Today we talk with Ken Avalos, VP of Electra Capital, about alternative lending with a focus on multifamily financing solutions. Alternative lending is a great option when traditional lenders are unable to meet an investor's needs. The benefit of an alternate loan is more leverage (which means you put in less capital), speed, and the flexibility and creativity to work around odd structures and difficult issues. Depending on your situation, this can potentially allow you a greater rate of return. Most investors use traditional lenders like Fannie and Freddie, or use a traditional community bank - all of which typically offers low cost and long term fixed rate financing. However, these traditional lenders will usually at best give you 65%-70% leverage, and their underwriting criteria is fairly strict. And in today's world of 3%-5% cap rates, it's hard to generate a decent internal rate of return. Eric Odum tells the real life ongoing story about a borrower and a private lender, and the importance of ensuring that when a loan is paid off, that the mortgage satisfaction has actually been recorded. In this case, the borrower wanted to sell his property. However, although the borrower had paid off the mortgage to a private lender 16 years ago, and the lender supplied a satisfaction of mortgage to the borrower, it was never filed. The borrower did find the mortgage satisfaction document, but the title company said it was not sufficient satisfaction and they would need to issue a new document, and to make matters worse, the lender did not remember the transaction.
During this COVID19 epidemic, mobile home parks have outperformed other real estate asset classes. Today we talk with Eloy Retana about the Mobile Home Park Market in Florida and how he considers them a safer asset for investment as we enter a period of economic uncertainty. Eloy and his partner have done quite well in this market as housing affordability has become more of a problem. Since it is more difficult for a mobile home tenant to move, Eloy enjoys the stability and longevity of the tenants. Today we talk with Colin Murphy about how the COVID19 crisis is affecting the single family market. Colin is active in the affordable single family home market - $150k-$180k concrete block homes - and they have been remarkably resilient which means he hasn't seen many discounted prices or special deals as a result of COVID19. At least in the near future, Colin doesn't think we will see a wave of short sales or foreclosures. Some of the reasons for this are that banks aren't giving out the bad loans now that they were giving out 12 years ago. Also, a record number of home owners have refinanced which has given them additional cash flow to weather a storm. There is just not as many distressed homes on the market to get a discounted price or deals. This can all change, however, as real estate is a lagging indicator and is a couple of months behind the wider economy.

Albert is a successful real estate investor who's cash flow allows him to live in Europe while he continues to invest in Florida. His model is "keep it simple" and his strategy is value-add, stay in the property for 3-5 years, stabilize it, then sell it. Today we talk with Eamon Anderson, director of strategy and underwriting at TheGuarantors agency, about an alternative security deposit solution for commercial businesses that helps both the landlord and the tenant. Their solution is basically an insurance version of the commercial security deposit that protects the tenant and landlord for the term of the lease from potential loss of rent payments. From a landlord's perspective, it's as good if not better than the incumbent's solutions to cover the risk of missed rent or high upfront tenant improvement (TI) cost. They're getting a surety bond that works just like a letter of credit and it's backed by investment grade credit, payable on-demand. And from any of the landlord's lender's perspective, it works just like a letter of credit. From a tenant's perspective it's a lot cheaper option because it's unsecured. All tenants have to do is pay an annual insurance premium, typically an average of 5% of the security deposit per year, and they never have to put up the full amount of the deposit in cash. The tenant can then reinvest the money they're not giving to the landlord.
Congress just recently passed the Federal Coronavirus Relief Bill referred to as the CARES Act. The centerpiece of the CARES Act is the $350 billion Paycheck Protection Program (PPP) which is designed to help small businesses such as real estate investors / agents, landlords, business operators, etc.. continue to make payroll at their staff's current pay rate as well as cover key expenses by offering low interest rate loans with forgiveness potential. Today we talk with Owen LaFave, Pinellas County market president for the Bank of Tampa, about the CARES Act PPP loans including who is eligible, what loan amounts are possible, and whether the loans are forgivable. Just remember that the PPP loans will be distributed on a first-come, first-serve bases, so you should get with your banker as soon as possible since the stimulus funds are limited and will eventually run out. 1031 exchanges allow investors to sell their properties and defer the taxes on capital gains by purchasing another property. The genesis of this rule goes back to the agrarian US society, in which Congress did not want farmers making decisions to delay acquiring more or better property because they did not have the cash to pay the capital gains. It later became the standard for most business assets (Trains, Planes and Manufacturing Equipment, for example). The Government WANTS people to invest more, because with further investment comes more opportunity for tax revenues.
Unfortunately, with the current budget crisis and Congress looking to raise additional funds to reduce the deficit, Section 1031 exchanges have come under fire. But, the changes will not come without broad economic consequences.
