In today's video, Laura discusses the 70% rule and how it's WRONG!?
Are you using the 70? Why or why not?
According to Laura, the rule you should use is making at least $10,000 profit on a deal. At the end of the day, when you're wholesaling, you want to sell the property and make at least $10,000 in profit. So the percentage will be different for every deal.
For fix and flip, you want to make a 10-15% profit of the repair value. To find this number, subtract all the costs for repair and flipping, and then you have the offer value.
For buy and hold, Laura's goal is to get $200-100 per door—depending on the type of rental. Monthly rental income will be subtracting the expenses - profit = how to calculate the most she will pay!

In this episode, Glenn & Amber visit a house that a wholesaler from Maryland shared with them. They want to purchase the house but it is small and might be priced too high!
Glenn and Amber discuss how they can clean up the property and make it look good for a low price. They ultimately need to answer, "Will they make money off this deal based on the wholesaler's asking price?"
The wholesaler was originally asking $65k and is now down to $60k. However, Glenn and Amber have done this many times. They know this property is priced too high for the market. After all, the property is on Glenn and Amber's home turf!
The only way they see the house making them money is if they can buy it for $40k, add $30k in renovations, and then refinance the property for $100k. Will the wholesaler agree to a lower price?
Tip from Glenn and Amber: if you don't know what your exit strategy is for a property, always ask yourself, "Will this property cash flow as a long-term rental?"

Melissa Johnson, mom of 5, joins host Stacy Rossetti to talk real estate in today's episode. Melissa has closed over 1,000 transactions in her real estate investing career and brings a wealth of knowledge to this discussion.
Melissa started investing in 2003 when her father-in-law was flipping houses. She was bored and felt stuck in her 9-5 so she started to look for something else that was more exciting. Enter real estate investing! Beginning with rehabs and owner-packaged notes, she leveraged a real estate mentor to help her get started and to help finance her first investments. However, Melissa believes that the secret to her success was nad is self-education! She took it upon herself to learn everything about real estate that she could in the early 2000's and that has paid off in dividends.
When the real estate market became rocky in 2006, Melissa used her knowledge of creative financing to build a portfolio, taking advantage of a downturn. She shifted back into rehabs in 2008 and into wholesaling in 2010. Melissa and Stacy talk about how to shift with the market and how to choose an exit strategy that allows you to find success in any market.

Today's topic is value-add deals. Hosts Glenn and Amber Schworm walk through a property they have under contract and discuss renovations. For these two expert investors, when they choose a property to purchase, there are multiple factors that need to be considered. The two most important are ARV (After Repair Value) and renovation costs. If the renovation costs go beyond a set budget, this can mean they won't hit the desired ARV and the property is not worth the investment. However, if they can keep renovation costs below or on budget, they can afford to put $10,000 worth of work into a property while expecting to make $30,000 or more when they sell it.
Tip: One of the best things you can do as a new investor is to listen and learn from the experts. This episode is a master class in how to estimate renovations, stay on budget, and make a decision on whether buying a value-add property is the correct strategy for you.
