If you spend some time driving around the downtown cores of the various cities on Vancouver Island, you will start notice to a construction trend appearing. Higher density living has been a part of the Victoria real estate market for a long time, but in the last couple of years, you see the development of low to high rise strata buildings and purpose built rentals flood the real estate markets island wide. Ten years ago, many agents could go months without selling a strata lot unit. Now it's becoming a core of many real estate businesses. In fact, some agents have built their entire business on selling strata. If there's one thing we all know about helping our clients in strata transactions, it is that it requires an extra level of caution due to the seemingly endless documents that are involved in the stratified living. What documents are needed? How do you read them? At what point should you be concerned over contingencies fund reserves? Are all special assessments bad? Years ago, maybe even decades, the real estate industry and the professionals working within prided themselves on being the access point for valuable information like how long a home has been on the market and what it eventually sold for. Cut to 2018, and the vast majority of the information a Buyer or Seller could want about a real estate listing or the general market is available to them on-demand online. This is with one exception - Sold prices. That limitation is about to change with CREA’s Board of Directors voting to add sold and historical data to the property listings on Realtor.ca without the need for a login. Is this the end of REALTORS®? Not a chance.

What is the "Perrin Report" and how could it affect you and your real estate business here on Vancouver Island? This week we speak with James Palanio, President of the British Columbia Real Estate Association to get his thoughts on the report. Officially named The Real Estate Regulatory Structure Review prepared by Vancouver Lawyer, Dan Perrin, this 56-page report was published in early October and is a review of the various organizations that make up our British Columbia real estate industry. The Perrin Report draws three conclusions and offers four recommendations for "significant changes" that will impact policy development, regulatory structure, and professional conduct.

It's election time at the Victoria Real Estate Board!

The MLS doesn't run itself. Professional Development has to adapt to the current needs of REALTORS. Professional Standards need to continue to be kept at the forefront of our industry. Our politicians need to hear our voices. None of these things happen without the hard work and dedication of our Real Estate Board's Directors. It's almost been 30 days since the new rules were ushered in from the Superintendent of Real Estate and The Council. While many REALTORS® in the province are still waiting to receive their training on how the new rules work, we have had to get up to speed as quickly as possible as we continue to serve our Buyers and Sellers in their real estate transactions. Through this process, there have been many new scenarios that agents are finding themselves in. Some we anticipated, and others we haven't. But in this short amount of time, there have been some new best practices rising to the surface, and that's what we are going to be speaking about this week on The Vancouver Island Real Estate Show. We will be speaking with top 2% Fraser Valley REALTOR® and President-Elect for the Fraser Valley Real Estate Board, Darin Germyn. Should buyers and sellers on Vancouver Island have the right to choose who they work with to represent them in their real estate transaction?

Many people in the BC Real Estate Industry would suggest that The Superintendent of Real Estate, Michael Noseworthy, is attempting to limit the consumers choice by passing down new Rules to the Real Estate Council on how Agents in the Province are allowed to serve their clients. These new rules are set to be ushered in on June 15th, only weeks from today. Working under such short timelines and with stakes being as high for our profession as they are, it’s vital that we have a unified voice as industry to share our points of view on how these rules will actually negatively impact the very people they are intended to protect - the buying and selling members of the public. This is where the recently founded group, REAL BC comes in.

The Real Estate Alliance of BC, or REAL BC, is a grassroots alliance of BC real estate professionals that was formed to advocate on behalf of real estate practitioners, consumers and the communities in which they live. Have you noticed that it’s more difficult right now for buyers to obtain financing for their purchase? Many agents on Vancouver Island certainly have. An informal poll I took on Facebook recently revealed that 80% of collapsing sales right is due to challenges in obtaining financing.

So far 2018 has been a year filled with changes in British Columbia. Our government has proposed policies to cool the market reduce home values in the province. The Superintendent of Real Estate and Real Estate Council continue to press on with changes to the way REALTORS can conduct their business. With all this, it would be easy to look past the changes that have recently happened at the Federal level when it comes to lending policies that are having a genuine impact on real estate agents and clients they serve. That’s where we pick up the conversation with Adam Hawryluk, a mortgage broker with DLC Canadian Mortgage Experts in Nanaimo.

Adam will give us an update on those policy changes, how they have affected the Vancouver Island real estate market so far, where buyers are getting tripped up with their financing and what you can do to serve them better! Jane comes from a very close-knit community in downtown Toronto where everyone knew your name, there were annual street parties, the playing of tag until dark, many sleepovers and you could pop in to visit anyone for a cup of tea or sugar at any time. Her real estate team is called the Briar Hill Group after one of the streets in her neighborhood. She picked that name because it reminds her that community always comes first. She came to Victoria to teach at Pearson College and then do a Masters' Degree at the University of Victoria. She was a PE and Science teacher for 15 years at high school and university levels. Jane got into real estate because she felt she could apply her skills as a teacher and leader to real estate. She’s the recipient of many awards from Pemberton Holmes, RE/MAX and the Victoria Real Estate Board.

She's very focused on being a community connector and ensuring her clients receive top notch service from her as well as any contractors or business people to which she refers. It's all about quality of service, Jane is connected to various communities in Victoria through her work as a Realtor, the former Executive Managing Director of eWomenNetwork, the former president of the Capital City Executives' Association and now as a coach for the Esquimalt Speed Skating Club. This week on the Vancouver Island Real Estate Show, we connect with BCREA President, Jim Stewart to discuss the role of our provincial association in the real estate industry. With all the changes looming in our industry from our Federal and Provincial governments as well as our industry watchdog, the Real Estate Council of BC, who is responsible for looking out for the best interests of REALTOR®s? On March 9th, 2018, the Vancouver Island Real Estate Board held their Annual General Meeting. This year's featured presenter? It was no other than Superintendent of Real Estate, Micheal Noseworthy and Manager of Professional Standards, Maureen Coleman.
