Carmen and her husband move to San Antonio, TX from Mexico in August of 2021. They knew they wanted to flip houses. Being business owners previously, they understood the value of hiring a coach to teach them so they could avoid the costly mistakes most people make when they try to figure this all out on their own.

In September, they joined our program and by November they were under contract on their first flip.

They used none of their own money. They raised over $150,000 in private capital, giving their friends and family the opportunity to make a profit, too.

Regardless of the end-use of the property, always buy something you can add value to. If you're going to live in it, sell it within the next few months or hold it as a rental, if you're not buying properties you can add value to you're wasting a prime opportunity to build your wealth.

I'm excited to share our FlipSister Cindy's first flip journey. It was a doozy!

Cindy had purchased her first flip prior to joining our coaching program. And shortly after she joined she told me she was going through a title issue on this property.

She was in the middle of flipping it and some heirs came along saying that they had a right to this house and they hadn't been paid at closing.

Cindy ended up in litigation for over a year. I've been there, so I understood what she had ahead of her and what she'd be feeling along the way.

She recently sold that house and got out of that mess, and is here to share her story.

And guess what? She's not letting this experience get in her way, and she's going to keep on flipping houses!

I relate to her story on so many levels. It's hard to get knocked down, and then get back up and go do that thing again, without second-guessing every move along the way.

And yet, we do it.

Among many others, one of the morals of the story here is never ever skip buying title insurance. By not purchasing title insurance, you're potentially setting yourself up for massive loss. There are so many ways you can mitigate your risk when running your house flipping business and buying proper insurance is foundational.

Some common excuses I hear from women as to why they can't do this house flipping thing they want to do so badly:

"My town is too small to do this in, Debbie!"
"My city is too big to do this in, Debbie!"

Many of us will tell ourselves excuses such as these. Excuses help us feel better about being on the sideline and not really chasing our dream.

And yet there is loads of evidence all around us in all sizes of markets of people successfully buying, renovating and selling houses.

Psst... it has nothing to do with the size of your town, city, metroplex, etc.

Excuses are reasons we give ourselves to stay comfortable. If we have excuses and reasons as to why this won't work, then we don't have to get uncomfortable, and we don't have to go do the things that make us feel vulnerable.

In other words, we can avoid the scary things. And stay in our little bubble where we know what to expect and it's full of certainty.

Once you get a property under contract there are several ways you can go with it, depending on that specific property and the market.

You can wholesale it, which means you never actually take ownership of it. You're basically assigning that contract to another investor who will do whatever she wants with it. Now, if you're doing a double closing, then you are sitting on title for split second between each closing. That's not for the conversation, though. The three routes you have with a fix and flip are: wholetailing it, doing a cosmetic flip or a full rehab.

In this episode, I'm uncovering the top 13 mistakes I see house flippers making, seasoned and newbies alike.

So many women I talk to who have this big dream of flipping houses for a living also have a lot of different fears around doing so. Most of those fears come from the "advice" or negative opinions they hear from people who aren't actually even out there flipping houses successfully.

Flipping houses can absolutely result in time freedom, energy freedom, financial security, and a life you love! It can also cause you to lose money, especially if you just decide to go all “willy nilly” and figure things out as you go.

You’ve got to have plans and processes in place in order to control the things you can actually control in a flip.

And if something out of the ordinary comes up, you better know who you’re going to for help before you actually need it.

My goal for a student's first flip is for her to do it in a way that makes her want to do another one, and another one, and so on. My goal for you would obviously be the same!

In other words, to do it in a way that:

• Minimizes your risks
• Maximizes your profits
• Doesn't add unnecessary stress to your life
• Feeds your passion for houses and creating
• Brings you a whole lot of joy chasing the thing that lights YOU up

By avoiding the mistakes I discuss in this episode, I wholeheartedly believe that you will check off all of those items.

Be smart. Make good choices. And don’t listen to people’s opinions unless they’re actually out there successfully flipping houses!

By far, the most common question I get asked is, "How do I get started flipping houses?" There are 5 crucial steps that you must take, things that must be in place, in order to be able to jump on that deal.

I'm going to tell you the exact 5 things that you need to do to start flipping houses. But, you've got to go do them! I can't do them for you; I can only show you what to do based on years of experience.

I talk to lots of hope-to-be-flippers and they often tell me they’re out and about looking for a deal. They claim to be ready ready ready. I ask a few questions and I quickly learn that they are not ready ready ready. In fact, they don’t have the things in place they MUST have in order to even make an offer on anything!

These are the exact things I’m about to share with you. If you don't have these things in place, you are not ready to put an offer in on any property.

Unless you like to gamble and just go on hunches. But, I’m pretty sure you don’t want to make costly mistakes or look like a fool, so let’s tackle these 5 things.
