Mike Morawski is a 30+ year real estate investment veteran. And one day he got a lead from the yellow letters in Ocala, FL for two mobile homes for $2,200.
While knowing nothing about mobile homes he got the titles ready for them and purchased as is since he knew that it's definitely costs more than that to build new.

So he search on the internet about how to make money on mobile homes and he came across Lonnie Scruggs books "Deals on Wheels" where he talks about how to create mailbox money.
From that book, Andrew learned how to fix the mobile homes and selling them under contract. And he got $4,000 down payment for those two mobile homes and was getting $250/month cash-flow for the next 5 years and he has done 19 more deals just like that.
This is how Andrew started getting into mobile home parks and now he owns 20 mobile home parks across 9 states.

So Denise has really good tips and tricks on how we handle that on going relationship between parents and adult children.
In this show, Denise talks to us about numerology and how we can use numbers to help us understand our life paths and how we can improve it further.
Numerology is a language, it's the study of numbers. Numbers are language that can be transferred and translated in to English and that's what Denise does.
So when Denise does read the numbers for you, the messages that are in the numbers that you see and she give the message that comes out from those numbers.
Denise also has a program for dealing with your adult children that she's starting on June 1st. It's called Cut the cord, not the ties.
As moms, You give advice, money, gifts, time, in ways you don't even give to yourself, but hey that is absolutely okay because it is your responsibility, as their Mom.
That is what a Mom does, she makes sure her children are loved. You have a role, a duty, a responsibility to provide and because they are going through a difficult adult life right now it is up to you Mom to provide it all. They need you and all that you have to get them through.
However, there is a bit of a problem. You are getting a bit resentful. You are actually exhausted, and feeling like you are being asked to help out more and more all the time.
When do you get 'You' time? When do you get to enjoy YOUR life?
When does the squeezing, stress, requests and demands from them stop?
Is it okay to put in boundaries and say NO, even maybe just once?
Your role as a Mom is requiring change.
You no longer have the responsibilities that you have been accustomed to for 20 + years, and that my dear is HUGE.

Today I am very pleased to introduce to you Todd Toback and share with you his success story.
Todd is originally from Michigan and he moved to San Diego, California at an early age and he started working for Pfizer pharmaceuticals. As this was his first job out of college, he credits this first job as the roots of his sales training.
After a few years working at Pfizer, his mentor and manager Derrick hired a new sales person for more than what Todd was being paid. As Todd found out from his colleague about this, he went to Derrick and ask for the pay raise.
As you all know that it's not how corporate world works. It was his dissatisfaction out of this that lead to a new action.
While leaving from work, he stopped at the Barnes & Nobel book store and picked up the book- Multiple Streams of Income by Robert Allen. After reading this book, Todd was on fire.
He started looking for motivated sellers by going to the county court house and getting the data to start hand writing the letters to them.
After few days he received his first call from the seller and bought his first property and made the exact amount Todd was asking for raise from his company which he made in just few days.
Fast forward a couple of years, he quit his job and jumped full time investing into Real Estate.

Darren is an accomplished real estate investor, trainer and coach. Darren started investing in Real Estate in 2002. He was a full time musical theatre actor in Universal Studios in Japan and worked there for a year.
While he worked in Japan he saved some money and when he came back to Canada he wanted to invest that money in Real Estate because he heard good things about real estate market.

So Darren rented that house for almost four years and the market went crazy after a few years and he was able to sell his first investment property within 24 hours at full asking price after advertising it in newspaper.
At that time, Darren got really excited about the buy and hold strategy because he was able to double his money in four years and with that money he went on to bought three more properties in Ontario and from there he started getting in to rental properties.
Since then, Darren branched in to different strategies investing in Real Estate and stepped away from his career in 2008 and jumped into Real Estate full time.

I got a chance to interview this wonderful person, Alex Morin who is from Vancouver, B.C. and now lives just outside of Toronto, ON.
Alex graduated from UBC with a degree in English Literature and has used his knowledge of expression and communication in all facets of his professional and personal life.
Alex wed his first wife and had two children after he moved to Ontario to support his wife's ambitions and make a go of a music career in Toronto. A lot of real estate investors often wonder how I was able to scale my portfolio with a busy schedule.
So first of all the key is to actually schedule the time that it takes in order to scale your portfolio. That might be something as simple as the course that you bought. Set aside the time for the course you took and show up for the live call every time.
For ex., to achieve your goal you have wrote down the action steps but never actually took those steps.
If you're working full time then schedule the time around your work hours. For ex., instead of having lunch with your co-workers, sit down at your desk and get your education done or call out to potential investors or do a live video on social media to put your face in front of others so that people watching you know what you're doing.
All those things need to be scheduled and it has to be a habit.
I used to do Facebook lives for may be around the last 5 years or so for Mindset Mondays and Free Coaching Fridays. And I always scheduled the time in my calendar so that I didn'tt miss them.
But sometimes, I got busy handling my calls which then leads to couple more calls and then paper work and what not. The next thing I realized is that I forgot to do my video today and it's almost end of the day. So it happens to everyone sometimes.
So what are you doing to schedule your stuff?
Things like I talk about to help with your mindset, what are you doing to schedule that?
Are you practicing your meditation everyday?
Are you giving yourself some time to just sit and think?
Do you give yourself some time to exercise?
Do you give yourself some time to pre-plan your meal so you're eating healthy every week?
If you set those things in your schedule, you simple don't miss them.
Another thing which I tell my students is to network with people. And I know some of you do not set out time to network.
And sometimes last minute things comes up and you don't make it to the meeting and that's okay. But if you put the time in your scheduler then people don't book around that time and you have less chance to miss it.
For those of you who are working to scale your real estate business and are expecting to get more calls then I'd recommend to get one of those online scheduler. I use http://scheduleonce.com/ and whenever someone wants to connect with me I send out my booking link so they can schedule a call which works out for both of us and helps save us time asking which time works best for you.
I also ask my clients to call me instead of me calling them. And this is because sometimes my previous call goes a little longer and I don't reach out to my next caller in time. While I am on another call and the next caller calls me then I immediately send out text- Can I call you back?
Once my call ends and I connect with the next client, I explained what happened so that he/she knows why I didn't pick up the call first time. This alos helps me end the other call quickly so I stay on schedule.
Another time saving tip that I want to share with you is to handle the paper once if you can. Plan out your dates according to your statements so that you have to deal with the paper work only once.
You might have heard the story of putting the big rock in the jar first. If you put whole bunch of sand in the jar then you're not going to have the room for the big rock.
Similarly, you put the important things first and then the less important things to fill up your scheduler.
So what are some of the big rocks that you need to schedule in your scheduler?
That's the question you should ask yourself.

What kind of Attitude do you have?
To develop a good attitude toward the world in general, each of us must first develop a good attitude toward ourselves.
We can't give to others something we don't have.
So it's the attitude we take toward ourselves which determine our attitude toward others, which radiates to the world around us.
When you see someone with a poor attitude toward others, you can be sure they have a poor attitude toward themselves. They don't like themselves. They're unhappy about something.
A person reflects their happiness in their attitude.
A person with a poor attitude most of the time is unhappy and frustrated most of the time, and they're a human magnet for unpleasant experiences. When they come, as they must because of their attitude, they reinforce their poor attitude, thereby bring more problems and so on. That person becomes a self generating doom fulfilling cycle.
But for the person with a good attitude, the same principle holds true in reverse. Expecting the best, that's what they get most of the time.
Now, why would a person persist in a poor attitude expecting the worst?
Well, we're so familiar with ourselves that we tend to take ourselves for granted; we tend to minimize what we can accomplish, the goals we can reach, and for some equally strange reason, we believe others can reach heights which we cannot! We tend to overlook the fact that there is enormous undeveloped potential within each of us, a great reserve of talent and ability which we habitually fail to use.
There are millions of human begins living narrow, darkened, frustrated lives, living defensively, simply because they take a defensive, doubtful attitude toward themselves and as a results toward life in general.
Attitude is the reflection of a person. What's going on inside shows on the outside.
One's attitude is incalculably powerful. It can bring about marvelous results for us. But we must train it, patiently, day by day.

I have a pleasure to introduce Laura Cepeda and Trevor Doram as my 90 Days to 5K students but today I am sharing you their success story and it's not about Real Estate.
One day through one of the events I spoke at, they joined my program 90 Days to 5K. Soon after that they were expecting a baby and their newly bought house was undergoing renovation.
After few months, Laura felt like she's lacking something in her life and one day after reading my email about how to change a paradigm they attended my three series mindset workshop.
I was studying different Mindset stuff with my coach Dave Conway, that I thought wpuld benefit them so they agreed to meet with him. And after meeting with him, they really changed their whole focus and that's why I brought Trevor and Laura to share their story with us.

Have you ever felt yourself utterly paralyzed by worry?
One of the things that you need to keep in mind to overcome your worry is by reminding yourself; "Whatever you think about, you bring about."
So if you're worrying about something,you're actually bringing that into an existence.
I know that might seems hard for people to wrap their head around but that's the way the Universe is designed.
Whatever you focus on, Expands. So stop worrying about whether you're going to get sick or you're not going to make ends meet. Just live with the faith and knowing that things are going to work out for you. The Universe is designed to be that way.
So just a few things I want to point out here:
People tend to worry for one or the other reason and it almost becomes the habit.
First thing when you wake up in the morning, you start worrying about how's my day going to be?
You might be worrying about money issues, job issues, spouse issues, kid issues and so on.
I remember this story as I was reading it the other day about a guy who was worried all the time. So he went to hypnotist and the hypnotist took him through hypnosis session and cured his worry.
The next morning he woke up and he doesn't remember what was it he worried about? He calls his psychiatrist and says I forgot what I was worrying about.
That's what it means when you have such an ingrain habit that you just don't even think about but you know that worry is going to happen for you. And this is how it becomes a habit for you.
The way for you to change that is by changing what you're thinking about. It's the hardest thinking that you will EVER do.
But if you can think about what you want instead of what you don't want, things in your life will change. And for people who don't know how to do that or never been taught it, the best way of doing it is by repetition of thought.
For example, what's a belief?- A belief is a thought we keep on thinking.
How do you change your belief?- You change your thought to be something else you're continuously thinking.
So when you wake up in the morning and you get that worry feeling, just stop thinking about whatever it is that's running through your mind.
And sometimes you really need to take some time to notice because sometimes it's such an ingrained a bit that you don't even notice that you're worrying.
So become aware and watch those thoughts and take control of those thoughts. When you control your thoughts then you can change your life forever.
One of the ways to do it is by writing out and saying affirmation to yourself is a form of prayer and it works. It absolutely works if you keep your mind focused on the positive- what you want instead of what you don't want.

There was a time when buying a property automatically meant going through the multiple listing service. Now since we have made ourselves quite familiar using the internet and social media platforms, you need to think outside the box to find real estate deals.
There's all kind of deals out there but you have to set yourself up as the person that people bring those kind of deals too.
One of the first things I teach in my course 90 Days to $5K is how to network and how to get your name out there as somebody who is looking to buy apartment buildings this year.
The more people you can tell, the more deals come your way. I have seen people posting to their Facebook page saying something like; "I am taking on something new this year. I signed up for the new course and I am learning how to buy Multi-Family property and if any of you know of someone who is looking to sell multi-family property, I'd love to hear from them. Send them my way."
Yes, you can post it to multiple social media platforms, such as Linkedin, respective Facebook groups and don't just do it once. Come back to it again and update yourself once in a while.
Explain exactly what you're looking for. For example, if you're looking for 5-plex or more and also write down in what location you're looking for.
Advise: Don't limit your area where you're looking for especially when you're learning. Since you could find your best deal half way across the country.
In my course, I also teach how to build your power team so that you don't have to look after that property if you live half way across the country.
Also, the right networking approach gives you a proverbial crystal ball when it comes to off-market properties. There are many people you should keep in your inner networking circle.
You should have relationships with realtors, mortgage brokers and attorneys and they are one of the best resources to find a deal for you. As I have a very strong relationship with realtors over the years, I've been getting deals all the time. Just this week alone, I got two 8-plex and a 40-units mobile home park across my desk.
In addition, if you are actively engaged with other investors and you know what you're doing then you may be able to get in on larger investments than you could find or do on your own if you're invited to participate in a joint venture. Deals could quite literally come right to your doorstep if you know the right people.
When you know what you're doing and speak to your network in a professional manner, I am sure you'll be able to find the deals for yourself.
And if you're not getting deals, then you're not letting yourself be known as a go to person.

Today I want to talk about "the art of goal achieving" but first of all I want to talk about why is it so important to have a goal in your life.
A goal is an idea of the future or desired result that a person or a group of people envision, plan and commit to achieve. People endeavor to reach goals within a finite time by setting deadlines.
A goal is very important for your life because it gives you direction, motivation and stops you from getting distracted.
So let me ask you a question:
Are you a Goal Setter or a Goal Achiever?
Meaning, do you just set a goal or when you actually set the goal, you decide to achieve it?
Lots of people are scared to set the goal out of fear because they do not want to be committed to achieving the goal.
When you DECIDE to set a goal and actually achieve it, and I mean decide; that's the difference between a goal setter and a goal achiever.
When you decide to set a goal and start working towards that goal, things actually start happening for you.
So when you set your next goal, here are a few things I want you to do.
First of all, I want you to describe your goal as an A type Goal, B type Goal and a C type Goal.
An A type Goal is described as very similar to what you've done before. For example, you bought yourself a home and now you want to buy another home for rental income. The process of buying another home is quite similar but the only thing added to it now is that you're dealing with a tenant.
Whereas in B type Goal, you might decide to have a 4-plex. Since you already have single family home, now you wanted to stretch your goal a bit further.
Now a C type Goal is something like, I want to own 100 units in three years. And you have no idea on gods green earth, how you are going to achieve it.
So the difference between A or B type goal and C type goal is that in C type goal, you have no idea how you'll accomplish that big audacious goal.
And most people will not set the C type goal just because they don't know how they are going to achieve it.
But the idea behind to have a C type goal is that you have no idea on how you'll accomplish it.
It's not something that you've done before. It has to proceed out of some past experience though, like you're not going to jump into buying something without some kind of education or mentor besides you.
But for the C-type goal, you'll have to find different mentors, you have to thing differently, you have to start doing things differently in order to hit that goal.
So I like to challenge people to set more C-type goals because we don't always need to know how we are going to hit that goal.
When you set the BIG goal for yourself that you have no idea how you are going to accomplish it, the universe will help you to align it for you.
Let me ask you again - Are you a goal setter or are you a goal achiever?

One of the things that we learned very early on was to treat our tenants as clients/customers as they are the backbone of the business for landlords like us. Most tenants pay $1,000 monthly rents which help us pay down mortgage for our buildings.
Considering an average turn over of 2 years, they are paying us $24,000. Paying off the mortgage for your buildings by tenants is the main idea behind rental properties. And if the property is vacant or mostly vacant, then the remaining payment comes out of the landlords' pocket. Which is not a good indication for any investors or Real Estate Entrepreneurs like you.
First of all, how do you decide if a tenant is a good one or not?
Well, here are some of the criteria we look for:
We also have implemented quarterly inspections of all our properties. By doing so, we come to know if there's any water leaks, mold issues and any of the units are messy which can lead to infestation of bugs.
We've also provide tenants with contact information during any emergency or maintenance need such as smoke detector is going off, or the tap/sink is leaking, drain clogged up. The reason behind that is that some tenants do not want to bother us for some minor issues. They think that it's not that of a big deal.
Sometimes their judgement is not right. As in the case of when someone sees that water is leaking from the sink they don't always report to us as they see it minor issue. But over the time it can cause mold and if its not fixed in time, there may be a damage worth thousands of dollars versus if its fixed when the issue was minor.
Also, when you inspect the property by yourself, you see who are the messy tenants so we educate them to keep their units clean to avoid getting infested from roaches or mice. And if they have damaged the property, we would come to know before they vacate the property and thus saving us from fixing it by ourselves.
These are some of the steps we take to identify the good tenants which help us to reduce or eliminate the turnover expense.

For me, I do meditation. Meditation allows your brain to calm down and achieve a stable state where you can control your thought process.
Years ago, when I started doing meditation, I thought I'd never be able to do it as I am a very active person and sitting down idly felt like torture to me. But when I mastered it over the years I am experiencing a lot of change in myself. My productivity has soared over the years.
There are so many ways to do meditation. To start with, you can do guided meditation, you can listen to sounds and/or bilateral beats through head phone. One of the way you can start doing meditation is by listening to Holosync.
The reason why Holosync has worked for me is that you can listen and do the meditation as you go to sleep or when you wake up. For most people, just to sit and do meditation for 10-15 mins is very hard. But with this, you can do meditation as you fall a sleep and while waking up in the morning.
I bought the program initially as I was learning to do meditation and it fits my need. As you know monks take years to master the meditation but with Holosync I was able to get into the rhythm easily. I bought a few programs but I loved the Positive Focus and I loved the sound of it.
Another activity I do is VISUALIZATION. I highly recommend that you do it every day. I listen to affirmations that I recorded in my voice every day as I am going to sleep and in the morning.
You're just laying/sitting there and doing nothing but visualize on what you want. But if you can master the visualization and you can literally build your life out of imagination ahead of time and that's another huge short-cut to your improved productivity.
Another activity which is not quite as inactive activity but when you do so, it will help you keep more focused through out whole day which is writing down the affirmations.
Affirmations for the goal you want to achieve, the type of person you want to be, the possessions you want to have or increase your self-image. No matter what you're trying to accomplish, when you write down those affirmations it will keep you more focused towards your goal.
These are the kinds of morning routines that I highly recommend you to follow to be successful in your life.

Decisions are part of our daily life. It helps us carve our life inside out.
I listen to Bob Proctor's video on Decision everyday, which prompted me to discuss today's topic.

I think for so many reasons, we don't really understand what a decision is and what it does for us.
So when we make decision let's say for example, I'm not going to eat after 6 pm everyday. That decision is set in your mind until you eat after 6 pm.
But what if you have made an Advanced Decision that you'd stick to your decision no matter what. My assistanct for an example, fasts once a week. Even if we have an office meeting and having lunch together, he doesn't eat if he's fasting on that day.
He's being fasting for many years and no matter what, he doesn't eat on that day even if we ask him. He doesn't have to decide whether he wants anything or not. Eating on that day is simply not a consideration and that's an advanced decision which is well tempered with discipline.
The exact same concept works for the person who wants to lose weight and is on a strict diet. It doesn't matter when that person being offered a chocolate cake, he/she will refuse to have it.
Most people would have heard this; "We become what we think about".
What do you think about?
How often have you caught yourself saying I'd like to do this, do that, but I can't because...?
Whatever follows BECAUSE is the circumstance. Circumstance may cause a detour in your life, but you must not permit them to stop you from making important decisions.
Whether its following your diet plans,daily exercise plan or sales calls.
Sticking to your decisions, will help you become successful.
So let me ask you, "Where can you make a decision that is going to really matter in your life?"
One of the things that I do everyday no matter what is to write down affirmations and say it out loud to myself. Those things are absolutely working for me.

For most Real Estate Investors, coming up with the initial deposit that goes with the offer on a rental property is one of the greatest barriers in buying. And trust me, I've come across many investors who thought they needed hefty cash on hand for the earnest deposit.
For a larger building priced about million dollar or more, people think that they need to come up with at least $100,000 or more for the deposit. Usually, for any multi-family building, the deposit is 1% of the asking price of the property. But you can always negotiate that with the seller/realtor.
I've had put an offer with $1,000 deposit and got accepted in the past for the single family homes. So you don't always have to come up with the asking price for the deposit.
Now let's get to alternative ways you can find deposit for your first Multi-Family.
One of the most effective ways to make an offer on an investment property is to take out a home equity line of credit against your house. It's relatively affordable, flexible.
The other ways my students have been able to fund the deposits are from their savings, TFSAs, RRSPs or personal line of credit.
Your parents, siblings, friends and other extended family members that you can think of are always viable sources for your investments.If you've borrowed money from your relatives or friends then you can give them share in the property and in this way you can make it a fair deal for everyone.
And also let them know that if for any reason, you are not able to close the deal, you'll receive your deposit money back.
At some time in your real estate investing career, you'll run out of money to put down deposit for the deal. As you know there are costs involved closing the deal once your offer gets accepted. Costs like, environmental cost, building inspection report, financing costs, etc.
That's why I encourage people to take acquisition fees to cover up for the time and costs involved closing the deal.
Some of my students also ask for help from my private 90 Days to $5K Mastermind Facebook group in order to secure the deals.
As you can see Real Estate Investors have plenty of options to fund the deposit, all it takes is your DECISION whether you really want that deal or not.
I always say, Don't let MONEY, stop you from getting the deal.
The COVID-19 pandemic is affecting all sectors of Canada's economy, including housing. Job losses, business closures and a drop in immigration are adversely impacting Canada's housing markets, and CMHC foresees a 9% to 18% decrease in house prices over the next 12 months. In order to protect future home buyers and reduce risk, CMHC is changing its underwriting policies for insured mortgages.
One of the major change we see as being Real Estate Investors is CMHC will not permit equity takeout to distribute to equity holders. CMHC recommends to seek out for private lenders for this purpose.
Anyway, I don't want you to worry about it a lot as CMHC rules are changing all the time. Since Real Estate market hits hard only when there's significant downturn in economy as we've seen in 2008 financial crisis and now due to COVID-19 pandemic, other than that it's just an economic cycle.

We all want to have the perfect lifestyle. What I mean by perfect here is that your perfect lifestyle will be different than mine. Whether owning that dream car, having financial stability, life-work balance or whatever your mind desires.
For most people, however, it's not the case. And you know why? It's because the way we have been raised and taught. Certain things like owning that fancy car is not for us. Or you can't ask for everything in your life.
These beliefs are ingrained in our thoughts that even if someone tells you that you can achieve your desired income, you can also have the perfect fit body, great relationship with your spouse/family and financial abundance, you will have hard time believing it.
Those beliefs are your fix mindset which have been clouding your potential. Even if you want to see it through you can't see it yourself having the lifestyle you always want.
One of the things I help people with is becoming aware of what those thoughts are and once you are aware of your thoughts then you know what your limiting beliefs are and then you can change it. Remember, you can't change things you are not aware of.
Most of the time you may be thinking about I don't want to have any trouble at my work or I don't wish to have sick spouse. Of course, you don't wish for that. But if that's what you talk and think about then you are living in a reality. You don't have to live there all the time. Go live in the Imagination for a while and imagine about your life how you wanted it to be. Healthy, Happy and Wealthy.
You can live the lifestyle you want.
Many of us are conditioned,that you even don't know what you don't know. So one of the things I wanted to look at is your Results.
Do you have the relationship of your dreams? Do you have the job of your dreams? Do you have the career of your dreams? Do you get to do what you want to do on a daily basis?
Everyone has challenges and there's no way around that. But do those challenges help you to grow or you get stuck in your reality saying how terrible your life is?
The way you can change your reality is by changing your paradigms. When you start recognizing what is holding you back then you start knowing how to overcome your limiting beliefs.
So let me ask you a question.
Where are those paradigms holding you back?
There are two ways to overcome those paradigms. One is through a big emotional impact and another is through consistent, repetitive study which is generally brought around through coaching programs.

Becoming a landlord is a fantastic way to invest in your future, and buying rental property is something that many people are choosing to do. The benefits can be enormous, but it can occasionally feel like a double-edged sword.
For newbie investors, it is sometimes okay to spend time fixing issues when they own a couple properties and want to save a few dollars on property management.
But over the course of years, when you compare the investors who chose to deal with tenants and toilets are almost owning the same number of properties while others who hired property management to look after the day to day operations were able to scale their portfolio quite significantly.
Do you know why?
It's because investing in Real Estate involves so much work from finding a deal, analyzing the deal, finding investors, research the market and closing deal to name a few. To do all these, you need to have a right mindset and attitude to be able to grow your business.
While your investment is growing steadily in the long game, the day-to-day issues can sometimes feel overwhelming. Many landlords complain that it feels as though things in their rental properties are always breaking, and the worry of mounting costs is a real one.
Believe it or not, you can address many of the common problems yourself, and it won't eat too much into your time or your pocket. But as your portfolio grows, you might face with a lot of other challenges to operate the business. So the best option is to hire a property manager to take care of the day to day operations.
Discuss with your property manager regularly for example,if any specific building/unit is having a major issue then go deep down to root cause and solve it once and for all.
Some investors to whom I talk to, say that I have spent few grand on the courses, I've been listen to the podcasts daily, but I am not moving ahead. What am I doing wrong? Too much information, conflicting information can be overwhelming.
When you make up your mind to focus and to have your first building in the next 3 months, then you'll be able to move ahead. But not with procrastinating. Take Action.

The reason I chose to discuss this topic is because most people are scared and trepidatious during this COVID-19 situation. They are scared to take the next step.
For most people out there, their limiting beliefs are holding them back.
So what are your limiting beliefs holding you back to take the next step?
Where are you stuck?
Where are you not happy with the results you're getting?
You probably spend time thinking about what you want in life, but how often do you consider why you have yet to achieve what you want?
How you think about yourself and your opportunities are in direct alignment with your results. Believe in yourself and your ability to create the results you want to achieve.
Sometimes your thoughts are ingrained so deeply you are not even aware of how negative they may be. Make a conscious effort to replay your thoughts during the day. Recognize negative thoughts, discard them then replace them with positive and encouraging thoughts. Continue this process until you have retrained your thoughts to be naturally be positive and encouraging.
Marianne Williamson says; "Our deepest fear is not that we are inadequate. Our deepest fear is that we are powerful beyond measure. It is our light, not our darkness, that most frightens us.
Whatever is happening in your life right now, you've attracted it. And I mean, EVERY bit of it.
Every bit of good and every bit of bad. And I don't care if you believe it or not. But its TRUE.
You've got to change the way you're thinking in order to get where you want to go. And I know some of you don't have any ambition in your life and that's fine. I am not pointing out this to you.
You go ahead and keep your 9 to 5 job for the rest of your life and complain how bad your life is. Majority of the population are like that. They won't even change and they won't even learn what their limiting belief is. They may not get anywhere in life and you know what I'm not talking to you.
But for those of you who want to get ahead in life, realize that every thought you think is taking you there. You got full control over every thought that would unscrew your head and to limitless possibilities.
It takes some practice, will and knowledge to get there but any problem that you have in your life- you go and look yourself in the mirror, you're one hundred percent responsible source for that problem. And if you don't evaluate it yourself then you're going to stay there forever.
If you decide yourself to get ahead in your life, may be ask yourself a question everyday- What's holding you back? What's stopping you to go after what you really really want?

Working or getting around during the COVID-19 crisis has fundamentally changed many things. Because of the corona virus crisis and the social distancing measures the way we're connecting and networking have drastically changed.
As no one has experienced this crisis before in their lifetime, the world as we know it has come to a stand still. Current measures from our government to reopen the economy have many of us wondering what the post crisis situation will look like.
But during this unprecedented phase, we've learnt a lot. We have shown our true human character by showing solidarity to fight the crisis.
Myself and many others have came together through social media platforms, zoom meetings by sharing their knowledge and wisdom on how to survive during this tough times. We've literally held each others' hands.
Many people have shifted to work from homes with the help of virtual technologies like zoom meetings, Facebook messenger etc. I've so many people reached out during the crisis on their mindset issues and it has worked out pretty well for us.I also even learnt a lot during this time from my coach and mentor.
From real estate investments perspective, most of our lenders have worked with us in deferring our mortgages as some of the tenants have lost their jobs and have hard time paying rents. As landlords, we also understand this crisis came out of nowhere and no one, I mean no one was prepared for this.
So during this time, I talk to my accountants and investors over the live zoom meetings which saves a lot of time driving back and forth. Attending Real Estate Investors summits online where I've seen Real Estate Investors attending this online meeting from all over Canada. Sharing their stories and challenges and discussing the possible solution from different points of view have helped us survive during the crisis and now we regularly connect with each other.
Even if we are suffering through the COVID-19 crisis, I've seen and experienced tremendous positive sides which we can learn from this crisis.

You might have read or heard the story of a young man who was mining gold for many months and finally quits as he loses his hope.
He sold all of his machinery and equipment to a "junk man" who sought "Expert Counsel" prior to resuming digging. His engineer advised him that gold would be found just 3 feet from where the previous miner had stopped.
And do you know what? He was right. The first miner was literally three feet from striking gold – and he quit.
The lesson that we learned from this story is that most people give up right before the gold because it gets too hard.
Most of the time people who quit while being so close to achieving the success they want is because they have those limiting beliefs. And most people just don't know exactly what their limiting beliefs are.
Those beliefs are so ingrained in to their mind in a way that they don't see it for themselves. Those limiting beliefs are known as your paradigms.
To achieve your ultimate goal, you must face the challenges that come along the way. Sometimes, the last three feet can be really hard.
Actually, this is a test of your desire- will you overcome, or will you succumb to this temporary roadblock and give up?

I am bringing up this topic of "Why You should have a Last Will and Testament?" because it is top of mind as last Monday a very good friend and a client of mine passed away at the age of 79.
Although it came to me as a shock since we were in touch most of the time and all of a sudden I heard that sad news. But the good news is she had her Last Will and Testament made up already so her family members do not have to worry about it.
This is a very sensitive topic as nobody wants to think about their will. It's morbid and scary to have to face our own mortality.
It is, though, an important fact of life.
How you deal with it now can have a huge impact on the legacy you leave behind. It's extremely important to address your legal will now, before the unthinkable happens, for so many reasons.
If you have important assets and investments that you want to go to specific people, for example your children, the only way to ensure that's exactly what happens, is to have a legally binding last Will and Testament outlining exactly where you want everything to go.
For most real estate entrepreneurs, you've accumulated your portfolio over the years now but do keep in mind that you update your "Will" regularly as your investment portfolio grows.
Make a list of all your investments accounts, assets, bank accounts and people related to your business like bookkeeper/accountant, lawyer etc as per your financial situation so if something bad happens to you your children can have access to these people and documents.

Today I am introducing another student success story of Harry Samby. Harry is an engineer by profession and very passionate about investing in Real Estate.
In this interview Harry shares his story of How he started his journey in Real Estate and is now a proud owner of a Multi-Family.

Your Subconscious Mind is what runs your life.
The person that talks to you (most of the time) is YOU.
What I mean by that is -Every word that you say out loud, you hears it all the time. Everything that you say to yourself as in a thought, you hear it all the time.
It's like feeding yourself whatever you're saying. And if you're saying something negative, then you're programming your subconscious mind with that negativity.
So you need to take control of that by paying attention to what you're thinking.
First book I read about this years ago was "What To Say When You Talk To Yourself" and that book showed me how negatively I spoke to myself. Back then it took a long time to change the way I was thinking. I still work on that as what got me here won't take me to the next level. "New level new devil".
The first step to do to change your negative thinking is to speak kindly to yourself.
Ever had someone say something to you that just makes you feel really good? Or maybe someone's words had the exact opposite effect?

You must treat your Multi-Family as a Business.
It is a necessity because we buy the multi family real estate business based on the income and expenses. When you finance your Multi-Family, lenders will ask for the Income-Expense Report. Lenders provide mortgages based on that report so that's why you must consider your Multi-Family as a Business.
Investors also like the fact that lenders look at multi-family like a business, and it is funded like a business income less expenses.
Investor/Owners monitor every month to see if anything is out of whack and if anything that can be done to fix it.
For example, when you see your utility bill which is higher than normal monthly bill then you should consider investigating why is it higher? May be you have a water leak from one of the unit and tenant doesn't fill like reporting it to the property management. Such negligence, costs you hundreds or thousands down the road.
As you grow and your business grows larger and larger, you will see some of the bills have been higher and then you start working on how to minimize the cost of these bills.
You also need to stay on top of your property manager to be on top of rent rolls, repairs and maintenance, communications with tenants and landlords so both parties are well informed and help you make right decision at right time.
So if you treat your real estate as a business from the start, and you put property management in place, you will be able to scale your business. I have seen so many people not being able to scale because they choose to do it themselves.

Working with a coach has become quite the norm in our modern work world. From professional athletes to successful business professionals, from mid-life moms to college graduates, the reasons for working with a coach are as varied as the individuals.
Coaching can take many forms, from individual sessions to group workshops, in person, on the phone or over the internet.
I've had personal coaches since 1999. Most successful business owners, athletes, sales people have personal coaches and the one of the reasons can't see their own blind spots.

My current coach was working with Bob Proctor and he had hard time hitting some of his goals. So he reached out to Bob Proctor and ask him why he's not reaching his goals?
Bob Proctor replied that Dave you're not coach-able. Your ego is too big and that's why you're struggling. Just listen what I say and Just do it!
When I hire my coach I always ask him these two questions-
How many doors you own?
AND
What are your daily Habits that you do no matter what?
When I get those two answers I get confident that this coach would help me achieve my next goal. Imagine, if you hire a coach, who merely hasn't done much in the field you're interested in then how can (s)he can help you achieve your goal.
So I always recommend using like minded coach for yourself who can easily identify your challenge and help you overcome it.

Do you ever feel like you're living on autopilot? I know you're probably always busy, chasing goals and checking off your to-do list ... but are you actually getting anywhere? Do you feel happy and fulfilled or are you stuck going through the motions of life?
If these questions make you uncomfortable, then I encourage you to take steps towards creating an intentional life.
If you decide to take control of your life, you absolutely can achieve your goals.
But how do you do that?
First of all, you have to set the intent. You have to decide that you'tr gonna live a better life whether that is laugh more, love more, workout more, eat less or eat more (If you're too skinny).
Some of the things that I do everyday is studying with my reading group. We are not just reading together but we are discussing and analyzing the points we read and supporting each other through the growth process.
Another thing is writing out and saying affirmation everyday on how do I want my life to be? Reading my affirmation loud to myself for about 5 minutes.
One of my mentors says that the words that follow I am, build your life. So if you keep saying to yourself you're a loser or in any other form, then you become a loser.
On contrary, if you say you're a winner and I win everything I try then those affirmations come true for you.
It is a matter of repetition- repeating the affirmation over and over again helps you set up your intention and the intentional approach to your life.
Start deciding what you want and write down your goals. If you write down your goals then your brain starts thinking about it and helps you keep in check throughout the day to work towards your goal and then keep practicing it everyday.
When you live intentionally, your values and life vision are always there to guide you, so create a system that helps you reset when you need to.
Personally, I use my journal to check-in with myself on a daily and weekly basis. I highly recommend this system but ultimately, you have to find something that works for you. Set a reminder on your phone, catch up with a like-minded friend every week, or create a vision board and put it where you can't miss it.
The "how" isn't important—what matters is that you set aside time for regular self-reflection. (Study yourself!) Do you need to do to get back to basics and remember what matters. Do you need to recommit to following through with intentional actions? Or are you ready to uplevel and take on a new challenge?
You don't need to be perfect but you do need to keep showing up. Keep coming back to what matters to you—no matter how far off track you find yourself—and you'll be surprised at how much everything changes.

A mortgage broker offers a wide range of mortgage loans from a number of different lenders. The greater the broker's experience and network, the better your opportunity to obtain the loan product and the interest rate that best suits your needs.
A mortgage broker also help you find the most advantageous deal for you as they verify the numbers for you. With access to a wide range of mortgage products, a broker is able to offer you the greatest value in terms of interest rate, repayment amounts, and loan products. Mortgage brokers will interview you to identify your needs and your short and long term goals.
A good mortgage broker also has flexibility and expertise to meet your needs. A mortgage broker navigates the client through any situation, handling the process and smoothing any bumps in the road along the way.
For example, if borrowers have credit issues, the broker will know which lenders offer the best products to meet their needs. Borrowers who find they need larger loans than their bank will approve also benefit from a broker's knowledge and ability to successfully obtain financing.
A mortgage broker should be part of your power team as (s)he can refer to deals as well per your interests. While a mortgage broker has set up relationships with different lenders he can compare the best interest rates per your needs and offers you best available options which saves you a lot of time.

Last week we discussed "What is a Paradigm?" A paradigm is a typical example or pattern of something". So what a subconscious paradigm is to us is a pattern or programming through constant repetition of a thought, phrase, belief, or habit.
We all have paradigms whether you are aware of them or not. Some serve us and others prevent us from having more from life.
Changing Paradigms can be essential to achieving and attracting what you desire into your life.
A paradigm in a sense, tells you there's a game, what that game is and how to play it successfully. A paradigm shift is changing to a new game or a new set of rules...and when the rules change, the whole world appears to change.
One way to do this is through affirmations. Find positive statements that mirror the beliefs or behaviors you want to incorporate and read the statements over and over again.
I have been writing positive affirmations and my goals for over six months now and believe me it has worked for me.
I also write down what I want daily in the morning and read it loudly over and over again for at least 5 minutes. By doing so, my mind becomes laser focused on my goals and works toward achieving the goals through out the day.

A bad real estate deal is something every investor strives to avoid. However, some poor real estate deals aren't as obvious as you may think.
Even the best investors have been known to enter into some pretty bad deals, but that doesn't mean all is lost. It's not impossible to remove yourself from a poor real estate deal, provided you give yourself some contingencies to exercise.
We have had a challenge on one of the buildings we purchased even with all the due diligence done properly.
During the same time, there were lots of condos built for sale but due to the economic situation those condos got hard to sell for the investors so them put up for rent for nearly the same price as we were renting our units.
Thus many tenants moved out because with a little bit more rent they got to stay in newly built condos causing us higher vacancy than usual.
During that time the boiler kept causing us challenges and we incurred a lot of maintenance costs fixing it even though it was a fairly new.
So after on going maintenance issues with the boiler we decided to replace it which also costs a lot.
Once the boiler issue got taken care of then a water pipe broke and caused mold to build up in one of the units costing thousands for the insurance company to fix.
And that we had a tenant who was switching his unit from I think Two Bedroom to One Bedroom and left his window open in 40 degrees below and caused damage of over $70,000 for our insurance company resulting in our insurance premium almost doubling.
All these events drained out so much money from our investments we decided to sell the property to cut our losses.
Sometimes the property might just turn into a money pit where the cash flow is down due to higher taxes and township inspection fees. Or maybe the maintenance is so high because it's an older property.

But how you exit the deal can be just as important as the investment you choose.
If you're not cash flowing enough but there's significant equity, you could increase your yield by refinancing and reinvesting that capital in something that cash flows more.
Of course, you can sell the property. If you take a loss, you may be able to offset other gains somewhere else in your portfolio which I always tell my students to diversify your portfolio.
That being said, deciding upon the right strategy is really up to the individual and depends on their situation.

When people want to achieve better results they generally attempt to change what they are doing. While that may produce temporary results, for permanent improvement you've got to go beyond that. You've got to get right into your thinking. You've got to get right into your thinking and your paradigm. Actions are the expression of what's going on inside.
A wise mentor once told me "You can never "do" better than you know."
The conscious mind is the part of our personality that gathers information (the knowing part). However it is the subconscious mind that causes the action (the doing). And the paradigm (the programming in the subconscious) is what controls the habitual behavior AND almost all of our behavior is habitual.
To be able to shape your future, you have to be willing and able to change those paradigms.
It does not matter how hard you work, or how many hours you put in...IF the paradigm does not change...the Results will ultimately remain much the same, from one year to the next.
Paradigms are generally defined as a framework that has unwritten rules and that directs actions. So if you are thinking now and asking questions to yourself;
How do my habits affect me?
Over 96% of what you do on a daily basis is a HABIT.
You get up from the bed, brush your teeth, put on your clothes, have a cup of coffee/tea etc.
All these habits were passed on from your parents or others who were doing the same things as you are.
On the other hand, some people wake up and don't work out in the morning and others may have a habit of drinking a cup of coffee before going to bed and complain about not having a good sleep.
So many of these habits that we developed now becomes a way of our life. And for many, its very hard to change.
So now you know some of your paradigm that's causing you problems to achieve your goal but you find it challenging to change it.
To overcome these beliefs that you have developed overtime, you need to make concerted efforts.
For instance, you have put on those extra 25 pounds and one day you wake up and think that how did this happen?
Why did I let myself get to this point?
You start feeling bad about yourself.
But in reality, all you have to do is to make a decision and then stick to that decision.
One article I read recently is that "Give Yourself a Command and Do It."
For example, I get up every morning and I go for a jog...
I get up every morning and workout...
I get up every morning and have a lemon water instead of a cup of coffee.
It's going to take time to change your habit or belief but you know what once you start doing it, it will become easier for you.
Remember, doing the things is as easy as doing nothing.

Today we are going to talk about acquisition fees. If you want to get started investing in the Multi-Family business, one of the things I make sure to teach my students is how to get paid to do that.
There is a lot of work involved such as searching for a building, educating your self on what needs to happen and how to make everything work, also how to find investors, how to get your building funded. So you put hours and hours into a deal and sometimes not able to close for some reason.
It could be an environmental issue or you might not be able to get financing, might not being able to raise the capital and different stuff like that. You know its almost like a sales position, you do not get paid for every person you talk to. Sometimes you do work on three or four building and don't work out and the fifth one works out. So that's part of your contribution to your joint venture partners and that is why you get your acquisition fees.
So what we do is when we are working on a building we put the acquisition fees in as a closing cost generally about 1% of the purchase price.
Considering the amount of time and work involved, you are entitled to this acquisition fee and when you are making a deal don't forget to mention it to your investors about your acquisition fees because you need to be as transparent as possible for any deal.
In a nutshell, as a syndicator of real estate you will typically receive compensation for finding the property, conducting due diligence, and structuring the deal. Acquisition fees can range anywhere from 1% – 5% of the acquisition costs, or it can be a flat fee (i.e. $25,000).
Be reasonable,if your fees are too high, other investors might be leery to invest with you, however, finding and structuring deals can be a tedious task, so make sure you are compensated for your time and effort.

First of all, I think a lot of people don't even recognize what beliefs they have about money. I even still have some limiting beliefs I catch myself thinking.
My brother buys lottery tickets all the time. Just recently he sent us a text letting all our siblings know that he bought a lottery ticket and put all our names on the lottery ticket.
And my immediate thought was Oh my gosh! We're never going to win the lottery! Good luck with that.
But you know what, that's entirely a limiting belief.
I know at one point while working with my coaches, I was telling him that I think I reached at maximum capacity of what I was able to raise for capital.
And he replied, Edna, why is that?
I told him that you know what if it's a worst case scenario and I have to pay it back out of my own pocket?
So my coach told me that, Edna that's a very limiting belief that you have and you have to stop thinking like that.
I gave it a second thought about it to see what can I do it differently and ended up buying a larger Life Insurance policy because one of the fear I had was that what happens to my family if something bad happen to me, who will look after my Investors.
This is one kind of a fear that some of my students feel as well. They also think like what if something happens to me and I would not be able to repay to all my investors?
But you know what, we can not live our whole life based on what could go wrong?
We have to start thinking what could go right?
Even the biggest mogul in the world, Donald Trump uses investor's capital to fund his deals. Almost everyone uses investor's capital directly or indirectly.
Many people know that a positive attitude about money allows you to embrace financial success more freely. But you are probably already aware of how hard it is to unlearn limiting beliefs around money that lead to procrastination or even self-sabotage.
Imagine how happy you will feel when you are liberated to thrive financially and expand your perspective to embrace prosperity.
Last weekend, I was speaking in front of public forum online, and one of the audience members asked me "Edna, is it possible to buy Real Estate with No Mone"y?
I said YES! When I say Buy Real Estate with No Money, means none of your own money. We have done so many deals with none of our own money and you can, too.
So always keep confidence in yourself which is a key element in acquiring the wealth.

The COVID-19 pandemic has put billions of people on lock down throughout the world and, for all intents and purposes, caused economic time to stop. Financial time, however, continues; the markets still open, loans still accrue interest, and mortgages must still be paid. Private equity and venture investors are concerned and want information. Communication with lenders and investors is crucial in times of intense uncertainty and volatility. Lenders are willing to work with business owners they trust and believe will come out from this crisis. Many lenders are offering additional financing to businesses affected by the pandemic, in addition to the economic relief provided to businesses like The Canada Emergency Wage Subsidy (CEWS) and Canada Emergency Business Account among other relief programs offered by Government of Canada.

To protect your relationship with your lenders and investors in these difficult times utilize your network and ask for their help. Recognize that your capital providers are an important part of your network. Communicate regularly with your board of directors, lenders, and investors because they likely have a better perspective on the broader economic picture than any one executive can.
With everything going on, I recommend you to openly communicate with your investors and lenders about where you are, what you are doing, why you are doing it, and what they can expect to see.
Such an open communication will more than help you to run your business more effectively.

Let me ask you these:
Are you held back by your limiting beliefs?
Do you even know you're held back by your limiting beliefs?
Do you even know you have limiting beliefs?
You know we all have limiting beliefs. A lot of it stems back to how you were raised? Even what family you were born in to.
Last weekend, I told my daughters that you are going to be more wealthier than we are because you were born into a family that is doing well, you know no different.
I mean anybody can have a little bit of money struggles now and then and they have heard us talk about that.
But I honestly think that my daughters will have a wealthier lifestyle than we will. I see already in my older brother's family. And this has happened to his family is because they just think differently than the way we were brought up. And the part of it is the society and the people they surrounded themselves with.
But I see many many people stuck in their belief system that doesn't even serve them. They are struggling with money in day to day basis, they are struggling with addiction and so on.
But ask yourself- Where does it come from?
You have to spend some time thinking on it. You just don't wake on one day and realize that to yourself saying; Oh! I got a limiting belief and I have to get rid of it.
But you need to spend time thinking where this limiting belief came from?
Why do you have them?
And which one's do you want to change?
The last question is very important because some of the beliefs you have now with you that you're happy with them and you don't want to change them because you have become what you are because of those beliefs.
But when you want to reach to the next stage, then you might want to consider checking on your beliefs again to see if any of the belief is holding you back.
You might have heard me saying this quote: New Level, New Devil.
And if any of your belief is holding you back from getting where you want to then you might want to consider how to overcome it pretty soon.
You don't get your new goal as the person you were but as the person you are becoming. So think about that too.
Spend some time reading about limiting beliefs as I am studying through my coach and Bob Proctor. If you change your beliefs you can change your life and I know it doesn't come easy.

Recently I did an interview with David Barnett who teaches people how to buy a business. As many of you know we are in a process of buying a Dollar Store and I reached out to him asking for some help.
He's passionate about helping entrepreneurs and I received some great advice from him so I thought let's introduce him to you as well.
Barnett loves to say that it took him 10 years to un-learn what he was taught in business school. University had trained him to be a middle-manager in big enterprises, he was totally unprepared for the realities of small business.
After a career in advertising sales, Barnett started several businesses including a commercial debt brokerage house. Helping to finance small and medium sized businesses led to the field of business brokerage. Over several years, Barnett sold dozens of businesses for others while also managing his own portfolio of income properties and starting his career as a local private investor.
Barnett regularly consults with professionals and banks on business and asset values. Presently he also works with entrepreneurs and would-be entrepreneurs around the world who are buying, selling or trying to improve their businesses.

Amid COVID-19 crisis, I spoke to some people and they asked me..
Edna, What should I do during this crisis?
Are there any opportunities? For Anything?
So my response was that if you see a bigger picture, you will see there are lots of opportunities for everyone.
For example,
If you're stuck on your business operations, then there are some Financial Aid available from different banks and from Government of Canada.
i.e. For more information, visit www.canada.ca
All you need to do is look for what you can do to help your business run as efficiently as you can. I know there are lots of challenges and questions but hardly any answers.
No one has seen such crisis before and all we can do is try our best to survive.
For example, we have reached out to our banks asking for Mortgage Deferrals as report says more than 40% of Canadians have been laid off.
We are actively engaging with our tenants and educating them on how to stay safe and how you can apply for financial aid if you're laid off from work and so on.
And, if you're stuck at home during the crisis, then there's a time for you to think about yourself. If you were struggling to get the results you want at your job or business or in personal life, then you have ample of time to find out reasons.
Why are you not getting results you want?
May be it's time for you to take the course you were thinking about it lately.
Remember, the law of polarity gives us a powerful tool to change our mindsets:
When we understand there is a positive to every negative, we can choose to focus on the positive.
Could you know happiness without sadness? Is there love without pain? Dark without light?

As most of you know that Mike Sjogren was going to speak to my 3 day PREF event but we had to cancel it and I reached out to him to ask him if he can share his presentation with us.

I have been studying the power of manifestation for quite a long period now and it really fascinates me how our thoughts and paradigms can affect the way we are right now.
So hopefully this topic resonate ms with you and guides you to the path of wealth. Most of us have chose Real Estate as a path to wealth and we all know the Real Estate market also fluctuates.
Whatever your path is towards wealth, you will come across some challenges along the way but with the right mindset you can overcome those challenges easily.
Many people I come across have just given up on themselves. May be they have experienced challenges in the past so they just think that it will not work for them ever. But even if they have had bad experiences so many of them have overcome and have built enormous wealth.
So how do you overcome your limiting beliefs and have great wealth?
First of all, you need to have right minded people with you and you have to challenge yourselves to grow. Then, you need to ask the universe for help because we are all divinely guided to get what we want. The universe is always conspiring to give you what you want.
If you stay focused on what you want then it's going to happen a lot quicker and more often for you. And if you're not getting what you want then your thinking, your paradigm has to change.
Let me tell you my story-I set myself a goal about 3 years ago that I want to buy a business which we don't have to run it and also supports my family. I did write that goal everyday and affirmations I said to myself, reading that goal on a consistent basis helped me to achieve that goal.
Although, when I took that course we're supposed to have a business within 99 days but it didn't happened for us and I got little frustrated. But I kept faith and work towards it and now I almost have that business that supports my family without actually working at it.
So if things aren't working for you then you need to change your thinking, your paradigms in order to get what you want.

Sometimes we find ourselves faced with difficult choices. I see people stuck with their decisions that they've made and they feel like they have to live with it their entire life.
So I'd like to challenge you, choose not to become your wrong decisions.
What does it mean by "Becoming Your Wrong Decisions?"
I see people living their whole life, the decisions that they made for themselves were wrong. For example, they think that in order to get quality lifestyle, they need to go to college, spend four years to get a bachelor's degree and later find out that they didn't like the jobs they're in to. So you can choose to stay there and make everybody's life miserable around you by not enjoying your work or you're going to say I made a wrong decision and I will change my subject by going to College again and choose to have a career in different profession or may be practice that profession as a volunteer first to see if that's what you want.
So many people think that they need to have University education in order to get a good job but you know what this is back to networking what we talk about it in our program. If you like any profession that you want to practice then reach out to those professionals and find out from them what do they like about their profession and what do they absolutely hate?
One of the best things you can do in this case is to take advice from people you admire. But you don't have to completely follow their path but take the part of the advice that resonates with you.
So I give you a challenge this week, where are places in your life that you've made wrong decisions in your life that you're still living with it and how can you fix that?

The importance of real estate systems is expressed through a business owner's ability to save time and pursue activities that support the growth of their business.
The system that we put in place are screening tenants, keep track of our invoices, regular meeting with staff members to address any issues, bookkeeping, Maintenance & Inspection systems.

Today I am going to introduce you to one of my students from Laser Coaching who is doing an excellent job in Real Estate Investments and is getting ready to close her first multifamily in Edmonton with none of her own money. Zorya started my Laser Coaching program little over six months ago and she has had much success.
Zorya and her husband both are engineers in profession and they have really good jobs but they did not have a retirement plan in place. So Zorya started searching for her options and she and her husband came across investing in Real Estate and they really liked the idea since they can invest in the Real Estate as well as run their business while growing their portfolio and in turn make their financial future secure.
Initially, Zorya joined to REIN- Real Estate Investment Network and learnt quite a bit from that group. Then she started taking some courses on how to invest in Real Estate professionally.
Once she learnt that she got their first single family home and couple other houses on their own and with the help of the family members. Those properties worked out pretty well for them and they started looking for more properties to invest.
As their cash on hand dried out they started looking for Joint Venture Partners and it was not easy for them to find one. So they came to me and now they are doing newsletters and publishing their knowledge and their successes online on social media and they've found their investors by doing so. Zorya really emphasizes that having your presence online on different social networks helps people know what you're really doing out there.
When Zorya wanted to invest in multi-family she started taking courses on how to invest in multi-family and from there she learnt the big differences between investing in single family homes and multi-family. Finally, one day she was approached by a fellow who wanted to invest in multi-family with her by following her online presence and she found her first investor and is able to close her first 6-plex with him.
No matter what your background is, Zorya says if you take proper actions by joining your regional REIN, taking courses on how to invest in Real Estate and working with a Coach, you should also achieve your financial success.

First of all, "How Do You Become a Conscious Millionaire?" Over the years I have had the privilege to spend time with some very financially and consciously enlightened people. What they have described is that there are so many other people that want to do the same things as you are and the key thing is to hang around with like minded people.
Being with like minded people as they are on the same path as you, just make things a little bit easier for you as you can talk to them about the issues you have.
Conscious Millionaire's know they can create whatever they desire. Conscious millionaires choose what they want instead of focusing on what they don't want.
When you know that you are the only one who knows what is right for you, that you are capable of handling whatever comes your way, and that you are clear on your intentions or the outcome you choose to create.
What other thing I've observed with Conscious Millionaires is that They Take Inspired Action in order to keep the momentum going. Like, if you want to earn $100,000 a year with your current position at a company you are working for, then they motivate themselves to get to that positions by strong work ethics. They also don't take unnecessary action. Instead, they use the leverage of energy, the same leverage of energy that creates everything in the universe.
Conscious Millionaires Maintain an Attitude of Gratitude. Gratitude speeds along the manifestation of your desires. Conscious Millionaires know that every time they flood their mind with appreciation or gratitude they attract more of what they desire. Find something to be grateful for right now and get into the authentic feeling of true gratitude.
When you put these three principles into practice for yourself, you will start getting results.

Expanding your circle of contacts can put new opportunities on your radar screen, which you might have otherwise missed. You never know when someone you meet at an event or who visits your blog and watches your videos on Facebook will reach out with some information about a good deal. That is what it happened to us for last few years or so.
Most of our deals in last five years have came through networking which I have built through doing webinars, Facebook live videos and hosting events.
When you work in real estate, you are often faced with issues that require expert assistance. You might need a good contractor because your primary contractor is already busy, or a good tax adviser who understands the ins and outs of real estate taxes. You could find yourself needing a real estate agent who is familiar with a specific area to help you expand into a lucrative neighborhood. Whatever the case may be, having an established network will help you connect with the right people when you need them most.
As every investor knows, you never want to have all your eggs in one basket. Creating an extensive network will help you tap into other areas outside of real estate in your quest to generate wealth. Having a large network can set you up for the possibility of finding other types of investments as well. You might have read about all these different avenues of cash flow, but it's not always about what you know. Sometimes it's about who you know ... and you can only meet them if you network properly.

What is the 80/20 Rule and could it actually make 80% of your work disappear? The rule states that 80% of results come from just 20% of the action.
Are you trying to grow your real estate business? Would an 80/20 mindset help you to stay focused on your strategic plan and spend less time chasing endless new opportunities?
It really doesn't matter what numbers you apply, the important thing to understand is that in your life there are certain activities you do (your 20 percent) that account for the majority (your 80 percent) of your happiness and outputs.
For example, if you want to be a real estate investor and you're learning how to invest through different courses but not actually implementing any of the strategies you've learnt so far then it will not cut a deal for you. We humans are a good consumer. We are good at taking inputs but not necessarily the outputs.
What I mean to say is if financial stability is important to you and a big part of your plans look at this step as phase one, work to convert your passions into income generating propositions. Grow your business client-by-client or sale-by-sale. keep adjusting your work vs passion time ratio as your business grows to support you and you no longer need your job income. Look for 80/20 activities in everything you do and drop any inefficiencies as soon as you can.
The biggest factor that stops most people from chasing their dreams and working towards their real goals is fear. Fear of the lack of security, the reduced income and of the unknown future keeps people locked into routines that are not satisfying. That path leads to sadness /depression, low income and poor health. Who wants that!
Don't let fear be the reason for not achieving your goals. Stop, reassess your real passions, remove the money equation long enough so you can think without worrying about finances, and make plans to move towards your 80/20 lifestyle activities. Maximize what you are good at. Find the activities that produce the most results for you and your business and put your energy where the big rewards are.
Let me share you a story from one of my students from my program 90 Days to $5K. Gayle Chapiel was working for the 8 units apartment building since last August. Although she had the finances in place, for one or the other reason she was not closing the deal. The reason? Most likely she states that she was taking so many real estate courses online and attending webinars here and there but she was lacking the right mindset to close the deal. But she has started listening to my Mindset Coaching, focused on her mindset and now she's been able to close the deal.

A real estate deal is generally a long and stressful exercise that involves many steps and procedural formalities. Closing occurs when you sign the papers that make the deal yours, but before that fateful day arrives, a long list of things has to happen.
Most common fees are Property Inspection Fees, Property Taxes, Legal Fees to close the deal (Fluctuate depending on the condition of the building and many other factors), Land Title transfer fees. But with Multi-Family deal, there are a little bit more costs involved.
Let's say if you're looking to finance your deal with CMHC, there's a CMHC application fees, CMHC Closing fees, Mortgage Broker fees, Building condition Report fees and Environmental Report fees are the most common fees associated with a multi-family deal.
But don't rush and incur any cost until your deal is with the bank. What we do is send the deal to our mortgage broker to figure out the financing options. Once we provide financial reports for the building such as leases and income and expense reports, then the mortgage broker put the numbers through and give us the financing report.
Now, once you have the financing in place, the lawyer involved will give you a deal report and when you're okay with it then start doing all the inspection reports I mentioned above and other legal reports.
Many afraid that they might lose their deposit but keep in mind that you will not lose any deposit until you're agreed and signed the deal to remove any conditions from the deal. There are some other ways that you might lose your deposit.
So things like these have happened to us and when you're not prepared to deal with such situations in advance it can happen to you too. A great reason to have a Coach in your corner so you don't have to make the same expensive mistakes. I learned a lesson from it. We call it an education expense.

I get this question a lot since we deal with a lot of Joint Venture and some of my students ask "Edna, what happens when a money partner changes their mind?
First of all, try to find out why do they want to back out from the deal? We all know about that "Shiny Object Syndrome".
May be they are drawn to new ideas or tools and goals and abandon the important tasks in the process. So you will need to Re-Sell them the deal and make them aware about how this deal can be beneficial for them in a long run.
The other key factors that you need to consider are:
Ending a joint venture is always easiest if you have addressed the key issues in advance. A contractual joint venture, such as a distribution agreement, can include termination conditions. The original agreement should also set out what will happen when the joint venture comes to an end.

Many of you keep trying to control and manipulate the situations, relationships, and outcomes in your life -- thinking that if they changed in the way you want them to, you'd then change and things would be better. It actually works the other way around."
"When you change the way you look at things, the things you look at change." We've all had this experience in our lives in both big and small ways. Back in early days of my life, I started working as a receptionist for a minimum wage. But my dream was to be rich and I knew what I wanted from my life. So I learned the skills I needed to be where am I at today. But learning doesn't stop as you reach one level, as I am constantly exploring better and newer options to keep myself up in the game.
My friends and family tried to protect me as the path I was taking is not easy and were saying that you'll get hurt in the process. I knew they were right, but I wanted to come out of that comfort zone and I did. By taking that risk, I got hurt in the journey but I am better off than before.
We need to change our paradigm so that we can become what we want to. If I would have believed what my family and friends were saying while I swas working as a receptionist, I wouldn't have achieved what I wanted to achieve. Our belief system are so ingrained in our life that sometimes we are scared to take the necessary steps to come out of it.
It's not always about everything you've learned, but it's about practicing the stuff that you already know you should be doing but you're not.
As the saying goes, Repetition is the mother of all skills; the patterns and strategies that you consistently repeat does not make you successful. What makes you successful is the fact that you can take a meta position [from a different perspective] to learn and understand your structure, and continuously evolve to make yourself better and better each time.
But many have struggled to know how to make it work for them. And I always tell them, if you know a person who has achieved what you're trying to achieve then go and learn from them. If you go out there and be with people you admire, people who have achieved it; people governed by their values, people who love and embrace life, people who contribute, people who make a difference in the world.
Remember, Nothing Changes Until You Change.

I've already done that. I've seen that before. I already took that class, you're not teaching me anything new. How many times have you heard that stuff coming out of your mouth? I've been at events and you know maybe a little boredom cuts in and they start thinking you know what I already know this but what I've learned is....
If you are not performing at the level that you want to be performing, you need to do it again!
If you go to a jujitsu class and you're not any good at it but you don't care, then don't waste any more time there. But if you're at a class and it is something you care about whether it's your personal development or learning more about real estate then you know what- Suck it up. Sometimes you have to sit through the story that you've heard two or three times already. Sometimes you feel low in confidence to do the things you want to do. If so then you should read a chapter called "The Self-Confidence Formula" in the book Think and Grow Rich. And read it out loud every single day so that you can build up that confidence.
If you don't have confidence to do the things you really want to then chances are you're going stagnant. It's fair to say that sometimes the things that didn't turn out well may not be well suited for you then it's okay to leave behind.
But when you need a motivation to achieve the goal to be where you want to in your life, then you need to keep finding that motivation again and again. Whether it's a mindset issue, confidence or anything else.
I sent my two teenage daughters to the "Goal Achievers Workshop" last weekend to Saskatoon and when they came back they were so motivated that one of my daughter started saying her goal out loud the next morning when she woke up.
And from her feedback, I am also going to invite them to the "Paradigm Shift" workshop presented by Bob Proctor this weekend. I know now what they want to achieve in their lives, but inviting again to this workshop will keep them motivated toward their goals and they will learn something new.
So, to keep yourself on track and motivated, sometimes you need to keep doing things again and again UNTIL you achieve your GOAL.

As you all know we have a decent size portfolio here in Canada and mostly in Saskatchewan. It has paid out very well so far until now have focused pretty close to home. We are focusing our next purchase in US since we have found some really attractive pricing.
I have partnered with Marcin Drozdz and Phil Wazonek to launch Distinct Real Estate LP Inc, a Real Estate Investment Trust (REIT). I have known Marcin for about 10 years now. Marcin has know Phil for many years too.
Now lets jump on the question; why we are looking to invest in US market?
I have been asked this question a lot lately since we have announced our REIT.
The key factors to take our investments to US are promising growth trends, stable job market, low average cost rental unit, low vacancy rates and landlord friendly conditions (No Rent Control or Tax Incentives) etc.
For example, the majority of investments in USA will be in a mid-west where some of the Fortune 500 companies have their hubs located in cities like Memphis, TN. We can get rental properties in $25,000 to $30,000 a door where as in Canada we have to spend over $500,000 to get a 500 ft space in some areas like Toronto, Vancouver. Marcin says we can't even get a parking space in Toronto for $25,000.
More importantly, the wage in mid-west USA is just above $7. So an average worker needs to work over 90 hours a week to be able to afford a one bedroom rental. The home prices are too high for those who rely on minimum wage and thus presents an opportunity for investors like us to invest in areas like these.
With that being said, we are looking at higher cash flow and double digit returns with our investments.
We have always invested in properties with affordable rental market because we believe even if the economy goes in recession, everyone needs a place to stay. So affordable rental properties has always been our primary focus.

So how was 2019? Was it the best year of your life? I mean over the top, you can't want for more? If you are like most people, you probably answered no. If you had the choice of spending the same 365 days and just surviving it or having the best year of your life, which would you choose? Of course you would choose the best year of your life! You know what you would prefer, you always get the same 365 days each year, so what is getting in the way and how do we get you out of your own way?
First, let's start with the question, how did you do on your last year's goals in 2019?
Most people didn't even have a goal and if you had, how did it turn out?
If you're willing to take an assessment of your personal and professional growth and make changes that can lead to more resilience and career sustainability in 2020 then read through all the way. Are you interested in stacking your resilience deck for the upcoming year?
One cruel fact of career/life advancement is that it can feel like an uphill battle. Chances are, obstacles will be thrown in your career path every step of the way. But can you face opposition with a positive attitude and emotional stamina? Can you keep going no matter how frequent and difficult the obstacles?
If you're ready to make a positive change towards your life/careers; I have for you 7 important steps to consider achieving your 2020 goals:
1) Decide and Commit: First of all you need to decide and commit to your goals. Whether it would be getting passive income to certain level, owning your first multi-family, losing 20 lbs of your weight or rebuilding relationship with your family member.
2) Make your Goal Simple and Clear: If you decided your goal is to earn passive income, then make it very clear how much you want to earn as passive income per month? would it be $1000 or $5000? Make it simple but Clear.
3) Write Down your Goal(s): Make a goal card, write down your goal(s) and keep it in front of your face every single day so you can read it.
4) Read/Write Down Your Goal(s) Daily: My coach suggests that you need to write down your goal multiple times a day so it helps you visualize and keep you focused towards your goal. i.e. what would your life will look like in next year when you hit your goal?
5) Ask for Help: If you know anyone who have achieved the goal that you're achieving then ask for help to get you there. It might be a fellow student in your class, your coach or anyone. Or ask the Universe, God, your higher power, say "I want to earn this much in 2020" and meditate and visualize. You are more likely to get an idea from Universe and you will be surprised and amazed how the Universe can guide you to success.
6) Take Inspired Action: Finally, when you realize how you can get to your goal, take inspired action. Like, a month ago, I was not even aware that there were Amazon Automation Business stores, but now I am working towards getting it. I have a goal for 2020 to increase my passive income to certain level too and now it looks like this will be one of the ways. You never know how the Universe can guide you towards your goal.
7) Track Your Success: This is a very important exercise for you as you would need to go back last week, last month or a year and find out where you were at this time and now where are you at. Focus on what you've accomplished and stay focused on your successes rather than failure/challenges. Since your success and positive mindset will help you boost your energy level and help you achieve your next goal.

One of the questions I get asked again and again is "Edna, what's the best way to get an Investor?" I tell them each time that the best way to get your investor is by "Educating Them". As you're learning the ways to invest in Real Estate, start posting or sharing with others on social media and that's what my 90 Days to $5K students have been doing. They share their learning on Facebook groups and on LinkedIn, twitter etc.
As I was having a conversation with one of my students a couple days ago, she was telling me that she posted education posts on Facebook and one day on the street she was greeted by a fellow who saw her post on Facebook and congratulated her on what she was doing. He asked her, well how can I invest in Real Estate with out my own money? She replied that she used her equity out of her own home and used it to purchase and recycled the same money over and over again. That guy was well educated and did well with his life but was not open to use his own line of credit and stuff to buy real estate property. Again after she gave him a few examples of how she'd done it and he was quite impressed and willing to look at it again.
Such things when it explained to you in a way looks pretty simple but not everyone knows how to it works. That is how I also started taking an interest in Real Estate. Back then I was selling mutual funds and one day I was having a conversation with a client of mine and he brought up to me a topic of investing in real estate I replied, why do you want to invest in an asset class which gives you 3% returns? (back then). But after meeting few people and learning through experts I realized that it's not only 3% return, you need to count the mortgage pay down on equity and cash flow which will give you a lot more return with less risks than traditional investments like stocks and mutual funds.
So if you educate your investors in a way that best suits them, you will definitely get an investor for your deal. You can do this multiple ways- such as writing up Newsletters through emails and/or post in magazines, holding seminars and webinars and most importantly post on Facebook and LinkedIn where your friends, friends' friends and potential business associates will see your posts and get to know you more on what you're doing.
