Welcome to the introduction episode of Takeaways – the podcast.

Why am I doing this?

Early 2017, I started sharing my Takeaways from the various (business and real estate) events that I attend throughout the year. It has been incredibly fulfilling.

I started listening to podcasts in 2016 when Malcom Gladwell released Revisionist History. Then I found Seth Godin’s Start Up School. Now I’m a regular – James Altucher is my current favorite.

The other catalyst for me leaping in the podcasting world was enrolling in Seth Godin’s altMBA. It’s a 30 day online workshop all about leveling up. Doing. And demonstrating how capable we are in creating.

So here goes…

I get to attend incredible events all year long as part of my work. There are always Takeaways. I share those on my blog.

I am also blessed to be around remarkable people. There too are always Takeaways to learn. That is what I am sharing on this podcast. Takeaways – Life. Lessons. Learned. explores learning from the wisdom of others.

The show format will be me and a guest. Varied guests. Like a commercial real estate developer, Senior Pastor of a mega church here in Las Vegas, business coach, fraternity executive, police captain, physician and oh-so-many more!

My guests and I will talk, tell stories, and even perform spoken word poetry. The topics covered will include, stature, grief, having valuable conversations, drive vs. ambition, moments of influence. Who knows what else we will learn? Who knows what might be shared that will inspire your next great creation or achievement?

I will share and explore Takeaways that I have learned from the people who have influenced me. At the very least I hope you will be entertained. At the very best you will find value in these Takeaways and will use them to do something meaningfully awesome!

Deryk Engelland hardly needs an introduction as one of the original Las Vegas Golden Knights Misfits, playing from 2017-2020. On the ice he is known for his tough fighting skills. This is a story of a miracle in the midst of tragedy, a story that must be told and must be heard. Lucy Jacobs turns 95 years young this summer, but by the glory of God she is here to tell the story of what happened to her along with six million Jews in the concentration camps of Nazi Germany. The takeaway from this powerful episode is as simple as this: to hear her first-hand account and bear the truth.

Born in Czechoslovakia in 1928. Lucy was one of seven children, and is the only one left. Her father was a veterinarian, a taxpayer, and helped whomever he could. Yet she,  her parents and siblings, along with millions of other Jews, were torn from their homes by radio announcement and moved to locked ghettos within their own city. Soon they were placed on a cattle train to Auschwitz.

Betrayal, suffering, and survival

Lucy describes her arrival at the concentration camp; what follows is an account of unfathomable darkness. At merely 14 years of age, she was torn from her mother who was sent to die in the gas chambers, and found herself alone, naked, bald, and barefooted. She was left freezing cold, and nearly died of hunger within the first five days. The betrayal came by way of politics, when Jewish citizens who had done nothing wrong were burned to ashes, without so much as a body left to bury. Lucy asks, “I don’t know why they picked the Jews. What did we do?” 

She suffered every day - either by hunger, disease, sorrow, or shock. But she describes herself as feisty, a hard worker, and raised with strong faith in God. She survived Auschwitz, the Auschwitz Death March, and came out alive from the Bergen-Belsen death camp. Lucy was clever, attesting her very survival to the will of God so that she could tell us her story. 

Bergen-Belsen was liberated by the British in 1945, and Lucy carved a path toward a better life by way of extended family, children, and moving to America in 1950. Her story is captivating and a sobering reminder of how evil can flourish if we let it. Lucy speaks six languages from her time in the concentration camps talking with Hungarians, Polish, Czechs, and more. She still bears the number tattoo placed on her arm after six months at Auschwitz, a step which she interpreted to mean that they would not take her life.

Mike Forche moved to Las Vegas and got into commercial real estate in 1979 when he joined Nevada Title. He was there until 2017 and was involved in many ventures, including construction, development, receivership, and even investments in Macau. Mike is a licensed real estate broker, property manager, and a court-appointed receiver with over 40 completed cases. But that doesn’t tell the entire story of who Mike is. 

Mike’s story began in Indiana. He was an athlete his whole life, played semi-professional football, and worked as an ironworker in Indianapolis. His experience working on high-rise buildings led him to chase a warmer climate. He took his college degree and a beat-up Volkswagen and drove across the country to California, where he got his real estate license and began his career in real estate.

Mike’s competency for finding deals led him to work with a lot of whales. The stories he shares are as prolific as the clients he’s served. Frank Mariani and Jerry Buss already owned 1,000 single family homes, 4,000 apartment units and both the L.A. Lakers and Kings when Mike first visited their office. Tom Dadon can be described as a Wayfinder. From the beaches of California as a kid to a Tank Commander in the Israeli army at 19, and then back to the U.S. with his family, Tom has always found a way forward with creativity and endurance. Itay Dadon’s pursuit of the American Dream started with him selling a wheelie-like apparatus in the middle of the Mall of America. Fast forward 15 years, Itay is an owner of Triple Seven Movers and Ice Air Conditioning and Plumbing, a real estate investor, a council member with the Las Vegas chapter of the Israeli American Council, a member of the Jewish Nevada Men’s Division, and a devoted family man. Failing in Minnesota, Itay decided to move out west to Las Vegas. But it was at the onset of the Great Recession. The only jobs available were in moving, and that’s how Itay worked his way into the moving business. Together with his brother, Itay eventually moved his parents from Israel, and they started Triple Seven Movers as a family business. As the business grew they bought as much real estate as they could while the prices were still low. Itay’s evolution in business is quite a story, but his previous life serving in the Israel Defense Forces (IDF) is, in Itay’s words, “a story straight out of a Rambo movie”.

Tim Rios, travels the globe training and consulting commercial real estate professionals. He is Chief Learning Officer with The Lipsey Company. Curt Anderson is a CPA by trade, but a serial entrepreneur by spirit. He co-founded his accounting firm, Fair Anderson Langerman, in 1988 and he co-founded my company MDL Group in 1989. On this episode he mentioned that he has been involved with 23 partnerships over his 40 + year career. Originally from South Bend Indiana, Curt of course graduated from Notre Dame with his BA in Business Administration with an accounting emphasis. Make Your Life Decision Based on What You Want, Not How Much Money You Want Curt is someone who likes to help people figure out what they want to do and how to get there. He is classically trained as a CPA, but in reality, he was never built to be just an accountant. His approach with clients has been unorthodox in that sense. On this episode of Takeaways, I had the privilege to connect with Tina Quigley, who became the President and CEO of LVGEA (Las Vegas Global Economic Alliance) as of February 2022. Prior to that, she was CEO of the RTC (Regional Transportation Commission) for 14 years. In addition to her career accomplishments, Tina is also a licensed pilot. Although she does not currently fly planes, she has been flying successfully in the community and continues to be a leader in Las Vegas every day. If Not You, Then Who?Tina’s second-born son was born with a liver problem that required him to have a liver transplant and she didn’t know if he was going to make it for the first two years of his life. Today he is healthy and successful. However, the extreme stress and many sleepless nights exposed Tina’s most extreme and vulnerable sides. This event made her more aware of her own capability to deal with stress, her strength as a fighter, and her natural abilities to lead. Tina has been called a fighter for good reason. On this podcast, she shared her mantra: “If not you, then who? If not now, then when?” If you see something that is not right, it is up to you to force the conversation. In order to do that, Tina connected with others and went on a listening tour. She gathered insights to better understand the role of LVGEA within the community, both the good and the bad. It’s the LVGEA’s responsibility to connect the right companies to the right municipalities. In order to do that, it’s important to understand the priorities of the municipalities and the businesses they are interested in attracting. As the leader of LVGEA, Tina is the ‘dream catcher’ for businesses that want to come to the Greater Las Vegas area, and the ‘director’ connecting them to the right people in the region. On this episode of Takeaways, I had the treat of talking to Somer Hollingsworth, a household name in the southern Nevada community. Somer has been in Las Vegas since he was a teenager and called the area a “Mecca” for him and his family when they moved here from Texas. After a 30-year career in banking, Somer was asked to lead the Las Vegas Global Economic Alliance (LVGEA), or as it was known at the time, the Nevada Development Authority (NDA).

One thing I loved about this episode is the massive amount of incredible insider Las Vegas information that Somer has to share. He was on the frontlines of some of Nevada’s most notable economic development activities over the past four decades. He’s got a ton of great stories and wisdom to share, and it was a genuine pleasure to have this conversation with him.

Community Comes First What stood out to me as Somer and I spoke is his commitment to southern Nevada. He and his team at NDA were committed to bettering this community, and he wasn’t afraid to get in the face of anyone who had a bad word to say about Las Vegas, whether he found them on an airplane or a boardroom.

“We kicked butt and took names,” he said. “People were dedicated and said it was the best job they ever had because they were doing it for our community…. I never thought I would ever have that opportunity to make that kind of a change in this community that I love so much.”

I think it’s fair to say that the southern Nevada landscape would look much different without the influence of Somer Hollingsworth. While we spoke, he reminisced about this community before gaming was legalized federally and economic development here was in its infancy. He also shared his thoughts on the state of the state today and the LVGEA’s new leadership, Tina Quigley.

Jeff LaPour is the founder and president of LaPour Partners, a commercial real estate and hospitality development firm. He’s unique in several ways, and so is his career path. Be a Believer in Your Ideas & Have Confidence in Yourself

In this episode of Takeaways, Jeff shared wisdom on everything from mentorship to learning through mistakes. He talked about the importance of being aware of what the market is doing and following your instincts, even when others might think you’re crazy. “I have learned way more from failing than I ever did from being successful,” he states.

As we spoke, Jeff went on to explain how, sometimes, all it takes is confidence in yourself and patience to follow through with what you want. He illustrated this with several examples. One, in particular, stood out to me. Jeff spoke about a deal he got in Arizona by sticking to his convictions, following through on the right thing to do, and being patient that it would pay off in the end. “It goes back to conviction,” he said. “I absolutely had it in my head that I was going to get that deal one way or another.” And it happened!

No matter the industry, interest rates and inflation has been a challenge in the last few months. Both are increasing and the impacts on the southern Nevada commercial real estate market are tremendous. Just recently, the Federal Reserve raised the interest rate by .75 percent, which was the biggest single meeting increase in almost 30 years. That increase followed a rate jump of .25 in March and another of .50 in May.

When I turned 40 a few years ago, it occurred to me that if I didn’t start getting healthy, I would be 50 before I knew it, and still feel bad. It was time to make a change in my health habits. I landed on running. I started with the Nike Run Club app that coached me through my runs. As I saw results, both mentally and physically, running became more and more of a passion. I decided to get a coach and start training for a half marathon. That’s when I met Michelle Cupersmith.

Michelle’s resume will tell you she’s a senior financial analyst with Light & Wonder, formerly Scientific Games. She has a double major in accounting and psychology. Her resume is impressive but, first and foremost, Michelle identifies as a runner. It’s her hobby and passion and she’s helped make running a passion for people who she coaches through Team Run Run. Michelle has given me vital lessons, tips, and coaching that allowed me to complete a half marathon in under 10 minutes on average per mile and then train for a full marathon which I completed June 5th. Along the way, running has also shown me important, fundamental lessons that parallel life.

Run the Mile You’re In

What does it mean to run the mile you’re in? Essentially, it means to be present in what you’re doing. If you’re running, run. If you’re working, work. When you hit a wall and don’t want to continue, take time to be present and do a “systems check” to help get yourself back in the race. “The point is not getting from A to B,” said Michelle. “It’s the run itself.”

Takeaways – Life. Lessons. Learned.

In any occurrence, whatever you are doing, whoever you are meeting, there are always Takeaways that can be learned. I started this podcast in January of 2018 as a way to share the Takeaways I’ve learned from incredible individuals that have come into my life. By that summer I started recording Takeaways from events that I regularly attended, namely the NAIOP Southern Nevada monthly breakfast programs.

Takeaways the Process

It’s been four years and about 60 episodes since I began Takeaways. Takeaways has been a journey. From making the time to consistently produce the content, to evolving interviews to zoom during the pandemic, and then slowing down all together.

Recently, I took a step back to evaluate where I was and where I wanted Takeaways to go. I realized two things. 1. This is something I enjoy, I believe the audience enjoys, and that I wanted to continue. 2. I was bottlenecking the journey. Scheduling guests. Writing post descriptions. Distributing content. The process of creating a podcast, and doing it well, is a lot of work. So…

It was time to recommit to the process and set a new path forward.

That’s where Kri Edholm, and her company KRICO Productions comes in. Kri was one of the first people I met with in 2017 when I was fact finding how to start Takeaways. She was producing her own podcast, had me in to her “studio” and gave me generous advice on equipment and tech. It made sense for me to reach out to Kri again.

Takeaways the Evolution & Expansion

I have been doing this as a hobby. It’s time to level up. What does "going pro" mean for Takeaways? It means consistency, additional support and video. Kri is helping with guest scheduling to keep the show releases consistent. We’ll have 2 shows a month, 1 guest episode and 1 NAIOP Takeaways. Before every show, Kri arrives at my office with a fold up wheelbarrow. In it are 3 cameras, lighting, cables, and a sick mixing board. You’ll be able to “watch” Takeaways on YouTube, not just “hear” it on podcast platforms.

What does it mean to Thrive?

Vistage, whose name blends the words “Vista” and “Advantage”, is an executive coaching and peer advisory organization. Kevin began working with the company as a member 17 years ago, during his pastoral years. After leading his own succession at Canyon Ridge, Kevin discovered working with executives and helping them thrive as full-hearted leaders to be incredibly fulfilling.

Learning the “put your mask on first” is important for anyone that is working themselves too hard. You have to first take leadership of yourself before you can help others effectively.

Kevin explains that there are four major funnels that impact having a full heart: physical, mental, emotional, and spiritual. Taking care of each of those areas can lead to a more fulfilling, healthier balance in life.

To kick off the panel, Tina Quigley, President and CEO of the Las Vegas Global Economic Alliance, shares a story about sunglasses. After trying on a pair of sunglasses that she liked, she decided to settle on the less expensive pair⁠—talking herself out of the better ones. Her friend lovingly called her out, acknowledging that she is BETTER than that.  

Southern Nevada is at a point where we are attracting businesses and jobs from all over the country and the world, and some of those jobs simply because we are less expensive than other states. We must begin to ask ourselves if we want all of the leftover jobs, or if we want to strive for something more. Are the jobs we’re attracting going to help propel our community toward economic prosperity? In this month’s breakfast panel, we talk through the economic challenges and opportunities facing Southern Nevada commercial real estate today.  

The collaborative opportunities available between the commercial real estate (CRE) sector, specifically NAIOP of Southern Nevada and the economic development agencies in southern Nevada are real. Nevada is still seeing the real estate boom playout. Both the leadership in NAIOP and LVGEA have a lot to gain by working together. They are deep in the trenches every day. When they come up and actually share what they’re hearing and seeing, it makes for some relevant content.

This panel was comprised of fresh panelists, two of which made their NAIOP programs debut. What was immediately apparent is the chemistry among them. These are genuine people who clearly have formed friendships beyond their professional relationships. It made for a flowing, conversational program that made the job of the Moderator Cassie Catania-Hsu with CBRE very easy that morning. But her questions were excellent, and she kept the conversation on track!

I am back with my co-host MARIANNA HUNNICUTT, Civil Engineer and Practice Builder with KIMLEY HORN. In this episode, we recap our Takeaways from the NAIOP Southern Nevada April Program. The title was Industrial. Its What's Driving Everything. The sponsor that morning was NV Energy.

This program was a deeper dive into the industrial development activity in Southern Nevada. In order to understand the context in 2021, moderator Dan Doherty, SIOR, executive vice president of Colliers International, started the morning with a story. The year was 2014. Fritz Wyler with Prologis said "lease rates need to get to $.36 per square foot in order for us to justify speculative development." When lease rates did get there, spec development kicked off and hasn't subsided since. This development cycle has seen bigger building... being built faster... with different capital sources, executions and developers than we've ever seen before in Southern Nevada.

To illuminated the latter part, the programs committee compiled a panel of developers that made their NAIOP Breakfast Program debut.

KATRINA BRUCE started her career as an entrepreneur when she was a freshman in high school. Her first company created a glass catcher ornament that was fabricated at the JUNIOR Achievement building and sold at a fair at the mall where she grew up in Reno, NV. Her decision to join Junior Achievement changed the trajectory of her life.

Today Katrina is President of ALTERNATIVE MANAGEMENT which she founded in 1989. Her company manages associations like NAIOP Southern Nevada, Southern Nevada CCIM Chapter, and Henderson Community Foundation just to name a few.

The thing Katrina loves most about her job is that she gets to work with the people who choose to be involved in their associations to make their industries better. In fact, if you volunteered on a committee or board of a commercial real estate association in Southern Nevada over the last 31 years, Katrina likely served alongside you.

We talked about many of the volunteers Katrina has worked with over the years. Listen in and you might hear your name in this episode! As one of those volunteers in the associations Katrina manages, I can say firsthand, that one of the things we love most about being involved is being able to work with Katrina and her team at Alternative Management.

In the summer of 1977, BRUCE BREIER was unemployed, traveling across the country in a camper van without a plan for himself. He knew he was ready for a change and that he did not want to endure another Connecticut winter. Although he didn't have a plan for himself, his trip was very organized, equipped with a criteria chart to determine which city met his version of paradise. Breier decided San Diego was the best place for his new life.

At the end of 2020 Bruce will be celebrating 42 years as an "Organizational Consultant" having started BHB Consulting Services in 1978 in San Diego, CA. Bruce also had a 36-year run as a VISTAGE resource speaker, which he only recently retired from after giving more than 1,000 presentations on two topics: The Organized Executive and The Goal Setting Executive. These presentations provide tips, tools, and techniques for increased and improved effectiveness and efficiency.

How did Bruce gain popularity as an organizational consultant?! He credits a single successful cold call in 1980, where he sold himself as an Organizational Consultant to a Farmers Insurance agent. That client referred him to one client and then another. Without any marketing, that word-of-mouth ripple has kept Bruce booked and busy for the last four decades.

This year, I personally invested in a 6-month engagement with Bruce. The reason I did this is because I was faced with a choice that I didn't like. That choice was would I have to take things off my plate to keep accomplishing everything I wanted as I became more and more active? I sought Bruce out because I wanted to increase my capacity, instead of being forced to take things off my plate. Or as Bruce would call it, I wanted to become more effective and efficient.

Rod Martin is one of the nicest people that I have met in the commercial real estate development industry. If I said that to his face, which I have, he would politely shrug it off.

Rod joined Majestic Realty Co. in 1992 and is currently a Senior Vice President and Director of Development for the company in Las Vegas. Majestic is a 72-year-old company helmed by Ed Roski Jr., who also has ownership in the Los Angeles Kings, Lakers, and Staples Center. Those are ornaments on Majestic's 87 million square foot portfolio spanning from California to Pennsylvania.

In Las Vegas, Majestic owns and develops 6.7 million square feet of some of the highest quality industrial buildings, in the most attractive southwest submarket.

How did Rod land a gig with Majestic?! He credits the importance of relationships... a theme that developed throughout this episode. Another theme that surfaced is how Rod Martin knows exactly who he is.

He describes himself as hardworking, dedicated, and loyal. I would add that he is a fantastic person to be in any kind of relationship with (as a fellow board member, landlord, or business partner). This is a Takeaway that comes out in our conversation.

This program hit on all cylinders despite being virtual! There were 547 people registered and 438 people that were actually on the call. The panelists shared real-time insights about their unique perspectives on construction, development and lending. There were so many questions from that audience that we couldn’t process them all. John Sanders asked me if I would record an episode for his podcast. I didn't know the significance of the ask until he shared this was to be his 20th show. Quite a benchmark!

John called me about 6 months ago. He was stuck. He wanted to get his podcast launched but was wrestling with some things. We spent about 30 minutes on the phone. I asked him questions to help him get clarity. I offered some tips that helped me get from concept to launch. I asked him to commit to a date for when he would launch (accountability).

Julie Youngblood is many things. A Realtor. A coach. A proud mom and dedicated wife. A motivator!

Have you ever been around someone who has the innate ability to motivate those around her? You would know it if you have. And you wouldn't forget it.

In 2014 I was elected President of Commercial Alliance Las Vegas. That gave me a seat on the Las Vegas Realtor Board. It was a trying year for the association. In particular, was a pending lawsuit from a couple years prior. The board selected 3 "disinterested third parties" to conduct the internal investigation. That meant current board members that were not on the board at the time of the alleged infraction.

I sunk into my chair when I was selected. I and the others were presented a mountain of files that we were being asked to review. "Are you f*cking kidding", was the thought that went through my mind. Before I could think, or feel, anything else Julie did what Julie does. She got us all fired up about the task. She even made me believe I was going to enjoy it.

Julie motivated me. And I never forgot it!

I got my real estate license in 2004. Not long after I read an article in the Las Vegas Review Journal about this guy name Mark Stark who outbid a Warren Buffet affiliated company to buy a local real estate business. "What is he thinking?", I thought.

The rest of the story has also been well documented in local newspapers. Mark went through the ashes of hell during the Great Global Recession and came back to thrive!

As the CEO and owner/broker of Berkshire Hathaway Home Services in Nevada, Arizona and California, Mark's operation is the 3rd largest within the BHHS network. He leads 40 offices in the 3 states, 3,300 Sales Executives, selling over 13,000 homes a year to the tune of $5.6 billion dollars in transaction value.

During the attacks of 9/11, Noa Peri-Jensch, was the head of Training and Development for Marriott Intentional in Europe. She was notified of the attack after the first plane hit. Noa and her team gathered around a small TV in the cafeteria to watch the news. That's when the the second plane hit. Her immediate response was to jump into work mode. To focus on what she could control. Her co-worker, Claudia, had a different response. She went into shock.

I had a breakfast meeting scheduled with Noa on March 13th. We decided it was better to have a call instead. Similar to the weeks after 9/11, waves of change washed over our nation and local community. School districts closed causing working parents to transform into teachers overnight. Governors ordered non-essential businesses to close causing every company in the world to make a shift.

Today, Noa is the National Senior Director of Strategy and Director of the Las Vegas Region of Israeli American Council (IAC) However, this episode was not about her role with the IAC. This episode is about Noa's experiences as a leadership consultant. We cover a broad range of topics that I hope are useful for you during these times. Noa talked about types of change, the difference between fear and anxiety, coping mechanisms, strategies for change and much more.

Angelica and I were at the Nevada Childhood Cancer Foundation gala at the end of November. I asked her a question about something going on in her life. Angelica shared her story as a survivor of domestic abuse in S1:E12.

On a cold February night in 1999, Shoham Nicolet was starting an operation with 23 other soldiers. He served in an elite paratroopers recon unit in the Israeli Defense Force (IDF). At the time there was a security zone between Israel and South Lebanon to thwart Hezbollah from attacking Israeli citizens.

Shoham’s unit would routinely go past the security zone behind enemy lines to surprise the enemy. This night was different. This night, they would be surprised. Shoham lost two friends and his commander, Eitan. The rest of the unit narrowly escaped being ejected by Blackhawk helicopters. The pilots decided to return to the fight against the official recommendation to get the rest of the unit out. Shoham was only 20 years old.

Today, Shoham is the CEO of Israeli American Council (IAC) which he co-founded 12 years ago. IAC is the fastest growing Jewish organization in America today. There are 22 offices serving more than 70 communities and 100 university campuses. At the time of this episodes airing, the IAC is having its 6th annual national summit in South Florida. The President of the United States is keynoting!

Shoham is married, has two sons, and lives in Southern California as an Israeli American. This split identity is at the core of his mission.

We get into a lot of topics in this episode. A broad range of dense good stuff.

I don’t personally know very many people leading national organization. I know even less people who are like Shoham. He is a true visionary. As a leader, his people follow him, because he is good. He challenges what’s true and creates new possibilities. As a friend he is loyal, honest, and effortless to be around.

For three decades the members of this organization have provided the development industry with an aspirational standard for development, access and sharing, and people like Tom and Frank who prioritize paying it forward. This breakfast program was reflective of how we got here today and where we’re going into the future. It was the last program of the year before the Bus Tour in November and the Member Holiday event in December. For those who were there, it was a tremendous value to hear the perspectives of these industry leaders.

Every other year the Nevada Legislature is in session. On any given session NAIOP tracks hundreds of bills that can positively or negatively impact the commercial real estate development industry. They work with elected officials to advocate for this industry.

It's a tough job, so NAIOP's gotta do it!

In 2008 Charles Prince was named by Fortune magazine as on of the economic leaders who didn't see the financial crisis coming. He was CEO of Citigroup, which at the time, was a major provider of financing for leveraged buyouts. He infamously told The Financial Times, "as long as the music is playing, you’ve got to get up and dance.” What a great quote to use to open this program. It not only sets the tone of all the activity in Southern Nevada today, but strikes the chords of irony, reminding us how deeply this community suffered just a few years ago.

These days it appears that Southern Nevada is in full recovery. There is a pipeline of activity ranging from catalyst projects, new hotels, infrastructure renovations to master-planning new communities to be developed 7-10 years from now. This was a robust program where the panelists not only talked about how much is going on now, but what is next!

This was a landmark episode for Takeaways! We recorded in front of a live audience, we recorded on video (currently in editing) and we had to get official approval from the U.S. State Department to sit down with our guest!!

February 5, 2019 Secretary of State, Mike Pompeo, appointed Elan S. Carr to be Special Envoy to Monitor and Combat anit-Semitism. This position was established in 2004 as part of the Office of Religion and Global Affairs at the United States Department of State.

Rewind to the summer of 1999. I was a rising sophomore attending UNLV. My fraternity brothers put me forward to receive a full scholarship to attend the Alpha Epsilon Pi International Convention in Morristown, New Jersey. At one of the leadership breakout sessions was this guy with radiating enthusiasm. Whenever he saw someone he knew, he would let out this signature "dooooooooode" as the pitch in his voice raised, his arms would open wide in anticipation of a brotherly embrace. He would then say in perfect Hebrew, "brother how I missed you!"

Elan was already a legend to droves of Alpha Epsilon Pi brothers around the world back then as a major volunteer. He joined AEPi as an undergraduate at U.C. Berkeley where he earned a degree in Philosophy and Political Science. Then he went to Northwestern University to get his law degree. Operation Desert Storm occurred when he was a first year law student. That compelled Elan to join the U.S. Army. It was that decision which lead him to serve in the Iraqi War after the events of 9/11. The stories Elan shares in this episode about his experiences in Iraq are almost unbelievable.

Elan's day job for 13 years was as a criminal prosecutor in Los Angeles Country. He focused both as a gang prosecutor and in the Special Victims Unit prosecuting child molesters, rapists, and domestic abusers. In 2014 Elan ran for Congress and lost. It was that election, however, that put him on the radar of the National Republican Party to be considered almost 5 years later for this current role.

Politics aside what else can you learn from a person like Special Envoy Carr? Here are just a few of the Takeaways that we discussed on this episode.

When he was 19 years old Harry Fagel found himself sitting in his car at the UNLV parking lot. He didn't feel like he was connected to anything. He felt like he didn't matter. It was in that moment that he made the decision to live a life that connected him to other people.

Fast forward to February 28, 2019, Captain Harry Fagel retired after a 25 year career with the Las Vegas Metropolitan Police Department. But that is not all he's done to connect to people. Not by a long shot! 

Harry is a published poet. A produced spoken word poet. I would even say he is the voice of the police department and law enforcement everywhere.

When I first met Harry he was my high school youth group advisor. The next time we would cross paths I was 24. He found out I had been writing poetry and 'firmly' asked me to open for him at his next show. We talk about that in this episode and what happened next when I returned the favor and invited him to my stage. We covered an incredible spectrum of conversation in this episode from his storied past which includes stories about Jay Sarno and his cousin Freddie Glusman, owner of Piero's, to life as a cop and much more.

If you're on a journey to become a better version of your self this year, then Ruth Furman's story will help you get there. As the owner of Image Words, a Public Relations company in Las Vegas, Ruth helps her clients "shine brighter." Her clients range from major corporations in health care, legal, construction and real estate industries to individuals on their way to becoming national public speakers. We talk about PR in this episode but that's not the only thing that makes Ruth so remarkable.

In 2012 Ruth was in a dark place. She was hit with the perfect storm of losing major clients, health issues and her weight was out of control. She was negative and just not herself. A good friend that she met through NAWBO (National Association of Women Business Owners) held up the mirror. Ruth decided it was time to change.

Fast forward to present, Ruth's business is thriving to the point that she is scheduling margin in her day-to-day. She became a Lifetime Member of Weight Watchers having lost 77 pounds since 2015. And she has transformed from being a chronic complainer to being joyful!

Ruth and I covered a lot in this episode. I specifically wanted to have her on this time of year, when resolutions likely start to fade, to show us all how did she did it. And how she maintains it!

It's that time of year where we get to reflect and account for the year's activities and results. When I set out to start the Takeaways Podcast I did not imagine some of the twists and turns we'd take. After twelve months and 20 episodes I am proud of what we've accomplished. There were many things we said we would do that we did. And there were things that we didn't get to. 

With me on this episode to recap Season 1 is  REED GOTTESMAN, Vice President Regional Director of Leasing at HARSCH INVESTMENT PROPERTIES. Anyone who knows Reed knows that he has the unique ability to really see people. I call him a human profiler. Reed generously took the time to hear back every episode to prepare for this podcast. We turned the table and Reed was the one asking the questions. There is a lot of texture and nuance that we explored in this conversation. Reed got me to share more about my experience as a podcaster this year, how I focused on process vs. perfection, and even adversity from my past that I don't usually talk about. We ended the show with thoughts and ideas of what to expect from Season 2 of Takeaways!

By all accounts Frank Martin is going out on top! He built Martin-Harris Construction into the largest general contracting company in Las Vegas with well over $400 million in annual billings and over 400 employees. Frank sold Martin-Harris to Big-D Corp in 2014 for a figure that not even his accounting team knows. Earlier in 2018 Frank secured one of the largest jobs going on in Las Vegas - the Convention Center! While Frank has received a multitude of awards and accolades over the years it wasn't always smooth sailing.

When Frank moved to Las Vegas in 1961 his family's first home was a motel. Eight years after going into business for himself he was faced with losing it all. Frank would face losing everything twice more in his career. His faith, support from his wife Bonnie, resolve for having a plan and working his plan lead Frank to a dynamic life!

Frank and I covered a lot of ground in this episode, like lessons he learned from Irwin Molasky, Mark Fine and J.A. Tiberti. One of my favorite parts of this episode is when Frank shares a quote his mother would say, "You can step on someone's shoes and still leave the shine." We talked about the early days of Martin-Harris how Frank would fall asleep on his drafting table, would wake up there to start the work day in the morning, and then would moonlight as a carpenter.

Dean Willmore, SIOR is an elite commercial real estate broker. That's not an opinion. Here is the evidence! Dean became an SIOR designee in 1995. He operated his own brokerage called IPG (Industrial Property Group) for 15 years where he trained over a dozen brokers - many who have all gone on to be top producers in their own right. More than once Dean has achieved the prestigious Colliers Everest Club (top 10% of brokers across the Americas for Colliers International).

These days Dean has the distinct pleasure of working with his son Michael Willmore and good friend Alex Stanisic as a top producing industrial team.

Dean started his career in commercial real estate while in college at University of Arizona. Before long he was hired by C.B. Richard Ellis to help create a property database - that experience caused him to innovate how industrial properties would be cataloged in the Las Vegas market when he started his own company years later.

Dean's story is full of ups and downs. He shares a story about the deal and client that saved his career when he was deep in debt trying to make it as a young broker. And how he even got fired for a difference of opinion with one of his brokers. My favorite parts of this episode are when Dean talks about his family - you can hear the inflection in his voice change. And at the very end when Dean shares tips/advice for young brokers to follow.

Laura Sussman is one of the funniest people you'll ever meet. Her unique brand of humor shows up in this podcast if you're paying attention. As owner of Kraft - Sussman Funeral and Cremation Services, Laura and her partner Wendy oversee 450 funerals a year!

Growing up in the Jewish community I've always known of Laura as the Director of the Jewish Community Center. She was a non-profit executive for over 25 years before starting Kraft-Sussman. I was introduced to her in 2013 to help her find a building to purchase. What I could never have imagine is that I would meet her again in her capacity as a licensed funeral director when my mother passed away a year later.

At the end of the episode Laura mentioned a life saving App called Vital Ice. You can find it by clicking the link and using the download code 8624. Jarrad Katz is one of the most decorated commercial real estate professionals in the Las Vegas market. He is currently Senior Vice President | Principal of MDL Group, served as Past President of the Southern Nevada CCIM Chapter, and is President Elect of the SIOR Southern Nevada Chapter.

Jarrad earned his CCIM Designation in 2010 and SIOR Designation in 2014 making him one of only 11 professionals in Las Vegas to have both designations. Those are some of his professional accomplishments. Wait until we unpack everything he accomplishes in his personal life!

In Episode 12 of the Takeaways podcast, Angelica Lopez shared how Jarrad and his wife Amy moved her in to their home while Angelica was escaping an abusive relationship. They potentially put themselves and their newborn daughter in danger to help a friend. Amy and Jarrad didn't even talk about it. They just did it! Those of us who know Jarrad aren't surprised by something like this. In a tight-knit group of friends, Jarrad usually sets the standard of friendship. He grew up modestly economically but rich with time and attention. At an early age he experienced the loss of a close friend, JJ. It's apparent how much this shaped who Jarrad has become.

Ray Lucero is currently Senior Vice President/Client Relationship Manger at Bank of George. He doesn't run a big company. He doesn't have a fancy title. By all accounts he seems like a normal guy. And while he might be normal Ray is anything but ordinary!

Ray started his career in banking at 17 years old working as a teller. The first time he learned he would be a father he was 18 years old. And he was going to be having twins! When he married his wife of 23 years, she had a child of her own. They had their 4th together several years later. Ray describes his family as the modern day Brady Bunch. His dad is his best friend, although, that wasn't always the case. Ray joined the board of Safe Nest in 2009 and was President for 3 years. Jeff Finn is the CEO of RealNex, a commercial real estate software company that has created a new category. Instead of just one solution, like a listing site or client relationship manager, RealNex offers a comprehensive suite of integrated solutions for the commercial real estate industry. Its the only one of its kind!

That’s what Jeff does. He takes an idea and creates a new category. Like in the 1980's when he took the concept of the “commercial real estate network” and envisioned it as new category; the “managed commercial real estate network”. It was the only one of its kind. Then, seemingly out of nowhere was NAI Global, a network of commercial real estate firms comprising of 5,000 professionals and 350 offices in the US and 55 countries that is also recognized as a top 5 real estate brand in the world! Jeff sold NAI in 2012.

What can you learn from a person like Jeff? Here are just a few of the Takeaways that we discussed on this episode.

• What happens when you marry vision with persistence? • How are pioneers able to change the rules? • What is the best way to herd cats?

Perhaps the biggest Takeaway for me appeared at about 36:00 when Jeff describes how long it took for NAI to become viable. He shared the cliché, “it never seems fast enough”. Except as he told the story back even Jeff seemed to be surprised about how quickly things actually happened. Another cliché comes to mind. “It really is about the journey not the destination”. Kevin Odor is the Senior Pastor at Canyon Ridge Church. He moved to Las Vegas from Ohio in 1993 with his wife Ginger and 3 children. He was "called" to seed an offshoot of Central Christian Church on the west side of town. About 700 people attended the first service. These days Canyon Ridge's 40 acre campus on Lone Mountain attracts an average of 6,800 people to church services EVERY Sunday! Guess how many people attend on Christmas or Easter... 15,000!!!!!!!!!!!!!!!!!!!

What becomes apparent in this episode is how much Kevin sounds like a business executive as much as a Pastor. He talks about Peter Drucker, Jim Collins and the Paterson Process Life Plan.

I introduced Clyde Horner in Episode 5. He is a Chair with Vistage, the world's largest business advisory and executive coaching organizations. Clyde facilitates 3 executive groups, each of which has about 15 company owners, CEO's, executives, etc. The groups meet once a month. Additionally, Clyde meets with each member one-to-one for 2 hours each month.

Between recording and releasing Episode 5 with Clyde something significant happened. Clyde had his 'last' one-to-one with one of his members. He went to have a 2 hour meeting with someone that was at the ending stages of life.

When Clyde told me about his 'last' conversation it reminded me of the book Tuesday's with Morrie. I read Tuesday's with Morrie in college. It's a true story where the author, Mitch Albom, sees his old professor being interviewed by Ted Koppel on Niteline. This link is to the actual 3 part interview https://youtu.be/RtYyT6Hl3ms.

Morrie Schwartz was dying of ALS. Mitch called Morrie, one thing led to another, and among the results was the book. Over the last 20 years Tuesday's with Morrie has sold more than 15 million copies in 45 different languages.

Clyde and I talk about his 'last' conversation with his member. We talked a lot about lessons from Tuesday with Morrie. Here are just a few of the Takeaways that we discussed on this episode.

When does a fish first notice water? What do you say to someone who is dying? How can we really appreciate life while we're living?

There is a long pause around the 55:00 mark in the episode when I am looking for a quote from Morrie. Here it is.

Clyde Horner is a Chair with Vistage, the world's largest business advisory and executive coaching organizations. Clyde spent most of his professional career as a CPA. What is so cool about Clyde, is that he not only works in the self help genre, he lives it! Not many professionals get exposure to any type of development, speakers, consultants, programs, etc. Clyde gets to curate some of the best business speakers (some of them with TED Talks) once a month for his 4 Vistage groups. He gets to hear the speakers (sometimes more than once a month, then he gets to obverse if/how any of his members or their companies utilize the best practices of the day to improve their lives and bottom line.

The Hebrew phrase “L’dor Va’dor” literally means “from generation to generation”. Andrew S. Borans has worked for Alpha Epsilon Pi (the Jewish Fraternity) for nearly four decades. He is largely credited for the organizations growth from 2,000 undergrads to 12,000. Andy started with AEPi September 1980. I was 9 months old! Can you imagine being with the same organization for 38 years? L’dor Va’dor. From generation to generation.

Andy has served AEPi as a Field Secretary, Director of Chapter Services, and Executive Director. Starting June 2018, he will become the CEO of the AEPi Foundation and will hawk me for gelt no doubt. Andy was also my very first boss out of college. From 2003 – 2004 I was an Educational & Leadership Consultant for Alpha Epsilon Pi. That year I visited 22 college campuses and drove about 70,000 miles. It was incredible!

There is a great story Andy shares in the podcast about my “interview”. The truth is Andy told me for years leading up to the moment the job was mine if I wanted it. And I wanted it. What AEPi has done for me… giving me a family when mine was fracturing; giving me a platform to practice leadership; giving me Brothers that I still count as friends today… being a consultant for AEPi was a small way to pay it back.

I have learned many things from Andy over the years. We revisit many of them on this episode. Things like how ‘the best years of your life are those when you decide your problems are your own’. I learned how to organize a sales process from Andy. We talk about that. We also talked about his perception of youth today vs. the last 10, 20, 30 years.

What surprised me most about recording this episode though was how much chatting with Andy reminded me of the lil pischer I used to be. And how captivating the best of that naïve youthful bravado today could do me some good. That’s what catching up with old friends can do I suppose. Remind us of the very best that we can be!

Dori Koren is a Police Lieutenant with the Las Vegas Metropolitan Police Department. Dori joined the force while still in college. He promoted to Detective at the youngest possible age. He was the youngest Sargent on the force and is now the youngest Lieutenant. His section is called Technical Operations, which is responsible for deploying advanced technologies to combat crime and terrorism. They get to play with stuff like gunshot detection and facial recognition technology.

In every category that he engages, Dori sets out to break the mold, and to defy the odds. What gives someone that type of drive and ambition? What does it mean to be “forward leaning”? Why is commitment to family so important? We talk about all of those Takeaways in this episode.

On a personal note, have you ever met someone that made you realize that you can dig deeper than you currently are? Someone that made you feel like the best effort that you give is not all that you are capable of giving. That someone for me is Dori. From the first time he taught me a step routine, to the many speeches and essays we wrote together, Dori inspired me to hold myself to a higher standard.

And it’s not just me. Anyone who holds company with Dori pursues and achieves more than what they did before. But Dori doesn’t get the credit for this. Not all of it anyway. Rick Myers is the President of Thomas & Mack Development Group – a commercial real estate development company with projects throughout Las Vegas, Nevada. I always envisioned Rick would be my first guest for this podcast. He was the one who taught me to consider “what are you going to say when you get the microphone.” He also taught me about “stature” and how “it matters”… how technical proficiency matters. We revisit those concepts in this episode.

What amazed me is how much more I learned from Rick during this conversation. Like, what does Rick mean when he says “dealing from the middle”? And most surprising was how Rick was coached in high school basketball by John Wooden and college football by John McKay!! These are legendary coaches!! In 2009 I was 2 years into a new career as a commercial real estate broker in Las Vegas. The Global Great Recession brought the everyone to their knees. Including me.

I have always sought out learning and best practices. There was a 12 month program organized by NAIOP (a commercial real estate development association) that I enrolled in. It was called the Developing Leader Institute. I put the registration on my credit card. I didn’t have that kind of money back then. The truth is I didn’t even know if commercial real estate would be a viable career. I don’t want to say things were going badly. Things just weren’t going at all.

Rick Myers was the first instructor in the DLI program. He taught a 3-hour course titled Introduction to Commercial Real Estate and Personal Development.

After the class Rick joined the students for a drink and a chat.

For some reason I was expressing my frustrations with Rick. From all the studying I’ve done, from all the continuing education I’ve put myself thru, I knew that the pathway to success was to focus on a product type and be the best at it. The problem was… there was simply nothing to focus on!

“Hey, I get it.” That was Rick’s reply. But how could he possibly get it? He was the President of a well-known development company. When I finally looked up (I realized the whole time I spoke to Rick my head was down) I saw it in his face... I saw it in the knowing smile... Rick has been there before too.

Then he said, “Pick a deal. Any deal. Underwrite it and call me next week. Or call me next month. Come to my office. We’ll review it together and see what we both learn.”

I never did call Rick with the hypothetical deal. I regret it. But, I also didn’t feel like I had to take him up on that. At one of the most vulnerable professional moments of my life Rick threw me a life vest of hope. He showed me that there will be prosperity after the Global Great Recession. And he extended his hand of guidance, care and attention.

I have called Rick plenty since 2009. He either always answers the phone or calls me back within a day. We’ve had several more discussions. Mostly over breakfast at Cracked Egg.

Just one more illustration of what Rick has done for me and we’ll get into the Takeaways.

Not long after my mother passed away I received an email from Rick. “Hey bud. Let’s go to breakfast. We can talk about our moms.”

Rick probably doesn’t even know how much that impacted me. Then again, he probably knows exactly how much it helped at another vulnerable time.

Why am I doing this?

Early 2017, I started sharing my Takeaways from the various (business and real estate) events that I attend throughout the year. It has been incredibly fulfilling.

I started listening to podcasts in 2016 when Malcom Gladwell released Revisionist History. Then I found Seth Godin's Start Up School. Now I'm a regular - James Altucher is my current favorite.

The other catalyst for me leaping in the podcasting world was enrolling in Seth Godin’s altMBA. It’s all about leveling up. Doing. Demonstrating how capable we are in creating. So here goes.

I get to attend incredible events as part of my work. There are always Takeaways. I share those on the blog. I am also blessed to be around remarkable people. There too are always Takeaways to learn. That is what I am sharing on: Takeaways – Life. Lessons. Learned. This podcast explores learning from the wisdom of others.

The format will be me and a guest. Varied guests. Like a commercial real estate developer, Senior Pastor of a mega church here in Las Vegas, business coach, fraternity executive, police captain, physician and oh-so-many more!

My guests and I will talk, tell stories, and even perform spoken word poetry. The topics covered will include, stature, grief, having valuable conversations, drive vs. ambition. Who knows what else we’ll learned that might surprise us? Or that might inspire the next great creation.

All I want is to share and explore what I have learned from the people who have influenced me. At the very least you will be entertained. At the very best you will find value in these Takeaways and will use them to do something fiercely awesome!
