When is the next deal coming?
This is a question I get a lot from our investors, so I wanted to share our view on how the current economy is affecting real estate deal flow.
We all know that, right now, interest rates and rents are going up across the country, but what’s the impact been on acquisitions? In terms of the deal flow specifically, there’s been a slow down over the past few months since the Fed declared their intention of increasing rates.
Is multifamily still a very strong asset class to invest in? Absolutely. Is it a “bulletproof” asset in a recession? There's no such thing. While you can’t say it’s “recession proof”, it is more “recession resistant”. We take a look at the impact the current economy is having on real estate deal flow in the multifamily space and how you can still be successful in this market.

• Overall, there's been a slowdown of deals, but prices are generally stable and we are seeing more off-market deals. • Developing strong relationships and a strong brand are keys to keeping your deals active and filling your funnel. • Returns are not what they were before; that's partially because the loan to value is lower and you need more equity to close deals. • The main thing is to adjust expectations and understand that, while returns may not be as high as they were before, they’ll still be solid. • Operationally, it’s important to understand not only the strength of multifamily as an asset class but also the forces that impacting your yields. If it’s financing and pricing, you should know up front. If it’s increasing expenses because of inflation, then you should be able to make adjustments in your operations; it’s different from how things were six months ago.

When the eviction moratorium was first enacted in 2020, landlords and real estate investors alike worried how their properties might struggle without the ability to evict non-paying tenants. Now in November of 2021, the eviction moratorium has ended and the strategies on how to evict non-paying tenants is the new topic of conversation. In this week's episode, I break down strategy options that I recommend and have found success using, from the standard approach to another strategy to use after all other options have been exhausted.

"To me, if you're a risk adverse person, I tend to go with the mindset that every piece of real estate that I buy needs to be cash flowing when I buy it with the financing that's in place. In the early days of the pandemic when there was so much still unknown, interest rates were lowered by the government to combat a potential market collapse. “The sort of returns we’ve been seeing in stocks over the years, they’re just not sustainable. “I realized in my late 20’s that I’d only gone into the human performance and preventative medicine career as a way to transition out of hockey...So, I just said to myself, 'What’s something I really want to do with my life? There’s no “correct” way to dive into the real estate investing world. Most professionals find their way into real estate investing later in their career path, and use their past experiences as a base while learning the real estate industry. Former professional hockey player Nikolai Ray is no different. As someone who was interested in mathematics and earned his degree in Biomechanics, he was later able to intertwine advanced mathematics and finance to elevate his financial models and titled it “Financial Engineering.” In this episode, he will elaborate on what financial engineering consists of, how it is applied, and how Nikolai Ray was able to scale his company in such a short period of time.
