3 Things you can do when the appraisal comes in low!
This is Tony Cardinali with the Merrimack Valley real estate digest, with a special tip for home buyers when the appraisal comes back low on the house you're trying to buy. There are a few options that come up when you are dealing with a low appraised value on a property.
[00:00:12] Renegotiate the property purchase price.Number one, you can renegotiate the property purchase price with the seller. It doesn't happen a lot these days, of course. E ven splitting the difference doesn't work around these days with the tight real estate market that we're in, so plan on probably not using option number one.
[00:00:26] Bring extra cash to closing to cover the difference.Option number two might be pay the difference. Buyers can pay the difference by either bringing extra cash to closing to cover that difference or if they've planned ahead and worked with their lender,
[00:00:36] Let loan-to-value increase. A smart lender would've brought this up ahead of time that they can actually let sometimes their loan-to-value simply increase. Maybe don't even change your loan amount and take the higher loan devalue. Maybe you were putting 20% down, now you can put down 10% or 8% or 5% to cover an appraisal shortfall. These things do come with some downside, meaning you'll pay some PMI, but PMI today is at it's cheapest it's ever been. So, I think it's a good option to consider just letting your loan-to-value rise keeping your cash at home as a home buyer and just covering that difference with the higher loan-to-value. So, those are two really good options when you do want to pay the difference.
[00:01:15] Dispute the value of the appraisal.The third option is you can dispute the value of the appraisal based on either material errors that the appraiser made, maybe in a square footage or missing marketable and marketing improving features of the home, like a covered porch versus a deck. Those sorts of things like garage bay, even a finished basement can add value to a home, certainly not including in the GLA of the home, but it does add value. You can dispute the value based on poor comparable selection as well with the appraiser.
[00:01:43] Bring up better comparables.So, if you can bring up better comparables because of geography, appeal of the neighborhood, noise level of the neighborhood even if it's next to a highway or not next to a highway, that sort of thing.
So, look closely at the comparables that were used in the appraisal and see if you can come up with at least three comparables that could work better. I ncluded in this video down below, there's a link to a checklist that you can download that'll help you dispute the appraised value on a home. You'll going to look at things like issues with the appraisal from a data standpoint, material errors in GLA and there's a checklist to cover the different things that you can look at and some things not to look at. And then there's also going to be an outline of the process of disputing an appraisal with the lender. So, CrossCountry Mortgage has a great dispute process where we'll take it back through our appraisal department, through to the appraiser and communicate simply that, hey, you know the real estate agents and buyer all believe that this property should be worth more.
Here's what they're showing us in better comparables and missing details in the appraisal. Can you at least comment on that and see if these do help the value of the home or perhaps they were observed by you and you simply didn't believe that they added the market value or they're not the right kind of comparables based on your experience in the market.
So, I hope this helps if you're shopping for a home or if you're a real estate agent helping someone shop for home, I do hope this helps in understa
