It’s just before the holidays…
Segment 1: Boating, SUPs, kayak safety as requested by the local Coast Guard based on recent release of financial status of costs of unnecessary searches. Recreational Boating Association of Washington (RBAW) working on behalf of Puget Sound boaters and related recreational users. Local yacht clubs doing outreach and planning events as goodwill towards the “Friends of Seward Park” who are trying to eliminate anchoring in Andrew’s Bay which is surrounded by the park.
Segment 2: Guest Ryan Weatherstone of Puckett & Redford law firm www.PuckettRedford.com on the topic of Eviction Moratoriums in WA State and City of Seattle. We cover what landlords can and cannot do, how the laws are currently being interpreted and updates on how the Governor is getting definitions settled to assist both landlords and tenants. Property damage and physical safety issues are of the highest priority at this time so we discuss what is the meaning of “significant and immediate threat” to people and property. What happens when people who aren’t on a lease start staying at a property, how that is defined and more. Unauthorized occupants as a topic is explored. What if a tenant has a job and can pay but just chooses not to?
Segment 3: Landlords are required to find out the health and financial position of a tenant as part of the repayment process for Covid and to offer “reasonable” repayment plans. There are some rental relief programs like ADRP. Will evictions or other nonpayment issues during Covid affect tenants and their credit scores and reporting? Landlords can report issues but 3rd party credit screening firms are not allowed to report so recommendations are made for landlords on how to handle this issue. Segment 4: The “NAFTA” landlord/tenant problem Reba has to share of a current client who has a rental not receiving rent. The owner is out of country, the tenant is out of country – what can he do? Many tenants who were from out of country left due to Covid and can’t come back due to border shut downs so we cover what options a landlord may have in this instance since about 10% of many high rise buildings in downtown Seattle have this issue. What happens if the owner wants to sell the unit? At what point can Declaration of Abandonment be considered? As always, we recommend landlords get good legal representation in these instances. Lastly, we ask Ryan (our guest) about his prognostications of what will happen in the region as Seattle continues to push the envelope of landlord/tenant issues such as “just cause”.

There are two kinds of appraisal waiver; one is through your lender and one is via the real estate contract. Reba and Eric talk about the www.WSHFC.org classes they’ve got coming up and VA Loans. First up PMI Tax Credits:Congress actually did a good thing, can you believe it!? They reinstated the mortgage insurance premium tax deduction for eligible borrowers - and it applies retroactively from 2018-2020. She spoke about the Pierce County Daffodil Festival, and the Scholarship Foundation which awards each of the 23 Daffodil Princesses with a $2,000 scholarship to the post-secondary school of their choice.
Held on April 4th, the Pierce County Daffodil Festival is a community event aimed at promoting education, leadership and local pride in Pierce County. The Grand Floral Parade travels through Tacoma, Puyallup, Sumner, and Orting in one day. Attendees can witness the flower parade and participate in the election of the festival queen, who is selected from one of the 24 participating schools in the surrounding area.

They talk about how this extends to modular homes, "click to show" showings, and recent transactions like Reba's most recent, which is a great case study for guiding a client through a buy & sell contingent transaction.
The case study is that of a referral client looking to upsize for their multi-generational growing family, as the client's daughter is pregnant. So they needed to sell their current home and purchase a new one at the same time. What transpired throughout both sales could've led the transactions to be derailed, but Reba's knowledge and expertise were able to keep everything on track, and actually close both escrows on the same day! She jokes that the other parties made her client experience labor pains right along with her daughter. But at the end of the day, she was on the market for 8 days and received the highest price sale in her neighborhood within the last year.
They also talk about the "click to show" trend that's happening online, where buyers can tour properties on their own. They discuss how that can put you and your realtor at a disadvantage. Listen in to hear how!

On the latest episode of 'Open House with Team Reba', Reba and Eric discuss setting expectations in real estate transactions, and the quality of agents.
In Washington State there are approx. 30,000 real estate agents. Of them, only a small percentage complete more than 2 transactions per year. What that means is that of those agents who are not selling often, they are more likely to be out of the loop when it comes to new rules, regulations, forms, financing, and changes in the market.
Reba and Eric discuss an actual current transaction where the buyer's earnest money may be put at risk unknowingly by the buyer's agent, for lack of knowing about a particular form.
If your expectation is to work with an agent who is up to date on all industry changes, then you want to work with an agent who is in the top tier of selling (such as Team Reba with over 20 transactions in 2019 alone), and who has a proven record of success and great reviews from former clients.

Ross & Mary Hudspeth are the owners of Renton’s very first brewery and they will joining us on-air today. Four Generals Brewing is opening it’s doors in June in the heart of old downtown at 229 Wells Ave S. in the original city hall location.
They will be serving your typical northwest styles with an emphasis on well balanced beers instead of over the top IPAs and such. They have an ipa but the main focus will be on other styles such as Scottish red, cda and pale ale. And of course, will do seasonal rotators as time allows. They’re also planning on starting a sours and Goza program in the near future.
The brewery is a small electric 3bbl system with 4x 10bbl fermenters/brite uni tanks. The atmosphere will be warm and cozy with lots of exposed original brick and 1924 era old growth rafters. The bar and tables are all live edge wood; cedar for the tables and maple/elm for the bar and rails. They will also have a small outside covered patio in front.
