I’m Peter Esho and I publish podcasts here about socialy responsible investing. You can get my weekly notes at peteresho.com
Socially responsible and ethical investing is area I’m increasingly facinated with, combining my passion for investing with my desire to also help make the world a better place for my children and their children.
My goal is for you to take away weekly snippets from lessons I’m learning across impact and ethical investing.
In this week's episode, we look at the US government shutdown, which is making headlines again. It grabs attention, but let’s cut through the noise.
Shutdowns are theatre. They don’t change the fundamentals overnight, but they do show us how fragile the system has become.
The US runs on debt. Each year the ceiling gets lifted. Each year the debate gets nastier.
Shutdowns are the symptom of a bigger problem: an economy built on borrowed money with no political consensus on how to fix it.
That matters more than the shutdown itself.
Markets usually shrug these events off. Equities bounce back once a deal is done. But repeated dysfunction eats away at confidence.
The real story is in bond yields. Investors see a government unable to manage its balance sheet, so they demand higher returns to lend money.
That’s why yields have been rising, and why the US dollar stays strong in the short run but vulnerable in the long run.
For Australia, this isn’t abstract. Higher US yields set the tone for our own rates. The RBA can’t ignore what happens in Washington. Mortgage costs rise. Investment flows adjust. Capital gets repriced.
The lesson for investors: don’t get distracted by the noise of shutdown headlines. Focus on the signal. Rising debt costs. Shifting capital flows.
A global economy that is being repriced as the cost of money climbs. These are the changes that will shape property, credit, and wealth creation over the next decade.
In this episode, sponsored by Flexdoc, we look at the Australian government's new climate targets.
The plan is bold: cut emissions by 62–70 per cent by 2035, while holding firm on the 43 per cent cut by 2030 and net zero by 2050.
These numbers aren’t just about the environment. They are about money, jobs, and long-term growth.
To hit the targets, Canberra is putting billions on the table. A $5 billion Net Zero Fund will help heavy industry decarbonise.
A further $2 billion goes to the Clean Energy Finance Corporation to back renewables, storage, and clean fuels.
The Safeguard Mechanism will tighten on large emitters. Incentives are flowing into solar, wind, batteries, and low-carbon fuels like sustainable aviation fuel.
The economics are clear. Treasury modelling shows that if the transition is managed well, the economy could be $2.2 trillion larger by 2050.
Every Australian could be $36,000 better off on a per-person basis. But if the shift is delayed and messy, GDP per person could be $2,100 lower. The stakes are high.
For investors and entrepreneurs, the opportunity is real. Industry upgrades, renewable deployment, and new transmission lines will demand capital.
Clean fuel production and supply chains will open new markets. Local manufacturing of technology and equipment will be a growth story.
This is not just an environmental plan. It is an economic bet. One that reshapes where capital will flow over the next two decades.
The government has signalled where it will back winners. Investors who move early, with clarity and conviction, will have the chance to ride the upside of Australia’s $2 trillion energy bet.
In this episode, sponsored by Flexdoc, we discuss the slowdown in the US economy and what it means for property investors here in Australia.
The latest data shows US job growth cooling, unemployment edging up, and business confidence turning lower.
That’s a major signal for the US Federal Reserve, which is now under pressure to cut interest rates to stop the slowdown from tipping into a deeper recession.
Rate cuts in the US don’t just stay in the US. They set the tone for global markets.
When the Fed moves, the Reserve Bank of Australia takes notice. With inflation easing locally and growth already soft, the RBA will have room to follow with its own cuts.
Europe and China are facing the same challenges, which means 2025 could be a year of coordinated global easing.
For Australian property investors, this matters. The first sign of lower rates often sparks confidence. Investors re-enter the market, even before several cuts take place.
Add that to a supply shortage, strong population growth, and tight rental markets, and the outlook for property remains supported.
Listen in as Peter breaks down how global trends shape local opportunities.
The Home Guarantee Scheme is changing the property game.
In this episode, sponsored by Flexdoc, we break down what the early start means for the market and why it matters.
The scheme will open the door for around 70,000 buyers who would otherwise be locked out. That is a wave of fresh demand hitting Sydney, Melbourne and Brisbane at the same time the Reserve Bank is cutting rates.
We go past the headlines and focus on the mechanics. Smaller deposits mean lower barriers. Buyers who once needed years to save can now act sooner. The timing is not an accident. The government has pulled forward support just as affordability pressures mount.
For many, the scheme cuts years off the journey to a first home. For the market, it brings momentum where it is most needed, in the middle and lower tiers.
We also look at how this interacts with borrowing power. Every cut from the RBA lifts capacity by seven to ten percent. Add the deposit change and the effect compounds. A household that thought it could only borrow $700,000 can suddenly stretch closer to $800,000. That shift matters when competition heats up at auctions.
Our analysis shows the policy could add a few percentage points to prices in targeted suburbs over the next year. The effect will not be even. Sydney’s west, Melbourne’s growth corridors and Brisbane’s outer ring will feel the sharpest rise.
We weigh the winners and losers, and ask whether the benefits for new buyers outweigh the cost of pushing prices higher again.
In this episode, we discuss how AI can be used to help you with your investments. We look at ways you can use AI to help you manage your stocks or real estate portfolio and take your business to the next level.

I recently caught up with with Snezana Djuric to discuss the nuances of CEO coaching. We delved deep into two primary challenges that I've observed many CEOs, including myself, grapple with: managing stress and the intricacies of delegation.
Together we explore the significance of clarity, suggesting that understanding the root cause of stress is the first step towards managing it. By simply documenting our concerns, we can gain a clearer perspective, helping transition from a state of overwhelm to one of control.
Delegation was another focal point of our conversation. I've often felt the urge to complete tasks myself, thinking it's quicker and more efficient.
However, Snezana highlighted the long-term benefits of entrusting tasks to team members, allowing them to grow and bring fresh perspectives to the table.
Reflecting on our discussion, I'm reminded of the continuous need for clarity in leadership. It's not just about setting goals but consistently revisiting and realigning them with our original vision. This conversation reinforced my belief in the journey of leadership, emphasizing the importance of each step along the way.

I caught up this morning over breakdast with Malaysian business radio BFM to talk about the global economy and my view on where interest rates, stock markets and the general economy is heading into July 2023.
Rate rises are starting to have an impact and as I discuss, it's not a matter of if, but when the rises will start to have an impact on jobs. We saw US jobs call from 339k per month to 209k last month, with revisions down to the previous month too.
Are these early signs of a crack and that interest rate rises have perhaps gone too far? Check out the podcast to see my answers and outlook for the rest of the year.

I recently caught up with Byron McCaughey, who hosts the Psychlings Podcast. Byron and I go back to 2019 where we met at an accelerator program in London. Both of us were Aussies, living on the other side of the world, trying to make our mark on the business world.
Byron and his co-founder's startup hit a rough patch and they both decided to pull up stumps and focus on other things in life, something which I found to be very noble and gracious at the time.
Byron has since forged a career in psychology, adding to his distinguished academic career. In this episode, I speak to him about the lessons from business he used to build his new career where his long term passion was.
We speak about business failure, how to pivot, the importance of mental fitness and leadership development as a lifelong process.

I recently shared my market insights on stocks, real estate, and crypto during an interview with Malaysian business radio station BFM. US stocks have surged into bull market territory, yet the fog of uncertainty still hangs heavy, surrounding the Federal Reserve's rate hikes and the elusive path of inflation. We eagerly await distinct signals of a peak and a downward trend in inflation before drawing any firm conclusions.
Although jobless claims have recently risen and the labour market shows signs of cooling, I remain unconvinced that these indicators alone signify a turnaround in inflation. We need to witness a sustained decrease in inflation over a period of three to six months before central banks might consider altering their stance.

I recently caught up with my coach Snezana Djuric to discuss mental fitness and leadership development. This is a new conversation topic around leadership, business and the importance of getting in the right frame of mind in order to execute successful in your business, career and investing goals.
While a little different to my usual content around markets and investing, I wanted to bring this important topic into the fold as I’ve personally and professional gained a lot from coaching over the last year. We’ve implemented executive coaching successfully at Wealthi and in this episode, Snezana and I explore how coaching is evolving to become more mainstream.
According to Betterup research, around 55% of the US surveyed workforce is in a state of languishing. They’re not ill. They’re not well. But they’re also not flourishing. And in this state of languishing, they are both less able to perform and build relationships in their professional and personal lives and more vulnerable to sliding into serious mental health conditions.
I’ll continue to write about markets and investing, but will intermittently include more topics around mental fitness and leadership over the coming months. I hope you enjoy it and find it useful.
There’s a lot of good news for investors, if you manage to look clearly. We’ve come out of the pandemic in a heightened state of fear. Many of us are constantly looking over our shoulder for the next bad news story to emerge. This is understandable and totally normal, the pandemic was a life changing period for many of us.
It is during our darkest moments that we must focus to see the light. -Aristotle
I’ve written about when and how to panic as an investor previously (If you must panic, panic early) There’s an art to it. Most are only now starting to worry about inflation, when the time to panic was when rates were at zero and inflation was non-existent.
While it’s good to be paranoid as an investor, and always look out for fear, the problem with this approach is you can miss the good news right in front of you. There’s a lot of good news going into 2023 — the jobs market across developed economies is extremely strong, central banks are on the ball when it comes to inflation and China is starting to open up from its lockdown phase.

A normalisation of Chinese relations, coupled with a weaker US dollar and higher commodity prices, is one of the most compelling investment themes to drive Australia (and to a lesser extent New Zealand) economies over the next decade. That could be the cushion to provide a soft landing from rising rates. Australia might not be winning at the football world cup, but it is competing and we always punch above our weight. Never ride us off.

One of the most important things to do as a macro investor, looking top down to determine investment themes, is to listen to the data very closely. Data changes from week to week, month to month. I recently spoke to Ausbiz TV about the uncertainty in global markets stemming from the Omicron variant. The next few days will be vital. One of the things I'm watching closely is interest rates. Once they start moving, there will be a sense of caution in the property market...that's a good thing. Any short term slowdown will be good news for long term investors. In this episode, I sit down with fellow Wealthi Co-Founder Dom Nesci to talk about the market and how I see things panning out of the next few months.
I'm also publishing my annual outlook each week which you can find at https://peteresho.com
I recently joined Chris Hynes on his Wealthi Expat podcast to talk about China's second largest real estate developer, Evergrande, facing issues and navigating its debt woes. There's a big lesson here for any investor and that is, we can all learn about the risk of too much debt when markets turn around. A great episode where we take what could be a pretty boring and dry topic, turning into insight for ordinary investors.
I've also written a full blog post on this topic, check it out at https://peteresho.com
The transition to working from home and having an on-demand office has several implications which interest me. It’s not just the economic impact of paying less/saving future rental increases but also the social and environmental impact of a global professional workforce that no longer wants to go back to the 9-5, Monday to Friday slog.
In this episode, we discuss the implications of remote work and how this will impact residential, commercial and industrial real estate. Our homes are no longer places we eat, sleep and entertain but also spaces where we now must do our most productive and creative work.

In this episode, Dom and I look at the investment implications for the next 10 years and how you can utilise ultra low interst rates to build long term wealth. I also run through some of the biggest risks you should be aware of and how to thrive from risk and uncertainty.

There's a time for everything under the sun. Sometimes, we need to deal with challenges and adversities, yet we can turn these into opportunities.
In this episode, I chat about the long term implications of the Delta veriant, which isn't good...but how this might present a near term opportunity to pick up high quality assets. Interest rates are likely to remain low for a very low period of time. I'm joined by my Wealthi colleagues Dom Nesci and Louis Heaton.

This has caused a big rise in Australian real estate prices and regions like Brisbane are benefiting from the trend.
Is this sustainable or will more Aussies leave for overseas once the borders open up again? Tune in to find out.
