We did face a challenge with the stem wall rebar being missed, but we quickly communicated with the contractor and got it resolved in time. Phew!

We even discussed the possibility of a dog washing station and its potential location. Planning ahead is key in construction projects, my friend!

From clearing the lot to pouring concrete, Carolyn and Joshua have been working tirelessly to bring their vision to life. They even had to deal with rain delays in Richmond, but that didn't stop them. With the help of a pump truck, they were able to dig the footer and pour concrete. It wasn't without its costs though, as they had to pour two loads and spend $1000 on the pump truck.
But that's not all, they encountered bad dirt at the front of the lot, which resulted in an unexpected $2500 cost to dig down to solid ground. However, they found a way to save money by stepping the foundation and ordering stones for backfill before a price increase on July 1st, saving them $1000.
Now, let me tell you about Carolyn's hilarious experience at the construction site. Picture her in her office attire, having to put on mud boots and joking with the truck driver about her outfit being sexy. It's moments like these that make the journey even more memorable.
Despite the delays and challenges, Carolyn and Joshua are determined to get the foundation right. They understand the financial implications of any delay and are paying for everything out of pocket. They've even had their credit card denied due to multiple stone charges! But they're not letting that stop them.
Inspections are up next, and they're hoping for a smooth process. They've had past experiences with inspectors not showing up, and they know the consequences of pouring concrete without an inspection. It's all about getting things right and not causing any issues for the trades involved.
Joshua shares his insights on the risks and challenges they face in the construction process. Inspections have slowed things down, and failing one can result in a two-day delay. It's frustrating, but they're committed to doing things right and not rushing through the process.

Hey everyone,
Are you aware of the credit bureaus TransUnion, Experian, and Equifax, and some of the issues they faced in the past that could have affected people's credit scores? In this episode of "Feed Me Your Construction Content" podcast, we discuss the importance of having a trusted partner to guide you in making credit decisions and filing taxes, especially for self-employed individuals.
Our guest, William, explains how the credit bureaus were violating the Fair Credit Reporting Act by relying on a third-party service, Lexus Nexus, to pull public records and throw judgments and public records on credit reports. This caused inaccuracies in credit reports, which could have affected people's credit scores. He also mentions that none of the localities report their data to the credit bureaus directly because they charge fees. As a result, the credit bureaus had to drop the practice of including judgments in credit reports. This led to a sudden increase in credit scores for many people.
We also discuss the process of getting a mortgage for self-employed individuals. William advises that it's good to start six to 12 months before your goal if your goal is to start building a house. He also suggests that it's a good idea to do it before you file your taxes in the current tax year. William explains that the IRS tax code allows a person to file amended tax returns in the subsequent tax year to correct where they did not take certain deductions. However, he advises that it's important to put that far enough out that it's about a year later to avoid raising any red flags for the IRS.
We also talk about the importance of good document control when it comes to taxes. Joshua and Carolyn stress the importance of having a good relationship with a tax professional and a lender. They also suggest that people should start the loan process early to avoid any last-minute issues.

Introduction: Falls are the leading cause of death in the construction industry. In 2020, 35% of all deaths in construction were due to falls. Of interesting note, if you are six feet or higher and you fall, you are at a greater risk for severe injury or death.
OSHA requires that employers provide fall protection and the right equipment for the job. This includes ladders, scaffolds, and safety gear.
Story: The roofers were on top of the roof without fall protection.

As the construction industry continues to evolve, we are seeing more manufacturing of off-site panels. How do we work with jurisdictions to ensure code compliance without delaying production? Larry shares that the ownership is on the manufacturing plant and its quality control process. He also says that there are ways for inspectors to spot-verify construction to ensure the panels and trusses are built per specifications.
We discuss the need for superintendents to get out of their trucks and walk the jobs with the inspector. Superintendents that watch as the inspector enters for an inspection only to call 30 min later are missing a critical opportunity to grow with the inspector.
A funny story from Larry about a time when a builder would send his wife to the job, and her sole job was to distract the inspectors as they did their work.

Sales roles have been lucrative in the homebuilding sector during the covid years. We would even argue that the home building sales side became more of order takers than sales professionals.
Jeff Hall has been selling fireplaces in Richmond, Va, for the better part of ten years, and recently, he was promoted to Regional Sales Manager. Early in his career, he spent time in the military, followed by self-employment, project management, building homes, and selling fireplaces. He inherited a book of business that was 1.8 million and grew it to 4 million, one of the best markets for Fireside Hearth and Home.

We had a special request from a good friend to talk about how to Thrive during a downturn in the housing market. With interest rates over 7%, home sales declining, and builders slowing down their start schedule, we are clearly in for a change. What can you do to prepare and thrive when the market slows down?

Mike knew that he wanted to be in business for himself, in fact, he wrote it in permanent marker in 2016 and set a timeline of 5-7 years. At exactly 5 years and on the heels of a pandemic, that goal has been accomplished.
