Mid-2025 Real Estate Reality Check with Nick Beveridge & Jeremy Kitchen! Dive into the Investor Shed Podcast as we break down the hottest trends halfway through 2025. From North Idaho's resilient seller's market (3.5 months inventory – still low supply, high demand!) to nationwide slowdowns with skyrocketing inventory and price reductions. Why are big cities cooling while we're in a bubble? We unpack low-interest rate lock-ins (75% under 4%!), government subsidies gone wrong, and how historic patterns show we're lagging national cycles by 1-2 years.
Nick shares his Ironman triumph (102nd in age group but a win for grit!), ego checks, and life lessons on satisfaction. We tackle inflation's long-term grip – with the "Big Beautiful Bill," DOGE cuts ($170B in waste/fraud/abuse), and Trump's spending plans – and smart investing moves: Cash-flowing real estate with debt, AI stocks like Nvidia for growth, private notes at 16%, and why assets beat savings in a printing-money era. Plus, a somber nod to the Canfield Mountain incident – our hearts with first responders.

We kick things off with hot takes on the Elon Musk-Trump fallout, the DOGE Act's short-lived run, skyrocketing national debt ($36 trillion?!), and how a "tsunami of innovation" in AI, robotics, and humanoid bots (from Tesla, Apple, Google) could reshape the economy, GDP, and real estate investing. Will AI robots build your next property or wipe out jobs? We break it down for real estate investors, agents, and small business owners navigating these wild times.
Then, we pivot to actionable real estate strategies: Land Contracts (aka Contract for Deed) – the ultimate low-barrier entry to owning land! Nick shares his fresh deal on a 20-acre Idaho parcel: just $2,000 down, $1,000/month payments at 5% interest over 30 years, no bank qualification, no appraisals, and full privacy (title stays with seller until paid off). Pros: Fast closing, flexible seller financing, build/use/sell like it's yours. Cons: Risk of forfeiture if payments lapse (watch those grace periods!). Perfect for off-grid cabins, hunting getaways, or long-term holds – especially with future AI tech boosting land values.
Whether you're flipping properties, hunting unicorn deals, or prepping for an apocalypse retreat, this episode packs tips on creative financing, debt management, and why land is still king (they ain't making more!). Welcome back to The Investor Shed Podcast! In this episode, Nick Beveridge and Jeremy Kitchen zoom out from real estate to take on a much bigger question:
👉 What happens if the US dollar loses its power?
Pulling insights from Ray Dalio’s book Principles for Dealing with the Changing World Order, the guys break down the economic cycles that shape world empires — and how the U.S. might be heading into its "winter phase." They use real-world numbers, ChatGPT predictions, and personal investing strategies to explore debt, inflation, wealth gaps, and what investors should be doing right now to protect their purchasing power.
It’s not all doom and gloom — it’s actionable, practical, and occasionally hilarious (especially when Jeremy breaks down the trading card hustle that made him over $5K in a day).

Welcome back to another episode of the Investor Shed Podcast with Nick Beveridge and Jeremy Kitchen! In this deep-dive follow-up to our original hard money episode, we're breaking down exactly how hard money loans work, what they really cost, and what new and experienced investors should know before using one.
We cover every hidden fee, including reconveyance, appraisals, draw fees, and the cost of extending your loan. You’ll also learn how to structure deals to avoid losing thousands in unexpected costs — and how hard money can be a powerful tool (or a trap) depending on your experience level.
Whether you're flipping homes, BRRRRing rentals, or considering becoming a lender yourself, this episode gives you the tactical knowledge to protect your margins and avoid costly surprises.
🎯 What You'll Learn:
✔️ The true cost breakdown of hard money loans (with real math)
✔️ How points, fees, and interest add up — fast
✔️ The Five C’s of Lending: Credit, Cash, Credentials, Character, Collateral
✔️ How lenders think, what they look for, and how they mitigate risk
✔️ When hard money is a smart tool — and when it’s not
✔️ How reconveyance, draw, and escrow fees work
✔️ Real estate investing tips to plan smarter and flip with confidence
✔️ Should you partner, or just borrow? Pros and cons discussed
✔️ Using spreadsheets to analyze and track deal profitability
📢 Clarification on Rates:
In the episode, we briefly mention some hard money lenders offering 3%–4% interest — that was a mistake.
👉 Typical hard money rates are 8%–14%, depending on experience, deal quality, and loan terms.
Rates significantly lower than that are either:
Always ask for a full fee schedule, including extension fees and penalties. Never evaluate a hard money loan by interest rate alone.
💡 Pro Tip:
A solid rule of thumb: Expect 10% of your loan amount in total fees if you hold the property for about six months. Plan accordingly — and run the numbers before you close.

Jeremy Kitchen learned about financial freedom in 2019. He was hired by his longtime friend/realtor/investor (spoiler alert, it’s Nick Beveridge) to run a real estate photography business.. He quickly learned being around entrepreneurs and investors, that working for someone else could lead him to a mediocre lifestyle.
While on the team, Jeremy began dating the team manager of the real estate agent business. Both of them pooled together their W-2 resources, and purchased a primary residence in early 2021. Within a year of homeownership, they increased their net worth to over $200K with the help of the appreciation. They decided to utilize their equity and take on various investing projects, including lending, equity partnerships, and fix and flips. Within the last 12 months, they’ve both started their own businesses and kept investing at the front of their goals.

Jeff Utecht is an educator, podcaster, entrepreneur, investor, and much more!
The child of two teachers, Jeff’s been rethinking education since his teenage years working his local farm in the Spokane Valley. His first mentor, a fourth grade teacher, agreed to let Jeff serve as a volunteer teacher at the age of 17. From these very first experiences in the classroom, Jeff understood how critical it is for learning to authentically honor learners.
Jeff’s experiences as a volunteer served as a catalyst for his career. Early on in his educational practice, Jeff’s passion and commitment to student learning led to him being awarded a Bill and Melinda Gates Grant, the Technology Leadership Project. Jeff’s curiosity about the evolving role of technology in education pushed him to experiment with blended learning, network literacies, and digital collaboration during a time when very few schools were savvy to the coming shift.
Jeff’s dedication to students drove him to document his learning as an educator, an instructional leader, an administrator, and a consultant to technology startups. Sharing his insights through his blog and podcast, he caught the attention not just of local leaders, but of leaders around the world. In 2010, Jeff was invited by the Prince of Bahrain to participate in conversations to reimagine teaching and learning. In 2018 and again in 2020, Jeff was invited by the UN to share his thoughts at the Global Knowledge Summit in Dubai.
Today Jeff has upskilled more than 55,000 educators around the world. He’s been a keynote speaker at dozens of events globally, and he’s consulted with over 200 School Districts. He’s founded an international consortium of consultants, and he’s developed professional learning pathways that have created sustainable change for modern learners.
Unwavering is Jeff’s personal mission to ensure schools prepare students for their future, and not our past. He has never stopped learning, and he has never stopped volunteering his support for students. Jeff is currently working on a new book, new professional learning pathways, and a new podcast series from his home in Seattle where he lives with his wife (a fellow educator), and his two cats (who most definitely want to pursue a future in education as well).

Mike DeHaan is an accomplished off-market real estate investor (wholesaler) and the host of the Collecting Keys Podcast. He made a bold transition from his corporate job to pursue full-time real estate investing at the beginning of January 2020. With the support of a mastermind that offered coaching, accountability, and a strong community, Mike committed to taking his business to the next level.
After leaving his corporate job in January 2018, Mike spent over two years exploring various options until he stumbled upon real estate. In 2019, he began flipping houses and experienced success with several projects. Inspired to secure better deals, he decided to go directly to sellers, officially launching his wholesaling business in February 2020. The following year proved to be a breakthrough for Mike, as he achieved a remarkable milestone with his first $100k month in October 2020. Building on this success, Mike's business generated almost $2M in net profit in 2021, propelling him to pursue bigger opportunities.
Drawing from his experience, Mike identified an unmet need among fellow investors at entrepreneur masterminds. Many expressed interest in wholesaling but preferred not to handle the operational work. seizing this opportunity, Mike launched his operation in partnership with these investors, providing a marketing and sales team that can be hired on their behalf. This unique approach goes beyond a typical mastermind, allowing partners to cover the costs and leverage the expertise of Mike's team, while offering the potential for substantial profits.
Currently, Mike is actively helping partners close deals in 15 markets. His innovative marketing and sales teams have contributed to the growth of his own real estate portfolio, which now exceeds $11M. Remarkably, he has only $400k of cash tied up in the portfolio, demonstrating his strategic approach to investing.

Nathan Payne talks all about wholesaling and the business he created with it today.
Nathan offers coaching, practical advice, and genuine insight into what it takes to grow, and hold a wholesale empire.
About Nathan
Nathan grew up in Atlanta Georgia but lives in Salt Lake City, UT. When he was 19, he went on a mission for two years in Portland Oregon. After his mission, he went to college at BYUI, and discovered his love for all things entrepreneur. He started doing door to door sales and quickly became one of the top sales people in the company. He has run multiple sales teams and generated thousands of accounts for the company. After door to door sales, Nathan decided to get into real estate. He self taught himself, took massive imperfect action, and failed his way forward. He is the co-owner of Offer On Homes, his real estate investing company, and Investor Thrive, a coaching company dedicated to helping wholesalers and real estate investors get more real estate, the Payne-less way.
