Welcome to another episode of The gimme five podcast. I'm your host, Chris Gilmour. And today's topic is quite an interesting one what we experienced just a short time ago, and I'll I'll lay some context around the whole reason for this actual podcast. So it's, it's around judgment, but it's also around what's it being around successful people and humble people and people that like the top of the game. So let me lay some context so many would know that we're one of the major partners for the Brisbane bullets. And with that comes obviously some perks and some experiences that yeah, we get to enjoy with the team. So we were asked by the CEO, Pete McLennan to join them with the team down to the Andrew Gaze MVP awards night which was held at the crown casino in Melbourne. And when I got that invite, I'm like, of course, like, you know, I'm gonna be in a room full of superstars, a lot of, you know, ex NBA players, current NBA players, some other celebrities. But just to be around the team and uncommon experience what one of these gala nights these award nights are all about, because I've never actually been to one before. And it was a really surreal experience. So I got my mate to come with me. So the wife and the kids stayed at home, it was just a quick 18 hour trip, fly in fly out, stayed at the crown casino where the awards night was, it was nice and easy. So flew out of Brisbane flew straight into Melbourne. And as soon as we got to the hotel, we were going into the lift. And it's a really nice metropole, I think it was on Crown Towers, it was where we were staying. So it's probably the nicer of the three that the crown casino has in their hotels, and really flash. And anyway, we're waiting there at the lift, and it was myself and my mate mark. And there was these two old people. And we were wearing Brisbane bullets are tight, obviously been with the team and stuff. And we got into the lift. And the old gentleman says to me, are you going to the basketball awards night tonight? And I'm like, Yeah, well, yeah, we certainly are, we can't wait should be an amazing night. And I could see that he was having some trouble. He was getting a little flustered. He couldn't actually know how to work the lift. And it wasn't one of the swipe lifts and then push your your floor number it was you actually had to put your card number in your card into the slot and then push on the floor level that you would go into. Anyway. So I did mine, we were on level five. And I said Mike, give me give me a card. What level are you on in days at level 19 in this sort of a It was sort of an Australian slash American accent. So we're sort of thought we'd looked at him and I'm like, TCE must have something to do with basketball, or he might be a sponsor, or I've got no idea who this guy was. And anyway, we got into floor 19 enjoy a night cla.ad You know, that was a cool 30 seconds and we jumped out of the lift and me and my mate looked at each other and so yeah, we're probably thinking the same thing. You know, how hard is it when you get older, you know, he couldn't even work a lift and stuff like that. Anyway, went on, went back downstairs, drop their bags off and when we shot straight into the NBA store in Melbourne now there's only two stores I think in Australia and they're both in Melbourne so we could have missed this opportunity. We had about a four hour gap. So we're like we're going shopping and we went to this the NBA store and they do all custom jerseys and I brought my wife some jerseys. My kids and I picked up a Kobe Bryant jersey for myself and just went all out and I think the guy in the store was like who is this? There is this person like he's just coming in and like literally it was like 1516 jerseys we wa
And so I'll set the scene I was, there's this particular property that's been on the cards for around nine months. It's a fairly messy divorce separation, the situation is basically the partner, one of the partners has obviously been in the home and the other partner has left the property. But we've been trying to get obviously the partner out of the home. Now when I first went through that property, you can just I can feel how cold they were. The partner and his new partner were in the home and in particular time. And he said, I don't know why even doing an appraisal. I'm only gonna burn it down anyway, so. So that was really nice, you know, when we first met, and yeah, you hear comments like that all the time, but didn't think he was probably going to be that serious around anything that he would do anyway, nine months on, the guy's still in the home. And yeah, so we obviously can't sell the property or gain access or anything like that one for for safety reasons as well, too. And, you know, we just knew that it would, it's going to be an issue if he was still in the property. Anyway, long, long story short, he finally vacated the property. So I don't know how they got him out of the court order. There was court orders in place and everything like that, but he was still in the property. But he's finally gone. And so the partners called and said, Look, he's finally out of the home, can you come around, have a look at it. Let's have a look at the condition what's been left and you know, hope that the home is still standing. So the other day, I rock up early morning, 830. In the morning for our meeting at the property, everything's locked up, grasses knee high. It's an acreage property. So it's on big land, beautiful home, this this property was as well too. And you could just tell it, it looked like it had been abandoned. You can see some cardboard over some windows, you can see screens hanging off the front windows, smashed glass everywhere. Anyway, I drove in, thinking someone was going to be there cuz there was a couple of cars there in the driveway, but no one was there. So I waited for the client to turn up at that particular time. And when when she did she's, she's like, oh, let's have a look around the property and just see, you know, what, what advice what should we be doing next and stuff like that. So we started on the outside and like I said, it's a couple of acres and it's big land, lots to walk around some sheds, and I kid you not there was just shit everywhere, all through the home. So the shed had been cleaned out there was a drug lab in the shed. So all the insulation and all the blackout stuff, all the rails where all the hydro stuff was all sitting all the piping or the electrical had been ripped out. So it was pretty clear to see what was going on in that shed. But there was just heaps of cars and car parts the pool was green it didn't look like had been used or switched on for a year. And then we went tracking down the down the land little bit further. And to my surprise, I have never ever seen this in 16 years of selling real estate and I've probably been in around 10 15,000 homes I've seen my fair share of I've sold murderers homes I've done drug homes before I've you name it, I've seen it all and but I've never seen this. We're walking along and I could see this pile of dirt, fresh dirt off to the side. And it wasn't until we actually got closer that we looked at it and then looked at the shape and went holy shit. This dude had dug a grave in the backyard pretty much as a message that you know, I would take that as a message. So I I've seen some pretty crazy stuff before but I've never seen someone actually dig a grave in their backyard and it was there was no doubt it was a grave it was perfectly rectangle it was depth.

So we're starting to see the market certainly change and a lot more properties coming to market. So we thought this podcast would be kind of timely to talk around the 10 mistakes to avoid when selling your home. So gonna just run through what we see on a daily basis where a lot of agents and sellers also make just a lot of mistakes. So, look, our homes are our biggest investments. We know how much sweat money we put into our home. And we certainly don't want to make any mistakes when it is time to sell. So selling your home can be a very stressful experience. But we can also make it a lot less if we prepare our home for sale in the right way to avoid making some really common mistakes. And I'll go through those.
So the following are some of the most common mistake homeowners make when they're selling their home. Number one overpricing your home. See this on a daily basis. So, setting an unrealistic price is the most common mistake homeowners make when selling their property. If you set the price too high, this can limit the number of interested buyers and may cause your home to sit on the market for an extended period. We all know the longer the home sits on the market the less you generally will always take that has not changed in the history of selling real estate so it will hurt your chances of making a sale because if your house is on the market for too long, buyers begin to think what's wrong with it. Why doesn't anyone else want to buy it because you know humans really base a lot of things on social proof. So to come up with a realistic asking price. We recommend that sellers research comparable homes in their local market to give them an idea of what their property is actually worth and you can do this online or by also visiting open homes. Number two ineffective marketing when it comes to selling your home you can't afford bad marketing and internet listing with a good write up nice script clear, crisp photos can go a long way to enticing your buyers adding a video drone floorplan with measurements. This will also enhance your listing an experienced real estate agent can help and create good marketing strategy, and that will get your home off the market the quickest choosing the wrong agent working with an incompetent real estate agent can sabotage your chances of making a sale and it will give you a lot of unnecessary frustration. They may devalue your property because selling delays may even turn off potential buyers.
