Adam D Whitney grew up near Detroit, Michigan before enlisting in the Marine Corps and an infantryman in 2004. He completed multiple combat deployments and a tour as an instructor before being selected for a competitive program to go attend college and receive a commission to become an officer. In 2018 he discovered the Financial Independence Retire Early community, where he obsessively learned everything he could about personal finance. Immediately implemented a number of strategies and started saving 50% of his income.
Through his personal finance studies, he was reintroduced to some thought leaders in the real estate space, he read 25 books, listened to 100's of podcasts and started networking, where he ended up buying his second property through a great turnkey company that cash flows $550 a month. Once he had a good understanding of the process he started to think about scaling, where he had a goal-setting date with his wife for 2020 and they decided to be opportunistic and now they have been networking by cold calling, emailing, or texting people who are doing what they want to do and put their information out there.

Larry bought his first rental property right out of high school. He learned he had a knack for being a landlord and enjoyed real estate very much. He sold his first rental property for a profit when his first child arrived on the scene in 1996. Larry has had a successful career working in the lumber and contracting fields through the '90s and early 2000s. He finished his Bachelor's degree in Business in 1996 and ran a successful lumberyard and contracting business. In 2010 Larry joined the staff at Dudley Poultry Company as a driver and has worked his way up in the last 10 years to be in charge of the company. In 2009 he realized that school did not adequately prepare him for financial life after school. He immersed himself in learning all things credit and real estate related. He began buying properties in 2012 and has since built a portfolio in NewYork that made him financially independent. He could retire now if he chose but chooses to continue working to continue building the portfolio. His focus has changed from duplexes to larger multifamily properties. He is looking to building his investor database and syndicate multifamily properties to be able to help others achieve financial freedom.

Nathan Milazzo started cutting lawns with his brother and a friend around 14 years old. He always worked really hard for money and he saved a lot of it. At 19 he started wholesaling and made 20k on his first transaction, but blew it all. He learned from that mistake and started growing his lawn business and living very frugally. He started listening to podcasts all day and got hooked on owning rentals because he knew he would not want to cut grass his entire life. The first “rental” that he bought was a house hack that he still lives in today, but it has become just a house, not a hack. So he lost his interest in single families and started focusing on multifamily last year. Where he currently has a 4 plex and working on a 32 unit deal.

To calculate the property’s ROI: Divide the annual return ($9,600) by the amount of the total investment or $110,000. ROI = $9,600 ÷ $110,000 = 0.087 or 8.7%. Your ROI was 8.7%. Calculating the ROI on financed transactions is more involved. The down payment needed for the mortgage was 20% of the purchase price of $20,000 ($100,000 sales price x 20%). Closing costs were higher, which is typical for a mortgage, totaling $2,500 upfront. You paid $9,000 for remodeling. Your total out-of-pocket expenses were $31,500 ($20,000 + $2,500 + $9,000). There are also ongoing costs with a mortgage: Let's assume you took out a 30-year loan with a fixed 4% interest rate. On the borrowed $80,000 ($100,000 sales price minus the $20,000 down payment), the monthly principal and interest payment would be $381.93. We’ll add the same $200 a month to cover water, taxes, and insurance, making your total monthly payment $581.93. Rental income of $1,000 per month totals $12,000 for the year. After you have narrowed down your search to one property, it’s time to make an offer. This is where your real estate agent will carry the load and where you will need your pre-approval letter to go with an earnest money deposit. Your offer should be contingent on an appraisal and on your financing. This means that the property must appraise for at least the agreed-upon sales price, or you don’t have to purchase the property. This also means that if you were honest on your application and your loan doesn’t get approved through no fault of your own, you’ll get your deposit back. Generally, your deposit is a “good faith” deposit, which takes the property off the market for you. Typically, 5% to 10% of the purchase price is a common deposit amount for some properties and it’s given to your agent to put in an escrow account until settlement. At that time, the title company disperses it to the seller. An offer on a multifamily property usually has more contingencies than an offer on a single-family home because you’ll need to complete due diligence on the property’s rental history. This due diligence is a set time period, often 15 days, that the buyers will receive the rent roll, tenant payment history, utility bills and other reasonable documents that they can request and examine before deciding if they want to continue with their offer. #RealEstate #Contract #Underwriting

At its core, shiny object syndrome (SOS) is a disease of distraction, and it affects entrepreneurs specifically because of the qualities that make them unique. Entrepreneurs tend to be highly motivated. They crave new technology and new developments. And they aren’t afraid to start new projects and create new things. Ordinarily, these are great characteristics, but when SOS sets in, it forces you to chase project after project, and change after change, never settling with one option. It’s called shiny object syndrome because it’s the entrepreneurial equivalent of a small child chasing after shiny objects. Once they get there and see what the object is, they immediately lose interest and start chasing the next thing. It goes something like this; when a house is not quite ugly enough to wholesale but it’s not really nice enough for a retail sale then it’s a candidate for wholetailing. There’s little confusion about what to do with a really ugly, smelly house that needs a lot of work. After all, ugly houses are what many of us specialize in. Depending on what your real estate investing strategy is, that ugly house will most likely be rehabbed by you or if you are a wholesaler it will be sold to a rehabber that will fix it up. Every now and then we come across a motivated seller that needs to get rid of a house that really isn’t all that bad to us folks that deal in ugly houses. More than likely, it will have at least one major flaw that would prevent it from being a typical retail sale. How do you know if you came across a great deal, it may look good from the outside, but if it don't make dollars it don't make sense. That's why you need to develop and have a way of looking at deals to know that they fit in your financial criteria and that it will bring your desired returns.
Different strategies apply in the different real estate markets, sometimes you need to look back in the past to determine whats going to happen in the future as markets same is life or anything else on earth is a cyclical thing. I wish that Chris advice for now in this given moment will help you to reach your real estate goals.
