New Construction Spotlight:https://www.zillow.com/homedetails/11...Home Owners Association denied Buyer on closing day: "not a good fit"On the anticipated day of closing (after multiple extensions due to waiting on approval process for over 30 days), the Zoom interview (last step in approval process) was scheduled. The following day the association sends a denial letter. The only reason provided was the Buyer was "not a good fit." We're all in utter shock and disbelief. The Buyer has excellent credit, clean background and stable long term employment. There was absolutely no reason for the Buyer to be denied. The Buyer met and exceeds all of the requirements set forth in the governing docs and approval requirements. My suspicion is that the board does not want anyone who they think may be problematic or disagree with their actions in the future. During the interview the board member told the buyer about the board's intentions to increase HOA fees in the future. The Buyer naturally asked questions. The board has completely disregarded their own governing documents and approval requirements, yet there seems to be nothing we can do at this time other than request a reversal, which we've done. We've still not gotten a response nor an explanation. We've reached out to the association attorneys and they have not been able to provide a reason or response. The board members were not even all present during the interview. I believe only 1 was. These boards are getting out of control. Has anyone else dealt with something like this? Would realtors fake having an offer to raise prices?I was looking at a house on the market and made an offer. The house itself had been sitting on the market for a long time now, with no offers to my knowledge (since November I think). Nothing wrong with it, it just needed some updates, which I'm fine with. Literally the next day, the realty company selling the house tells us that another offer has been made. While there is obviously a chance that someone made an offer, this feels too well timed to me. Put in a ton of money into house, have to move for work. What are my options if I invested $230k in renovations to my home, including a new steel roof, master bath remodel, new kitchen, updated HVAC, engineered wood deck, water system, water heater, whole house generator, and solar panels. However, the appraised value only reflects a $145k increase, and realtors suggest a selling price of $560-580k, while nearby new builds are priced at $780k+. Is rate shopping not a thing? We were pre-approved by a lender. Once we got into contract we started rate shopping. We found an incredible rate from another lender and took that to our original lender to see if he could match it (since it would be easier to deal with someone who already has our documents v starting from scratch) and boy was he pissed. Apparently I own a house...?? I recently stumbled upon the knowledge that someone using my full name and SSN bought a house while I was deployed in Iraq. This property is actually just 10 mins away from my current address.. and I am finally ready to buy a home. This is how I found all this out! What in the world should my first steps be?! I would LOVE to actually just take this house and the equity it's accumulated - is that even an option?
Neighbor killed my sale My house was under contract up until two days ago. Buyer came for the inspection and was outside talking with her realtor when my nosy/ gossiper neighbor came over to talk to them. Said neighbor then proceeds to tell lies about the other neighbors such as the house on the other side of mine is a "drug house" and there is someone who drives a Harley and carries a gun who always parks in front of my house. None of these things are true. The buyer, however, being an elderly woman who is moving into a home on her own, was absolutely terrified and ran into the house crying and screaming to cancel the sale. She rescinds her offer. We had only received her first deposit which after legal fees, wouldn't even be worth the hassle.

What basic checks can you do for major utilities (e.g. furnace, water softener) at a showing? What prior house maintenance can we ideally or practically expect from existing homeowners?
Should I dump my realtor? Or am I overreacting? My husband and I recently made an offer on a property that has been on the market for 158 days. We offered 8% below listing and our agent told us it was a lowball offer. However, two hours after sending our offer, he posted a video of the property to social media, essentially advertising it as if it was still on the market. We feel like this was unprofessional of him and are not sure if we should continue to work with this agent or if we are overreacting.

Closing Table Meltdown Stories When the closer asked the buyer if they have made any large purchases since applying for their loan: he said 'no, except for my new truck yesterday.' Once had a buyer and seller squabbling over $300, something insignificant that came up during the final walk through. This was about 10 years ago when both agents, the buyer, the seller and both their attorneys were all sitting there with the title closer. Finally one of the attorneys stood up, whipped out his wallet and threw three crisp $100 dollar bills out on the table. 🫠 The buyer proceeded to pick up the money and we closed. 😂 I have a fun one. A completely uneventful contract made it all the way to the closing table. Everybody signed their documents. In my state you sit at the table and wait till everything is finalized, the loan is funded, deed recorded, and then everybody walks away with their keys and checks. The buyer, seller, their agents, and the loan officer are sitting at the table chit chatting when the buyer mentions that they're going to go out immediately and start enjoying their retirement in the beautiful lake house he just bought. He had retired the day before from the job that qualified him for the loan. No one walked away with keys or checks that day. Is there ever a time to not buy? It seems like every realtor always has the same response, “now is the time to buy”. We are on the fence of finally buying our first home this year (most likely new build) with everything going on last year and this year. The buyer's agent gave the buyers a key to my home without my permission and they started doing renovations. I have filed a complaint with the realtor association for my state, but is there anything else I can do? I am looking to buy a house that is listed at a price I am willing to pay, however, the seller is not considering my offer as they want it at a higher price. Can I take any action if they are not following the listing price, considering it has been on the market for 120 days? We found the perfect home for our family and offered the asking price. My wife and I are selling our home. Our good friend is a real estate agent and he offered to represent us in the sale for only a 3% commission. We agreed after he did some comps in the area and suggested an asking price. It hasn’t been listed yet. Now all of a sudden, his son is interested in buying and we are thinking we need a third party appraisal based on the apparent conflict of interest between him representing us as the sellers and also his son as buyer. He is insulted and says that appraisal is unnecessary since he already did it. I’m unsure. Is this normal? ethical? Legal? Thanks.

The rent for our apartment has been raised from $1600 to a little over $2000 a month. We are purchasing a house with the value for $380,000 in the same general area and were quoted for a mortgage of around $2400 a month (this quote has now increased because of the interest hikes). I'm aware this is incredibly naive, but I've always thought apartments should be significantly cheaper because you are paying to have "less" compared to owning a whole house. Can someone help me understand the market mechanics of how an apartment can rent for 80%-110% of a house mortgage

Within 14 days of signing she decided it was too much for her so she signed termination papers. The seller(a lawyer) then sold his house 4 weeks later for 40k less than what my daughter had offered. The seller is now suing her for the 40k that “he lost” due to her termination. Is her realtor(who is a friend)responsible at all? Has anyone heard of this? This will take all my daughters savings for her first home!! I’m appalled that this is happening to her. Advice?

Deflection
The amount of movement in a structural piece of wood, metal, or concrete.
Grade/grading
The soil level around a home or structure.
In-plane
Where two or more surfaces meet at the same elevation.
Level
A test to determine a horizontal plane or line with respect to the distance above or below a given point.
Pitch
A diagonal line or plane.
Plane
A flat surface.
Plumb
A test to determine the vertical plane or line of an upright surface.
Rafter
These are structural members of the roof and provide support for the covering. A variety of special rafters (hip, valley, jack, common, fly, etc.) may be called for, depending on the type of roof.
Solar gain
The increase in thermal energy in a home as it absorbs radiation (heat) from the sun.
Square
Build at accurately right angles.
Truss
An engineered framework that supports the roof.
Foundation Walls
solid wall attached to the footing and rising to ground level at the point where the ground is highest under the building.
Concrete block
standard size rectangular block used in building construction.
Site-Poured concrete
building material that is poured, molded, and cured onsite.
Studs - The wood or steel vertical frame members inside a wall.
Joist - The parallel, horizontal frame members that carry the load of a floor or ceiling. Joists are supported by beams, girders, or bearing (a.k.a. load-bearing) walls.
Top plate - The top horizontal member of a frame wall.
Sheathing - A protective covering of plywood (or other sheet lumber) attached to the exterior of the studs.
Sill plate (or mud sill) - The horizontal frame member at the base of a wood-framed house.
Girders or headers - Immediate support system at or near the center of the foundation of the house so floor joists can span the distance between the outside walls.
Rough opening (R.O.) - An opening in the framed wall that is sized to accommodate later installation of windows and doorframes. (The size is often specified by the door or window manufacturer).
