Last month Eyes on the Prize Leadership Coaching & Consulting, in conjunction with Ryan & Brian Real Estate Team, partnered up to bring the annual John Maxwell Live 2 Lead Conference to McAllen.

Hey Everyone, Brian Reed here with The Ryan & Brian Real Estate Team. There is a lot of uncertainty about whether now is a good time to buy a home with a potential recession. Today we are going to discuss why a recession does not mean falling home prices!A recession does not mean falling home prices. In fact, as this graph shows, in four of the last six recessions, home prices actually appreciated in value and in one case took a very small dip. The one exception being 2008 when home values lost nearly 20% value, but that was a very fundamentally different place than where we are today. The market was drastically different.

We had loose lending standards which we don’t have now that led to a self induced market crash. Most real estate experts are predicting home appreciation even if we do have a recession.

This is the home price forecast for 2022 it follows seven key industry leaders on home pricing.

The average of all seven is showing a 10.3% home price appreciation through the end of this year. Last year we saw an average of 15% home price appreciation.

We’re not necessarily looking at the rate of appreciation like we have seen over the last two pandemic years, but nationwide in most markets, experts are saying we will have appreciation in spite of a possible recession.

So don’t believe the hype! A recession does not mean falling home prices. And if we are looking at a recession, real estate has continuously proven in the past to be one of the safest places to invest your money. Hey Everyone, my name is Brian Reed with The Ryan & Brian Real Estate Team. There is a lot of uncertainty about whether now is a good time to buy a home with a potential recession. Today we are going to discuss 3 things that are happening in the market that are creating a great scenario for homebuyers to purchase. Now the numbers I’m going to show you today are on a national level. However, these are the same trends we are seeing across the RGV. The first reason you should consider buying is we are seeing fewer multiple offer scenarios. It wasn’t uncommon for us over the last two years to see 20+ offers on our listings. However, we’ve noticed a trend of offers ticking down. On the national level as of April of 2022 the average home received 5.5 offers, come May that ticked down to 4.2, and by June it was down to 3.4. That is a trend many industry experts see going forward. Now for the second reason - Fewer homes are now selling above asking price. You might have heard our radio commercials or seen some of our marketing expressing how many homes we are selling above asking price. Now our marketing is still driving up demand but market trends are showing month over month that percentage is dropping. In April of this year we saw 61% of homes going over asking, by May that had dropped to 55% and by June it was all the way down to 51%. At 51% or basically half of the homes selling over asking, this is definitely still a competitive market, but a better time for buyers to jump in. Again, this is a trend experts see continuing throughout the year. Last but not least - reason number three. The supply of homes for sale is growing. You can see that inventory, that month’s supply, is ticking up as the pace of home sales slows down and more homes are coming back to the market. We’ve gone from a 2.2 month of supply in April to a 3.0 supply in June. Many experts are predicting the inventory to continue to rise higher and out of a sellers market and into what is considered a neutral market at 6 months inventory. These are three reasons why if you’ve been sitting on the fence about whether to buy now or wait, maybe now is the time to consider getting in home search mode. A lot is being said out there about the market is hotter than ever with more homes selling than ever. Today Brian C. Reed is going to discuss how that narrative is just plain false!Let’s look at February of 2020, a month prior to the pandemic - of the 2,318 homes for sale within the Greater McAllen Association of Realtors 602 were pending. That means 26.0% of all homes currently listed were pending. So 1 out of every 4 homes listed were already under contract.

Now Compare that to February of this year - of the 1,584 homes for sale within the Greater McAllen Association of Realtors 691 were pending. That means 43.6% of all homes currently listed were pending. So we were getting close to roughly 1 out of every 2 homes currently listed being under contract.

So what am I saying here? It’s not like there was a significant increase in the amount of homes that went pending. If you compare 602 homes pending this time last year to 691 this year. What is causing the pending ratio to go up and ultimately prices is the lack of inventory when you compare 2,318 homes for sale last year as compared to just 1,584 this year.

Truth is many experts are predicting less sales to happen in 2021 than in 2020, a year stricken by the pandemic. And all because of one thing. Lack of inventory. Every year around this time, one of the most common reasons for homeowners not wanting to list their house is they feel the winter months are not a good time to sell. Today we are going to discuss why this belief is an urban myth and why it may be in your best interest to put your house on the market now as suppose to waiting until the spring.

A recent study of more than 7 million home sales over the past four years revealed that the season in which a home is listed may be able to shed some light on the likelihood that the home will sell for more than asking price, as well as how quickly the sale will close.
It's no surprise that listing a home for sale during the spring saw the largest return, as the spring is traditionally the busiest month for real estate. What is surprising, though, is that listing during the winter came in second!

Among spring listings, 18.7 percent of homes fetched above asking, with winter listings not far behind at 17.5 percent. While 48.0 percent of homes listed in spring sold within 30 days, 46.2 percent of homes in winter did the same.
The study goes on to say that buyers in the winter often need to move, so they're much less likely to make a lowball offer and they'll often want to close quickly -- two things that can make the sale much smoother.
If you are debating listing your home for sale within the next 6 months, keep in mind that spring is when most other homeowners will decide to list their homes as well. More listings on the market mean more competition. Even though there may be fewer buyers in the market during the winter months, those choosing to look will be serious buyers. Bottom line -- listing your home this winter will ensure that you have the best exposure due to less competition to contend with and serious buyers who are out looking now!

Every year at this time, many homeowners decide to wait until after the holidays to put their homes on the market for the first time, while others who already have their homes on the market decide to take them off until after the holidays. Today we are going to discuss seven great reasons why the holiday season is a great time to list your home and if you are in the market to sell you should not wait any longer.
Relocation Buyers Are Out There
Local companies want to start the New Year off strong and are looking to hire new employees. Many companies are still hiring throughout the holidays and need their employees in their new positions as soon as possible. If these employees are relocating to a new area, they will inevitably need housing.
There Are Serious Buyers Out There
The foot traffic of active buyers is tracked by the National Association of Realtors and inevitably it shows that traffic is slower in winter months and that less people are viewing homes. If someone is willing to look at homes during the hectic holiday season, they typically aren’t tire kickers wanting to waste anyone’s time. Although it is true that there are fewer buyers during the winter, those that are looking for homes during the holidays are serious buyers and are ready to buy now.
You Are in Control
Although keeping your home show ready and having to show it to interested buyers during the holiday season is not always convenient, you can restrict the showings on your home to the times you want it shown. Many agents like those on our team use a showing manager that will only allow showings during your approved time frames. You inevitably will remain in control.

Decorated Home Show Well
One of the biggest benefits of showing homes during the holidays is they show better when decorated. A properly decorated home with all the inviting scents of cinnamon and Christmas trees is not only appealing, but it helps a buyer envision the memories their families can potentially have in the same setting.
There is Less Competition
Although there may be less buyers currently in the market in the winter, there are also significantly fewer homes for sale. Fewer homes for sale means less competition for you as a seller. And always remember the correlation of supply versus demand. With a small inventory of homes to choose from and serious buyers who are demanding new homes, your chances of selling increase. When the spring month approach, the supply of homes will greatly increase. Sell before more competition comes on the market.
The Desire is There
The desire to own a home doesn’t stop when the holidays come. Buyers who were unable to find their dream home during the busy spring and summer months are still searching! The holidays don’t do anything to hinder that desire. If anything, the anticipation of one day spending the holidays in their dream home will only increase that desire.
These are seven great reasons why choosing to sell now during the winter rather than deciding to wait until the spring or summer can prove beneficial. Tighten up on the Inspection Contingency
To make your offer more attractive some buyers choose to waive their option for an inspection. This can be risky, and our advice is to accept the property “as is” if you are happy with its current condition and choose to go the safer route to do an inspection. In the case that issues arise during your inspection, provide the seller with a list of issues and the option to address them by fixing them, making a price adjustment, or giving you a credit back.

Contingent upon Financing
This is another contingency you should never omit in your offer unless of course you are paying all cash or are extremely confident with your finances. Generally speaking, a 30- to 45-day closing usually has a 17- to 25-day period for a mortgage approval. Your preapproval letter will make this finance contingency less of an issue for your seller.

Contingent upon Appraisal
It’s very possible that the house may not appraise at your offer price. However, if you’ve done your homework and are comfortable with your offer, you might consider waiving this contingency.

The downside is that you may be on the hook for the price difference under the negotiated sales price. Waiving this contingency gives you a leg up over the competition, especially in a hot market where the seller is trying to get top dollar.

The “Please let Me Buy Your House” Letter
Writing a handwritten note may not get you the deal, but if multiple offers look close or equal on paper, a personal note to the seller can really make your offer stand out.
Selling a home is an extremely emotional process, especially for those who have lived in their home for decades or raised a family there. Sharing your eagerness to raise a family of your own in their house could pull at their heartstrings … and get you that house!
