The trend over the past few decades has been toward more mass transit and reduced dependency on private automobiles. With the calls to mitigate the effects of climate change driving transit policies and funding, communities and public transportation agencies have been investing big money and serious public relations campaigns to move commuters out of their cars and into mass transit solutions. The pandemic and its resultant social and physical distancing does not fit with mass transit. Efficient mass transit relies on a maximum number of people in the smallest and lightest space to use the least amount of energy to transport them. In the aftermath of the pandemic, with the trauma of distancing and fear of rapidly spreading microbes on their minds, many commuters may opt for to more socially distanced commuting solution of a private automobile.

The urban planning, land use and housing designs trends and policies of the past two decades have been based on reducing carbon emissions and our collective footprint. The past few months have shown clearly that housing polices and trends that work to address climate change issues are the exact opposite of what works to prevent the spread of a pandemic. While official policies and zoning may take awhile to change, if they ever do, people will likely make very different decisions on their own about where they live and how densely they want their neighborhoods. The pandemic and its resultant "stay-at'-home" rules, closed public spaces, inaccessible common areas and increased remote work environment will likely push many away from urban centers and into larger single-family homes with private outdoor spaces.
