Jason is back on the show, in the spirit of the new format, to celebrate the 20th anniversary of NuView Trust, which he joined fresh out of college when it was only two years old.
Jason reflects on the road that lead to his 18 year career with a company he thought was just a stepping stone at the time.
He also shares the great work done by Chair the Love, a 501 (c) 3 organization co-founded by Jason and NuView’s founder, Glen Mather.

HAPPY HOLIDAYS!! I bring for your listening enjoyment the traditional holiday frivolity episode. This year I'm joined by Tova McGilvray, Katie Fox, and Bryce Wiele. HAPPY NEW YEAR! May 2021 bring you much better things.
Tom is a serial entrepreneur who leverages the whole 'work remotely' thing to a T, and currently runs his business from Chiang Mai, Thailand. He's in the business of marketing and also helping folks who want to create, teach, and sell a course do just that.
He loves music and always thought it would be fun to get into that biz too. He managed to climb the charts of Polish hip-hop just for fun. What?!
Building is still booming, pandemic or not. What's up in the Biggest Little City? Ryan Novacek has the latest.
Self-directed IRAs are a very interesting investment tool. I chat with VP of NuView Trust, Jason DeBono, about all the ways a self-directed IRA can be leveraged and the unique role it can play in the business planning of real estate professionals and other small business owners.
The world is in a strange new place and the pandemic has had a lot of ripple effects. One of the biggest ones, on everyone's mind, is the economy.
Back on the show to walk us through this complex picture, is economist Bob Barone.
We humans tend to live our lives on autopilot and aren't really present to what's around us or what we're experiencing. If that wasn't bad enough, we tend to let stress, anxiety, and anger rule our behaviors, instead of intentional choices.
A mindfulness practice is incredibly valuable. My guest, Colleen Camenisch, teaches mindfulness as a means to reduce stress and her company, Equilibrium, is to helping their clients feel balanced and complete in every moment.

Remodel versus renovation, which sounds more complicated? Remodeling involves moving walls and drastically altering a property. Renovation applies to updating/upgrading the features of a property (cabinets, counters, flooring).
Anyone who has been through a true remodel can attest to how daunting and frustrating that process can be. But what if it could be easier? My guest, Emma Auriemma-McKay, is an architect and interior designer who has created a business to help get folks through the remodel process stress-free.
Her book Stress-Free Remodeling is available at Abe Books: https://www.abebooks.com/Homeowners-Guide-Stress-Free-Remodeling-Proven-Strategies/30590981136/bd
Risk is scary and it keeps people out of all sorts of industries. For those who are knee-deep, or even toe-deep, into property management, your liability is huge.
I review all that fun stuff with my favorite property management goddess, Jan Mackenzie, of the Mackenzie-Ross Group.
I'm sitting out this year and skipping the RE/MAX International Convention. Luckily an agent that I met last year, who has just moved over to my same brokerage, is going and he's game to share his experience.
I picked Jesse's brain before he left to get a sense of his expectations of the convention and then chatted with him after he got back to debrief.
If you're a convention goer, in any industry, I'd love to hear about it. Email me, post a comment on the show's Facebook page, or send me a message through my website. All contact info is below.
Tova and I covered a lot of goal setting back in episode 64 and one of the things we committed to was completing our Nagging Tasks within the first 90 days of 2020.
I brought Tova back into the studio to see how she did. I also report on my nagging tasks too.
What were your nagging tasks? I'd love to hear from you? I'll pool all the responses from Facebook and those who email me directly and send one lucky winner a free copy of my book!
I'm big on choosing a business model so you can create proper structures for your business and not always fly by the seat of your pants. I chat with the property management goddess, Jan Mackenzie about all the options to consider when building a business model for your property management empire.
We all know LEED Certified and Green Certified, but what about Well Certified? It's a new trend coming down the pike that takes a holistic approach to architectural design and truly considers the occupants and how to best support their healthy life.
In the studio is architect Erik Fong, of MBA Architecture + Interior Design to cover all things Wellness.
The American Escrow Association is a unique organization that has been around for 40 years, but oddly only has 12 member states. They are committed to great things like creating consistency within the settlement field, but all the chaos of The Great Recession put lending companies in the driver's seat.
In this conversation with veteran escrow officer, Randi Bennett, we cover the history, the present and the hopeful future of the American Escrow Association.
Kindness is king. You get more flies with honey than you do with vinegar. Too true! It's sad how often agents approach each other with ego, arrogance and attitude. WTF? Instead, imagine a world where agents always came from a place of respect, professionalism and courtesy. Wow! What a world!
Be really honest with yourself and look at where you can bring more kindness into your words and actions. If things are going sideways in a deal, how can you put your emotions to the side, focus on the facts and work towards a solution?
Also, how can you be more open and accepting of all types of clients, so you are known for only ever being a consummate professional, who treats everyone the same?
Emotions are crazy powerful, and they can blind us to what is really going on, or what we really need to be doing in the moment.
Use "be kind" as your motto this week and see where it gets you.
Getting distracted by silliness is a huge time suck and the enemy of productivity. Silliness comes in lots of forms: Facebook, cat videos, researching yet another lead generation platform, whatever.
Anything that takes you away from what really matters (family and fun can be included in this. I'd never suggest you have to keep your nose on the grindstone 24/7), needs to be kept in check.
These days, that's social media for a lot of people. Perhaps consider limiting your access to social media for a whole week and see not only what you're able to get accomplished, but also how well you sleep and how you feel overall.
Any goal you have to achieved in baby steps. Doing even one small thing, every day, that is in the pursuit of your greater goals and desired outcomes, will have a profound effect over time.
The same is true for creating or eliminating habits. Habits are what get us results, good, bad or ugly. Choose wisely on what you will take action on every day, and make a commitment to those actions and outcomes in every moment.
Even if you fall down, use the next opportunity to make a powerful choice and take a powerful action.
Consider this: take care of yourself, so you can take care of others.
Being at our best allows us to give our best. Having already covered the dangers of burnout, take a look at where you could tighten up your self-care, so you can feel energized and clear-headed all the time.

Here is the first in an 11-part series about property management, which is a huge and complex topic. Jan Mckenzie, property management goddess, will be joining me each month to tackle another facet of property management.

Up first: the basics. This episode will lay the foundation of property management and give context to our later discussions.
Brexit has a chance to really impact many things, including the United States. Professor Dennis Dworkin joins us to let us know what it means and what impacts if could have.
Burnout: it's real. In this conversation with broker, Amy Lessinger, we discuss how to see burnout coming, how to avoid it, and how to recover from it. Amy has been through burnout a few times, so she speaks from experience.
Apply her three tips mentioned at the end of the episode and let me know how they work for you.
Part 1 of this two-part series on mental health and burnout will lay the foundation of what mental health is, how it's viewed, what signs to look for in yourself and others, and what tips and resources are available to manage your mental/emotional health and well-being to avoid the unpleasant consequences of letting such things slide too long.

Dual agency (when a real estate licensee represents both buyer and seller) can be a hot button issue and is illegal in 8 states. To cover the ins, outs, dos and don'ts of dual agency, I chatted with real estate attorney, Courtney Forster of Gunderson Law Firm.

To bring those, and more, to you, I sat down with Andy Tourin and Ronda Plamondon, of First Centennial Title, to share their stories and what there is to learn from them, so you too can avoid such disasters.
It's too late to be a Halloween episode, but next year I'll get my act together on time.

Digital marketing is not just the wave of the future, it's the best way to market your business now. With 74% of adults having a social media profile and 51% of the U.S. population listening to podcasts, are you marketing in the spaces where your audience will see and hear your message?

Take advantage of the holiday breaks, plan trips or little getaways, also make a plan for your pipeline. Explore your own city like a tourist. Often times folks relocate to an area because of their past positive experiences while on vacation and locals, all too often, have never been to the fun events that make their area desirable and unique. If your market quiets down a bit in fall and winter, use that time to take advantage of seasonal events or little day trips to explore areas you've taken for granted or just seemed to never have the time to visit.

Plus, can chiropractic cure your cold?
Ever had a deal close and then get a surprise email or call out of the blue that the buyer/new owner of the home isn't happy about something and is demanding action? Post-closing issues are no picnic and they happen. So what to do?
Come along on this little journey where I'll review some of the common issues and a few ideas on how to approach them. Better yet, tune in for ideas on how to avoid them altogether.
Within the theme of YIMBY and intelligent urban development, I bring you another fantastic conversation with progressive retail developer, Doug Wiele, founder of Foothill Partners.
Doug's company brings a fresh and forward thing approach to retail development projects and is responsible for some incredible projects in Northern California and soon to be, Reno, Nevada.
Are you a YIMBY or a NIMBY? As towns grow into cities, a lot of things change, and if they don't, the city suffers. To that end, if a community welcomes change and innovation, everything grows intelligently and creates the rising tide to lift all boats.
On the other hand, if there's a "not in my backyard" attitude, development and innovation become stiffled and you get bad developments or no movement, which ain't good.
I chatted with Gordon Gossage, founder of Regenesis Reno and a local YIMBY chapter, about those organizations and how they are designed to support the regenerative and innovative growth of the greater Reno area and address the overwhelming housing demand.

To celebrate this momentous occasion, I am veering off the straight and narrow path of business and off-roading it in the realm of frivolity, pop-culture and more; as I sit down with a couple friends, and finally mic my producer Chris, for an all-banter episode.
I am so grateful to have made it a whole year and appreciate the support of all the listeners out there. Here's to another great year of the show!

Also, how are you engaging with your chosen theme for 2019? Let me know how it's going.
I'm introducing a new periodic episode theme where I talk to business owners outside the real estate industry to learn about their journey and business models. As real estate professionals, we are small business owners, which you know I harp on a lot.
To that end, we experience a lot of the same challenges as other small business owners and we can all probably learn from each other and see our marketing and other practices in a new light, when we step outside our arena.
The first of these conversations is with Kaia FIT Sierra owner, Caren Roblin. Caren shares her experience buying an established business (akin to buying a real estate team, which is becoming a thing) and all the hurdles she's jumped through to own the business and help it grow.

As Realtors, we have ample opportunities to make an impression, create credibility and gain trust from others. That all relies on having stellar presentation and public speaking skills.
When speech apprehension is a thing (#drysol) and real estate professionals don't consider their speaking skills in the first place, often times those opportunities to win a client, negotiation or presentation falls flat because of a lack of skill and practice.
Public speaking expert and consultant, Idora Silver of I. Silver Management, Inc., chatted with me about why Realtors, and business owners in general, should consider their public speaking and presentation skills and how best to prepare for all kinds of presentation opportunities.
Here's a great question to consider before any presentation: Why is the audience here now and what I can do for them? (i.e. why is the owner selling their home now and what can I do to help them get that done?)
Idora's tip for one thing you can do today to improve your speaking skills: read out loud.

Local government is the other big piece of the puzzle when it comes to getting a development project to market. City Council alone can help or hinder a project and make the process relatively easy or hard.
Local government also have the huge task of seeing the bigger picture and making sure a developers concept is in alignment with the larger vision of the city and dealing with the minutia of bureaucracy and addressing the consequences of expanding and building.
I chatted with City Councilwoman, Naomi Duerr, to cover all these topics and more.

Working with family is challenging enough, but working with a spouse can be even tougher, seeing as you not only work with that person all day long, but then you presumably go home with them every day.
How do you not talk shop all the time? How do you manage stress when things are rough at the office, or at home? How do you not fire your spouse when you're not happy with their performance on the team?
I sat down with two stellar spouse teams to ask all of that and more. Amy and Brian Lessinger have the unique arrangement where Amy is now the broker and Brian is a team lead in her office. When you grow a team and bring on employees, business partners or specialists (buyer's agent, listing agent), it's really important to have a system and structure in place to do that smoothly and effectively.
If you don't have a solid and consistent hiring/firing procedure, that will likely always be a pain. Do you post a job ad on Craigslist, that has very little detail, and just take whoever responds first? Not advisable.
Do you offer attractive compensation that incentives all teammates to produce leads and close deals? That's the rising tide that raises all boats. Build it into your business plan.

Corporate Social Responsibility is becoming a more prominent feature within Corporate America. Consumers care about the culture of a company and how that manifests in their business practices and their social/environmental impact and accountability.
The importance of giving back to your community cannot necessarily be measured in traditional ROI and increased sales, however having a good reputation of Corporate Social Responsibility could be the deciding factor for a consumer when choosing between your product/service and the other guy.
There are tons of ways to get involved and it doesn't have to be with a nationally recognized charity like Children's Miracle Network (the chosen charity of RE/MAX, LLC). Find ways to get involved locally that inspires you and have a positive impact in your community.

You made it to the last week of your productivity challenge! Now it's time to get face-to-face with your peeps. This could be coffee, lunch, dinner, drinks, jogging, hiking, kayaking, star gazing, whatever!
We are in a relationship business. We thrive on cultivating strong relationships with people who become repeat clients and invaluable referral sources, not to mention sometimes becoming great friends.
Schedule a face-to-face meeting with 5 NEW people this week. Keep your market update pitch or request for referrals in your back pocket. Really try to use this time to connect with your client/business partner/etc. on a personal level, before you hit them with a business ask.
Keep me posted on how the challenge has been for you and what you're getting out of it. By now you should have sown at last 75 seeds you can harvest this spring.

Welcome to week 3 of your productivity challenge! This week is old-school as your task is to write 5 note cards a day, every day, to 5 NEW people. Extra credit for sending a card to someone you spoke to last week, but they don't count towards your challenge.
Personal notes are a thoughtful way to connect with people. It makes more of an impression than another email. Don't we all get way too much email as it is?
Post a photo of your stack of cards to my Facebook page. I'd love to see what you pick out this week to send to folks.

Welcome to week 2 of your productivity challenge! This week you will conquer the phones. Pick 5 people a day, every day, to call. I give you suggestions for "reasons to call" if you need help.
This is a great way to connect with your database at the beginning of the year and also with any leads that have cooled off in your pipeline.
Post a photo of you to my Facebook page while you're making your calls with #teleboss. Crush it!!

What's your theme for 2019? Take time to think about what you want to create in your business and in your life for next year and assign a theme to help keep you focused throughout the year.
It's not a resolution, so much as a way to focus your efforts all year long to boost your likelihood of having a year full of whatever your theme is.
My theme for 2019 is 'action'. It's a reminder to me to be in and take action on opportunities, chores, events and fun stuff, etc. Being a visual person, I'm going to make a little sign, or something, to remind me of my chosen theme.
Happy New Year!

Do you have a job or a business? Your first reaction might be "I have a business because I'm my own boss." While that might be true, you're also your only employee.
In this episode I cover things to consider when shaping or tweaking your existing real estate practice to build a business that can thrive without out and bring your long-term income while being able to step off the hamster wheel.

Kimberley talks about the impactful differences between traditional, mainstream, real estate coaching and Co-Active Coaching. Kimberley can be reached via email at kimberley@radicalfreedom.com or 916-340-4151.

Work-Life Balance - what is that? In a business that is 24/7, how do you juggle your work commitments with your personal life?
It can be really challenging to create, and stick to, professional boundaries when technology makes it all too easy for everyone to get a hold of you any time.
I say harness that technology and make it work for you! Find ways to professionally communicate your boundaries up front so you clients, vendors and fellow agents know what to expect from you and then follow through with the expectations you've created.

How to Pick a Broker - all brokers are not the same; some really have your back and others are too distracted with handling their own transactions that they don't have time to really support you as an agent.
I talk about things to consider when you're new to the business or perhaps ready to make a change. Work with a broker that can help you build your business to your desired level of success.

Be a Deal Putter-Togetherer - that's a technical term. I talk about the issues of letting deals die, or preventing a deal from coming together, due to lack of persistence, effort and creativity.
We've all either been that person, or deal with that person, who just doesn't seem motivated to make things happen and lets things fall apart because maybe you or they just don't see a solution.
Shake things up people! Get creative, get out of your own way and STOP being so committed to being right.

Silver Bullets - the concept that is you had that one magical lead generation service or tool, your business would be booming and you could just put your feet up and coast. Yeah right!
I go over some serious things to consider when confronted with an opportunity to buy into something and also reminders on what it really takes to rock lead generation.
