Feel like you’re putting effort into your landlord newsletter and getting... crickets? You’re not the only one. So many property managers either stop sending newsletters altogether or fall into the trap of writing ones that sound more like a sales pitch than something a landlord actually wants to read.
In this episode, I’m breaking down three simple ways to create newsletters that landlords will actually open, read, and remember - even look forward to.
We’ll cover:
If you’ve ever wondered whether newsletters are worth the effort, this episode will show you how to make them work for you... not just your marketing checklist.

Think you don’t need a personal brand because you’re not in sales or chasing rent roll growth? Think again.
If you’re a property manager, and your name can be found in a quick Google search (spoiler: it probably can), then you already have a personal brand. The question is - are you actively shaping it, or leaving it up to chance?
In this episode, we’re unpacking why personal branding still matters even if you’re not the one responsible for bringing in new landlords, and how it can actually make your job easier by building trust, deepening client relationships, and even bringing in surprise referrals.
We’ll chat about:
This isn’t about being an influencer or going viral. It’s about being real, being visible, and being the kind of property manager people remember (in the best way).

Using AI tools like ChatGPT to create content can be a total game-changer… unless it starts making you sound like everyone else.

I started my own property management career at 18 years old. And I used to think that was young.
But then I met Alana Gargaro from Residential HQ Central Coast.
Alana started her career in real estate at 15 years old.
And she started her own real estate agency when she was 21.
So Alana has kindly agreed to join me on the podcast, to talk about what it's like starting in real estate at such a young age, and how she started her own business at 21.
In this episode, Alana shares:
✅ How she landed that first job in real estate (this could be great information for you, if you've got kids looking to get into the industry one day)
✅ What made her decide to go out on her own at 21
✅ The one thing she wishes she did sooner in her business
✅ And much more
And you might even hear Ralph the dog making a little audio appearance in the episode too! 🐶😂

Last month, Di Coad got over 20 landlords referred to her from her referral partners. And she didn't prospect for ANY of them. They just came to her.
But it wasn't always like this.
In fact, shortly after Di bought her rent roll, she lost a huge portion of this rent roll, and things were looking pretty grim.
In this episode, Di shares the vulnerable truth about the early years in her rent roll, how she turned things around, and how she now receives referrals into her rent roll constantly, without even prospecting for them.

Today’s episode is the first in our 6 part series: Ellen reads her Blog.
This is the recording from a Facebook Live I just recorded recently where I talk about how you can get more referrals into your rent roll, even when your business is really small.
I think that one of the biggest challenges when you first start your rent roll is that you want to connect with all these potential referral partners and set up these awesome referral partnerships where you send leads to each other, but when you’re first starting out (or you still have a small rent roll) you don’t always have enough clients to be able to send referrals to other people.
So in this Facebook live I recorded, I talk about 3 strategies you can implement to encourage more referrals into your rent roll. Even when you don’t have a big rent roll yourself.
