Today I am interviewing Chad Zdenek. He is the CEO of CSQ Properties, which functions as an acquisition and reposition management company of multi-family and self storage real estate. They hold 750 multi-family units and 3,000 self storage units in California and other parts of the US. He has presented at my ITI Meeting as well as been a previous guest on the show.
Chad Zdenek: Had a career in construction and civil engineering, obtaining a license for both . He worked at Boeing for 7 years as a structural dynamics engineer before going into business with his brother which they ran successfully for a few years before Chad was bought out. After, he went into real estate full time and established CSQ Properties as well as grew a $150 million general partner portfolio.

Bronson Hill: Began investing in real estate in 2006 when he purchased his first rental property. Later on a family member introduced Bronson to multi-family investing and there, Bronson learned how to raise capital for a deal. He became a real estate agent and after working in the industry for a bit, Franco had a realization that the wealth gap was significant between the wealthy and working class. His question became how do I help people bridge the wealth gap and his solution was mobile homes.

Neal Bawa: Got started in real estate very differently than most people. He was running technology companies and used that money to build custom campuses. Not having any prior experience in this process, he however was able to very successfully build a 27,000 square foot campus which became extremely successful landing him more opportunities to build over the years. He began buying single family properties in 2008 and eventually pivoted into multifamily investing full time.

Today I am interviewing Gary Lipsky who is the President of Break of Day Capital which is a company that helps investors with passive investing for wealth and legacy building using the asset of multi-family properties that are underperforming in high growth markets. Gary, who has 20+ years of entrepreneurial experience in real estate is the host of the Real Estate Investor Podcast and has more than 3000 apartment units valued over$250 million. He has built various successful businesses over the years and is the best selling Author of a book titled Best of Class.
Gary Lipsky: Since a kid had an entrepreneurial spirit. In college along with his roommate, started a restaurant delivery service in New York. After college he was working as a production assistant on film sets before deciding to make and co-produce a few independent films. Later on he got involved in another business running after school programs which he sold in 2016 to go into real estate full time.

Glenn Hanson: Out of high school, alongside his brother, worked at a machine tool company which they eventually purchased in 1991. They scaled the business drastically and were able to walk away with 32 million dollars. Not knowing how to manage money, they hired professionals to invest their wealth into the stock market which did not end well. Eventually Glenn lost all of his money which catapulted him into money management and creating an angel investment group and investing in real estate.

His love for design has led him into rehabbing architecturally preserved homes from the 1800’s to the 1960’s. His work ethic, expertise and integrity has named him in the top 1% of the Compass network and rated amongst the top Producers in the Pasadena Office.

Know your risk tolerance so you know how far to go with investing, know how much cash in or out you need in order to get a good night rest, find out if your natural talents are more related to people or business and lastly, do you need to have control over your investments? I encourage you to ask yourself these very vital questions to help bring you even more clarity whether you're a current investor or thinking of investing in the future.

From there, his story expands in real estate to flipping, syndicating apartment buildings in Long Beach on old military property, assisting non profit organizations with home repairs, owning a construction company and so much more.

Today I am interviewing Chad Zendek who is the CEO of CSQ Properties. He is a licensed General Contractor and Registered Professional Engineer. CSQ Properties manages, acquires and repositions multifamily properties throughout the United States. He is the former CEO of Mobile Illuminations which he created alongside his siblings. Chad has presented at my FIBI Pasadena Multi Family meeting and has a Youtunbe channel where he does amazing interviews and shares valuable information about real estate investing.
Chad Zendek: Was born and raised in Los Angeles which gave him a first hand look at the southern CA real estate market. At a young age he worked construction, but leaped into engineering because of the lack of education in the construction field. He began his career in Structural Engineering for Boeing working on the space shuttles main engines before becoming CEO of Mobile Illuminations. Chad received his Bachelor’s of Science degree in Civil Engineering from Loyola Marymount University, Master’s of Science degree in Structural Engineering from USC, and MBA from UCLA.

Today I am interviewing Anessia Goss who is an Investor, Property Owner and Short Term Rental Host now working in insurance. What's unique about this interview is that we focus on two products designed to create solutions for both the tenant and the landlord. I met Anessia at my FIBI Pasadena meeting and was really curious about Aster National, which provides security deposit insurance and Lease Protector, a lease management software. As a property owner myself, I think these products would tremendously benefit the mom and pop landlords as well as the landlords that hold many doors. Andre Simonneau: At 19 became an entrepreneur and spent fifteen years owning and operating Verizon retail shops in Maryland. After much success, he and his family moved to Colorado where he built his dream home. However, during the 2008 crash Andre had to close his businesses and found himself in debt. At that point Andre realized that he was never financially educated, which kick started him into educating himself about money and investing. He now teaches and consults people on personal wealth building strategies as well as personal development.

Today I am extremely excited again to be interviewing Kathleen Kramer who is a licensed Broker and Mortgage Originator. This podcast is special because Kathleen just presented this topic at my February FIBI Pasadena meeting and because of the importance of the information, I've asked her to share it again on this platform. She owned and operated a branch of American Residential Funding Inc. in the early 2000's. She has closed on over 2,500 transactions worth over a billion in volume. From 2002-2006 Kathleen ran a real estate meeting in Huntington Beach, CA. Now she and her husband Michael focus on non performing notes. I was first introduced to Kathleen a few years ago from the Norris Group. She is a speaker and educator and will be releasing a course on notes in 2022.
Kathleen Kramer: Learned what homeownership was growing up in CA from her parents who migrated to the United States from Hungary. Her education from her parents was not in investing itself, but in the value of home ownership. After college she started working at a mortgage company which was her first real introduction into the value of real estate investing. Fast forward to now, Kathleen and her husband invest in real estate backed investments like land development, multi family, single family, reg D syndications, and non performing notes. Kathleen received her degree in Business Economics from the University of California Santa Barbra.

After a deal gone wrong, Jen found herself in a position where she thought she would need to return to work. At a meeting the day before an interview, she met someone that told her about capital raising. Today I am extremely excited to be interviewing Kathleen Kramer who is a licensed Broker and Mortgage Originator. She owned and operated a branch of American Residential Funding Inc. in the early 2000's. She has closed on over 2,500 transactions worth over a billion in volume. From 2002-2006 Kathleen ran a real estate meeting in Huntington Beach, CA. Now she and her husband Michael focus on non performing notes. I was first introduced to Kathleen a few years ago from the Norris Group. She is a speaker and educator and will be releasing a course on notes in 2022.
Kathleen Kramer: Learned what homeownership was growing up in CA from her parents who migrated to the United States from Hungary. Her education from her parents was not in investing itself, but in the value of home ownership. After college she started working at a mortgage company which was her first real introduction into the value of real estate investing. Fast forward to now, Kathleen and her husband invest in real estate backed investments like land development, multi family, single family, reg D syndications, and non performing notes. Kathleen received her degree in Business Economics from the University of California Santa Barbra.

"The rule of thumb is that you want to make two hundred dollars a door. If you're going to make less, your property will potentially be too sensitive to the basic maintenance and daily ongoing expenses." -Christina Suter
Today I am sharing with you how cash flow differs in a primary market like Los Angeles versus a tertiary market like Indianapolis . As someone who has and continues to invest in multiple markets, I've found that in tertiary markets things can be a lot more sensitive when it comes to the basics like repairs and maintenance. The rule of thumb for this formula is the one percenter and it means that your gross monthly rent should be 1% of your mortgage. The cash flow from each market using this formula changes drastically because maintenance and repairs for each market will generally cost the same, however my cash flow for Indianapolis will take me a lot longer to accumulate for those repairs in comparison to Los Angeles.

Today I am sharing with you a rule of thumb I learned during the beginning of my investing career which was a formula that would help me calculate the net income for multiple multi units quickly. I learned this concept from Marty Stone's Book, The Unofficial Guide to Real Estate Investing, however other platforms like Bigger Pockets, Rich Dad, Fortune Builders and Michael Blank also have formats for how to do this. The net income should be calculated based on these categories, new building, new building +, existing buildings, and deferred maintenance.

Today I am sharing with you the different types of loans available when looking to purchase a single family property. First, be mindful that what will work for one person may or may not work for the other, so due diligence is priority when it comes to choosing the right loan for you. The most commonly known mortgage loans are a 30 year fixed, a 15 year fixed and variable loans. I personally am a fan of the 30 year fixed because of its predictability. Variable loans are not at the top of my list for reasons like negative amortization or not being able to predict if interest rates will increase and at what time. Every person or investor is different so choosing the right loan for you is what's most important and you can do that by doing your due diligence, consulting with an advisor and weighing out your options.

Today I am talking about vacancy rates and how they affect your investing. On average a building at any given time can have at least a 5% vacancy. As investors no vacancy is best, but it does happen and can affect your overall investment in a property. When a unit is vacant you're not bringing in cash and it brings up the cost for marketing, maintenance cost, open house cost, property management cost and more. I am not saying you cannot have vacant units, what I'm saying is that if you are not anticipating vacancies, there are things that can be done to help your turnaround stay as low as possible.

He dove into real estate and purchased his first single family home, also first learning that the velocity of growth was too slow for his liking. Because of that he began investing in the multifamily market. He has a BA in Economics from the University of Kentucky.

Today I am talking about interest rates in real estate and what that means for you. First, it's very important to know what an interest rate is and how it differs from commercial real estate to single family. The standard turnaround time for when people refinance is about 5 years, however if the interest rate only moves slightly and not at least a half of a point or greater, then refinancing isn't a good idea. Interest rates are based on two components: the T Bill Rate and libor which stands for London Interbank Offered Rate. These two factors determine the interest rates that most standard banks use. It's important to know the math before making a decision like refinancing or purchasing property as the interest rate is what you will be paying in addition to your loan.

Today I am interviewing Swapnil Agarwal who is the Founder and Managing Principal at Nitya Capital, which Swapnil launched in 2013. They are a Houston, Texas based real estate investment firm with a focus on asset management, property management, and acquisitions. They hold 2.5 billion in assets, 20,000 apartment units, hold a million and a half square footage of commercial office space, and 672 units of student housing. Swapnil's Philanthropic and professional awards range from Young Entrepreneur of the Year 2017 by the Indo-American Chamber of Commerce of Greater Houston, Ernst and Young Entrepreneur of the Year 2017 to Ernst and Young Entrepreneur of the Year 2017 and Co-Founder of Karya Kares Foundation, an official non-profit community outreach organization.
Swapnil Agarwal: Moved to Houston, Texas from India in 1996 after he begged his parents to go. He quickly learned that the American dream that he remembered seeing as a kid, was more than just luxury living, but he did see that opportunities presented themselves to everyone in America if they world hard, and became educated. He began a career in finance, after graduating with honors from the University of Texas at Austin with a BBA in Finance. He climbed in the financial sector until always knowing he would one day be an entrepreneur so in 2013 he launched Nitya Capital. He has 15 years of investment experience along with 12 years of global experience in real estate and finance.

"In a commercial loan, 5 units and above, there's often a fixed time period and a variable time period. It's like a variable rate loan in the residential world, but there are no 30 year fixed loans in the multi family world." -Christina Suter
Today I am talking about the difference between commercial and residential loans and what the process over time looks like for both. A residential loan can maintain the same interest rate and payment through its 30 year entirety. A commercial loan on the other hand will have a fixed period and a variable time period. For a commercial fixed loan it can only be fixed for 3, 5, 7 or 10 years. As the intra bank lending rates increase, so does the interest rates for commercial loans. That is the major difference between residential mortgage loans and commercial mortgage loans.

Today I am sharing with you 3 ways to calculate a cap rate. When investing in multi family properties, the cap rate is used to compare a property against another. The equation for one step is your net income divided by the purchase price. First you have to determine what your net income is by including in that what you pay for utilities, management, property taxes, insurance and maintenance. Your net income however does not include your mortgage. By using these three ways to calculate your cap rate, you will be able to compare properties and to determine the cash flow or appreciation of the property for the future.

"You want your interest rate to be less than your cap rate or the other way around. You want your cap rate to be greater than your interest rate." -Christina Suter
Today I am sharing with you something I learned a long time ago that helped me improve my investing. It was learning the difference between cap rate and interest rate and how they play a major role in investing. The first rule of thumb is your interest rate should be lower than your cap rate. An example of this is purchasing a million dollar property and putting 30% down. You are financing the other 70% with an interest rate of 5%. If your cap rate is also 5% then what money are you bringing home in comparison to what you are giving to the bank? You always want to have a lower interest rate and a greater cap rate. That is the rule.

I have not shared a mindset segment in some time, but this one may be the most important skill I think is necessary a Real Estate Investor. Using discernment versus using judgment will help you find actionable solutions instead of using worry, judgement, fear and blame. Discernment holds value in almost every decision you need to make when dealing with real estate including the people you partner with, who claims to be an expert, doing your due diligence, trusting your gut and your education. Managing your affairs from a space of judgement can cause more harm than good and using discernment creates the necessary space in your mind to move forward in a positive and solution based way.

I am continuing with my 4 part series on investing in appreciating and depreciating markets and what that means. Today I am talking about stabilized markets and some of the ways investors can invest in these types of markets and what that means. A stabilized market can be found in places like Knoxville and Indianapolis because although appreciation is not high, it is stabilized because I can expect for them not to dip too low during recessions and other major economic disruptions. Rentals in these markets are consistent with of course their own negative drawbacks like what happens when you increase rents or vacancies, but overall investing in stabilized markets is positive. Using FRED and studying housing charts for your desired location is the first way to really dig into whether a market is stabilized or not.

Book Raising Capital for Real Estate
"You need to pay attention to the cycles that occur where you are invested and it's your job to know the movements in those cycles and whether you've hit the top or the bottom and what you're going to do with the property at that point." -Christina Suter
Today I am talking about investing in stabilized markets and what market cycles indicate for these types of markets. A stabilized market is a place where when you look at a FRED housing chart for your desired city, the market stays between 20˚ and 30˚ during recession cycles. This means that this market has less demand in comparison to Los Angeles, New York, Chicago and San Francisco. You can look at my previous video to hear more about appreciating markets. Cities like Knoxville and Indianapolis dont have such a huge draw as the cities above, but what they do have is stabilized industries that provide jobs for people living in that area. Market timing is also not as important in stabilized markets because it doesn't fluctuate as much as in appreciating or depreciating markets.

SIG also invests in student housing currently holding 300 beds. Jeff has been featured on 30 different podcasts including Bigger Pockets, Millennial Millionaires, Wealth Junkies, and many more.
Jeff Greenberg: Started his real estate path later on in life by being introduced to the concept by a friend. Diving right in, Jeff spent a few years after learning the game before making his first purchase in commercial real estate in 2010. With a background in management, Jeff had the right skill sets necessary for managing commercial real estate properties. He spent 2010-2019 syndicating for multi-family units and student housing. Now Jeff continues to conservatively evaluate deals while bringing the pieces together as a syndicator.

Today I am continuing with last week's show about appreciating markets and what works. Depending on your investing style and where you are investing, appreciating markets can be a great way to invest if you know when and how to do so. In appreciating markets, the land is worth more than the property meaning that it can be harder to get a positive price to rent ratio. In markets like Southern California, New York and San Francisco it can be hard to find properties as well as have a goal of positive cash flow for the first few years. What you are waiting for in appreciating markets is the yearly rent increases that will eventually over time, put you in a positive cash flow. There are strategies that many investors use in high appreciating markets that make these investments worth it.

Today I am talking about what it's like investing in appreciating markets and what cycles can do to your investing style. Cycles can last for years, but the fluctuation of appreciating and depreciating cycles vary depending on affordability, pending sales and demand. You can use the St. Louis FRED to find housing charts for your particular area. Three to six months is how long it takes to notice a clear direction. There are various indicators that also let you know when a cycle is hitting the top and those are the people around you are starting to invest in rental properties and you find that there are more real estate agents than deals. Educating yourself on the movement of cycles will help you not only become a better investor, but it will help you see how cycles move and how to prepare for the next one.

Today I am interviewing a very special guest, Wes Hill who is one of the creators of Multi Family Asset Advisors. As a certified Property Manager and California Real Estate Broker, Wes has been involved in over $200 million transactions and is part owner in over 1,000 units in California, Utah, Oregon, and Washington. He has presented at my FIBI Pasadena Multi Family meeting.
Wes Hill: Got started in real estate as a college student working as an onsite handy man where he mowed lawns, painted buildings, and managed bookkeeping. After receiving his BA from the University of San Diego, he moved to Chico, CA and worked at a property management company. In 1994 he and his wife purchased their first multi family property and continued to purchase properties as the years went on. In 2000 he started his own management firm, Hill Properties. Since then he has invested in larger and larger assets in the multi family sector in his own personal portfolio as well as $200 million in real estate transactions.

Today I am talking about out of state markets, their cycles and why it's important to understand what the rules are for your asset in a particular market. The two types of markets are stabilized and highly volatile. Cities like Los Angeles, New York, and Chicago are high volatile markets which are great for high appreciating assets like buy and hold. Cities like Boise and Knoxville are stable markets that are great for cash on cash assets like rental properties. You can use the St. Louis FRED for charts for specific markets to study market cycles and other information like home prices, unemployment, GDP, income inequality and more. It is one of the richest resources I use to do my due diligence.

He has completed over 2,500 transactions and handled millions during his so far 12 year career in real estate beginning with his real estate license which he got in Dallas, Texas.
Dek Bake: Is a former NFL player for the NY Giants. He helped his team win Super Bowl 42 in 2008 against the Patriots. After no longer being able to play football, Dek ended up with a mentor that convinced him to get involved in real estate. He got his real estate license in Dallas Texas and started working for a wholesaling firm. Fast forward to now he is an investor and one of the Founder's of Fair Trade Real Estate.

Today I am answering a question I get asked a lot and that is, should I invest out of state? My answer is always yes and it depends. Knowing what your investment goals are can help guide you better to answering this question for yourself. Depending on where you live and the market you're in, this will vary from investor to investor. Are you looking to hold for appreciation or cash on cash on your rentals every month? Southern California for example is what we call a high velocity market because of the way it moves. Markets like Indianoopolis, Arlington, VA, El Paso, Hood River, are mild and therefore places I have or still invest in instead of where I live in Southern California. The number one question you should also ask yourself is what is my risk tolerance? This along with knowing your investing goals will help you decide if investing out of state is the right move for you.

Today I am sharing with you the websites I use that help me with my real estate investing. Research, research and more research is one of the key components to investing successfully. There are websites available to us like City-data.com or Google Maps that will help us with the many questions that come up when doing our due diligence. What are the demographics, what are the unemployment rates, what do the streets look like? Although it's extremely important to eventually visit the location before you invest, a site like Google Maps can take you on a virtual tour by using street view. A website like The Norris Group, provides tons of free resources surrounding education as well as economic updates from Bruce Norris. These sites and others are the backbone to my due diligence when it comes to discovering the necessary information I need to make a trustworthy decision about a potential investment.

Now in 2021, Reed has been a part of large commercial projects combining over $500 million. He has a background in Civil/Structural Engineering.

Real estate professionals should use social media to help build and establish a reputation that is trusting and consistent. The first thing people look for before they hire you for a service or hand over money is trust. People need to know that they can trust you and social media is a great way to solidify you as an expert. Social media can be that thing that many of us shy away from, however I have found that working with a branding manager and project manager has made me appreciate the value my business receives from being active on social media.

Today I am interviewing one of my favorite people and educators, Bill Tan. I met Bill Tan years ago when I was first starting my FIBI Pasadena meeting. I consider him a mentor, dear friend and a pioneer in the transactional and note investing side of real estate. Bill has been investing in real estate for over 30 years. He currently is the president of the Los Angeles Investor Association also known as LAREIA. He is a former real estate broker and in 2012 received the Industry Achievement Award for being a master broker in the note business. He speaks nationally and locally at many different meetings, conferences and conventions. He has presented at my meeting many times over the years and is a highly noted educator and creative thinker.
Bill Tan: Began investing in real estate after he realized the value of his expertise working at a computer programming company. He started by obtaining his first rental out of state. While he was an LA Deputy Probation Officer, he was immersing himself into real estate on the side and began note investing. For 15+ years Bill was known as the note guy as he developed a creative way at handling difficult deals. He teaches the Financial Calculator class which occurs annually and the next one will be May 2021.

Today I am talking to Robert Levy and Philip Block of LBX Investments, a diversified commercial real estate firm that launched in 2018. Robert and Philip started LBX after working together at Big V Capital. At BVC, Philip a Partner and Robert, the Co-Founder and responsible for overseeing the underwriting. Both Robert and Philip have extensive backgrounds and experience in real estate. LBX Investments platform oversees property management, leasing, construction, asset management, accounting efforts, marketing and finance. I met them at this year's Intelligent Investors conference.
Robert Levy: is a Managing Partner at LBX Investments. Before he Co Founded Big V Capital, Robert was the Operating Officer at Benefit Street Partners. In 2001 he joined Centerline Capital Group and held multiple positions such as CEO, Chief Financial Officer, President, Chief Operating Officer and Director of Capital Markets. He was also a member of the Board of Trustees for Centerline’s parent company, Centerline Holding Company. He was the Vice President in the real estate equity research and investment banking department at Robert Stephens from 1998-2001. He received his BA from Northwestern University and his MBA from Leonard N. Stern School of Business at New York University.
Philip Block: Is a Managing Partner at LBX Investments. Before LBX and before BVC, Phil was the Senior Managing Director at RealtyMogul.com. Prior to that, he was The VP of corporate finance and Capital Markets at Centerline Capital Group. He helped Dominion Capital Advisors get off the ground right before his career in real estate took off as an Investment Banker for Cantor Fitzgerald. He has a BBA, cume laude, from George Washington University and graduated from the General Course at the London School of Economics with a degree in finance.

He is the Managing Member of Bronson Equity, a passive investing and multi family syndication company. Bronson Equity works one on one with clients who are high earning individuals who want to invest passively. He manages and controls over 60 million in multifamily assets as well as raised 15 million for real estate deals. He is the Co Chapter leader of my FIBI Pasadena Multi Family meeting, which is held via zoom every 1st wednesday of the month. Bronson is an educator and has written a report called The Single Best Investment Strategy During (or After) a Pandemic. He is a contributor to Bigger Pockets, is the guest on other real estate related podcasts and will launch his own podcast called Mailbox Money.
Bronson Hill: Began investing in real estate in 2006 when he purchased his first rental property. After the property began to cash flow, Bronson purchased other single family properties in Ohio, under the impression that he wanted to own 30 homes for passive investing. Later on a family member introduced Bronson to multi family investing and there, Bronson learned how to raise capital for a deal. Now a few years later, he is a Multi Family Syndicator and financial coach.

Today I am sharing with you some tips on how to continue moving forward with that vision in your mind, that thing that wakes you up and gets you going everyday. If you have an idea of what that is, then you already have somewhat of an idea of where you need to start to get there. In order to cultivate all it takes to be an investor, entrepreneur, parent, spouse, etc… you must start today doing that thing that gets you closer to where you want to be. You can do this by writing it down, making a vision board or creating a mind map. If you have your eye set on investing in storage units, for example, you could get a job storage unit site to learn all you can about how storage units operate. You could find a mentor or class that will help guide you even further. You could use this method for the many avenues available to you with real estate investing.

William Barnard: Began fully investing in real estate in 2004. His market is in the Los Angeles area where he has sold over $80,000,000 in single family homes. He was self-employed since the age of 19 and ran a printing business before entering into real estate. His first purchase was through the help of his parents in Texas before he discovered the value of investing in and around Los Angeles.

Today I am talking about due diligence for syndicators and what it means to be a part of a syndication deal. Some people don't want to become experts in real estate, but that doesn't mean they don't want to invest passively. A way to invest in real estate this way is by investing with a syndicator. The only downside of getting involved with a syndication deal is no control. That means you are giving up control for passive investing. Doing your due diligence on the syndicator, the company, the principals, the asset/s, financial projections and the deal overall is the most important thing you could do when investing in a syndication project. I use a due diligence checklist that helps me do a full overview of everything including getting the PPM, signing a non disclosure agreement, reading all agreements and financial projections, doing background checks and more.

Today I am interviewing Bryce Robertson who is the Founder and Principal at PropertyWorkzUSA, which handles investment deals, acquisitions, syndications, asset management, consultation, and education. Bryce, also known as one of the Your Real Estate Mate, is an Australian born investing entrepreneur, world traveler and best selling author with a focus on mobile home parks. His collaborative book, 10,000 Miles to the American Dream is a number one bestseller. He is also the host and creator of Freedom Hack Radio, a podcast dedicated to the motto of work less, make more, live free. I met Bryce at the Intelligent Investors Conference earlier this year.
Bryce Robertson: Deals in recession resistant asset classes like mobile home parks, self storage, ATM’s, and multifamily rentals. After spending 20 years in the field of construction, Bryce decided he wanted to be on the other end of the playing field. He spent two years doing personal development work before he got into investing full time. With only $2,000 to his name and not the greatest credit score, Bryce acquired a $570,000 mobile home park which kicked off his career in investing.

Today I am talking about your mindset and what it means to either be a half empty or half full type person. Me personally, consider myself to be a half full person as I am all about community, inclusion, and freedom. However, there are people who are of course half empty people. Half empty people are actually just as determined and successful as half full people, the only difference is that they approach life in a more cautious and careful way. They also don't accept failure as a way of living and being a half full person doesn't automatically give you the ability of being a responsible person. No matter what point of view you come from, your main goal should be do the people I'm working with on this project understand that I understand what I'm doing and that I am competent? This is what's most important and success isn't determined by being either or.

Today I am interviewing Scott Lewis who is the CEO and Co-Founder of Spartan Investors, a once residential developing company, turned strategic direction for investing in commercial assets in real estate. Scott, a US Army Reserves and Combat vet, specializes in leadership and working with a team of experts in real estate investing, which consist of 34 employees in 31 states around the US. Spartan Investors mission is improving the lives of others using real estate, which mirrors some of the core values I hold in educating people about investing. I met Scott during the 2021 Intelligent Investors Conference. He is an educator, a speaker at national events and has been featured on numerous podcasts and youtube channels.
Scott Lewis: Became interested in building in high and continued building until college. He graduated from Michigan state university with degrees in Marketing and Chemistry, a MS in Management from Catholic University, and a certificate for Project Management from Georgetown University. He is based in Colorado.

The two most important times you should manage and look after your portfolio are monthly and yearly including a full 6 month review. The first question you need to ask yourself is is my portfolio performing and if so am I meeting my earning goals? Every investor should have earning goals whether it be a number or a percentage of growth. Knowing your earning goal helps you create systems that will help you reach your desired return on your portfolio.

She is the Author of the book Flip the Switch from Real Estate Agent to Real Estate Investor,” which was published on Amazon in March of 2020. In Think Realty’s January 2018 issue, Lorraine was featured for her European renovation in Portugal. She has had listings featured on HGTV’s House Hunters, as well as featured on Yahoo Finance. She is the chapter leader for WREN Atlanta and is a contributor to Think Realty Magazine as of 2021.
Lorraine Beato: Interned at Merrill Lynch after her first year of college before working for them full time after graduating from Manhattan College with a BA in Economics and International Relations. In 1988 she received her realtors license and left Merrill Lynch to work for a small Brazilian Bank in investment banking and foriegn exchange trading. After that she began working in international business where she was exposed to high profile deals only adding to her growing list of experience in real estate investing and business. She is now an investor, educator and speaker based in Atlanta, GA.

Today I am talking about ways you can still get involved in real estate without having the capital to do so. You can do this in many ways by finding a job in real estate that allows you to get your foot in the door. Many investors started off in real estate doing a job such as working as a real estate agent, property manager, deal finder/wholesaler, flipping and so many more. Getting a job in real estate creates the training necessary for you to learn in preparation to do it for yourself. There is a misconception that everyone in real estate has the money to invest without realizing there are jobs in real estate that don't necessarily involve having the money to do so.

She got her nickname The Turn Key Girl from her flipping experience in which she flipped 24 properties in the first two years of her career. Using well designed systems and algorithms, Mercedes and her team help investors develop portfolios that cash flow. She is a speaker, educator and shares tips and tricks on Turn Key Tuesdays on the Epic Real Estate podcast.
Mercedes Torres: Graduated from UCLA and has completed over 2,000 real estate transactions. Today I’ll be sharing a few methods that will help you as an investor catch a good night's sleep. As an investor of 30 years, I have had my fair share of sleepless nights, but there are methods that I've implemented that have helped me get past that. The first thing is never put more than a 3rd of your net worth into a single piece of real estate. The second is making sure you have a cash reserve which I think should be 5-10% of your investable capital. The 3rd method is making sure you know what of your assets are investiable and which ones are not. Non investable assets shouldn't be at risk and their primary job is to feed your lifestyle, which can include primary residence, your personal vehicles, and the shelter you provide for your parents, etc… There are indeed more methods, but these are the three that I think helped me the most.

Today I am sharing ways to help you find the deal that is best for you. There are numerous ways and strategies you could use that could help you find a deal. The real question we should be asking ourselves is, is that the best deal for me? Above all, knowing if the deal fits who you are is more important than participating in any old deal that comes by in hopes that you’re making the right decision. What can help eliminate that problem is by doing your due diligence and focusing on how this particular deal corresponds to your current situation. You can find deals by going to meetings and networking, collecting business cards and adding notes to them, being authentic, finding the experts that can help, and lastly developing your team.

Today I am interviewing Derek Harms who is both an investor and a real estate agent based in San Diego, California. He is a Compass Premiere Club agent for the San Diego Padres and Petco Park and has been investing in real estate since 2010. He is the creator of Derek Harms Group and has owned, flipped and invested in commercial and residential property and has participated in short sales, tax deed sales, foreclosures, mobile home parks, real estate auctions, development projects and apartments. I was alongside Derek for last year’s I Survived Real Estate panel hosted by The Norris Group.
Derek Harms: Sits on the board of Directors for the North San Diego Real Estate Investors Association. He is an active residential redevelopment specialist who has successfully increased the business of flipping single family homes in the Sand Diego area. He received his bachelor's degree in sociology from Sonoma State University. He currently is an active investor and real estate agent who specializes in using innovative marketing strategies to help his clients reach their bottom line.

“Ask very simple questions; have you been successful in the deals you’ve been in, have they paid you out successfully, have you had any concerns and what do you find works best? Very simple core questions that open the door to being able to confirm if they are a good reference or not.” -Christina Suter
Today I am talking about the ways you should vet a syndication deal. A syndication deal is a deal where a partnership from several investors is formed to combine resources to purchase a property. The first thing you should look at is the deal itself and the people you’ll be sharing this deal with. The next thing you should ask is will this deal work? Doing your due diligence is extremely important because the more you know about the property, the neighborhood, the market value and will it cash flow, the more successful the deal will be for you as an investor. The third part is asking do the principals know the area and do they have a long history there? Meaning do you know the asset class well and can you insure that the property through data and experience will be a successful investment? Next, always do background checks on people you are doing business with and the last part is checking references and calling people to check sources and information.

Today I am interviewing Garrett Lynch who is the Director of Acquisitions at NightHawk Equity. He started his career in real estate in the multi family market, co-founding a firm that acquired 3,200 doors while managing 125 employees. After he successfully parted ways from that venture, he began working with NightHawk Equity which is a syndication firm. Garrett is a guest speaker on multiple platforms and podcasts and has also presented at my FIBI Pasadena Multifamily meeting.
Garrett Lynch: Is an entrepreneur at heart who started investing in the multi family market in 2011. Fast forward to today, Garrett has relentlessly pursued investing while also assisting in generating high end deals for his past partnerships and now with NightHawk Equity who he began working with in 2019. He graduated from Illinois State University with a degree in marketing, sales and organizational leadership.

Flipping a home can require a lot of moving parts like landscaping, design, physical layout and marketing. Flipping is a career path in real estate that takes dedication and skill, but can be very rewarding when the process of a flip goes right so both the flipper and the buyer are happy.

Today I am interviewing Buddy Broome who is an investor and attorney in southern California. Buddy and his wife purchased their first rental property in August of 2008, but the following month the downturn happened. During that time their property began to negatively cash flow and they also started to notice that homes were selling for 60% below market value. Encouraged to buy another property because of the crash, Buddy and his wife faced another dilemma which was not being able to get a loan. Around that time they met Ellis San Jose (Co Founder of FIBI) who became their mentor. Eliis introduced them to Clyde Wilson and Gary Johnston who introduced them to the concept of seller financing and using a financial calculator. Fast forward to today, Buddy is a successful investor, educator, mentor and speaker and has presented at my FIBI Pasadena meeting.
Buddy Broome: Was born in southern New Jersey. He attended the University of Pennsylvania and received his law degree from the University of San Diego. Before he dove into the investing world, he worked as an attorney for a large firm in Los Angeles. After reading “Rick Dad, Poor Dad” he and his wife began investing. He now teaches his clients and workshop attendees how to understand and use numbers for financial freedom.

Or you can have an investment and not be engaged in the process of running the project, but handing the money over and getting a return on that money.” -Christina Suter
Today we are getting real with what's the difference between investing in real estate and having a job in real estate. There can be some confusion around what someone does in real estate in comparison to how someone is investing in real estate. If you are responsible for the process and are accountable to investors, you have a job in real estate. Some of those jobs are flippers, wholesalers, real estate agents, hard money brokers, tax liens, etc… If you are just an investor in real estate your money is what earns the asset. Some of the investing positions in real estate are hard money lender, limited partner, syndication investor, purchasing notes, stocks and gold. Though this is not always the case, having a job in real estate is a way towards investing if you don't immediately have the money necessary to invest passively because there is a difference between working in real estate and investing in real estate.

Andrew Westling: Received a Bachelor of Science in business administration (BSBA) with a dual concentration in finance and accounting from the Questrom School of Business at Boston University. He started his career in finance in the private banking sector where he eventually moved into real estate. Before Walker & Dunlop he was a Director at George Elkins Mortgage Banking Company. He was also the Vice President for Union Banks private bank for 5 years. Andrew has underwritten and closed $1.1 billion in debt and equity financing for various property types in commercial real estate.

Today I am interviewing Peter Apostolos who is a private investor I met at the Bruce Norris Bootcamp back in 2007. For the past 11 years Peter has been an investor, rehabber, buy and hold landlord, short sales negotiator, wholesaler and a creative financier. His boots on the ground approach to real estate investing has helped him successfully develop a niche system that uses outbound phone marketing. He has taught workshops and has presented at my FIBI Pasadena meeting.
Peter Apostolos: Spent 22 years in aerospace technology before becoming a real estate investor. Taking the skills he developed from the aerospace sector, Peter knew he needed to be real, honest and authentic with homeowners in order to create solid win-win deals. Feeling the effects of the downturn, Peter attended the Bruce Norris Bootcamp which completely changed the trajectory of his education, network, and clientele. Peter believes that focusing on the skills you have while also focusing on the core skills of real estate, will set you up as an investor that is both authentic and successful.

Long term success is the experience of team building, managing good and bad deals, losing money, diversification, integrity and experience. The track record for building yourself up using those skills will outweigh chasing a shiny object any day. Push away the sexy side of investing to focus on long term success that will help you develop depth, stability and lessons.

Jeremy Roll: Is from Montreal, Canada and received his MBA from the Wharton School. He worked in corporate and was investing on the side before becoming a full time investor in 2002 following the dot com crash. He has been investing for 19 years and invests in primarily low risk highly occupied stabilized properties as well as other asset classes. He is a licensed broker in the state of California for investing purposes only as well as an advisor for Realty Mogul, the largest crowdfunding website in the United States. Aside from being a mentor and speaker, Jeremy manages over 1,300 investors in business and real estate and is sought after for his insight and investing opportunities.

Today I am interviewing Kirk Carlstrom who is a flipper, investor and the co-host of my FIBI Pasadena meeting. I met Kirk in 2011 when he first began educating himself about real estate investing. He has now successfully flipped over 100 homes in Los Angeles, The Bay, Austin, Texas and Oregon. He has presented at my FIBI Pasadena meeting and is also a long time friend and fellow investor.
Kirk Carlstrom: Has fixed and flipped over 100 properties in Southern California and other markets such as Oreogon, The Bay & Austin Texas using 100% private investor funding. In 2012, after only 6 months of being a full time investor he got his first deal and evolved into flipping 16 houses a year by 2014. As an advocate and believer in networking, Kirk is now the co-host of FIBI Pasadena. In addition to fixing and flipping houses, Kirk has created a passive rental portfolio without using any of his own money.

Today I am breaking down the relationship between ownership and time and how your level of ownership determines the amount of time you allocate to your investments. There are four levels of ownership and they are direct ownership, active and passive, securitized notes and funds. With each type of ownership the time and control you have over the investment varies because the time you have to invest may be limited. The question to ask yourself is what time do I have to give to investing? Those who are direct ownership active, in my opinion spend the most time on their investments, while those who invest in funds (shares, stocks, etc…) spend little to no time working on or with their investments. Time ultimately affects what type of investor you are and how much control you are willing to have or lose in your investment portfolio.

Today I am interviewing Ellis San Jose. He is a friend and one of the Co Founders of the For Investors By Investors group also known as FIBI. He is an Investor, a Real Estate Broker and a Trustee Broker who also specializes in complex real estate transaction problem solving. Ellis San Jose: Has been a full time investor since 2001. He, with a memo from Bruce Norris successfully pulled out of the market during the 2008 downturn. In 2001 he became a full time investor by buying non performing notes. He currently focuses on investing in properties that have title flaws or other complex issues like hoarding and abandoned properties. As the Co Founder of FIBI (For Investors By Investors), Ellis along with Jeremy Roll started the group as an acknowledgement that people were unaware and uneducated about the upcoming crash.

Today I am talking about discernment and how such a small word can greatly impact not only your personal life, but also your investing. Your capacity to discern between two things can be what saves you if you can first use discernment before judgement. Being discerning requires a calm, clear and perceptive approach instead of anger, frustration and victimhood. Discernment gives us space to access what is in front of us without using our emotions that can cause us to do more harm than good. I had a teacher once tell me that life is more simpler than the mind allows us to believe. With that, use discernment to propel you forward in all aspects of life especially those that bring you peace and safety.

Today I am talking about real estate education and what I think a real estate map looks like. The 5 basic categories in real estate are single family, multi-family, notes, syndication and commercial. Each of these are assets that require a different process. Some people are experts in the process while others are experts with an asset. How you approach each asset will be different because each asset will require a different process although there can be many different processes. In Rich Dad, Poor Dad a main component mentioned is risk tolerance, meaning your education in real estate directly affects your risk tolerance which can affect how you progress in real estate investing.

Today I am interviewing Andrew Cushman who is an investor in multi family syndication as well as provides high-yield multifamily investment opportunities to accredited investors. He is the founder of Vantage Point Acquisitions, has presented at my FIBI Pasadena Multi Family meeting, and is a frequent guest on the Bigger Pockets podcast.
Andrew Cushman: Graduated with a degree in chemical engineering, but soon realized he wanted a different way to earn income. After a few failed attempts at creating small business ideas, Andrew and his wife started flipping houses in 2007. They managed to successfully remain in real estate during and after the 2008 crash. Four years later in 2011 they began working in apartment syndications. Nine years later Andrew has acquired 1800 multifamily units and teaches a Mastermind Accelerator course that educates and prepares investors for the world of multi family real estate investing.

“Don't be embarrassed, be yourself.” -Christina Suter
Today I am talking about what to do if you are embarrassed by your real estate skills as a newbie investor or as a seasoned investor. Being overwhelmed and embarrassed is actually very common in investing but there are ways to help you move forward. For the new investor the first step is education. I would suggest you start by attending a real estate meeting 1 to 2 times a week. At this stage try not to worry about the topic and focus on gaining as much knowledge about the field of real estate as possible. After about 6 months of consistency you will begin to find ways and people to help you start even if you don't know where. Another aspect for the new investor is being willing to say I don't know. This will open your curiosity and push you towards research which can help you solidify a new beginning. For the expert investor you may be feeling left behind in comparison to how the new investors around you are moving. I would suggest you start asking yourself, am I happy with my portfolio? As life changes, it's important to note that maybe your portfolio needs to adapt to those changes as well. Another suggestion I have is to begin educating yourself again and making sure you are reconnecting and redeveloping.

Paige, also known as The Cash Flow Chick, has completed over 150 million in real estate transactions and currently focuses on non performing notes, which she teaches at her workshop called Building Wealth Through Notes twice a year. She has been featured on podcasts such as Secrets to Real Estate Investing, the Note Closure Show, Cash Flow Ninja, Real Estate Investor Goddesses and my other podcast show called Ask Christina First. She has presented at my FIBI Pasadena meeting and speaks at other meetings all over the country.
Paige Panzarello: began investing at a very young age when she inherited an estate in Arizona which was at the time 4 million dollars in debt. With no prior real estate education, Paige moved to Arizona and in 3 years was able to bring the estate back. At that time she was managing 38 townhouse units and a sewer treatment plant all before the 2008 crash. During the crash Paige ended up selling everything, paid all of her investors and walked away from that crash with a 20 million dollar loss (one of her greatest lessons to date). Today she focuses on using non performing notes to help people improve their lives for both investors and borrowers.

Today I am talking about what I feel are the three types of investors and what stage of investing they represent. How you manage your portfolio over its lifespan will inevitably change over time causing you to have to make adjustments within how you manage your investments. The first scenario is major life events like relationships, kids, lifestyle, location, and current circumstances. In this stage investors are usually younger and have a higher risk tolerance as well as more leverage and effort. The second scenario is life line changes which seem to develop after you've been investing for a bit and you decide to approach real estate investing in a different way like mixed leverage and a hybrid portfolio. The last stage is the investor timeline also known as time accumulated capital. At this stage you are a seasoned investor that is aiming for retirement, passive investments, and lower risk. The question we should be asking ourselves is what relationship do we want to have with our real estate? That will help us identify which stage we are in at this time.
