According to the UN, climate change is primarily a water crisis. It impacts everything from gender equality to biodiversity loss, but often remains on the periphery of the climate conversation.

There are approximately 560 marinas in the UK. Historically marinas have been operated by private individuals and many still are, but as private equity have taken an interest in the sector, we have started to see the emergence of a two-tier market.  The first was when Premier Marinas were sold by Blackrock to Welcome Trust in 2015, followed by British Waterways (now known as Aquavista) to Lloyds Capital in 2018 and who have most recently added Castle Marinas to their portfolio in 2021. As with holiday parks the stable income stream derived from mooring fees is what has attracted them to the sector making them good investments, and with a third of marina operators reporting occupancy levels at 100% in 2020 with less than a quarter having an occupancy rate of lower than 85%, the sector has proven incredibly resilient through the Covid disruption.

Over the last few years the UK leisure market has seen growth. This was a trend prior to COVID-19 that has been compounded due to recent events. Across the country, key location hotspots are seeing the benefits from staycactions. In recent months there has also been a rise in homeowners moving out of cities – the south west has been a hotspot for this. Historically the south west had a very condensed market with small number of regional operators, however this is starting to change with national operators looking to get involved in the locations.

The desirability of sites is very location specific and in the south west there is a clear line between the desirable locations and the less. With interest in coastal towns rising significantly. Demand from independent and small pub and restaurant operators is very strong and confidence in market is growing. Holiday parks have seen investment in their central facilities which gives the customer another option in case of poor weather and also provides the option to extend the season. And as demand for holiday accommodation in the South West continues to be robust the lack of supply has seen a rise in tariffs in line with the rise of occupancy.

There are around 2,300 garden centres in the UK and financial performance of the UK garden centre market has been increasingly positive over the last six years. Gardening expenditure still grew in 2020 despite the onset of the pandemic. Online garden centre sales saw a significant pandemic related up-tick in performance over the last eighteen months and sites and brands are taking advantage of experience leisure and competitive socialising trends to increase dwell times on site. Most garden centres now have a restaurant/café offering for its customers as well as a wider range of home and garden equipment. Four Savills experts discuss the outlook for the prime UK residential sales and lettings markets in this podcast recorded just a few days after the government announced the ‘reopening’ of the housing market in England. They explore some of the most frequently asked questions in what undoubtedly remains a period of intense uncertainty.

What impact has lockdown had on what buyers and tenants want in their homes, and how that might impact when and how properties are marketed? Early demand indicators across the prime markets give cause for optimism. It remains to be seen whether buyer and seller expectations stay aligned so that expressions of interest turn into transactional activity.

UK house prices are forecast to rise by an average of 15.3 per cent over the next five years, with significant variation between regions, and between the prime and mainstream markets, particularly in London.

It is prime central London, where median values stand at just over £2.75 million, which is forecast to be one of the strongest performing markets, reversing a trend seen over the past five years.

Meanwhile at a national level, Brexit and election-related angst will continue to act as a drag on the market over the short term, but we expect prices to rise broadly in line with incomes thereafter. The private rental sector provides vital shelter to over 5 million households, both those unable to access the housing market and those who choose to rent for lifestyle reasons.  

But the traditional landlords – buy to let investors and small portfolio owners – have come under increasing pressure from tax and legislative change.  Savills analysis suggests that some 40,000 have exited the sector over the past year.

Further legislative change is being considered, including the ending of section 21 (which allows landlords to serve a minimum of two months’ notice on a tenant without giving a reason).  Without question, legislation provides a vital layer of protection for tenants, but it needs to be sufficiently nuanced to achieve the objective of giving tenants more security without at the same time further reducing the number of homes available to rent.

Mortgage availability for shared ownership has improved significantly over the past 5 years.  It has also become easier for owners to sell their share should they want or need to move.

Housing association owners of shared ownership homes now have a real opportunity to increase supply, perhaps working in partnership with developers, who in turn benefit from boosted delivery rates.

Shared ownership is also increasingly catching the eye of institutional investors, who are attracted to its long term, index-linked income stream.

What retail occupiers need from their space is changing, driven by the rise of online shopping and growing consumer demand for more experiential environments. With these changing needs comes an opportunity to intensify existing retail locations across London.

Predicting the countries and the asset classes that real estate investors will choose over the next six months is not an easy task which is why it’s necessary to take a pan-European view across geographies and markets.
