to be? What's the interest rate going to be how much you're going to have to put down. So it makes a huge difference on what you're going to be whether you're going to be able to finance and then what your financing is going to look like.
And let's be on it. We all everybody knows the better credit, the better. So let's let's go with this. So if I'm at a 690 right now, should I wait until I get to 720? To do to get a house?
Well, it depends, I would say as a general rule, no, it doesn't make any sense to do that. As a general rule, what I would say is if you have a 690 credit score, what you would want to do is get with us go to hard working mortgage guys.com Contact us from our website. And once you've done that, then we can we want we would want to pull credit, we'd want to look at your credit. And then we can run a scenario to see what might need to happen to get the credit scores where they need to be to if we can get it from a 690 to over 700 that may make a difference in your rate, it may not. We need to look at that and see if it's going to change anything. It depends on whether you're using FHA or conventional financing. So it does depend on what you're actually doing. But we want to look at that and then help you guide you through if you need to do any repair on your credit. I've had people who they were 690 I ran...
What's happening in our economy, find out what the experts have to say we're going to talk about that. And first, we're going to start with our numbers. Yes, I think this is important. And it's actually, man, it's an interesting time right now, the jobless claims. You know, one of the things that people don't understand, especially the media doesn't understand is what all these economic numbers actually mean.
I've heard it said I think it was the governor of New York or somebody I can't remember who said, Well, how can we have a recession or going into recession, look at our job, you know, look at our job, jobless claims, look at what's going on there. What he doesn't understand, or anybody who says that doesn't understand is that the jobless claim, that the recession starts after jobs hit the bottom for the lowest level of good. And then turn the other way. And that's when we're, that's generally when you see that's just another indicator that we're going into a recession along with all the other indicators we're seeing. So jobless claims were up this week, they were the four-week average was 241,000. This week, we were 251,000. Last week, we were 246 or something like that, I can't remember the exact number. But that's increased.
Then, continuing claims have also increased, it's at 1.384 million. And last year, or last month, it was last week, it was uh, I don't remember, it was quite a bit less than that it was 1.35 or something like that. I just can't remember; I don't remember the exact number. The other part of this of the unemployment situation as we look at it, there's, there's something called a household survey. And when they put out these numbers, it's there are two ways that they get these numbers, they look at what they’re what, you know, these respondents say, and then they actually talk to people. And it's called the household survey and the household survey actually showed that we had a 350,000 increase in loss of jobs. However, we had 353,000 people who left the labor force and for people who don't realize what that means after a month of you stop working, you have not applied for another job.
Right. So if and this is what we saw through the recession, I mean, I just saw what happened. I met my friends, half of our friend’s in-laws halfway between us, which is Kokomo. Well, we went to go to Pizza Hut. We're like go sit down Pizza Hut. We'll order pizzas and, and visit for a little bit. We will walk through the first door, sign on the door only drive-through and carry out not enough. Not enough help. Are you kidding me? Your Pizza Hut. Luckily, there was another one and they opened up. But you know how many people we saw the lady who helped us was actually making pizzas. But she did the smart thing people want to sit just say, hey, look, we're short-handed. We'll be with you. Just keep in mind that if you have questions, let us know. And it made it easy. But you could tell how short it is I mean, you talked about yesterday or last week about you walking into BestBuy and could not get help. I mean, so when you're looking at the job claims, it's not just to look at that, but that's the one number they don't bring up is how many job vacancies there are still out there. And everything like that. They like to say oh, yeah, but that again only includes the last month as long as you're applying for jobs. In a month,
Mostly you hear about all the appreciation in a home. So there is basically one type of appreciation because it's in price at home. But there are two types of people. So if you Let's go with if you already have a home, Rick, and what does appreciation mean to somebody who already has a home?
Well, appreciation is how you build what we call equity. Right. And it's also how you build wealth when you hear people say, and I'm not, I'm not saying this is 100% true, or it's not the only way to build wealth, but one of the ways to build wealth is down real estate.
In fact, if you think about it, let's look at the appreciation last year 2021. In Indiana, our appreciation rate was 19%. Now, that doesn't mean every house increased by 19%. Some increased more, some increased less. But that was the average appreciation rate. So let's take that average appreciation rate.
Let's say somebody has a home, and it's a $200,000 house. Now a couple of things don’t matter whether you have a mortgage or not appreciation is not affected by whether you owe anything on the home or how much you owe on the home. It just, it just happens because it sits there and it gains value. So if you have a $200,000 home, it appreciated at 19% for a year, that's a $38,000 increase in your net worth. So your house went from 200,000 to $238,000 in value if you did the average increase of 19%. Now you didn't have to do anything.
You had to live in your house. Yeah.
Do anything you don't normally do. Right? There's not Yeah, nothing Correct. You're just that just increased your net worth. If that continued to happen. It's incredible what it would actually do for your wealth. And I did this on a $400,000 house because I thought it would be interesting, I use the 5% appreciation because I think 5% was what we averaged over time. Yes.
On regular months and regular years, and we'll get into more of this in a little bit, it's about an average of
But now, let's go into, I found this nice house, open that kitchen. It looks like my grandparent’s kitchen. And the bathrooms need to be redone what can people do?
Well, you know, there are products, there are financing products that make this work. Let's I'm going to quickly go back to one that's already been fixed up. If it's already been fixed up, you do normal financing. Right? If you do conventional FHA one of the things you have to watch out though, is if you find somebody who's flipping a house, FHA is going to require that to be six months, even unconventional, that can create issues if it's a month or two after they closed on it so that you have to have from the time that person who just bought it closed to the time you can actually take an application on an FHA loan, it has to be six months.
So that's one of the issues that can come up so a lot of times you'll see those flips that somebody's trying to sell and it's they won't sell it FHA and that's why I, okay. But if you're looking to fix up a home, we have a part of our company called Fix it mortgage. And on a fixed mortgage, we have a variety of products available that allow you to finance a home that needs to be that you want to do either needs repairs, or you want to do improvements on the home.
The key here is you have to understand if you find a home that needs improvements or needs, let's say it let's say it's missing carpet in the house. And so it's just underlayment, the bare floor, right concrete, the four by eight sheets of plywood, which is underlayment, that kind of thing that's not financeable on a normal FHA, conventional product VA on any of those, or if it has, you know if it's missing its HVAC, HVAC because somebody removed it, or it or that doesn't have sinks or toilets or they aren't working, or there's anything like that anything that is considered making the home unlivable. Now, unlivable doesn't mean, somebody won't live there, because I have had houses appraised that were unlivable that somebody had been living in. Okay, but, but most of us wouldn't want to live that way. So it's what's considered unlivable. So this product allows you to finance it.
So that's one of the benefits, it allows you to finance a home, that is not really livable at the time. Okay, that's number one. Number two, it allows you to finance the fix-up costs in the mortgage. So if you buy a house, let's say you bought a house, it's 200,000. And you have $80,000 worth of improvements that you want to do you want to read, you know, put in a new kitchen, redo the floors, whatever that happens to be, when you do that when you want to do that, now you have a $280,000 total investment in the house. Well, as long as the house appraises for gives us the equity we need, then we can finance it, or we can finance that entire amount.
Okay, so as we were talking about the VA loans and everything like that, so I do use to see a lot of commercials, you do see me? And let's just say it's not even VA loans. But what type of this? What deceptive practices do you have seen I've seen a few online? And even when I first got into the business, you and I talked about one and I won't get into it. I won't say the name of the company. But I saw them advertised. And they were like a percent. One and a half percent lower on interest rate than what we were given people. I was like, how is that possible? So I came to you and we were sitting there talking, they're like, well, here's what they do. And they were they put it.
So where I might have been thinking a 30 year, they put down to like a five year and then they put down Well, you got to put down 50%. And you got to do this. And so but they're advertising, oh, you get this lowest interest rate where we can beat everybody. But they don't tell you it's suffering the little, little writing that nobody read, nobody can read or nobody does read on the screen of your TV. So you broke that down. He's like, Yeah, see, we can get there. But they got to do all this other stuff.
Right. And, you know, part of the problem is there's one out there advertising right now that's not on the VA, it's on a, you know, standard financier, you'd think it was standard financing. And they and they quote, a 15-year rate that's fairly low. And it's a 20%, down and all of this. So you think, Oh, this is a great deal. You look at it, when you look at it, you realize they're quoting an FHA loan. So even if you put 20% down, you still have mortgage insurance. And the mortgage insurance at that point adds point eight to the loan, which you just add that so let's say the rate was five and a half. If it adds point eight to the rate, your effective rate, not your APR yet your APR will be higher than this would be 6.3. It's very, very deceptive. It's, it's not right, in my book. No, it's legal. But it's not. Just because something's legal doesn't mean it's the right thing to do. That is correct. You know, and I think that's the that's one thing to look at. On the VA, though, I actually was looking up some things on VA and I came across the Consumer Financial Protection Bureau. And what they were saying they were talking about a lot of veterans get these mailings, and we do they do. And you and they appear as this says a sound too good to be true. And they appear official. And that's part of the issue, you got to make sure look at them to make you know because they're probably not official. It's very much like when you if you go online, and you put in VA loans, you'll see one of them comes up, I'm just guessing, but it will say va.com be like the first ad that comes up and you look at you go Oh va.com No. va.gov is where you want to go is where you want to go. va.com is just some lender trying to get your business, right. And they're trying to get it before you get to anybody else. So I don't know what they're trying to do. I just think like for most people, I think they're trying to find out directly from VA, not from some mortgage company. And I think that's where they need to go. So we look up that information. I just believe you give people the correct information, and let them make the right decision. But this is saying they're saying that you know, many of these solicitations promise extremely low-interest rates like you and I were talking about 1000s of dollars in cash back skip mortgage payments, no out-of-pocket costs, and no waiting period. This is directly from the Consumer Financial Protection Bureau. It says don't be fooled before responding to unsolicited offers. Here's what you need to know. The offers a skip one or two mortgage payments lender sometimes advertised this as a benefit of a VA rate mortgage refinance. In fact, VA prohibits a lender from advertising the skipping of payments as a means of obtaining cash...
My son tries but doesn't really my daughter just laughs and runs off? But? So we get these questions quite a bit. So I tried to put five of the critical questions that we get asked about if somebody already owns a home.
What if they're thinking about possibly moving on to get an upgrading or even downsizing? What should they be looking at? So, Rick, I'll start with that. So the first thing is, is where to start the process. And as I tell people, it always starts with you just talking to us, because then we can lay stuff out. And then we can either get your pre-qual and we'll go through the differences or get you a pre-approval. And those are two different things.
But the first step is always to us, and then to a realtor because first is all about the finances. And that's what we handle is how are you going to afford it? How can you afford all that stuff? So that again starts with us. So and the nice thing is, you don't have to do it right away. So let's say if you're thinking six or 12 months down the road, I'm thinking I might want to do this. Well, that's what we can do is almost like a prequel, we can get gather your information, we don't have to run credit. We don't have to, we'll just take your information from what you give us. And we can just put plug numbers in. And we say, hey, look, yeah, this actually looks like if you wanted to sell your house, possibly. And if we got this, you can put it in this new house. And then you have that, and then your payments would change to $300 a month. Are you okay with that? And then that can get you to think in you can sit down discussion with the wife or the husband, whichever. And then go from there.
Yeah, there are several things there that you talked about number one, you know, every survey, I've seen that when they've surveyed real estate agents, they all say the very first thing you should do is get a pre-approval letter. Yes. But the very first thing most people do is call a real estate agent. Yeah. Okay, they're not doing it in the right order, the very first thing they need to do is get a pre-approval letter. Now, as you said, if you're six months, eight months a year out, that doesn't mean it doesn't make sense to talk to us. Number one, I have seen many, many people who said they're six months, eight months a year out, and they buy a home within a month, Correct weeks. So it depends because the right home can just
I love the way you talked about how to set this up and what we could do to help people under you know, really get with their kids, we see this all the time, we tend to see it well, you might because you have kids that he might see it with your friends. I tend to see it with my customers. And it's usually they're helping their kids purchase a home. Well, I forgot the intro. Well, you are getting up there in age, I am. And I'm Rick Ripma, your Hard Working Mortgage Guy, and I'm Ian Arnold, Advisors Mortgage Group. And we're here today again, we're talking about the Father's Day Special, we want to help you, with your kids and grandkids really help them understand their finances. I was talking about my customers, you know, there'll be I'll have customers who are helping their kids buy houses, maybe they're gifting money, maybe they're, you know, being a cosigner on the loan. And these are things that are really helpful, but there are things that need to be done to help people get through that. And for some reason, in our society, it's a taboo subject to talk about money.
Yep. I mean, I mean, even in my family, it was and it was kind of interesting, as I got higher in age and bout to graduate, my dad literally didn't want to talk to me about that type of stuff. So it is it's weird, but it's I think it's a conversation people need to have.
I do too. And it's, it's tough because I think there are two ways to do it. You can talk about your own specifics. Or you can make up your own specifics. And just, you know, you don't tell you scenarios, yeah, you use scenarios you use fake, not fake numbers. So you say okay, so let's say if you are going to do this or that, especially with little kids, and I think that's where we'd like to start today is talking about the small children like your kid's age.
So Rick and I are two different spectrums of life. My kids are five and seven. So I'm putting everything together as what I will probably say and stuff like that in the future to them, or if not what I'm doing now. Where Rick, what are your ages? Yours? My youngest is 29. Okay, so yeah, so they've already grown up, and hopefully, they're not still dependent upon you
Yeah, it's, it's tough. I mean, I've had times in my life, I had more debt than other times. And when you have more debt, you have more stress. And you have, you know, a lot of times that stress rolls over into a lot of other parts of your life, it may be financial stress, but it may affect your marriage, it may affect your kids, it may affect your job, if you can eliminate that it can really be life changing.
So one of the things that has added a lot of people's stress to their life, as we've talked about, and what the Debt Crusher can definitely help with is the gas prices. Right? I know that everybody has seen the gas prices go up dramatically recently. I think Indiana was just I just got a notification on my phone a couple of days ago that the average now is over $5. I think the national average is like $4.93 or something like that.
Right? Yeah. $4.93. Now, it may have gone up since I put this these numbers together, because I found this very, very interesting. Using a gas price at $4.93. And using last year's gas price at $3.07. So that's that's not even the total because we were at $2. Not that long ago.
Yeah. Right. Actually, when everybody was working from home, I think it was like it was maybe even under two, I think times I filled up and I was like, I even took a picture and sent it to everybody. Everybody look what I just filled up for. Right?
Yeah. Because you know, then I was filling my car up for 40 $45. Yep, a full fill up. I filled up my car last Sunday, and it was almost $100 to fill up my car. Now you do have a premium? I have to put premium in my car. But yeah, there's that. Yeah, that that it does have to have. But it's still it was, it's still the same increase, I had to put premium at $40 to so that $50 A month almost $60 Not a month, a fill up. Is that's what it is. You know, and that's a lot. But let's take the difference between the average for the gas now. proximately. I think it's higher, but for $4.93. And last year at $3.07. That's $1.86 More a gallon that we are spending if you take the average miles per gallon, some cars get more some cars get less, but the average miles per gallon is 20 miles per gallon if you take city and and highway driving the whole bit right. And so that added point, basically nine cents a mile. nine cents a mile. That's to drive in your car. That's what it added about. Stop driving to work. Yeah.
It if you take that by 14,000 miles, which is the average approximately the average miles driven per year, that's $1,260 additional per year or $105 per month. That is unbelievable. And that can really affect somebody's budget.
Oh humongous...$100 extra a month. That's just crazy. You're having to spend now on gas.
And I think that's when you hear about it on the radio or the news and are they I think that is what a lot of people are missing. So, I did a little research. So let's say you bought a house in 1973. The average price of a house then was about $45,000. Okay, so now if you say people can, people could afford that, but how much were you making? You are making close to what they're making now.
So, and then in 1995, it was close to 150,000. Okay, does that sound bad? No, it's, it's just a progression of that's the way it's going. Well, guess what, when you worked at, even when I got when I was in high school when I first came out of work, I made about $7.25 an hour, I worked at Blockbuster, that tells you how old I am. So, $7.25. Now, if you go to McDonald's right now, and you want to work, how much do you make, it's 15 $17 an hour. I go, they'll give you anything you want just to get you to work. There I go. Okay, so that's almost double what I was making. So the price of living, I mean, the price, your income has changed. And I think that's not what a lot of people are hitting on
minimum wage. And truthfully, I don't remember what it was. But I believe that back in when I would have been doing that. So I graduated in, you know, the late 70s. So let's say in the late 70s, or early 80s. I think it was around that time, we could look it up, but somewhere around $3 for some reason. $3.10 sticks in my mind. And what's minimum wage today?
You and I were briefly talking before this about things that you do for the first time. So if you're building a table, you did it for the first time, it took you three or four times longer. Well, you do that two or three more times. Guess what? You worked out all the kinks, you know exactly what to do you know the ins and the outs. And is the same thing with a mortgage the first time you did a more do a mortgage. You don't know everything. I mean, when I first did one I was pictured in my mind was a 30 year conventional. I didn't want to pay PMI because I didn't want to pay the interest on it and I thought that was totally anti I was totally anti PMI. So I waited till I had 20% and then I went and got a house But thinking back Heck, I did it wrong way, I could have done something so much different and had a house a lot sooner and had more equity and everything prior to even where I am now. So what that's what brought up the whole conversation is what do people learn later that they should they wish they would have known before? And I think one of the main things is, is when I did a mortgage, they actually quoted me a 30 year. I mean, in my mind, I thought that 30 year was great anyways. But did you know you know, 25 year? Did you know you do a 20? Did you know that just like you were talking there right now in arm, it might be the best, best way for you. But without those options, are you knowing, Hey, maybe I should ask that guy that question. You may not know.
It's right in that timeframe. That's about two and a half months that they're off. And so many people want to start there. They want to start the school year, they don't want to move their kids during the year they want to move them at the start of having started with the rest of the kids.
We have the year-to-date sales, we have 10,318 year-to-date sales for the four months, and we had 12,520 year-to-date residential listings. So that gives us a current inventory active inventory of 1979 homes. Now that sounds like a lot of homes. But when you start splitting it up by price range and areas, there really aren't that many homes out there. No, not even close. I remember seeing back when I was a new home sales, there would be 12,000 homes available. And even new homes under construction, it was a much bigger number. This number is incredible to me. It was already low. But the average number of days on market for April was 15 days.
Yeah. And when you look at that 15 days, we dropped in one month, it dropped four days. That is crazy. So like we said even last month if you're not ready if you're not jumping in soon as that house is listed on the market and jumping in there to see that day that not the next day, you're probably going to be out of luck.
Yeah, all these numbers, every single one of these numbers is saying that if you're going to go looking at homes, you have to be ready to make an offer. And it's exactly what we're seeing when we talk to the real estate agents, you know, in the pre-approvals that we're doing in the purchase agreements that we're getting, they say that if you see a home you want, you better send an offer in right away. Do not hesitate. And there's it's really tough on people who are just starting because that's a hard thing to do when you're spending that much money to just go and say, okay, I like this house, I want to buy this house. Because you don't want buyer's remorse. You don't want all those other issues. And it's a tough situation for people. But it is the reality. If you don't, you're not going to get the house.
No, I mean, to say, oh, let's think about it tonight. Yeah, that doesn't work that might work in the car business, and we're gonna go buy a car. But right now, in the housing market, that is not working,
So the next thing is, let's not just talk about finances, let's talk about emotions. I don't know how many times Rick probably got it and it'll hit home. As soon as somebody closes on their first house, and they've never owned a home. I've gotten several calls afterward because I do the follow-up call and all that. And they'll be like I can't, my wife, as soon as she got in the car, she just started crying. And when you first hear that, you're like, Oh, my goodness, that's not good. But it's the cry of joy, that they never thought they could have homeownership, that they're no longer paying their landlord to live in a place. I mean, it's so I don't care how long you've been doing this, it always hits you in the right spot, you're like, Oh, that's nice to hear that we were able to help them.
Yes, it makes a huge difference. It's a driver, of why we're in the business. Correct. And it doesn't matter doesn't even have to be the first time the first time is very exciting for people. But that second home, you know, five, six years later, 10 years later, 20 years later, or a year and a half later, whenever it happens to be has a very similar effect. It's something that people care about. Correct. You know,
I mean, it's not just that I mean, usually, the first home you sacrifice some of your on your wish list, your second home, your third home, you get a lot more of your wish list. And that even hits an indifferent spot. I mean, the things that you always dreamed of, but we're not able to get until now. So that's the nice thing and the emotional for me it's just the whole emotional thing of it is yours. And I think is the biggest thing is it's especially in this type of society we live in today it's more emotion-based and stuff like that. And I mean back in Rick's day people try to not show as much emotion now it's more people show a little bit more so by thinking about it that way, there's a huge emotional aspect to owning a home and living in your own home.
Along with that now, interest rates have gone up. But interest rates are tied to the federal funds rate. And the federal funds rate is what when you hear the Feds raise the raise interest rates, that's what they raised. Now they raised a quarter at their last meeting, the first raise they had had in over three years. The expectation for May is raising it again, and half a percentage point. And then, there's another meeting in June and they're expecting to raise the expectations are another half a percent. And then there's another meeting in September, maybe August or September. It's right in that timeframe. And that one is still up in the air, it's either a quarter or half a percent expectation.
So the feds are raising the federal funds rate and by raising the federal funds rate, the biggest negative to interest to mortgage rates, long term rates, not these short term rates that the feds are raising, but the long term rates, the biggest negative is inflation. And by raising the federal funds rate, what happens? No, what happens is that inflation is going to come under control. Okay, I probably didn't state it, right, I apologize. Inflation is going to drop due to the raising the federal funds rate, if you look back in the early 70s, middle, early 80s, early 90s 2019 99 to 2000. Again, in 2008, when all these recessions that we had, again, in like 2016, all these recessions that we hit, were due to inflation. And when the Feds if you look with it, they always say the inflation is transitory just like they did, that's the first thing they always say, the second then after they realize it's not then they start raising then it okay, it's not. And they start raising the federal funds rate. If you look at when they raise the federal funds rate back in the late 70s, and early 80s, they raise the federal funds rate to like 17%. And then three or four years later, it went to 20%. But it got inflation under control of the interest rates, the federal funds rate went up.
My friend just sold his house, his wife, her job just moved here to North Carolina. So, I talked to him. He's like, I was like, oh, so you're gonna find a new one, or and he goes, no, I've been working from home. I'm gonna continue working from home. So, guess what, you don't have to live in the same area nowadays. I mean, so if you move from let's say California and moved to Utah have much more land have probably lower taxes and you're making the same amount. Why would you not do that?
Well, you know, you're right. And that's what we're seeing in our market. It's one of the things we've seen is a big increase in the number of people buying paying cash for properties right now. I think the last number I saw it had been at like 20 to 23% have jumped to 32% or something like that on people paying cash. And we're getting a lot of people here in Indiana, they're coming in from those other areas that are really expensive. They sold their homes and they've sold them for a lot of money. They come in here and they can't believe the houses they can buy for the price. And so, they'll spend more than they have to have a house they gotta move and they want to move in right away. And so, they boom there they are, and they're over there bidding higher. They're paying cash. And it's helped me not I mean, it's hard for the other people trying to Buy, but he's really helping all our values. Because once a house closes, whether it closes with cash or whether it closes with the financing, it becomes a comp.
One other thing that most people don't really think about, especially if you're renting. Well, let's just say, for mathematics, simple, your mortgage, or your rent is $1,000 a month, and you want to wait one year. So, you just paid $12,000 In one year to somebody to live in that place. What could you do with $12,000? Rick?
You can do a lot, but it's even worse than that. Because it's $12,000 in rent, and they also the equity they would have received. If the $200,000 house, they lost $30,000 in equity. So, we're now at $42,000 that they don't have Yep. Now it's probably not exactly that, because you still had to make a mortgage payment. But that mortgage payment if you paid $1,000, mortgage payment, a couple $100. That's probably going towards the principal. So, I mean, it's it is having a home is hugely beneficial. And I remember reading and I don't remember the exact number. But the net worth of somebody who is a renter compared to a homeowner, the difference was like $500,000, it was, it was incredible. One of the ways to have financial freedom is through your own home. It's just it's a critical piece. Additionally, you know, you said $1,000 a month, but homes are increasing in value at 15%. They said rents increased by 17%. Correct. So, your rent is going to increase faster than the appreciate appreciation. So, your rents gonna go up rents a negative thing faster than the appreciation that you would get if you just owned a house, which is a positive thing. So, it's good. If you buy a house, that's great to live in. It's also great if you want to buy a non-owner-occupied property or rental property because the rents are going way up.

Another prediction is the creator economy will flourish the Creator economy if you don't, aren't familiar with that, that's like us being on Fiverr places like that, where you kind of have your own, you work for yourself. And you people contact you let's say you wanted to redo your logo, you could put it on Fiverr they can you can find some people who will do the logo, you pick somebody they redo your logo you like it you pay them and off you go and that's the Creator Academy they created the logo for you probably not somebody 10 years ago, you would have been even ever even contacted, you wouldn't even be known about them. But now they're online, a lot of them are very, very good. But there's it's not just fiverr, there are others out there just that's the one that popped into my head but that is what the Creator economy is.
We're looking at highly unequal global recovery. So they don't think that the world is going to recover equally, which that makes sense that we're going to see an uneven recovery.
I don't know if any of you can believe it. But I am shocked at the at the at the additional cost of the vehicles. I have to travel. And I have to rent a car. Not for very long, just for a couple days. And I was shocked at what it cost me to rent a car. I don't rent many cars; I will tell you that. But I remember not too long ago, I rented a car. I rented a van for an entire week. And it was for $450, $500. I'm renting a small vehicle for two days. And it's almost $250. It just shocked me. They don’t have cars either. There are no rental cars. In fact, I heard somewhere where there's an increase in people stealing the cars they rent, they just are trying to keep them. They can't get cars, which I understand. But that is just, it's just unbelievable.
This is causing hotels and motels to increase by 26%. Now these are things that, if you travel, they're going to affect you. But how about laundry equipment? If you had to buy laundry equipment, that's increased by 15%. And that's if you can get it. Natural gas, if you're heating your home with natural gas, that's increased by 28%. Remember, in total, it's increased, the inflation rate is 7.5%. But some of these things have increased significantly higher than that. Bacon is increased by 20%. Furniture and bedding have increased by 11%. But let's talk about furniture and bedding. We, my wife and went into a store to buy a couple of end tables. They had them sitting in the show room. We wanted those. They of course didn't have them in stock. It was just two end tables, no big deal. We wanted the tables. So we bought the end tables. And they said Well, they'll probably be in in 8 to 12 weeks, but calling me isn't gonna hurry it up. We waited 18 weeks before I contacted him. And after a big run around and everything else 18 weeks, I was told 10 to 12 weeks, they finally came in about 20 weeks. And then when I went to pick them up, he sold one of them to somebody else. And they had to give me the one off the showroom floor, which I never understood. They could have given me that one the first place but that's not my point. My point is: not only have products gone up, it's also very difficult to get the furniture. Wood’s gone way up, houses have gone way up, all of that, even eggs have increased by 20%. I'm sorry, by 12%. Eggs increase, when this was printed, by 12%; that is huge. All of this information Is by visual capitalist, which is a great website if you want to get detailed information and graphed out information on what's going on. You know, it's funny, I'm looking at the graph for inflation. And you can tell it's starting to increase rapidly.
Rents are way up; it was pretty steady up and down through 2012 to 2021. And now it's gone crazy. In 2022 It's just shot up. And it's really is making it much more difficult for renter. The Year over Year change energy commodities this went up 49.5%. We’re talking about our energy that we all have to use has gone up significantly. Inflation is just becoming a really difficult thing to handle. We already talked about gasoline went up, you know, natural gas went up, used vehicles, meat…… all this has just gone up. So is this going to influence our spending according, to a recent survey. 88% of Americans say they are concerned about the US inflation. Here are the top five areas where consumers plan to cut back on their spending.

Buying rental property can make you rich! Here is a quick excerpt of the show.
And I thought , this is a time to talk about it and really go over it in case anybody you know anyone, or you have any interest in the possibility of financing a rental property or owning rental properties. This could be something you own, you're looking at short term, you want to buy something, do the renovations, put it back on the market and sell it in this market or maybe something you want to long term rent. There are different reasons to do that. You rent it out, some people will buy a home that later they want to live in but they don't want to live there yet. They buy it and rent it out till they get to that point. Some just want long term rental. They want to take that appreciation we were talking like was last week with Jeremy Page, he said the appreciation rate in Indiana for 2021 was 19%. He projects that the rate will be six to 7% in 2022. Although he says he's being very conservative on that, and we're seeing most people are thinking we're going to be more in the nine to 10% range, no telling, but that's what they're thinking, it is a great way to increase your wealth. And additionally with the home values, which have increased to record levels, like we talked about, and rents have increased at somewhere between five and 12% Year over year, depending on if you look at somebody who just renewed their lease or somebody who's getting a new lease on a property.
