(2:48) UNSUNG HEROES PROGRAM - How we help first responders in the Valley buy or sell a home. We contribute 25% of our commission to help the first responder , Bay Equity gives the hero back 1.4 of 1% of the total loan amount and our participating title companies give back as well. First responders include police officers, firefighters, active duty military, Veterans, 911 operators and emergency room personnel. Reach us at thatrealestateshow.com (3:39) CONGRATS to our clients! (4:18) GILBERT - Is it really teeming with singles or does it still have the stigma of being a "family" place. We discuss. (5:26) MCCORMICK RANCH, SCOTTSDALE - We have a new listing in a great area in Scottsdale, AZ (5:45) BUYER BEWARE - This company is essentially advertising “free cash” to homeowners. It appears that once the homeowner signs their agreement and they get the “free cash,” MV Realty, or someone else under their umbrella, records a signed Memorandum of Agreement against the property where the homeowner agrees to use MV Realty any time in the future to sell their home. The recorded Memorandum is essentially a lien on the property so it clouds the title. If the homeowner at any time in the future decides to sell using another company, they can't close without MV removing the Memorandum Agreement which will cost the homeowner thousands of $$$. One complaint was written by the trustee of a property after their Dad had passed away and the trustee sold the property. The trustee never knew that the Dad (who apparently had Alzheimer’s) signed this agreement until it showed up on the title. The trustee had to pay this company thousands of $$$$ to get the lien removed. The trustee complained and he received a letter written in “legalese” that they are not doctors and did not know Dad was mentally impaired, and the agreement of course also included some language that includes all heirs successors. Diane & Ashleigh talk about the process of becoming a real estate agent and what you have to do once you get your license. They also talk about the shady and unethical things some real estate agents are doing with multiple offers. They also talk about home appreciation. Thanks to our friends at the Cromford Report for their list of ranking cities by average sales price per square foot. The least expensive cities have outperformed the rest. Top spot for annual appreciation is Coolidge, Arizona at 40.5% rate of appreciation in one year. It's the most affordable on the list of 40, sitting at $146.94/sf. Other high appreciation areas include Tonopah, AZ at 39% Arizona City at 36.1% Maricopa, Arizona at 34.9% Queen Creek, Arizona at 34.8% When it comes to the lowest appreciation rate, Eloy, Arizona is at 19.2% Carefree & Sun City West are at 22.8% each. Generally, the areas with a high median age increased at a slower rate than areas with a low median age. However, more expensive areas have historically moved later than cheaper areas when following house price trends. Supply in Paradise Valley and Carefree has dropped much more than other areas in the last 12 months. So it would not be a surprise if their appreciation catches up over the next 12 months. Arizona's real estate market is showing no sign of turning in buyers' favor. Let's see how Buckeye, Arizona is doing in honor of Ashleigh, the Queen of Buckeye. It's average $/sf is $196.46 VOLUNTEER OPPORTUNITY

(24:10) Find out the latest about the AZ Real Estate Market thanks to our friends at the Cromford Report.
The sellers market continues. We have low supply in the Valley and it's getting worse. We have had the lowest number of active listings at the end of 2021 that has ever been recorded.
Looking at this month, January, compared to a year ago. We are down 4.5% in active listings from 2021. Down over 15% in supply from last month.
The monthly average sales price per square foot is $267.31. That's up 28% from last January and just over 1% from last month.
Our monthly median sales price sits at $425,000.
Last year, at this time, it was $332,000. That's up 28%.
To those that continue to think the market is cooling off, the real world data does not agree.
The housing market heated up in the last 10 weeks of 2021 and starts 2022 with a huge excess of demand over supply. This is not because of colossal demand.
It is because of the unusually low supply.
We normally see a strong flow of new listings in January while buyers tend to stay quiet until February. It's too early to tell if that will occur in 2022.
It did NOT occur in 2021 and this was a striking reminder that the market was abnormal.
In the next 4 weeks we will find out if the market remains in an abnormal state.
Prices continued to advance during December, more than 1% higher over the month. It would be surprising if we don't see at least a 3% increase over the next 3 months.

Join Diane Brennan with Coldwell Banker, Ashleigh Herman with Realty One Group, Justin Volpone with Bay Equity Home Loans and Mary Van Alstyne with Landmark Title. On Own It Girl, we talk about the loud New Year's Eve this year, pew pew pew. Update on Diane's red light therapy order disaster and her new sleeping habits. She goes over some of the tips. Learn what to do if you get bumped off your flight. We follow erika @erikakullberg, a lawyer on TikTok and she says what this is called is "Involuntary Denied Boarding." According to the Department of Transportation, if the next flight the airline can get you on results in over a 2 hour delay,
the passenger is entitled to 4 times for the one way fare. So your one way flight is $250. You are entitled to $1000. We also discuss which stores have really good return policies. We have an update on Arizona's real estate market. Still a sellers' market.
And here's some advice if you're working with a Realtor. Make sure they are doing the following: 1. Preparing an appraisal package for the Appraiser 2. Meeting appraiser at the property (if appraiser allows) 3. Make sure your agent is presenting you with all offers 4. Make sure your agent is returning all phone calls and inquiries about the property. For the first time in history the monthly average price of a single-family home in Phoenix (the city as defined by the USPS) has exceeded $509,000. One year ago, the average was just over $390,000 (that's over a 30% increase!)
Tom Ross with Bay Equity Home Loans discusses these stats with Diane Brennan with Coldwell Banker Realty and the value of that information and more, that the Cromford Report is so incredible delivering!

Diva discusses a volunteer opportunity with United Food Bank and a fun thing to do at at West Alley BBQ. They have live music and BBQ in Chandler Silhouette.
Also, one interesting footnote from The Cromford Report's Tina Tamboer - CoreLogic predicted that home prices across the USA would FALL by 6.6% between June 2020 and June 2021. Possibly the most inaccurate forecast in their history. Tina's suggestion: Don't take any 12 month home price forecast any more seriously than a 12 month weather forecast!

She created HEAL to help mothers and their families immediately when they find themselves in these circumstances.

Thanks again for listening and be sure to follow us and share this podcast with a friend.
So we’re into this a month, a month and a half. Many people are confused and frustrated. Outside of some of the tips in today’s episode…my best advice is get off social media! Not only are people fighting with their friends but you’re getting hit with a bunch of misinformation from so called “experts”.
We all know how the algorithms work, you search one thing….you get a bunch of ads and offers about the same thing. It’s no different than info on the Coronovirus virus and we’ll talk about a few articles in particular that are flashy headlines that use the word “crash” among others. Wait until you hear what constitutes a crash in the real estate market!
First, if you need help paying your mortgage contact your lender now! Many are doing deferment plans – and Tom Ross will tell you exactly what might and will not be reported to the credit bureaus.
There is some local help as well that was set up during the housing crash from the late 2000’s. The “Save Our Home AZ" program offers principal reduction assistance, monthly mortgage subsidy assistance for under and unemployed Arizonans, and second lien elimination assistance to qualified Arizona homeowners. The program’s goal is to aid Arizona’s homeowners in avoiding foreclosure by assisting with mortgage affordability.
https://housing.az.gov/save-our-home
Tina Tamboer of the Cromford Report will discuss the current market data that you will want to hear. There is encouraging news on several fronts, and again, using facts – not flashy panic inspired headlines and clickbait.
On today's show we discuss the ongoing COVID-19 crisis and the impact on the real estate markets. Some really interesting numbers are coming out and you don't want to miss Tina Tamboer's analysis of the Arizona real estate market!
If you watch the news you could be quick to assume that every single part of the real estate industry is in freefall; and in some areas there are challenges - no question about it. But as you'll find out in this episode, for the most part prices are not falling for real estate.
High end real estate purchases by investors are about the only area where the buyer is completely stepping aside - and this is creating an interesting (and positive) dynamic in the market. Tina and Tom talk about home affordability and what that lack of price "run up" does for the average homebuyer.
Share this with friends - especially those who are buying or selling! It's important to keep a level head in times like these.
We also talk about what we're doing in our spare time with social distancing and staying home - like a sex education party with friends online!
In this episode we'll talk about everything you need to know about forbearance and deferment, but we really need to reinforce this important fact: REAL ESTATE PRICES AREN'T DROPPING.
I'm Dianne Brennan and I join Tom Ross with Bay Equity, and Tina Tamboer, data analyst with The Cromford Report to bring you the latest on home values, and what is and isn't being affected during this time in real estate.
Tina talks about a very slight adjustment in pricing from sellers who had active listings. The suggestion here is that this is a "pause", not a crash.
Save Our Home AZ An incredibly important resource for those with mortgages in Arizona affected by the distress in this current environment. It actually has been around since the 2008 mortgage crisis and is a great help. Visit https://housing.az.gov/save-our-home
I have a showing with the owners currently occupying the property. Their approach is not to show unless they have a contract. I'll talk about that approach and options using Matterport, a great 3D camera service that creates an incredible walkthrough view of a home.
We talk about the circumstances behind a recent cash buyer that backed out of a deal.
I ask Tom the dirty details about forbearance, and what someone should do if they are being affected. First, we define specifically what it means, the difference between that and deferment, and Tina discusses obligations you'll be responsible for when it comes to taxes and insurance.
Tom expands on the state of "loan servicing" and the panic that has been occurring.
"Paid not as agreed" This is an interesting part that many might not realize. Tom will discuss what lenders are required to report when it comes to potentially missing payments.
On this episode of Own It Girl, we're discussing COVID-19 and real estate. We’re going to give you a clear idea of how bad it is…and more importantly how bad it is NOT. We'll give you up to date information on how things are being affected and conducted in real estate here in Arizona.
Our clients are the most concerned about prices and I'm sure you are concerned as well. We'll get to the bottom of that with Tina Tamboer and the Cromford Report. You may be surprised with how little they may be affected.
Some of the areas of buying and selling in this marketplace we'll touch on are;
We'll talk about the use of technology to help overcome the social distancing factor, the public "shaming" that is going on for open houses, and much much more.
Tina Tamboer's report is essential for those interested in some of these immediate effects of Coronavirus. This will give you a better picture of what to expect going forward.
Tom Ross with Bay Equity Home Loans will talk about where there is weakening indicators for loans and where things remain strong.
Are you in a position to refinance and should you?
What is the COVID-19 addendum for deals in escrow?
What are Fannie Mae and Freddie Mac saying about forebearance and how does this compare with the housing crisis in 2008?
And on a lighter note, I'll talk about the City of Scottsdale process server who felt it was essential to come to my door and serve me a photo radar ticket during this time!
Enjoy,
And yes, we do mean now! We are definitely in uncertain and unprecedented times...with the volatility in the stock market a lot of people are worried. It turns out the virus isn't the problem. It's the panicked reaction to it - fear and anxiety is really out of control.
Things are changing constantly and we're all trying to find a new "normal". I'll share a funny story about a valet who presented himself as "not afraid of all this germ stuff", and what I saw after we shook hands..
Then we'll jump right in to the top 5 reasons to buy a home right now (yes, right now) in Arizona.
And we may even give you a bonus reason!!
I talk with the regular cast of experts Tom Ross with Bay Equity and Tina Tamboer with the Cromford Report.
Thanks to Michael Land who put together our incredible theme music (visit MichaelLandMusic.com for more info), and Brian DuBose with OnWeb Productions who puts the podcast together!
In this episode we discuss recent developments with Coronavirus (COVID-19) and how it could affect real estate. As fears increase, some of those involved in the luxury market might be hesitant.
Others might fear that home prices will drop. THIS EPISODE WILL RELIEVE those fears. We explain why prices in the Valley are going to go up - even with the Coronavirus.
COVID-19's effect on the Markets We talk about how the virus has shaken the stock market... but why THAT won't affect real estate in Arizona. We discuss how such incredible demand in the Valley for housing will stave off many of the challenges that the preventative measures will bring.
We talk about the marker you should look for and explain just how far we are from that being a problem.
Cash Buyers and Investors They may be stepping back. But we talk about why them leaving the market is good news for people who need financing to improve their chances in this competitive market.
Other Discussions We could see tourism drop and that could mean short term vacation rentals take a hit. We'll discuss why that phenomenon may (at first glance) seem like an alarm bell, and walk through what homeowners that rent out their properties on VRBO and Airbnb Those owners do when that market softens (they sell!)
We also go over the best tips when you are submitting an offer. We talk about the importance of including a personal letter in your offer. There are lots of sellers out there that would love to sell their home to a person who explains their story. It's not just about the bottom line.
BONUS A great pro tip from Diane about what to put on a dating profile!
Today, Tom Ross and I discuss the interesting and ever-changing world of interest rates. Tom (with Bay Equity) knows exactly how to understand the way interest rate fluctuations work, and explains the dynamics involved in how rates are determined and what the criteria should be for refinancing at lower rates.
How Much Do You Save? What Is a "point"? There is a discussion about what the market means right now, with the dynamic of Coronavirus, which is not likely to stop having an effect on sales.
We discuss an easy way to figure additional payment based on a simple calculation you can do in your head (it's only a 'rough' estimate but it helps).
We also break down some key zip codes in the Valley and available housing supply in the Cromford Report.
Key Questions Tom Ross with Bay Equity Reviews * What affects interest rates * What is a "point"? * When should you refinance? Is it a full percentage point? How dependent is it on the no-cost aspect of a refinance? * With rates where they are now, how to estimate your mortgage payment per month for every $10,000.
First you gotta find someone to help you… do you use a realtor, real estate agent, or a broker? We’re going to talk today about the difference and we’ll also give you the scoop on discount brokerages.
Also we’ve been hearing all over the radio and television about these businesses that will buy your home as well. We’re going to take a very deep look at this. Clients ask me regularly about these companies and whether there is a catch. Here’s a spoiler…there DEFINITELY is a catch! We’re going to explain it to you.
As we do each week, we'll talk to Tom Ross with Bay Equity along with data analyst Tina Tamboer with the Cromford Report.
Some show notes for your reference while listening to the different types of brokers is below. Thanks for listening!
Types of discount real estate brokers; Low Commission (Percentage) – a low commission broker who offers a greatly reduced commission percentage when selling your home 1. Low Commission (Flat Rate) – a low commission broker who offers a flat rate when selling your home 2. Hybrid Real Estate Brokers – hybrid model that is a combination of low commissions and flat rates when selling your home 3. 2 for 1 – 2 for 1 model that is based on the agreement of buy a house with the agent and they will sell yours for free 4. Diane Brennan and Tina Tamboer talk about how hot the housing market is in the Phoenix area and what that means when you are looking. Tina warns that some buyers will have to be willing to not to get everything they want or be willing to remodel.
Diane has no problems with her clients who want to search for homes on websites like Zillow but talks about the limitations that they have. Limitations that include houses under contract even though the popular website says it is available.
Days on Market? Should a buyer be concerned about a home that hasn't sold quickly? What about a home that has some updates and repairs that haven't been disclosed?

Welcome to the first episode of our series on buying a home! Join me, Diane Brennan, as we walk through the steps in buying a home. Today Tom Ross and I will start walking you through what you need to do before you ever look at a home.
Why qualify before I start looking? * In Arizona you need to before you can make an offer. * Time matters in tight markets! Don't miss out on your house. * You want to look at homes that you can afford
Now that you know you need to qualify, give your lender, Tom Ross a call. Today Tom covers:
And, after all of that, you won't believe the Zillow story I have for you!

Diane Brennan, a realtor with Coldwell Banker Realty & Tom Ross, from Bay Equity Home Loans, want to help you as you look at home improvement.

Diane also covers some simple items to do or avoid when planning and executing your remodeling or improvement projects.
Diane Brennan, a Realtor with Coldwell Banker, Tina Tamboer with the Cromford Report, and Tom Ross, with Bay Equity Home Loans walk through the why credit is good thing and that it is unrealistic to live in modern society without being involved with it.
First we discuss taglines for the show. Lot's of interesting choices. Recently, I posted a poll on my twitter account, @thatrealestateshow, asking the best way to improve credit. I discuss the results with Tina and Tom.
We believe that paying for everything in cash is like "living off the grid". Tom gives his
Tom's 5 MISCONCEPTIONS ABOUT CREDIT 1. All you have to do is pay your bills on time (misunderstanding of all of the metrics that are looked at) 2. Closing all of your accounts that you don't use 3. Paying off your installment loan 4. Don't carry balances on your credit cards 5. Paying off or settling old collection accounts
Diane Brennan, Tina Tamboer, and Tom Ross give their memories of the 2008 Great Recession that rocked the state of Arizona. They discussed if we are heading for any kind of economic slowdown in the housing industry in the near future. At this point, the demand is higher than the supply for houses in Phoenix.
Diane is a dual citizen and a resident of Canada as well. She got into the real estate business right during the crash in 2009 and started her show largely based on the fact that there was no trusted source for real estate information right after that time.
When the word "recession" comes up most of us conjure stressful memories of the 2008 crash. This episode covers some essential things to remember whether you're displaced, buying, or selling.
Tina Tamboer joins us and besides being a trusted market analyst, also has some experience in buying and selling real estate.
Her key piece of advice in this episode: Have a trusted handyman/handywoman if you're going to own or rent properties!
Tom Ross talks about questions he's been receiving from clients about what might be happening in the markets going forward.
Tina also talks about the trusted relationship that The Cromford Report has with MLS (multiple listing service) and how that data is used for analyzing supply and demand in the Valley, buy and flip options, and much more.
One thing that's important to note is that headlines can be deceiving - and some may point out how they "called the market", but don't talk about any of the items that didn't exactly hit the mark...
Robert Schiller - Case/Shiller Index Analyst. Here are the last three weeks of headlines (at the time of this episode)
The point is that it's easy to make a statement, then just simply revise that point as you see fit. but it doesn't help the consumer and can create panic when facts (and good market data) are essential to making informed decisions.
