After surviving the market crash in 2008, Leon pivoted his focus primarily on multifamily investments which allowed him to scale and convert several of these units into short term rentals in Philadelphia and Delaware. Leon looks forward to semi-retirement and venturing into more passive forms of Real Estate.

Malik Carter is a Realtor and real estate investor, involved in the real estate industry since 2007. His career started as a mortgage loan officer for a small firm in Glenside, PA. After only a year at the mortgage company, Malik left that company to launch a mortgage company of his own. A few months into this new venture, the economy began to collapse. After eight months of banks closing and years of millions of people losing their homes, the economy started to stabilize.
Malik had to pivot and adjust to survive because the mortgage industry changed. Malik began buying foreclosed properties and renting them out to supplement his income. Malik sold one of the rentals for an excellent profit and decided to also flip properties. So many people were interested in the properties being flipped that Malik started helping other buyers find houses, launching his career as a Realtor. Today Malik flips several houses a year, still maintains a portfolio of rental properties, and helps families buy their dream homes.

Alvin Johnson is the President of Hope Housing Foundation (HOPE) and guides the staff of Assertive Management Group, LLC., HOPE’s privately-owned property management firm. The Foundation, which is headquartered in McKinney, Texas was incorporated as a 501(c) (3) in 1998. HOPE has a business model that positions itself as one of the most effective, nonprofit affordable workforce housing organizations in the Country. With a little over 1,300 Affordable Housing Units and growing, the Foundation is in the acquisition stages of acquiring an additional 2000 units for 2021. Also planned for 2021 are two new single-family housing developments with a total of 450 homes for the Workforce community. Alvin is also President and CEO of Multifamily Monopoly, an education platform designed to give the serious Real-estate investor all the tools necessary to develop and acquire their own multifamily apartment building.
Before fully investing his time into Hope, Alvin was the Vice-President of Operations for American Housing Foundation in Amarillo, Texas (AHF) and would also serve as the interim president for 2 years. Amarillo-based American Housing Foundation successfully grew from two apartment complexes purchased from a local Catholic organization in 1989 to one of the largest affordable housing companies in the country providing homes to more than 50,000 families and individuals, while supporting healthy communities. American Housing Foundation boasted 16,000 units spread across the Southern US. Alvin’s tenure with AHF helped grow the vision of what Hope Housing Foundation is and will become.

How to Start and Grow a Successful Title Company and Real Estate Business in 2 Years
Heidi Becker moved to Philadelphia 5 years ago and now runs 2 of Philly’s well-known title companies. Heidi made this move strategically knowing Philadelphia was a great investment area. “What is the motivation behind title?” Nicole asks Heidi during the interview. Heidi expresses her obsession with real estate since she was 16 years old which was her initial motivation. Thinking she wanted to be a real estate agent, Heidi found her true passion in title after working as an admin at another title company. She shares how her superior at that job at the time was a great teacher molding her into the title field. For those who may not be aware, ‘Title’ is to represent the contract and control all of the money in a real estate transaction. After being put in a position to do what she wanted and having a baby only motivated her more because she did not want to work a 9-5 job raising her child. She was recruited to do real estate settlements in Philadelphia and she took the opportunity to start her own title company.
What is the process of starting a title company? Heidi explains this took over one year because you have to interview with underwriters and see who is going to give you the best support.
What is an underwriter? Underwriters are the agents who backs up the contract and it is very important to choose someone who is reputable and to be around if something big happens. Heidi says “After hiring the RIGHT staff and keeping my overhead low, my business started to move rapidly”. How did you get into real estate? “It was always in the background… I just always had a passion for it. I went and got a partner, made an LLC, started looking for property, used hard money and was able to complete my first project” Heidi says.

Ken is an active entrepreneur and real estate developer in the Philadelphia area. He serves as President of Philly Office Retail, which has renovated and restored more than 300 vacant and deteriorated commercial and residential units in the Philadelphia region during the past 30 years. Philly Office Retail currently owns and manages more than 800,000 square feet of commercial and residential space in the Philadelphia region and has received four Preservation Alliance Community Preservation Awards for its adaptive reuse projects. Ken founded and operated Cresheim Cottage Cafe from 1996 until 2004 and now owns Trolley Car Diner, Deli and Ice Cream Shoppe in Mt. Airy since 2000 and Trolley Car Cafe in East Falls since 2010. His third restaurant, Trolley Car Station, in University City, is slated to open July, 2018. Previously, Ken served as Chief of Staff for Philadelphia City Councilwoman Happy Fernandez from 1991-1995 and currently serves as President of the Philadelphia Housing Development Corporation (PHDC), as a Mayoral appointee, and Chair of the Mt. Airy Business Improvement District which he co-founded in 2007. Ken is Founder of the Trolley Car Teacher’s Fund , which contributes $25,000/year in grants to public school teachers, Trolley Car Table Tennis Club, the only full time table tennis club in the Philadelphia area and Jumpstart Germantown, which trains, networks and provides funding to aspiring real estate developers. Ken was an Organizer/Board Member of Valley Green Bank for 8 years until it was sold to Univest Bank in January 2015. In 2004, Ken was awarded the Business Leader of the Year Award by West Mt. Airy Neighbors, in 2005 was given the Community Service Award by the Center City Proprietors Association, in 2006 was named one of Philadelphia’s 101 Connectors by Leadership Philadelphia, in 2009 received the Distinguished Leadership Award by Community College of Philadelphia, in 2010 received the My Block, My Business Award by the Empowerment Group, in 2011 was awarded the Edgar Baker Community Service Award by East Mt. Airy Neighbors, the 2012 Retailer of the Year Award by the Philadelphia Chamber of Commerce and was honored by the Philadelphia Parks Alliance in 2013. In 2015, Ken received honors by the Waldorf School of Philadelphia, the Wissahickon Charter School and the Philadelphia Business Journal as “Do Gooder of the Year.” This year, Ken was honored by Mt. Airy USA and Historic Germantown as a community champion.
Ken’s mission is to revitalize neighborhoods by renovating vacant, deteriorated properties along Philadelphia’s commercial corridors. He believes that you can do well by doing good.
How to Build Your Residential and Commercial Real Estate Empire?
Ken Weinstein starts off explaining how he got started in real estate by seeing problems and situations in the community and trying to find solutions to them. Blight was something Ken was 100% against which is why he started the Jumpstart program. He explains how he wanted to find developers to slow down or stop blight as a whole. “I am willing to take risks to make the world better” Ken says.
In this episode Ken shares how he got into real estate. 30 years ago, living in Fishtown, Ken was really inspired by the city of Philadelphia. Watching his landlady at the time renovate 6 properties by herself gave Ken the assurance that he would be able to do the same. Although it took a while to aquire his first property after deciding real estate was an interest. “I saw a lot of opportunity in the Germantown area” Ken explains… “You need good market conditions, you need to see price points”.
Ken then moves on to sharing how and why he was able to quit his day job and do real estate full-time. Having enough cash flow that it makes sense and to be able to hire staff is the only way he was able to pursue his real estate career.
“It took me about 7 years to get me to the point where i want to leave my day job” - Ken Weinstein.
Over the years Ken learned that real estate makes you better at your job and you are a better business owner/employer. One of the biggest points made in this episode is the difference
between residential and commercial real estate in the eyes of one the biggest developers in Philly.

30 Day Checkin After I Left My 9-to-5
After working in the law enforcement field and working part-time in real estate for 14 years, Earnest was about to retire this November due to success of real estate. After college Earnest started his job in 2004 and acquired a property transferred to him by his grandmother. After being inspired to do real estate in college but having no money, he was able to pursue one of his dreams he explains in this episode. Moving on, Earnest shares a story of one day driving home from his 9-to-5 job and seeing a property (which looked like a shell) and called the agent to get a price so he could possibly invest with little cash money. After calling finding out the property was a very high number, Earnest wasn’t going to be able to invest in that property instead he was able to connect with someone who pivoted that conversation into a mentorship. Finding out about home equity line of credit, he dived in head first and used that strategy on the property acquired from his grandmother. He was able to get a good chunk of cash from his grandmother's property and the first thing he did with the money (what every investor typically does) was shop in real estate. Earnest explains that the property he bought with the home equity line of credit was his worst nightmare. This is how he began his “official” career in real estate. “Anything that can go wrong with you project, went wrong with my first project... but it was good for me because i learned my lesson” Earnest shares. After learning his lesson with his first official investment property, he learned about property management and started managing other people's properties while putting a hold on his acquisitions… all while working a 9-to-5 job! Being so driven by the real estate business, he then pivoted his experience to help others and started to make money that way which lead to him becoming a licensed agent. Earnest then started managing properties, consulting, and working a full time job with no help. It wasn’t until he got the help and support from his wife to help and then they started a team together under City Wide Realty. He then took a leap of faith and quit his job to pursue his career in real estate full-time with no prior warning this his employer.

From Art Teacher to Leading One of the Top Real Estate Sales Teams
How did she begin? Having several interesting careers, real estate wasn't an option for Stephanie (well at least she thought it wasn’t). How to Raise Money from Accredited Investors for Private Real Estate Funds? After meeting Kerry at an event, Nicole invited her to be a speaker at the annual Women in Real Estate Summit. Kerry then explains how she got started and got to where is she now. Kerry started a real estate investment fund 6 years ago that is well known called Stone Bay Holdings. At Stone Bay Holdings, they invest in distressed real estate all over the country and raise money from accredited investors. (What is an accredited investor? -Someone who annually make over $200,000 a year and expect to make that next year, and/or has 1 mm in net assets) “How did you get to be doing this?” Nicole asks. Kerry then goes to share her story. She shares that she has been in real estate for years prior and has a business partner as well. Both her and her business partner did not start off ‘newbies’. They began in the Temple University (North Philadelphia area) by buying shells, digging out the basement to create another floor and renting all floors to the students in the area. During the time when they started to invest in that area, it was an economic downturn which meant they had to go to private lenders for their real estate deals (because during that time banks were not going to fund investments). So what Kerry and her business partner began to do was borrow money from one lender, put them in the first position, develop the property, put tenants in the property, get a mortgage on the property, pay the lender back and the bank holds the property. Kerry was able to get up to, at least, 50 properties near Temple U doing this same strategy/formula.
“Raising money is all about building great relationships” says Kerry. Being able to create a win/win solution for both parties will being a plus for raising money. “As long as people feel comfortable with you, then they want to hear about investment opportunities”.

Kerry was opened without a doubt because of her passion.
Unlike private lending, Kerry explains how she raises money from accredited investors only. By explaining the investments, telling the investors the plan, showing them the paperwork, showing them the plan is how you raise money. Being able to do this over and over Kerry turned one investor into 2, then 3, then 4… and the list goes on.
Kerry explains the reasons for only investing with accredited investor and the reason why is because some or most investment opportunities take years maybe 5 to 7 year hold on your capital. She then explains how anyone (accredited or not) can surround yourself with those accredited investors and that is by believing in yourself and putting yourself in uncomfortable situations to make yourself as well as your real estate business bigger and better.

In episode 123 of the Better Than Success Podcast host Nicole Purvy interviews Real Estate Developer Leslie Smallwood-Lewis. This episode was recorded live during the 2nd Annual Women in Real Estate Summit on Nov 3, 2018.
Leslie started her real estate career at the Goldenberg Group, a regional mid-sized real estate development firm located in Blue Bell, PA, as an Associate Development Director. During her 7-year tenure, she was promoted three times ultimately achieving the position of Senior Vice-President of Development. Leslie led the development of a $50 million, 342,000 square foot shopping center, the largest single development in West Philadelphia and the largest development in a Federal Empowerment zone located in the Commonwealth of Pennsylvania. In 2008, Leslie and her partner Gregory Reaves, established Mosaic Development Partners. Since its founding, Mosaic has developed over $54 million in real estate projects and has created over 200 construction jobs and 100 full-time jobs. Leslie is a graduate of Brown University and Villanova School of Law.
How I Developed Over $54MM in Real Estate?
After working at a large development firm, Leslie was able to work her way up the development ladder and was a sponge the whole way up. Being a woman of color, no one looked like her in the development field, there was no diversity.
In 2008, Leslie decided to partner with someone and to go out and do the development thing on their own while inspiring their own community. During this interview, Leslie explains to her audincce that typically people who are heavy into the real estate game are born into in. While inspiring others, she shares she was not and still managed to be one of the only black woman developers in the City of Philadelhia. After partnering with her current partner now, Gregory Reaves, she tells her story of how they were able to start investing in real estate by taking out their 401K’s.
“Be intentional about what youre trying to accomplish” Leslie says during the interview,
“You have to be willing to crawl before you walk, walk before you run”.
Leslie goes on to talking about how it all started with a lot near Temple University. She seen the potential in the lot and met with the community and proposed a great idea for not pushing people out being apart of the process for creating a better community which was a student housing project.
After deciding it was a great proposal, they went along with the $20 Million Dollar project. Although this was a very, very steep project, Leslie and her partner still didn't have the money to finance this project. She then explains what she did to make this project possible. Leslie and her partner went out and found a developer who was established in the city and forged a partnership with them and negotiated a good deal making the project possible (which is now complete).
After this project, Leslie knew she could do this on her own with her partner. Leslie stresses the importance of having a partner during this talk, it is how everything she is doing is possible.
She then shares a little information on how the recession worked in her favor as a developer.
Leslie and her partner knew how to “think tight” and how to structure their deals based on that mindset which landed them as the ‘1st largest modular building in the City of Philadelphia’.
Moving on, Leslie touches a little on Reinvestment funds for developers.

After doing taxes since she was 16 years old, Yvette Mitchell shares her knowledge and tax advice that can save any business owner millions. The first thing Yvette expresses before going into depth about the top tax tips to save you millions is knowing the difference between a tax accountant and a tax preparer. This is super important to know the difference in especially if you are a business owner of any sort. Yvette shares that a tax accountant is someone who has unlimited practice rights in front of the IRS and a tax preparer is someone who is trained to use the tax system but not necessarily someone who can represent you in front of the IRS. The importance of knowing the difference will help you understand the tips for saving you money running a business. During this episode, Yvette explains some key loopholes for businesses as well as real estate investors.

Top 10 tax tips when it comes to CYA (cover your assets)
#1 - Failing to plan
If you have something you want to do or a goal you want to achieve… You have to have clear goals on what you want to do for your business then you need to figure out a strategy with your tax accountant.
A lot of people do not add this to their business game plan and end up spending thousands in taxes at the end of the year that they could have avoided.
If you have a higher net income you will have a higher tax bill.
“Taxes is your largest transfer of wealth” says Yvette. Depending on your tax rate you may be giving 30% of your income.
Get into the habit of getting your money as you earn it.
#2- Documentation
The IRS gets most people because they fail to document… Not keeping correct documentation will hurt your business in the long haul. If it is legitimate and part of your business .. you can write it off. You are entitled to every loss that you earned.
You can write of dinners (if you are talking about business of course…)
#3 - Audit paranoia
Yvette addresses the common interpretation that anyone can get audited by the IRS. You should not have a fear of being audited if you are doing everything legit with your business. “You are allowed ordinary and necessary costs”.
Also… Remember, different businesses have different flags. As a business owner with multiple businesses you need to set up multiple entities.
#4- This tip is for Real Estate investors
Depreciation… Depreciation… Depreciation!
When you buy a residential home you are able to depreciate the value of the property over the course of 27.5 years. This is usually a deduction that people always miss.
Depreciation can really add up …
This is free money you do not want to leave on the table.
#5 - Repairs vs Improvements (Real Estate Investors)
Set what will be written off ahead of time with you tax accountant.
Improvements need to be written off over the course of your lease.
If it is a residential house it goes into regular depreciation.
You have to show the IRS that repairs are actual repairs in your investment homes and not improvements. This is a major, major key.
#6 - As a business owner, we should be doing “business trips”
The IRS will allow you to write off any travel related to business. BUT... before you leave out:
-Set up appointments when you travel…
-Schedule to see properties,
-Take another realtor out to lunch
etc.
As a real estate investor/business owner, learn how to fully utilize your business.
#7 - Know the difference between an investor and a dealer…
Investors can do 1031 exchange because it is passed through corporation.
As a buyer and flipper you are inquiring inventory and IRS will classify you as a ‘dealer’.
Therefore, you are subject to self employed income.
When you open you business you need a conversation with accountant it may cost $300 but will save you thousands!!
#8 - Employ Your Family
Your kids can work for you from 7 years young to 17 years old. You can, in fact, pay your kids through your business…
Example: Yvette paid her son for doing work for her business and was able to write it off as tax deduction.
What can you kids do? They can dust… take out the trash etc… But before you employ your family/children you need to know you can’t pay them less than minimum wage.
Your child is taxed at a lower rate.
#9 - Create a home office
As a business owner, you may work out of your home… you need to take full advantage of that.
You need to have a designated home office (at least ⅛ of your home).
#10 - Meals of Entertainment
A lot of people are scared to write this off. Don’t be scared but know you need to keep receipts!
Business development counts…. Example: Having a summer cookout with clients… that is a business expense.
Don't leave your meals out.. And keep track of them

Hope all is well. I was at the better then success meeting yesterday and was so blown away with the community and resources on display, I had to join today. I look forward to participating and learning from this dynamic community. I am an active investor, landlord, and owner of a local contracting company so as I’m sure you could imagine your community has quite a lot to offer, and I look forward to adding anything I can.
Warning: This is long. Its only my two cents so feel free to take it for what it’s worth.
Firstly, I have been feverishly listening thru the podcast material all day. I was very excited to listen when I heard that the most recent podcast was regarding tax auction. I immediately couldn’t wait because I am a podcast fanatic and I have bought properties off the tax auction, am in current litigation regarding a tax auction buy, and have learned quite a lot in a short period of time.
I was captured by the content. I learned numerous things I didn’t know and was incredibly impressed with Ms. Courtney Richardson’s knowledge and perspective on the topic. I have devoured every resource on the internet regarding Philadelphia Tax Auction. YouTube, blogs, bigger pockets, REI groups, etc. And nothing had as much valuable information on the subject as that podcast. It was an excellent episode and I will be suggesting it to numerous people for listening.
But I did want to share some important insights that I thought got left out that might add to the conversation. These are things I’ve learned buying at the auction, taking the sheriffs seminar, and reading everything I could find on the subject. Sorry If this comes off as unsolicited, I just felt moved to share it.
A quick note that got skipped was the part about the percentage of interest that a redeemer must pay to redeem a tax auction property. I had erroneously thought it was 7% so I was glad to be corrected on the 10 % figure. But the important part that got skipped was that that percentage goes to you as the new deed holder. That’s relevant from an obvious point of money in your pocket, but also a note worthy fact when considering the over all risk of purchasing property at the tax auction. If they do redeem you do get your investment back, plus interest.
Another thing to consider when assessing the tax auction as a tool for property acquisition is how under market the property prices are. When your data is properly curated, and you have thoughtfully and judiciously targeted properties that fit your criteria, you can find a multitude of half gut and quarter gut properties for below $20,000. Considering these properties can still fetch market rate rents, and their expenses are without mortgages eating into cash flow, the potential for acquiring cash flowing cheap sticker properties is high.
Which leads to what I think you guys established well. Tax auctions are not for flippers! There not for wholesalers! The podcast did a really good job of explaining why! Title insurance, redemption, delays acquiring deed, all make quick transactions on property from tax auctions a bad idea. However, I would make one objection to something that was said in the podcast. It was agreed upon that the tax auction is for big investors. I think that’s half true. I think a more accurate description would be that it’s for prepared investors. Sometimes these are mutually exclusive sometimes not. But either way there must be a strategy before you ever walk in to the auction. One based on what your goals are, what transpires at the auction, and what needs to happen between you winning the bid and you collecting a rent check on that property.
In my estimation the safest and most profitable way to get return on investment from auction properties is to get new tenants in the property ASAP. Do a bare bones rehab, work with a contractor that writes forms creating a paper trail describing the need for every repair, and get it rented with a quality tenant. Avoid all cosmetic work as much as you possibly can while still getting a competitive market rent.
My reasoning for this being the goal is mutli-fold.
1) Begin recouping initial investment asap via rental income.
2) Take advantage of cashflow sans mortgage payment, PMI, and all associated loan generation expenditures.
3) Create a stronger claim of ownership by having a legally valid lease contract and a tenant who has every right to continue execution of that contract as long as the landlord has and continues to operate in good faith.
4) Any reasonable sale of the property will have to be after a year. For some title insurance companies its two years. So the most profitable sale will come from after a couple years of ownership, during which you could be collecting high cashflow rental income, refinance and Brrr, or sell as a cash flowing tenant occupied rental after the title period.
Additionally, an investor must be prepared for rehab costs. Having good contractors (multiply) and reasonable expectations are the key. As you know you can’t see the inside. Therefore, as an investor I think its prudent to assume the inside is always an entire gut job. The exterior state can be seen on physical inspection and google earth (state of roof). Our unknown is always the inside! So, every property we calculate for a buy range, we must assume the cost of a full interior gut. If we find that’s not the case (and its often not the case) then it’s a pleasant cap ex surprise.
Also, buyers must be ready to remove squatters. There is no amount of inspections that can reasonably be done from outside of the property to be sure the property is vacant. So, buyers must be ready to go through all the processes of a writ of possession. The process is too long to detail every bit here, but the important part is having an experienced lawyer who has done Writs of Possession proceedings. Additionally you must know how to start filling a complaint in the Court of Common Pleas ASAP, once you have the deed in hand.

Hope all is well. I was at the better then success meeting yesterday and was so blown away with the community and resources on display, I had to join today. I look forward to participating and learning from this dynamic community. I am an active investor, landlord, and owner of a local contracting company so as I’m sure you could imagine your community has quite a lot to offer, and I look forward to adding anything I can.
Warning: This is long. Its only my two cents so feel free to take it for what it’s worth.
Firstly, I have been feverishly listening thru the podcast material all day. I was very excited to listen when I heard that the most recent podcast was regarding tax auction. I immediately couldn’t wait because I am a podcast fanatic and I have bought properties off the tax auction, am in current litigation regarding a tax auction buy, and have learned quite a lot in a short period of time.
I was captured by the content. I learned numerous things I didn’t know and was incredibly impressed with Ms. Courtney Richardson’s knowledge and perspective on the topic. I have devoured every resource on the internet regarding Philadelphia Tax Auction. YouTube, blogs, bigger pockets, REI groups, etc. And nothing had as much valuable information on the subject as that podcast. It was an excellent episode and I will be suggesting it to numerous people for listening.
But I did want to share some important insights that I thought got left out that might add to the conversation. These are things I’ve learned buying at the auction, taking the sheriffs seminar, and reading everything I could find on the subject. Sorry If this comes off as unsolicited, I just felt moved to share it.
A quick note that got skipped was the part about the percentage of interest that a redeemer must pay to redeem a tax auction property. I had erroneously thought it was 7% so I was glad to be corrected on the 10 % figure. But the important part that got skipped was that that percentage goes to you as the new deed holder. That’s relevant from an obvious point of money in your pocket, but also a note worthy fact when considering the over all risk of purchasing property at the tax auction. If they do redeem you do get your investment back, plus interest.
Another thing to consider when assessing the tax auction as a tool for property acquisition is how under market the property prices are. When your data is properly curated, and you have thoughtfully and judiciously targeted properties that fit your criteria, you can find a multitude of half gut and quarter gut properties for below $20,000. Considering these properties can still fetch market rate rents, and their expenses are without mortgages eating into cash flow, the potential for acquiring cash flowing cheap sticker properties is high.
Which leads to what I think you guys established well. Tax auctions are not for flippers! There not for wholesalers! The podcast did a really good job of explaining why! Title insurance, redemption, delays acquiring deed, all make quick transactions on property from tax auctions a bad idea. However, I would make one objection to something that was said in the podcast. It was agreed upon that the tax auction is for big investors. I think that’s half true. I think a more accurate description would be that it’s for prepared investors. Sometimes these are mutually exclusive sometimes not. But either way there must be a strategy before you ever walk in to the auction. One based on what your goals are, what transpires at the auction, and what needs to happen between you winning the bid and you collecting a rent check on that property.
In my estimation the safest and most profitable way to get return on investment from auction properties is to get new tenants in the property ASAP. Do a bare bones rehab, work with a contractor that writes forms creating a paper trail describing the need for every repair, and get it rented with a quality tenant. Avoid all cosmetic work as much as you possibly can while still getting a competitive market rent.
My reasoning for this being the goal is mutli-fold.
1) Begin recouping initial investment asap via rental income.
2) Take advantage of cashflow sans mortgage payment, PMI, and all associated loan generation expenditures.
3) Create a stronger claim of ownership by having a legally valid lease contract and a tenant who has every right to continue execution of that contract as long as the landlord has and continues to operate in good faith.
4) Any reasonable sale of the property will have to be after a year. For some title insurance companies its two years. So the most profitable sale will come from after a couple years of ownership, during which you could be collecting high cashflow rental income, refinance and Brrr, or sell as a cash flowing tenant occupied rental after the title period.
Additionally, an investor must be prepared for rehab costs. Having good contractors (multiply) and reasonable expectations are the key. As you know you can’t see the inside. Therefore, as an investor I think its prudent to assume the inside is always an entire gut job. The exterior state can be seen on physical inspection and google earth (state of roof). Our unknown is always the inside! So, every property we calculate for a buy range, we must assume the cost of a full interior gut. If we find that’s not the case (and its often not the case) then it’s a pleasant cap ex surprise.
Also, buyers must be ready to remove squatters. There is no amount of inspections that can reasonably be done from outside of the property to be sure the property is vacant. So, buyers must be ready to go through all the processes of a writ of possession. The process is too long to detail every bit here, but the important part is having an experienced lawyer who has done Writs of Possession proceedings. Additionally you must know how to start filling a complaint in the Court of Common Pleas ASAP, once you have the deed in hand.

How to invest in the tax auctions the RIGHT way?
Guest Steven Reyes shares his knowledge on the pros of investing in the tax auction and how you should navigate the auction. As an active investor in the tax auction field, Steven has acquired all of his recent properties from the auction. He currently has one rented successfully and one in litigation. Before going to the auction, Steve explains how he 6 months before actually investing. His first property was a total of $16,000 and he completed a bare bones fix and rented it out as soon as he could. Bare bones fix up is fixing up a house to the point where it can be rented and nothing extra. “You need to do this to protect yourself.. Anything you need to get your renters licence” he shares. Reyes then explain to anyone who wants to invest in the tax auction that the average single home family is usually in the low $20,000’s.
Most of the time when you invest in the tax auction, there can be ‘squatters’. Squatters are people who are living in the house without legal title. Do squatters have rights? Absolutely! If you invest in the auction and the property you bid on has squatters, yes you have to go through a process to get them out. You cannot start working on a property if there are squatters. Therefore, you have to use a strategy to get them out of the property. There are many ways investors/owners can handle this scenario. In this episode, Steven uses one of his favorite strategies “cash for keys”. He shares on of his own tricks (in which there are many) of getting the squatters on a lease so you can march them to eviction.
Moving on… Steven goes into depth about one of his properties that he has to do a LOT of work legally to fully acquire the property he invested in. His example is having a full family in the house he purchased from the auction. He explains the process but emphasizes on the fact that you have to start the legal process and get all paperwork for the property done ASAP due to right of redemption. Yes… someone can redeem their property in a set amount of time.
Reyes then gives step by step instructions for success at the tax auctions.
Step by step success at the tax auction:
Steven expresses from experience to always assume it is a full gut because you never know how these properties look inside. Do you have a GC? These are the question you NEED to have the answers to before going to a tax auction.
2) RESEARCH, RESEARCH RESEARCH
-Whats dates are you going to the auction?
-Download data from sheriff list and put in in excel sheet … subtract properties off of your list to bring your list to a reasonable size.
-Although you are not supposed to look inside in the properties, do as much research as you can.
“Some properties can look good from the front… you need to physically inspect. Take notes…”
-Research your buy range:
-Run your comps.. What is rental income? How much will it be worth in the future.
3) Create a final list with your buy range.
“Don't go a penny over.”
4) Tips on auction:
-Pay in money orders or cashiers checks.
-Get checks in thousand dollar/500 dollars increments.
-Sometimes they are packed, sometimes they are dead.
-You need 10% of you the properties price.. You can/will get kicked out if you are not prepared after bidding.
“Sometimes you need to walk out of there, You don't need to buy” Reyes explains.
5) Finish paying off the property asap… The deed starts as soon as you pay final balance.
‘You are nothing until you have that deed in your hand.’
6) Lastly, after getting the deed you can roll up to the property and get into deal mode.
“Renting is the best option for monetizing from the tax auction”… in his opinion.

In episode 120 of the Better Than Success Podcast host Nicole Purvy talks How to Develop Your Strategic Plan for Your Real Estate Empire.
How to develop you plan for your real estate empire?
Starting off with what she has recently concluded and that is the challenge many people face after deciding to invest in real estate. Nicole says “One of the biggest things stopping people from doing deals is not having a strategic plan for your real estate empire”.
She goes on to explain that idea that people are afraid to define exactly what they want. As you start to develop your plan you need to understand that short goals are good in the process. You also need to understand that your short goals need to be the platform to something big… Nicole references her very own self-help book, The AntiHustle: Starting a Sex-Figure Business in One Year. Moving on, as you begin the process of developing your plan you need to grasp the idea that people are afraid to define exactly what they want and work away from that to develop a clear vision.

Why people don't develop a plan for their life?
1- People are too lazy to define what they want.
It can take weeks or even months to develop a vision.
2- People are to afraid to define what they want because they don't think they will get it or deserve it.

What is the easiest way to do your real estate flip with none of your own money?
After doing a recent successful real estate flip, Nicole shares some game on a strategy to use to flip a property in one of the easiest ways. She begins with sharing an experience of starting real estate one on one development with the members of the BTS Real Estate League. Being able to idenitfy the top 3 things that keep people from doing deals, Nicole shares what they are and how you can use the information to do your future real estate deals.

#1- Mindset
-Nicole explains the importance of being able to change your mindset. In order for real estate investing to work for you, you have to realize that you do not have to trade your time for money.

After explaining her personal experice on what stops people from doing deals, Nicole gives a 3 step process on one way to do a real estate flip without wholsaling or your own money.
Step #1 - You have to have good credit.
Of course you have to have good credit, but Nicole shares what really matters and that is… what you have on your credit.

Step #2 -
Nicole shares the next step wich is to get lines of credit. After getting lines of credit, you will be able to use the lines of credit as a down payment on a property.

After sharing her highly recommended lines of credit, she shares that you can in fact use credit cards on this step as well as the lines of credit.
What is the recommended amount in credit you should have for this proccess to work? The answer is at least $30,000-40,000 dollars in credit. This brings you to the final step.
Step #3 - Use business credit to leverage and borrow more money.
If you have a business that has been around for 2-3 years and can show your income of 100,000 revenue. Get business credit. Nicole shares her personal business credit specialist, Marcus Knuckles.

Understanding Real Estate Tax Auctions
After working in finance since she has been out of college, Courtney shares her story behind her entrepreneurial/real estate journey. Courtney explains in this episode how she began her entrepreneurship at the age of 12 making jewelry. Although she didn't particularly like jewelry, she thought this was a good idea. This started Courtney’s journey to where she is now. She began working with the stock market and the stock market crashed in 2009. That same year she lost her job. After being laid off Courtney decided to take in on a trade overseas and moved to the phileneese for a couple of months. She then got accepted into law school where she began her law career. She shares to the audience that living home was a big distraction for her so she moved to West Virginia to be focused and on a plus side, that was where the money was at the time.
Moving on, Courtney ended up working for the best law firm in West Virginia doing gas and oil work. This is when she realized she enjoyed title work and real estate. However, Courtney’s creative side was never really utilized at her job so she decided to get creative and start her brand “The Ivy Investor”. She realized all of her close friends and family began to call her for rollovers, insurance etc and came up with the idea to start a blog to help others. From then, people have been constantly sharing her blog and she was able to be a reference for some of the main concerns people had for investing.
After working at the firm for two years, Cournet decided to continue her education at Temple Law school and received her LLM in Tax Law. She would be in the process of selling houses that have property delinquent taxes. As she was doing this, she realized “when people hear something and don't understand, they shut it down”. She then went on to giving basic real estate investing advice. During this interview she addresses the hot topic of investing through tax lien/sheriff sales. Courtney explains that in order for this process to work you have to do you due diligence. One suggestion she makes if you chose to invest in the tax auction is to do a “light title search”. That is, to make sure nothing crazy is going on with the property you want to invest in before investing your money because most of the time it is non-refundable. A “light title search” can cost you around $300 and this could save you a headache if you want to bid successfully. All in all, as a tax professional Courtney tells the audience to get a list of the properties before hand and do your research because sometimes you only have 7 days to settle and this is where a lot of investors mess up on tax auctions. Being aware of the process will be your best bet with the tax auction because there is a such thing as a redemption period for example. Bio
Rodney is an awardwinning realtor working out of the Keller Williams Realty office in Center City, Philadelphia. Being a Philadelphia native and coming up on his 7th year anniversary in the real estate business has aided Rodney in developing a deep knowledge of both the real estate sales and development process. Rodney is not only a top agent, but an active investor as well. His first investment purchase was in 2009 with a single family residential home in Southwest Philadelphia. How I Won a Bid from the City of Phila to Develop 36 Properties for 36 Bucks
Rodney tells the story of how he was able to get 36 properties for 36 bucks. During this interview Ross gives a little background on the project and what it is exactly. The name of the project is called Osage Pine. The Osage Pine project consists of a community of 36 homes on the 6200 blocks of Osage Avenue and Pine Street in West Philadelphia. Back in the 80’s these blocks were bombed which forced a lot of people out of their homes. The city either gave people the option to leave or stay after a little rebuilding of the houses. After the bombing the community was destroyed and a lot of people decided to take the money from the city and move elsewhere. The City of Philadelphia then sat on these houses for years and finally decided to put a bid out of these 36 properties. This is where Ross and his team decided this would be a great project for them. Learning later in the episode there was only one other offer for this project and the city made their decision based off of what developer was financially stable to rebuild these homes. Although there were a lot of stigmas, Ross and his team won the bid at $1 per house… which equals out to 36 homes. Yes, the houses were $1 per home, but that does not include the cost of construction and how long each house would take to reconstruct Ross explains. This turned to be a phenomenal project for Rodney and his team in the long run. Of course he explains some hardships along the way such as the city watching everything they do to these properties, permit processes etc.

In this episode of the BTS podcast Nicole explains her very own personal journey within her own business (Better Than Success and the Better Than Success Real Estate League) and the transition it is currently taking. Nicole exaplains “Sometimes you have to stop doing things you dont like to do in order to get to where you want to be”. As real estate has taken off, she had to shift her business with the help of her board of directors.
Using a personal board of directors to guide and help make important decsions such as the decesion Nicole had to make to stop doing websites as a service. Your personal board of directors are not meant to tell you what to do but they are meant to help you to be able to see any problem from all angles. They help you to indentify areas of consideration that you may not have considered because of a narrow point of view. While chosing a personal board of directors you need to have a variety of people ranging in professions, demographics, personality types, and personalities. By having a mixture of these four factors you are able to get direction from different people on different scenarios. You need to have someone who is soft-spoken as well as a firecracker. By having to opposite personalities you are able to get the balance you need versus having one side from one personality type. For example, you do not only want passive people to be on your board of directors because you will only get a certain response from that specific personality.
Nicole also meantions three personality types (maven, salesperson and connector). She mentions these three types to illustrate the importance of types of people that will have an influence on you and your business. Even though all three personality types are very important, you need to be able to distinguish each persons gift. The next thing to take into factor when chosing your board of directors is each persons communication style.

Eagle: Dominant, direct, results-oriented, makes quick decisions, bottom-line focused
Parrot: Interactive, optimistic, enthusiastic, group-oriented, energetic, humorous
Owl: Conscientious, process-driven, detail-oriented, logical, questioning, organized
Dove: Supportive, good listener, relationship-oriented, considerate, patient, consistent
This is a very effective way to have a variety of people on you team because communication is key. Your board of directors have opinions and advice that will help define their personal point at a business standpoint and it is imporant to be able to understand their outlook and where they are coming from. Nicole wraps up the podcast warning everyone to be catious with your personal board of directors to know that these people are in your corner and will always have an opinion but to be sure to remember that their advice is opionated and they may not even be an expert at eveything so keep that in mind while decesion making.

With his first criminal conviction at the age of 11, Wallo267 went on to spend five years in and out of the juvenile system. By the time he reached 17 the Pennsylvania Department of Corrections identified him as inmate #DG-2670. While serving his time he realized he was in prison for being someone he really wasn't. From that moment on he started embracing his individualism. As Wallo267 would say “he wasn’t in jail he was Yale, he wasn’t in prison he was in Princeton, he wasn’t in the State Penn he was in Penn State”. He ran into a cell phone as his sentence was coming to an end, that cell phone helped him see that the world was bigger than the streets that once dictated his every move. At the age of 37, he walked out of prison February 18th, 2017 after serving twenty years for multiple armed robberies and firearm violations.
Fast forward to now, Wallo267 started his journey with no resources or capital. He has found his purpose inspiring the world through his Instagram page. Averaging over 2 million impressions a week, he is most known for his viral videos titled “Don’t Wait Until It’s Too Late” and “It Cost Too Much To Be A Criminal”. As a social media game-changer, he will make you think, laugh, and cry. How did Wallo267 become a marketing genius in 1 year?
Growing up in an area where his “hero” was on the street corner, Wallo267 only knew what he seen growing up. Wanting to fit in and looking up to his so-called hero wearing designer clothes with the finest jewelry and pockets full of “street” money, Wallo267 did what he had to be like the people he defined as “heros”. It took Wallo267 years to realize the “streets” was not the way of life. In this podcast episode, he tells the audience that when you're actually in ‘something’, you cant see the outside. There are many ways in which he meant that statement. Growing up in North Philadelphia, this is what Wallo267 was exposed to as a child. He grew up in the environment where his hero was doing anything to ‘fit it’. Not knowing how to read or write, Wallo only knew one thing --money!
That was the only goal when he was younger. He explains how his father was incarcerated while he was growing up and that was all he knew. Visiting his father only made him want to visit the jail even more until him and his father were cell mates says Wallo. After spending 5 years in the juvenile system, prison became his home for the next years 20 years. Wallo explains how he spent more time in prison than in the world because he was so used to doing time. “One time, i forgot it was my birthday because i was not used to remembering anything important being inside of prison… the only thing you could remember in prison was chasing your own freedom” he said. It wasn't until a couple years in prison when Wallo267 realized that no one cared about what was happening in prison but there was so many things being presented in the media. Once he realized it's him vs. the real world is when Wallo267 found his purpose in the the world. “Its hip to talk about the struggle, but no one wants to really get around the struggle”. It wasn't until that moment when he decided that when he gets out of the system he would speak publicly about people/media outlets who are constantly talking about these struggles/issues but not doing anything about it as well as speaking to people moving in the direction of incarceration as he did before he did the time. Still in the walls of prison, Wallo shares his story of him getting a cell phone in prison. Getting a cell phone from a good friend of his opened his eyes even more and he was able to see digitally what was going on outside of those 4 walls.
Wallo267 also talks about his ‘Book Of Life’ which also helped his transition from prison to being a marketing genius in 1 year. In this book, he interviewed people in jail, specifically new people to get an idea of what was going on in the world beyond prison. Once he got a good grasp on the ‘real world’ Wallo267 was able to come up with a genius plan to implement when he was granted freedom. He now is one of the most motivational/inspirational speaker in Philadelphia.

Prior to becoming a full time entrepreneur, Lorisa Leigh was a nurse for 9 years. During the 9 years of her being a nurse, Lorisa built up her knowledge, experience and credibility in the health field. Having a first hand at patients experiencing critical health conditions and knowing what causes it, Lorisa knew she wanted to change her lifestyle to a completely healthy diet.
Transitioning into a healthy diet can be very challenging. Lorisa tells why her transition was not as hard as you may think it is. During this podcast interview, Lorisa announces the main reasons behind her transition. One being meeting her husband, who already lived the vegan lifestyle. Another reason was the tragic experience of getting rare cancer in her left knee. How to Start a Business While Battling 2 Brain Tumors?
Starting her career in healthcare, Davita always had dreams of owning a business. After setting financial goals, she knew working corporatly wasnt going to satisfy her dream. During the interview DaVita shares her testimonial of being sick for 2 years not knowing or understanding why. After being told by the doctors that nothing was wrong, she continued to go to work every single working day. Davita’s passion and drive couldn’t be stopped by her sickness. Andre is the owner of The Black Real Estate School, Andre’s Notary School, The Notary Business School and co-founder of Buy Black NYC.
Known as “Mr. Buy Black,” Andre is the driving force behind the national Black Business Challenge social media campaign that encourages African-Americans to patronize Black-owned businesses, record feedback about their experience via their cell phone, and then post the footage online using the #BlackBusinessChallenge hashtag. How to make Six Figures with an Online School
Hardcore entrepreneurship and hardcore black people was Andre’s motive behind his drive to educate others, “That’s my life, thats my brand”. Starting his business mentality by selling lemonade and shoveling snow at a young age, Andre knew he always wanted to be limitless financially. Before becoming an entrepreneur he was a teachers aide for autistic children and youth basketball coach. Moving on, Andre eventually left his 9-5 job to start selling real estate. After having some ups and downs in the real estate business Andre reassessed his focus to what was his ultimate passion, teaching and having the desire to inspire people. He then decided to start a notary school when he was 23 years old. Only having a few hundred dollars while starting his online school, the school is now nationwide in all 50 states and is also a six figure business. “You don’t have to be overly passionate about everything that you do. Some things just work” (10:36) Creating a six figure business didn’t happen overnight, Andre explains the long hours and sleepless nights he had to encounter while building his brand. Not having a full blueprint and only knowledge was a challenge but he knew he could do it. Offering free services such as webinars and many more before becoming fully profitable was worth the wait, “Free stuff with people who understand reciprocity pays off” (20:46). Some shortcomings Andre faced on his road to success was the ability to focus. Trying to balance an online school, real estate became a huge distraction. Cutting off all distractions, Andre learned that he had to focus on his online school and that only.

How did she begin her first business?
Starting her entrepreneurship at the early age of 18 when she was a freelance hairstylist, Sim Diva knew she had the power to be successful. In March 2004, beginning with one simple t-shirt logo, Bellargo Piarge was launched in Philadelphia, Pa. Through drive, determination and consistency, Tiffany sold hundreds of t-shirts from the trunk of her vehicle. Bellargo soon became a city favorite and household name.
After many years of grind and grace, Tiffany decided to quit her “9 to 5” and dedicate all of her attention to Bellargo Piarge. Opening her first boutique in 2012, she was able to take Bellargo Piarge from a T-shirt line, to an established business and brand. After four locations, major retail distribution as well as a strong online presence, Bellargo has generated multi-million dollars in sales, and has become a recognized Brand in the Streetwear industry. Jamisa McIvor, owner of 9 properties, is a 24-year old wife and mother of two (expecting one). Through a lot of networking and learning experiences Jamisa was able to acquire 9 properties in just under one year.
At the age of 21 Jamisa’s grandmother gave her ownership of her property for $1 in the Point Breeze section of Philadelphia using a dollar deed transfer. She was granted ownership to help with maintenance and taxes while her grandmother was alive. Not knowing the value of a house at 21 Jamisa overlooked the responsibility of owning a house. (7:30)
It wasn’t until her grandmother passed for her real estate journey to take off.
Jamisa bought her very own first property in February of 2017 and was able to build an outstanding real estate portfolio in a year time span.
How I Purchased My First Nine Properties in One Year
The beginning of her journey kicked off when Jamisa’s grandmother left the house to her and she didn't know what to do. Having no plan and no money to rehab the house given to her Jamisa had to figure out a plan.
“I had a family and didn’t have the money to fix it up” (8:31)
She wanted to sell the house but didn’t have a clue about selling houses, good/bad offers, etc.
“Every contractor told me i had to put in 60k to this one house and at this point i was living a regular life, working a regular job, making regular money”
Broadening her horizon, Jamisa then began to meet and network with knowledgeable individuals (including Nicole Purvy herself) that helped her learn some twists and ropes of the game.
After expanding her knowledge, Jamisa created a plan for this one house and it mounted her mind into making life changing moves.

In this episode, we will learn how Quincy Harris’ mindset of resilience got him to where he is today. Since he was a child he always knew that he wanted to be on television and he knew he would do anything to get there. While attending Temple University in 1997, he came up with a plan to sneak into Powerhouse, an annual concert produced by Philadelphia’s Power 99 radio station, where he met radio personality Colby Colb. Quincy knew that getting on the radio would ultimately lead to him being on television. Sneaking into Powerhouse and his determination eventually got him a volunteer job working for Power 99. Although it wasn’t a well-paying job he stuck it out. Quincy had other jobs during this time, but nothing ever seemed as right as being on the radio. In 2007 Quincy took a leap of faith, left Power 99’s morning show and moved to Los Angeles to work with Big Boy on his nationally syndicated show. This in turn, became the best time of his life. Because he was able to step out of his comfort zone and make lifetime relationships he would never forget. Around 2011, Quincy decided it was time for him to return to Philly with his newly made family. Upon moving back to Philly Quincy claimed his spot on Fox 29’s News. This transition prompted Quincy to change up his mindset. He has learned that in life there are some things you just have to do in order to reach your end game. And in order to do them all, it takes time and planning. So, he’s always planning ahead because time is too valuable to waste.

You should document at least three to five of your tasks everyday. It may seem like a lot a first, but once you get started, you’ll see you only need to set aside a few minutes to get the job done. Once you’ve completed the steps that are related to your position, move onto any employees or assistants you may have.
Review your procedures weekly
At the end of the week, review each new procedure that’s been added and check to be sure that they are in the appropriate section. You’ll want to do this until you’ve completed the manual. Keep a list of things you think to add or notice are missing. This way you’ll be able to track your progress effectively.
Divide your processes into sections
The easiest way to organize your company manual is by dividing it into sections. These sections should be based on the products and services that you provide. While there are some general sections that every business will want to include at some point, not all sections are applicable to all businesses. A clothing boutique may want to include their inventory, website, email marketing, coupons and promotions, social media, photo-shoots, and customer service. A business that needs to renew certifications or licenses annually should include that as well as their other processes in the manual. As your business grows and changes, you can add processes and sections as needed.

While attending Temple University in 1997, he came up with a plan to sneak into Powerhouse, an annual concert produced by Philadelphia’s Power 99 radio station, where he met radio personality Colby Colb. Quincy knew that getting on the radio would ultimately lead to him being on television. Sneaking into Powerhouse and his determination eventually got him a volunteer job working for Power 99. Although it wasn’t a well-paying job he stuck it out. Quincy had other jobs during this time, but nothing ever seemed as right as being on the radio. In 2007 Quincy took a leap of faith, left Power 99’s morning show and moved to Los Angeles to work with Big Boy on his nationally syndicated show. This in turn, became the best time of his life. Because he was able to step out of his comfort zone and make lifetime relationships he would never forget. Around 2011, Quincy decided it was time for him to return to Philly with his newly made family. Upon moving back to Philly Quincy claimed his spot on Fox 29’s News. This transition prompted Quincy to change up his mindset. He has learned that in life there are some things you just have to do in order to reach your end game. And in order to do them all, it takes time and planning. So, he’s always planning ahead because time is too valuable to waste.

Jay Morrison, also known as "Mr. Real Estate", is a successful real estate developer, celebrity realtor, author, TV personality, entrepreneur and social activist. Jay is the CEO and founder of the Jay Morrison Brand which is the parent company to Jay Morrison Real Estate Partners, a real estate consulting firm and the Jay Morrison Academy, an online real estate investor's school and mentorship program. Despite being a high school dropout, an at-risk youth, and three-time felon, Jay made a major life transformation for the better over a decade ago that not only made him a millionaire before the age of 30 but also propelled him into the national spotlight. During our interview with Jay Morrison we learn the true meaning of “Started from the bottom.” Before Jay became “Mr. Real Estate,” he found himself constantly going down hill. He started his career as a drug dealer at the age of 15. And two years later, at the age of 17 he had developed his own business as a drug trafficker. Age the age of 18 while living in Baltimore, Maryland, Jay Morrison met a mentor that taught him the value of the concept of supply and demand. It was a simple concept but it stayed with him until this day. At the time, he was still selling drugs and ended up in jail not too long after. But, it planted a seed in him to enter the world of real estate. After being in out of jail until the age of 22, Jay Morrison met another mentor, a Preacher. This preacher helped him to get his first job in real estate as a loan officer at a mortgage company. However, it didn’t last long. Things kind of fizzled out and it was back to hustling. Approaching the age of 25 he began to question his life and wondered where he would be at the age of 30. The only reality he could see for himself was, being in jail or dead. At that point, he knew it was time for a change. Because of this, Jay now lives by what he calls the 4 E’s.
Learning to live by his new rules, he realized that he’s never put all of his energy into anything except for selling drugs. At that moment, he said to himself “are you a drug dealer or hustler?” Being able to distinguish the two he was able to get back into the real estate game. And, from that moment he walked away from the drug game and he hasn’t looked back. Jay Morrison went on to get his real estate license and mortgage license. And, within a few years he owned several properties and began gaining national recognition. You catch Jay Morrison on your local and cable networks and even featured on Power 105’s The Breakfast Club. Jay currently has a very successful online real estate school where he has taught over 5,000 students about Real Estate.

A blog will help close you sales a little faster for large ticket items or services.
Your sales funnel may go like this. The prospect learns about your business through a friend or you and then they go to your site to check out how real you are. Having a well maintenance blog will definitely help to solidify your authenticity once people do come to your website.
For smaller priced items, customers may be actually finding you online through social media or email marketing and people most likely will pull the trigger right then and there, but the presence of a well maintenance blog does establish trust. People will feel more comfortable pulling the trigger if they know someone is taking the site seriously.
Outside of 9 months
I mentioned that your blog isn’t going to help you get search engine traffic for a while but that doesn’t mean that you shouldn’t start. 9 months to a year seems like a long time to get organic traffic but its not. You have to start somewhere.
The relationship of Google, SEO and your blog
For those of you who don’t know, SEO is search engine optimization, the process of maximizing the number of visitors to a particular website by ensuring that the site appears high on the list of results returned by a search engine.
A long time ago in ancient SEO times way back in the late 90s-the mid to late 2000s people used to do all sorts of witch craft to get their websites ranked in search engines...we called this black hat tricks. An example would be if you sold red socks on your site and you wanted to rank for that then you would make text the same color as your background and write red sock all over the back of your site so no one could see it but when Google crawled the site it would read it and know that you are serious about the red socks business.
The tricks got a lot more sophisticated but Google has always gotten hip to people’s tricks and dinged or penalized people or took them out the search engine all together. It’s hard to get back in Google’s good graces. So Google’s whole existence has been to put in place algorithms such as “Panda” to hurt people who have crappy sites that don’t provide real content and rely on Black Hat tricks.
So how can we now manipulate the search engines?
All of Google’s algorithm changes, information releases, and penalizing have all lead to one conclusion: they have been telling the world what they want from you in exchange for ranking you in their search engine...good quality long content and other reputable people linking to your good quality content. That’s all they want. And trust me, I know you work hard, you are smart, you got some good quality content up there in your dome.

1) Money is a tool Nothing more. Nothing less.
Money is not real. It has no real value. Its a tool. Its not a thing to love because its not lovable. Its not a thing to praise, its not even a thing to rap about in songs. Once you understand that its a tool just like a wrench or a hammer then you will make better money decisions for your business

2) Know the Difference between speculating and investing
In Benjamin Gram’s book “intelligent investor”, the author differentiates the difference between speculating and and investing as:
“An investment operation is one which, upon thorough analysis, promises safety of principal and a satisfactory return. Operations not meeting these requirements are speculative.”
Investopedia differentiates as:
“Typically, high-risk trades that are almost akin to gambling fall under the umbrella of speculation, whereas lower-risk investments based on fundamentals and analysis fall into the category of investing. Investors seek to generate a satisfactory return on their capital by taking on an average or below-average amount of risk. On the other hand, speculators are seeking to make abnormally high returns from bets that can go one way or the other. It should be noted that speculation is not exactly like gambling because speculators do try to make an educated decision on the direction of the trade, but the risk inherent in the trade tends to be significantly above average.”
What I want you to gather from this is that unless you have done research and analysis about your business and industry then you are speculating. I am very much so not in the business of speculating when it comes to my livelihood or my business and I don’t suggest that you do that either. I want to point out that in the intelligent investor the author points out that anyone has the right to speculate but never comingle your speculation operations with your investment operations and never rely on your speculation money.
Even furthermore, because a lot of new business owners don’t know the difference between investing and speculating they accept investing returns for speculation activity. By the Investopedia definition ‘speculation’ can demand higher returns because it’s more risky. Some small businesses think they’re investing when they’re really speculating because they haven’t done the proper research.
Someone said to me that after listening to this podcast, I came off as well read. I don’t know how much I agree or disagree, it’s all relative but I have read a quote a few books by top business leaders and an underlying theme is that they don’t gamble. Andrew Carnegie said this in his autobiography about gambling:
“I have never bought or sold a share of stock speculatively in my life, except one small lot of Pennsylvania Railroad shares that I bought early in life for investment and for which I did not pay at the time because bankers offered to carry it for me at a low rate. Such a course should commend itself to every man in the manufacturing business and to all professional men. For the manufacturing man especially the rule would seem all important. His mind must be kept calm and free if he is to decide wisely the problems which are continually coming before him What is not, he sees, and what he sees, is not. He cannot judge of relative values or get the true perspective of things. The molehill seems to him a mountain and the mountain a molehill, and he jumps at conclusions, which he should arrive at by reason. His mind is upon the stock quotations and not upon the points that require calm thought. Speculation is a parasite feeding upon values, creating none.”
Now of course we are not talking about individual stocks but this concept can be easily transmuted to running a business because in reality it’s the same thing --- you should steer clear of starting a business that you speculated about rather than taking your time and researching and analyzing. You can get distracted by upswings and downswings and you never “judge the relative values or get the true perspective of things”
This also goes for any sub-investments you make while running your business. Should you buy that new piece of equipment?
Should you spend money on a billboard?
Should you invest in that new software promising to make your business run more efficiently?
Should you hire that new employee?
None of this should be speculated on.
3) Make giving back a monthly expense.
There is something about giving back and helping a fellow human being that improves our own quality of life. Almost every successful person I know gives back on a major scale. Lets pick 3 of the most successful people of all time. So that there’s no debate here...
Oprah – Oprah is a major philanthropist. She donates to 3 major organizations: TheAngel Network, The Oprah Winfrey Foundation, and The Oprah Winfrey Operating Foundation. She also donates to Mississippi Animal Rescue League, Project Cuddle and Free the Children. I don’t have time to run off everything this woman does but you probably already know.
Warren Buffet - In 2006 he made American history by making the largest ever charitable donation by an individual – $37bn to theBill and Melinda Gates Foundation.
Bill gates -In 2006 the Microsoft founder announced that in 2008 he would dramatically reduce his involvement in the running of the company in order to concentrate his efforts more fully on the Bill and Melinda Gates.
The Foundation focuses on 4 aspects: They have the Global Development Division, the Global Health Division, the United States Division, and the Global Policy & Advocacy Division.
So one may argue that the reason that these people give so much is because they have so much. But I will vehemently argue with anyone that the reason that these people have so much is because they give so much.
If there is one thing that you take away from this episode or all the episodes ever of this podcast, It would be this principle. I guarantee you that if you give back to the world your business will be blessed. There is no such thing as waving a magical wand to get riches but this is darn close.

Last week on episode 4 of the “Better than Success” Podcast we talked about the 3 Phases of work/life balance for new entrepreneurs.
We talked about the ‘Tantrum Phase’, ‘The Superman Phase’ and the ‘Work Smarter not Harder Phase’.
In the ‘Work Smarter not Harder Phase’, we learn that time is the most valuable resource. This is why it is important for us to learn to maximix our time if we must work smarter
Here I will lay out my 9 step process to maximize my time and get 75% more done in a day.
Steps 1-3 are foundational and very important.
Step 1. Develop A Time Control Mindset.
This is the most important step in this whole process. You have to develop a Time Control Mindset.
I’m going to note a couple of facts that will help you develop a Time Control Mindset

Step 2. Learn to Focus.
Most people cannot focus. This is not based on empirical evidence but I would guess that 80% of people don’t now how to focus on a single task for an hours up to 40 hours let alone one that takes 1 hour.
I learned the importance of concentration from the book the THE POWER OF CONCENTRATION. Theron Q. Dumont or William Walker Atkinson. The author is noted as both men.

Step 3. Time yourself
Write out your tasks to be completed over the next day/hour/week in haphazard increments before you attack them. Time your self on each individual task. How long does it take to complete each task uninterrupted? This is very important. This concept came from the book ‘Scrum: The Art of Doing Twice the Work in Half the Time’ by Jeff Sutherland. I didn’t read all of it but I did uncover the part where the author talks about learning how long t takes to do certain tasks before you lock down a project due date
The concept here is to get an accurate time frame of how long it takes to complete different tasks uninterrupted when you’re focused.
Record these times, take a mental note or whatever.
This may take a week or a month for you to get a proper account for how long it takes to complete tasks.

Step 4. Record Your Tasks as They Come to You
Record all your tasks as they come to your head. Write down all your tasks to be completed as you go along in life. Take notes in your phone, write on scraps of paper, or take notes on your computer. You will get ideas from everywhere. Write them down anywhere but be sure that you can find them come Monday morning. And at the top of every other working day
BEFORE YOU DO ANYTHING. BEFORE YOU HAVE YOUR COFFEE. Do steps 5 and 6.
Step 5. Create Your Master Task List
Make a list of all your tasks that you recorded in your various places. Take them all and put them in one place, for the week, ON the COMPUTER. This is called the master task list
Step 6. Schedule Out Your Day
Schedule out your day. Just today. Schedule out 15 min, 30 min, 1 –2 hour blocks of time to complete tasks throughout your day and start inserting them in these blocks according to priority and how long it takes you to do a task uninterrupted, because remember you timed yourself. This is called the daily schedule
Add in your coffee break and your lunch break. And your Facebook break if you need one. Schedule these out. Schedule out time to BS with your coworkers. For real, factor that in.
Step 7. Define the End of the Day
Give yourself a definitive time to end work for the day, no matter what. This is what gives you the work/life balance.

Step 8. Account for the things you completed
At the end of the day account for the things you completed as well as the things you did not. Sometimes things come up or new more urgent tasks get thrown in the day so tasks take a little longer. So you may not complete everything but that’s ok. You did as much as you possibly could. And if that is true then it’s a lot. You are human, so that means that you are powerful by nature. As long as you are at your best then that means you did a lot!
Step 9. Start your new day
Before you do anything as soon as you sit at your desk. Take the things from the master task list that did not get crossed off and the things that did not get completed and remember the new tasks that came up yesterday that didn’t require your immediate attention they should be here too. Copy and paste them all down to anew master task list for that day and repeat steps 6-8. This is why you do this on a computer.
