Shaham reveals how he generated 12 transactions in 2024 — 6 buyers and 6 sellers — all from door knocking. The result? A massive $833,000 in Gross Commission Income from face-to-face conversations and consistent follow-up. He shares how face-to-face interactions create real connections, build trust, and lead to lasting client relationships. From choosing the right neighborhood to delivering real value at the door, he breaks down how this hands-on strategy can put agents in control of their results 🔧📊.

From choosing the right neighborhoods, to crafting an engaging script, and building long-term relationships through meaningful follow-up, Shaham shares every detail of his process — and why it works.

🔑 Key Takeaways: 🚪 Door knock to generate a lead, then follow up to build the relationship.

It starts with knowing where to knock — Shaham looks at turnover rates, visibility, and existing listings to decide which streets are worth his time. When someone answers the door, he uses a clear, friendly script that sparks curiosity and encourages conversation. When no one’s home? He still leaves behind something of value ✉️.

The real magic happens after the knock. Follow-up is where deals are made 🔁. Whether it’s a personalized video, a thank-you card, or a market update, Shaham keeps the connection alive through thoughtful, strategic touchpoints: • Letting people know a home on their street sold 🏘️ • Sending a monthly market update 📊 • Sharing a property that just received an offer 📩 • Checking in after a showing 👋 • Offering holiday wishes or just saying, “I was thinking of you” 💭

🏡 Key Takeaways for Real Estate Agents: For agents in today’s market, door knocking offers a cost-effective, high-impact strategy. It gives you the power to generate leads on your terms, while mastering a skill that builds confidence and credibility 🌟.

  • Choose your target neighborhoods wisely and do your homework.
  • Consistency is key. You won’t see results overnight — Shaham shares how it took time to build traction, but persistence paid off.
  • Specialize and stand out. Having a niche builds your brand and helps you become the go-to expert in your market.
  • Follow-up is a system. A conversation at the door is just the beginning. Follow-up is where relationships (and deals) are built.
  • Preparation = confidence. Whether it's your script or market knowledge, showing up prepared makes all the difference.
  • Track progress and stay accountable—coaching can make all the difference.

Above all, Shaham reminds us: building a real estate business is about building relationships. And it all starts with a simple knock. 🚪👋

💼 Inspired by Shaham Ahmad’s results?

He turned door knocking into $833K GCI in 2024 — and coaching played a big role in that success. If you’re ready to build systems, boost your confidence, and grow your business like Shaham…

Based in Calgary, Alberta, Alex has earned her spot in the Top 35 Under 35 and is a proud member of the Royal LePage Chairman’s Club, putting her among the top 1% of agents nationwide. 🔥🏆

But today’s conversation goes way beyond accolades.

Alex opens up about what really drives her business — and it’s not just market knowledge or hustle (though she’s got plenty of that, too). It’s relationships. More specifically, how she’s built a rock-solid business through agent referrals. 💬💼

We dive into her systems, her mindset, and her commitment to staying connected — all while balancing the beautiful chaos of motherhood. 👩‍👧‍👦💕

🔑 Key Takeaways: ✔️ Agent referrals are gold — but you need a repeatable system to make them flow. Alex uses her proven 8-step Lifetime Referral System to stay top of mind year-round:

  1. 🎟️ Attend franchise-branded events to connect with fellow agents
  2. 📘 Show up at RRI events — learning + networking in one
  3. 💬 Engage on social (likes, comments, shares) to stay visible
  4. ✉️ Send a quarterly “Golden Nugget” email packed with value
  5. ✍️ Mail handwritten notes after events or holidays — a personal touch that stands out
  6. 🎂 Use birthday emails or BombBomb videos for that extra “wow”
  7. 📞 Make random check-in calls — treat agents like friends, not just contacts
  8. 🎁 Deliver a Spring Market Survival Kit — small items that show you get the job (granola bars, gum, Starbucks gift cards)

✔️ Small, thoughtful gestures like handwritten notes and surprise check-ins build long-term loyalty ✍️

✔️ Networking isn’t optional — it’s a business accelerator 🤝

✔️ Calgary’s market is thriving, but smart agents stay informed on national shifts 📈📉

✔️ RRI coaching helps agents stay focused, grounded, and accountable 📘

✔️ Blending family and business can strengthen your brand — show up authentically 👨‍👩‍👧

✔️ Time management is non-negotiable — protect what matters most ⏱️

✔️ Your gut and your values are the best business advisors you have 🧭

✔️ Consistency in communication is where the referral magic happens 📲

🏡 Key Takeaways for Real Estate Agents: ✔️ Want more leads? Build a system for agent-to-agent referrals 🔁

✔️ Share value first — helpful resources, check-ins, thoughtful follow-ups 📤

✔️ Be intentional with time management to protect your personal life ⏱️.

✔️ You don’t need to separate family and business — sometimes blending the two humanizes your brand 👨‍👩‍👧

✔️ Stay consistent with communication — that’s where the magic happens 📲 ✔️Trust your gut and build your business around your values 🧭

This is more than a conversation about business — it’s about how to build a business that works for your life. Whether you're chasing Chairman’s Club or just starting out, Alex’s story will inspire you to grow with purpose, stay grounded, and create real connections that last.

💥 Don’t forget to like, comment, and share — especially with agents looking to grow their business through referrals!

On the 119th episode of The Richard Robbins Show, I had an amazing conversation with someone who has been featured in Forbes, Inman News, Entrepreneur Magazine, The Wall Street Journal (& more) and is currently President of Real Brokerage Inc., one of the fastest-growing, publicly-traded, real estate brokerage in the world.

Sharran Srivatsaa is no stranger to making big deals. He is the Founder of the wildly popular 5am Club for Entrepreneurs with over 6,000 active members, has an MBA (with Honors) from Vanderbilt University, was a Wall Street Banker at Goldman Sachs and was responsible for growing Teles Properties to a $3.4 Billion evaluation before selling the business to American real estate company, Douglas Elliman.

Sharran is convinced that skill and effort can outweigh any advantage someone may have over you.

In this episode of The Richard Robbins Show, Sharran and I talk about the importance of having a core value proposition in your business so that your effort has a true focus. Sharran spoke about operational generosity and how it will help grow your business and how higher email conversion rates can lead to better conversations with your clients.

Since his retirement from Canadian politics, he has served as the CEO of the Ontario Real Estate Association (OREA) since 2016. As part of his work at OREA, Tim was named one of the most powerful people in North American residential real estate by Swanepoel Power 200 for the last 5 years.

Dr. Don Wood has dedicated his life to helping thousands of people live a better life and overcome the effects of stress, anxiety, depression, trauma and addiction with his neuroscience-backed program, TIPP.

As entrepreneurs and sales professionals, I know firsthand the stresses of everyday life. Call reluctance, panic attacks, addiction, depression - we all have trauma we must overcome to live a healthier and more fulfilled life.

Inspired by his daughter’s Crohn’s diagnosis, Don began his research into trauma, theorizing that we should be looking at the root cause of our ailments rather than diagnosing and medicating the symptoms.

In this episode of The Richard Robbins Show, Dr. Wood and I talk about the importance of analyzing your trauma and understanding how to treat it without the use of medication. Dr. Wood shares his insights into the correlation between childhood trauma and safe spaces, why patience is the key to healing and how healing your inner trauma can improve your physical and mental health.

On the 114th episode of The Richard Robbins Show, I sit down with an individual who truly inspires me. Anthony Brown’s story of overcoming adversity is a testament to what the mind and body can achieve.

In 2009, Anthony was struck by a car and was in a coma for nearly a week. In a flash, his life was decisively altered. He woke up paralyzed on his left side and unable to walk. But this isn’t where Anthony’s story ends, this was his beginning.

One month later, Anthony gained the strength to stand and in just 6 short months, he played his first round of golf. Smiling from ear to ear, Anthony tells me, “All of life’s obstacles and the biggest problems you’re going to face, can be overcome by just getting up, and putting one foot in front of the other. It’s really that simple. You just need to take that first step”.

Anthony got his real estate license a year after his accident and has been helping his clients buy and sell homes in the Dartmouth area ever since. Today, he is on his way to achieving Chairman Club status, Top 10 in Atlantic Canada and Top 200 Teams in Canada.

This interview was elevating and educational. Anthony shares tips on how to succeed in real estate (start by checking out what the top agents in your office are doing!). He talks about making 500 deals a week, does a live roleplay and offers advice on how to get out of your own way to be a more successful version of yourself.

Knowing your purpose in life can be one of the most difficult, yet rewarding, discoveries you can make. On the 109th episode of The Richard Robbins Show, I sit down with a trailblazer who has made a living helping people discover their WHY in as little as 15 minutes.

Dr. Gary Sanchez is an international speaker, author and inventor who also studied to be a dentist. He succeeded, created a practice and by all accounts had a very successful business and life. But something was missing. Gary told me, “I had a great What, but I didn’t know my WHY.” So, he was left feeling unfulfilled.

After discovering that Gary’s WHY was actually helping people discover theirs, he founded and became CEO of the WHY Institute and created the Why discovery tool, WHYos.“I figured out that there were only 9 different WHY’s,” Gary told me. “Once I saw that, I was able to help people discover their WHY in about 15 minutes.”

Today, Gary has set out with the goal of helping 1 billion people worldwide discover their WHY.

On the 107th episode of The Richard Robbins Show, I sit down with a woman who was nicknamed The Negotiator by her father when she was just a little girl. Today, she is an instructor of MBA Negotiations at the Schulich School of Business at York University in Toronto and has dedicated herself to empowering Fortune 500 clients and diverse audiences across the globe to become better communicators and negotiators.

Fotini Iconomopoulos, author of Say Less, Get More, is an expert in navigating high-stakes negotiations and has made a career teaching her clients, audiences and students how to become better negotiators.

“You can negotiate and not only protect relationships, but also build better ones, if you’re doing it effectively,” Fotini says. She continues by saying that curiosity can be your most powerful tool while sitting down with another party, “Who is sitting across from me right now and what is important to them? If you haven’t considered the person on the other side, then why should they engage with you?”

In this episode, Fotini and I talk about the evolution of negotiation and why a present-day approach is necessary to getting what you want. Fotini gives real estate professionals insight on how to approach conversations with their clients, pinpoints the importance of knowing your clients why and she explains that it can be just as powerful to listen as it is to talk.

On the 106th episode of The Richard Robbins Show, I sit down with a man defying the conventional idea of retirement. Today, at 68 years young, he is still the Broker of Record of both Royal LePage ProAlliance Realty and Performance Realty and plays in a band that still tours North America (in his spare time).

Mark Rashotte, a 40-year veteran in the real estate industry, lives his day-to-day life with the energy of a person 30 years younger. Last year he purchased Royal LePage Performance Realty in Ottawa, Ontario, and is now responsible for 700 agents under his leadership.

Despite his success in the real estate industry, there is another passion that has consumed his mind and heart - music.

In the 1970s, Mark and his band played 250 shows a year as a pop group, playing across Canada and the United States. Their group named ‘Photograph’ was signed to Capitol Records and released an album in 1981.

When the band dissolved in 1984, Mark explains that his transition from music to real estate was more seamless than you might expect. “You are an independent contractor,” Mark tells me. “You’re out working, keeping people happy and it’s a service business.”

40 years later, Mark is still heavily involved in both music and real estate and has no plans to retire anytime soon.

On the 105th episode of The Richard Robbins Show, I sit down with a man who has found incredible success in the real estate industry and, even more so, at home with his wife and 11 children.

Mark Burke, a 20 year veteran in the real estate industry is a 2nd generation agent who learned the ropes from his mother. Before his career as a real estate professional, Mark found himself on the sales and marketing team with Coca-Cola, increasing their gross profit by 50 million dollars annually for their Canadian portfolio.

Despite his success, Mark switched careers because something had become more prominent and important in his life: Family.

In this episode of The Richard Robbins Show, Mark and I chat about the importance of family and why it’s crucial to achieve work-life balance. Mark gives us his perspective on how to approach a pricing conversation with potential clients properly, the reason for using locally-specific real estate data and why authenticity could be your greatest asset when it comes to doing more business.

My next guest has been part of the RRI organization for over 20 years. His dedication to this industry is palpable and what he continues to provide to his team, his clients and to agents across the globe is admirable.

Nathan Dart, a 2nd generation real estate professional has been selling real estate in Maryland, D.C. Metro for 23 years.

He has graced The Richard Robbins Show podcast with his insights once before, sharing his secrets to building the perfect team on Episode 25. It’s undoubtedly a worthwhile listen for anyone looking to transform their people-dependent business into a system-dependent one.

In this, our 104th episode, Nathan and I evolve the conversation and focus our attention on a new technology dedicated to revolutionizing the buying and selling experience in the real estate industry. This new property technology company, Final Offer, is a negotiation platform that offers total transparency between buyers and sellers.

“The buyers are winning, the sellers are winning and the industry is winning,” Nathan tells me in this very eye-opening interview.

On top of that, Nathan and I discuss the ongoing antitrust lawsuit with NAR, the future of real estate negotiations and how technological advancements in AI will influence our industry immensely, in the not-so-distant future.

Is there anything more important to entrepreneurs than mindset?

In this episode of The Richard Robbins Show, I sit down with Professional Certified Coach, Prosci Change Practitioner, CEO and Founder of The Momentum Institute, Vered Kogan.

Vered is a mindset coach with a deep passion for helping individuals release the mental and emotional obstacles that prevent them from achieving their goals and successfully adapting to change in their life.

“Oftentimes, change fails because of the human resistance to change,” Vered tells me. She continues to say, “It’s not because there’s not enough time or money or the idea isn’t great. People actually don’t resist change; people resist the transition.”

In this podcast, Vered explains why the transitionary moments during a period of change in your life are important to focus on. We talk about why negative emotions are powerful opportunities to learn about yourself and we discuss how your mindset can be trained by playing a quick, fun game.

As an added bonus, about midway through the podcast, join Vered and I in a live and interactive meditation session that will bring your feelings, intentions and awareness to the surface.

On the 102nd episode of The Richard Robbins Show I sat down with a man who not only has 30+ years of real estate experience and is in the Top 1% in Canada for Royal LePage, but he is also a highly respected coach and member of the RRI team.

Bill Parnaby has been a licensed real estate agent since 1992. Working in the Caledon area, he has maintained his #1 ranking for the past 15 consecutive years.

When I asked Bill about his success, he simply told me, “I do everything I can to keep people away from me.” He explains that, “I mean that in a good way, I keep people serviced well enough that they never have to ask me a question.”

Bill’s philosophy of Serve Don’t Sell has helped him maintain a loyal clientele and has seen his business flourish. However, it wasn’t always like this. As Bill puts it, “I used to be a goal chaser.” He did more and more, never hopping off the real estate treadmill, to the point that he was burnt out and wanted to quit the industry altogether.

That was until he switched his thinking and started operating his business differently; not chasing the money but instead, serving his database and his community.

In this episode of The Richard Robbins Show, Bill and I talk about the importance of mindset and how changing his perspective changed his entire life. Bill shares his strategies for effective marketing, offers insight on what the top 3 things agents get wrong and how to fix it and lets us know why committing to a schedule is the best thing you could ever do.

On the 101st episode of The Richard Robbins Show, I sit down with a longtime friend and colleague within the real estate industry, Phil Soper.

Phil is President & CEO of Royal LePage and Bridgemarq Real Estate Services, the largest real estate brokerage firm in Canada, with over 21,000 agents across its businesses and doing roughly $146 billion in property sales in 2021.

With decades of experience in the real estate industry between us, Phil and I share our thoughts on what to expect in the year ahead in terms of sales, pricing and interest rates.

“If we were talking about the American market, our faces would be longer. It would be a more dire situation,” Phil tells me. Due to the conservatism of the Canadian banks, we find ourselves in a much safer position moving forward in terms of financial stress on Canadian homeowners.

In this special episode of the podcast, Phil and I are discussing today’s real estate market. We talk about what to expect come 2024 and theorize a few possibilities for the Canadian real estate market. We talk about the similarities of 2008 to today, why home prices could see a surge and why immigration is the key to Canada’s strong real estate industry.

On the 100th episode of The Richard Robbins Show, I sat down with a friend who has lived two lives in the real estate industry.

Mark Arnstein, a 27-year veteran as a real estate agent, began his career in the beautiful city of Vancouver, British Columbia. 8 years later, after growing a substantial business and clientele, he packed up and moved to Toronto with his wife.

It was quite the adjustment for Mark as you can imagine. “You take a big fish in a small pond but drop it inside of an ocean, it takes a while to adjust,” he tells me.

Instead of feeling sorry for himself, Mark dedicated himself to understanding this new landscape and learning the Toronto market. “I became a student…I needed to understand the market and know where the value stood.”

Mark dedicated himself to doing two open houses a day over the weekends and began to geo-farm an area that he now dominates 19 years later.

On this episode of The Richard Robbins Show, Mark and I discuss the 3 crucial steps to successfully geo-farming an area. Mark shares his process for picking an area, budgeting, frequency and how to get a 10x return on your geo-farming investment!

We would all agree that there is nothing better in life than having a wonderful partner. My wife, beyond a shadow of a doubt, makes me a much better person. That said, it doesn’t mean that it’s always easy!

My next guest on The Richard Robbins Show is a familiar voice on the podcast scene but with an exciting and new story to tell.

Mark Faris has had tremendous success in the real estate industry. After only 7 years in real estate, he became Royal LePage’s #1 agent in the country and held that distinction for 5 consecutive years before opening his own brokerage, The Faris Team Real Estate Brokerage.

To listen to this awe-inspiring interview with Mark, check out episode #34 from The Richard Robbins Show.

Today’s interview, however, touches on the possibilities this industry can offer you.

Mark revealed that his ‘why’ and his motivation for success have constantly changed. “It was a matter of just putting food on the table, we had our credit cards with $10,000 in debt. My ‘why’ at that point was to put food on the table and, as a husband, provide.”

Mark explains that after all of his success, the thought that constantly came to him was - What If?

“What if I could create a company that I could really be proud of? That idea was extremely motivating,” Mark tells me which led to the creation of Faris Capital Partners.

Faris Capital Partners focuses on getting premium returns for their Canadian and American investors by investing in multifamily apartments in Florida. His investors see a 15-20% annual return on their money and the goal is to raise over $200 million in capital by 2025.

In this episode of The Richard Robbins Show, Mark and I discuss how he has gone from selling real estate in Ontario to operating an investment firm in Florida. Mark talks about how to balance your life goals (family, friends, health) with your business goals, he explains the process to opening a new company in a different country and talks about how to continuously motivate yourself.

On the 96th episode of The Richard Robbins Show, I sit down with a former RRI Coaching Member and the President of RE/MAX Canada, Christopher Alexander.

Right from the age of 13, Christopher, in one way or another, was working within the family business. Whether it was at the front desk or the accounting department, he has seen every level of the RE/MAX ladder.

He started selling real estate in January of 2010 and although he had grown up in the industry, he didn’t realize how hard it actually was. “I did 3 deals right out of the gate,” Christopher tells me, “And thought to myself, ‘Wow this is easy’! I didn’t do another sale for the rest of the year. It was a really valuable lesson and, in my second year, I really got serious.”

His experience selling real estate isn’t unique. Christopher tells me that he sees a lot of people enter the industry with a false perception of what it really takes to succeed.

“What I’ve seen, especially in the last two and a half years, [is] a tremendous amount of salespeople getting their license for the first time, that got into it for the wrong reasons…they see the glamour. I think that’s going to wash away because it’s a tough business.”

In this episode of The Richard Robbins Show, Christopher and I discuss the past, present and future of RE/MAX and the entire real estate industry. Christopher stresses the importance of practising the real estate basics in order to find success in any market, he offers some insight into the future of real estate and tells us why it’s important to start today instead of waiting for tomorrow.

On the 95th episode of The Richard Robbins Show, I sit down with a husband and wife real estate team that has taken their prowess for technology to masterfully blend the power of AI with the irreplaceable touch of the human experience.

Tara and Tom Lyons have been married since 1992 and in that time, have created an outstanding real estate business in the town of Belleville, Ontario. While Tara focuses on delivering a seamless client experience during the home buying or selling process, Tom ensures homes get fantastic online exposure, thanks to his love for technology and marketing expertise.

Tom, who Tara affectionately nicknamed ‘Tom-dot-com’, has brought the dynamic duo into the 21st century.

“If you’re not using AI, you will not have a competitive advantage,” Tom tells me. “It’s not about the technology, it’s about the consistency.”

And consistent they have been. Tara and Tom have implemented AI into their business flawlessly to ensure their clients are taken care of at every opportunity.

“I was in an appointment and I had 3 leads come in during that time,” Tara explains, “They don’t know I’m in an appointment because they’re getting a response immediately. The technology is available today so you utilize it.”

In this episode, the importance of embracing technology in your real estate business is explored with Tara & Tom. They explain why you must adjust your business model to adapt to today’s consumer, how to effectively maintain a partnership - which I can certainly relate to - and why AI can be the perfect addition to your follow-up sequence to build a better business.

In the 94th episode of The Richard Robbins Show, I sit down with a dear friend who, now in his mid-seventies, spends the winter months golfing in Arizona all while maintaining a robust real estate business as Owner/Investor of Keller Williams Energy R.E. brokerage in his Canadian hometown of Oshawa.

Larry Lloyd began his working career as a P.E. teacher and coach. Coming from the world of professional lacrosse with the Philadelphia Wings, keeping active with the Durham Region youth seemed like the perfect fit.

After teaching for roughly a decade, Larry decided to get his real estate license. Within 2.5 years, he was the #1 agent in his office selling real estate part-time! This led me to the obvious question of how was that possible?

Larry tells me, “My bad answer was always, I showed up. I showed up at 8 in the morning and went to work. But really, if I think about it, there’s more than just showing up. I showed up with intention. I had something in mind and something to achieve.”

Larry’s determination, goal-setting and work ethic were the reasons why he was so successful, but he tells me there was one important thing he did, or didn’t do, that made it all possible.

“I didn’t wait,” he tells me. “I was just starting, I was in real estate 1 week. I didn’t wait to get my cards. I didn’t wait to get my sign. I think about that letter [I sent out] and I didn’t even put it on letterhead.”

In this episode of The Richard Robbins Show, Larry and I discuss the importance of taking action. He tells me how he successfully balanced two jobs, the importance of continued education and learning from your peers and most importantly, Larry sheds light on why it is absolutely crucial for you to build a business worth owning.

On the 93rd episode of The Richard Robbins Show, my next interview is unlike any of the previous conversations I’ve had on this podcast. I sit down with a husband and wife super team who have the unique and incredible ability to communicate with the other side as a voice trance medium.

Over the past 25 years, Marcus and Sheila Gillette have empowered and educated thousands of people worldwide through intimate conversations with THEO, a collective of twelve archangels that Sheila can speak through.

“It’s like sticking your finger in a 220v outlet,” Sheila tells me. “It’s such a high electrical energy that travels on your nervous system. So, though it looks very calm and peaceful there’s a lot going on in the physical body to match their vibrations so this can happen.”

The duo have written 2 books together with Sheila writing her first book in 1998 called, The 5th Dimension.

In this exciting episode of The Richard Robbins Show, listen to the incredible story of Sheila’s near-death experience that ultimately unlocked her innate ability to speak with THEO. In the 93rd episode of The Richard Robbins Show, listen to this transformative interview with Marcus and Sheila where they speak about unconditional love, relationship success and personal empowerment.

This interview is both inspiring and complex; however, the message is truly simple - everything in life is relationship based and you should live life with love.

In the 92nd episode of The Richard Robbins Show, I sit down with a woman who uses science to determine whether your marketing materials will or won’t work. With a Neuroscience and Psychology Degree from the University of Toronto, she has used that education to study advertising effectiveness and explains why certain marketing materials are destined to work and why others inevitably fail.

Diana Lucaci is the Co-Founder and CEO of True Impact, a neuromarketing firm offering concept testing solutions to creative teams and agencies. She has helped organizations including Canada Post, Metro, Desjardins, General Motors, Costco, MillerCoors and others discover the importance of combining science and advertising.

Diana tells me that the avenue she chose to work in came naturally. “It started with a curiosity for self-knowledge and understanding - why do I do what I do? Why do people around me do what they do?”

Her educational background made the perfect combination to discover exactly why the brain reacts in certain ways to advertisements. “Neuroscience is about the brain, the connections and the wiring, and then psychology is more like the software. You look at the mind, emotions and when you connect the two together…you start to connect the dots.”

In this episode, Diana discusses creating the perfect marketing materials for your business. Diana explains how to tweak your website, direct mail marketing, door hangers and more. She explains the importance of text and image placement, why a thought-out and coordinated call-to-action is crucial and how you can up your marketing ROI by 10%.

On the 91st episode of The Richard Robbins Show, I have a brilliant conversation with a young man who I have come to respect very much. An RRI Business Coach and Broker Owner at RE/MAX Camosun, he is wise beyond his years and spends the next hour diving into ways to propel your business and personal life forward.

Not enough can be said about Braden Wheatcroft. An inspiring leader amongst his peers, Braden has created a brokerage fuelled by open communication, future focus goal setting and continued education.

Braden’s family has a long history of working in the real estate industry in Nanaimo, British Columbia. Since the 1920’s, Wheatcroft Construction has been developing the east coast city of Vancouver Island. However, instead of building homes, Braden found his calling selling them.

“I’ve never sold a house that was built by my great-great-grandfather,” Braden tells me, “but I have shown one, which was a really cool experience.”

Braden found his calling selling real estate and now is a successful Broker Owner in Camosun, just south of the city where he grew up. During his time at RE/MAX, Braden has been an inspiring force with his colleagues and tells me that his why has been the driving force. “My why is born out of the belief that, every person has the opportunity to improve their life.”

At just 35 years old, Braden’s success is nothing short of extraordinary. In this episode of The Richard Robbins Show, Braden puts his pursuit of education on full display with energetic and inspirational ideas from some of his favourite books. He tells the audience how to be a leader and shares productivity hacks to help you win the day.

This interview is more about attitude than it is about real estate. When Braden gets together with someone, he tells me he has one goal, “I want to elevate their state. I want them to feel better about themselves when they leave with me.” I hope that is what you take away from this interview with Braden.

Mary knew in her heart that the real estate industry deserved a better type of professional. “Once I made the choice to be a REALTOR®…[I knew] I was going to be someone that’s going to make a client's life easier. My next guest on The Richard Robbins Show represented Canada at the 1984 Olympics and now leads his own real estate team inside the country’s capital in Ottawa, Ontario.

Bill Meyer, a 35-year veteran in the Ottawa real estate market, is the Team Lead of The Tulip Team, one of RE/MAX’s top-performing teams in Canada.

After the 84’ Olympics, Bill knew he had to provide for his wife and young child. He jokes that it was the barrier of entry to real estate that really helped push him into the industry. “Go to Algonquin College for 6 weeks, get your real estate license and we’ll hire you.”

Today, and nearly 40 years later, he helps his team of 12 agents and 5 support staff service the Ottawa, Ontario area with real estate buying and selling. Bill tells me that his number one priority is helping others achieve success. “What can I do to help you be successful in real estate? Most people, when they get into this business, don’t know how to build a solid foundation for their business and my job is to do exactly that.”

As a former Olympic athlete, Bill brings with him the discipline, dedication and desire of an Olympian to his real estate business, and is able to apply that experience to the training and mentoring that he provides to his team.

In this episode of The Richard Robbins Show, Bill shares his secrets for going for gold in every aspect of your life. He shares stories of training for the Olympics and how you can bring that same energy into your business and personal life. My next guest on The Richard Robbins Show has overcome incredible obstacles in her life to achieve some truly remarkable things. This guest boasts a 26-year military career, she served 4 years in the U.S. House of Representatives and 2 years as a U.S. Senator.

Colonel Martha McSally is a pioneering combat-proven leader, inspiring speaker, and celebrated author. Growing up in Rhode Island, Martha was the youngest of 5 children and grew up in a humble household. However, losing her father at the age of 12 altered her life dramatically. “It shifted the trajectory of my life in profound ways,” Martha tells me, “It can be a tough mantel to carry and can sometimes be taken too far.”

In Martha’s pursuit to make her father proud, she found herself at the doorstep of the U.S. military. While in basic training, the door to her future presented itself. “I thought I was going to be a doctor. I had zero desire to be a pilot but I got there and found out it was against the law for women to be fighter pilots.” Martha put it simply, “It just pissed me off”.

From there, Martha became the 1st woman in U.S. history to fly a fighter jet in combat and command a fighter squadron in combat. She has flown 325 combat hours, earning the Bronze Star and six Air Medals for her service.

As we continued our conversation, Martha tells me plainly, “Every failure, every tragedy, every diagnosis, all of it is an opportunity for growth.”

On the 87th episode of The Richard Robbins Show, I sit down with a man who, in his mid-twenties, was making a 7-figure salary in high-frequency trading building algorithms and coding computers. Today, his company helps businesses and individuals become more efficient so they can create a better life for themselves.

Nick Sonnenberg, Author, Speaker, Founder and CEO of Leverage, a leading operational efficiency consultancy, has yet to touch 40 years old but has already led a remarkable and unique life.

After making large sums of money in Asia and North America as a high-frequency trader, he left everything he knew and embarked on a journey of entrepreneurship. While leaving all that money and stability behind must sound unusual for some, it was a simple decision for Nick.

“What am I going to regret more?” Nick told me. “That started swinging the decision to go into entrepreneurship.”

Recently, Nick published a book called, Come Up for Air: How Teams Can Leverage Systems and Tools to Stop Drowning in Work. This passion project took 4 years to write and publish but it was all worth it. “This book is supposed to be as relevant in 10 years as it is today.”

In this episode of The Richard Robbins Show, Nick and I talk about the importance of having your entire team speak the same ‘language’ with systems and tools. Nick talks about his 5 big ideas from his latest book, how to save exponential time in your business each year and why operational efficiency is the secret your business is missing.

My next guest on The Richard Robbins Show is someone who is using their success in real estate to create opportunities for his family that he didn’t have growing up. His 111 deals as a single agent in 2022 are a testament to how this industry can provide life-changing possibilities.

Michael Waddell, an Edmonton native, has been working in real estate for only 8 years but his working life began when he was much younger. Michael tells me that he started working at 14 years old to help pay for rent. He was raised by a single mother who suffered from alcohol addiction and life wasn’t easy, “My mom always did the best that she could [but] there was always a ton of struggle.”

He knew that he wanted a better life for his family and that led him to real estate.

After hiring his virtual assistant and creating systems for his business, he helped 111 people buy and sell real estate in 2022. Michael tells me, though, that getting to this point wasn’t an easy process.

On the 85th episode of The Richard Robbins Show, I sit down with a man who has truly seen every level of the real estate industry ladder. From Sales Representative to now President and CEO of RE/MAX, LLC, this guest has genuinely impacted our business.

Nicky Bailey began selling real estate part-time in 1996 at the fresh age of 21. Interestingly enough, his real estate journey begins prior to this, incredibly, at age 17.

At 17 years old as a junior in high school, he got the opportunity to purchase two retail commercial properties in the community where he lived. “I didn’t know what I was stepping into [but] it was very cool. When I graduated from high school, I decided to buy a house two blocks from the college and rent out two bedrooms to pay for it.”

After doing a million dollars in volume in his first year as a part-time real estate professional (while going to school and running his business), Nick was convinced real estate was his future.

After a successful 12-year career within RE/MAX, LLC Regional Services, rising to the executive level, he went on to become Sr. Vice President at Market Leader, a Vice President at Trulia/Zillow and, just prior to rejoining RE/MAX, the President and CEO of Century 21.

On the 85th episode of The Richard Robbins Show, Nick and I talk about real estate disruptors, iBuyers and the future of the real estate industry. Nick reminds listeners of the importance of sticking to the core fundamentals of real estate, he offers a glimpse of what to anticipate in 2023 and why he thinks there is truly room for optimism for the new year ahead.

On the 84th episode of The Richard Robbins Show, I sit down with a man who has dedicated his life to working with some of the highest-performing individuals on the planet. His clients include Olympic and World champions, and organizations ranging from General Electric to Deloitte, KPMG, BMW, Audi, and the Royal Bank of Canada.

Author of 4 best-selling books, CEO and Founder of Wells Performance, Dr. Greg Wells, has made health and peak performance his personal and professional obsession.

Dr. Wells has a Ph.D. in Physiology and serves as a Senior Scientist at the Hospital for Sick Children in Toronto. As a scientist and physiologist, he is focused on making the science of human limits understandable and actionable.

Though he has worked with Olympic athletes, Dr. Wells tells me that he wants to use his experience to help the general public live happier and healthier lives. “What I’m fascinated about at this stage in my life, is learning from those extremes. Learning from sports, learning from medicine to inform all of us mere mortals…I’m now trying to pull in all this information to help everybody that I can and have a bigger impact at this stage.”

Dr. Wells tells me that understanding the thresholds between peak performance and exhaustion is a fine line.

On the 83rd (and final episode of 2022), I sit down with someone who has been nicknamed The Gift Wizard and, appropriate for this time of year, the Indian Santa Claus.

Milli Pajpani, a real estate professional since 2010 and RRI Coaching Member since 2019, has injected her personality into her business and has seen incredible success. She wants to be your real estate agent for life, building long-term relationships and staying in touch years after doing business.

“My objective is, I don’t want it to be a 1-for-1 transaction and you never see me again,” Milli tells me. “For me, it’s all about the relationship. I don’t like to work with random people.”

Milli’s decision to choose her clients and have her personality shine through her business was not an overnight decision. “[As an agent] you’re wearing so many different hats. Now I know you can choose your days and choose your business and how you want to run it. When you’re starting off, you’re taking any business that comes. You are a yes-taker sometimes to your clients until you learn.”

On the 82nd episode of The Richard Robbins Show, I had a great conversation with a man who not only builds luxury properties in the Muskokas but also has sold close to a Billion dollars worth of real estate in the area, as well.

Bob Clarke, the owner of Clarke Muskoka Construction, has built 60+ cottages and lake homes in the beautiful and highly sought-after area.

Over his career, he has seen the Muskoka area evolve to become known as ‘The Hamptons of Southwestern, Ontario’ or ‘a playground for the rich and famous’. During the height of the pandemic, he has also seen buying habits change. “Winter is not our big season in Muskoka, but in the last couple of years our real estate period has been 12 months.”

On the 81st episode of The Richard Robbins Show, I sit down with Katie Dempsey, CEO and Founder of Brand Ambition, a boutique marketing and branding creative agency. While her company helps anyone in search of a stronger online presence, she has found her niche in the real estate sphere, with 60% of her clientele in this industry while helping more than 450 agents since she started her company just 7 years ago.

Katie and Brand Ambition started focusing on real estate agents because, as she tells me, “For a long time, real estate agents were dependent on their brokerages for taking out expensive advertising on radio, tv spots, magazines, etc. ... but with the introduction of social media everything has changed. With social media, you have this free, 24-hour-a-day access to your client base.”

But the big question is: How do you properly use social media to further your business?

On the 80th episode of The Richard Robbins Show, I sit down with a man who, for nearly 20 years has prided himself on providing consistent, award-winning results to his clients in the Ottawa, Ontario region. His 80+ transactions a year alongside his nearly 100% listing presentation acquisition rate has created a business that is freeing, consistent and customer-centric.

Sean McCann, aka The Guy with the Dog, was born and raised in Ottawa, Ontario. In 2002 he began his real estate business and now 20 years later, or 80+ dog years later, Sean has created a predictable business that has freed up his time in monumental ways.

“I’m having trouble finding work to do in a way,” Sean tells me.

“We essentially have a customer service team, an admin team and a service team. It’s really freed me up in crazy ways and allowed me to do all the sales activity we’re doing.”

Sydney Fairman, an RRI Coaching Member working out of the Northumberland County area, is a high-spirited, honest and clever real estate professional. Despite all of her career success, she would tell you that her biggest accomplishment has been running her business while also being a full-time mother.

“I worked my business around breastfeeding, around nap time, it’s a real thing for a woman. I booked my appointments around my schedule.”

Today, however, he faces his toughest challenge yet.

Rob Kelly, raised in the West Island of Montreal, has never shied away from competition. Playing competitive sports and competing at Provincial levels in swimming and water polo, he has always embraced challenges.

He took his skills west to Toronto where he spent 17 years doing daring and often times dangerous police work. But today, as Rob puts it quite plainly, “My challenge has changed”.

My next guest on The Richard Robbins Show has already graced this podcast once with his experience, insight and incredible attitude. He began selling real estate at just 19 years old and today, at only 37 years of age, he’s retired from selling real estate and, instead, focuses his attention on being CEO of his own, industry-leading brokerage.

Matthew Regan, CEO of The Regan Team, is in the Top 10 of 18,000 agents at Royal LePage. While the real estate industry has given Matthew the life he lives today, he tells me, “Not enough people talk about what’s wrong with the real estate industry.”

In an industry that offers so much opportunity, there is a severe shortage of financial literacy.

My next guest on The Richard Robbins Show has seen his business transform due to his dedication to one platform: YouTube. His passion for creating authentic, real-time video content has boosted his business and has provided a platform to showcase his talent in this industry.

From February 2021 to August 2022, he has amassed 6,000 subscribers and can attribute 22 transactions from this lead source alone.

Steve Karrasch, Team Leader of Karrasch Real Properties, currently ranks in the Top 1% in the Fraser Valley Real Estate Board. He began his real estate career in 2008 and said, “I transferred into real estate and for the first year and a half, I did absolutely nothing.”

It wasn’t until 2010 when he partnered with Chris Whitehead that everything began to change.

On the 75th episode of The Richard Robbins Show, I sat down with a man who helped grow RRI to what it is today. Without his support, talents and friendship, I may not have a story to share.

Dana Richard, my longtime friend, business partner and Head of RRI Coaching, is a sounding board for many of the ideas that get developed at RRI. He’s the level-headed, intelligent and quick-acting individual that led to many of our successes.

Our story together began nearly 37 years ago in Peterborough, Ontario where I inspired him to become a real estate professional. He joined the same Century 21 office where I started my career and we became fast friends.

“I tried to always be on that leaderboard with Richard Robbins,” Dana recalls. “Rich was always number 1 in the office. I even bought a house myself just so that I could get enough deals to be on that board. Whatever it took was our motto.”

That’s when a game of rock, paper, scissors changed our lives forever.

On the 74th episode of The Richard Robbins Show, I sit down with a fellow international speaker and consultant, who has spent the majority of her career focusing on the real estate space, Valerie Garcia.

Valerie began her career in real estate as an administrative assistant for her local Century 21 branch in Michigan. “My real estate journey started the day that my broker came in with a big box, threw it on my desk, and said ‘this is going to change our lives’, I opened it, and it was a fax machine.”

From that day forward, she focused her efforts on learning new skills and technology and passing along that education across North America. Valerie became a trainer with Century 21 before becoming the Director of Training with RE/MAX. She travelled the world, and met thousands of people, “and then about 7 years ago I decided to do something different and I went out on my own.”

In the blink of an eye, Valerie started from scratch, all on her own.

Together, the Rocca Sisters have built a real estate empire achieving milestones such as Royal LePage Chairman’s Club, consistently ranking in the top 10 for all Royal LePage Canada and ranking in the top 1% nationally.

Sisters by blood, business partners by choice, Cathy and Tanya are a duo that have complimented each other since they began their real estate business 16 years ago. “We were just looking to have fun. We love to service, we love to help people, we love the creative flair with staging. We just wanted to have fun.”

Learning from their father who had worked in the real estate industry, Cathy and Tanya almost instinctively knew how to fuel their growing business: The Lifetime Referral System.

Each morning, I wake up and complete a gratitude journal. For 30 consecutive days, I write down 3 things that I’m grateful for without repeating a single entry. By the 30th day, I’m writing down that I’m thankful for slippers, air conditioning and a working coffee maker.

The point of the exercise is to remind myself that I have much to be grateful for and in this next interview, I am reminded even more that I have lived a good life.

In the 72nd episode of The Richard Robbins Show, I sit down with Michael Tudorie, a longtime Coaching Member with an unforgettable story. He grew up in the Socialist Republic of Romania in the 1970s. At the time, Romania was aligned with other socialist states within the Eastern Bloc.

On this episode of The Richard Robbins Show, I sit down with a friend who, since day one of his real estate career, has focused much of his time, effort and budget on online marketing and lead generation.

From tracking down leads over Kijiji to now delivering over 10,000 direct mailers to condo residents in the Toronto downtown core, Tom’s business has evolved with strategic marketing, expert industry knowledge and a knack for creative and synergistic business development.

There are few interviews that leave me as inspired and astounded as this first episode of 2021 has done.

In the 42nd episode of The Richard Robbins Show, I sat down with a man who arrived in Canada with $50 in his pocket, his infant son sleeping in a gym bag and a dream to give his family a new beginning. Today, he runs the #1 RE/MAX Team Worldwide (under 10 people) and is #1 in Mississauga in homes sold worth over $2,000,000.

Peter Papousek, Team Leader of The Papousek Team, was born in the communist country of Czechoslovakia. “The government brainwashes you. Basically, they make you believe everything is good, but they don’t let you tap into the Western World. They don’t let you read books or read magazines or listen to their radio stations.”

After his father passed from a sudden and fatal heart attack, Peter planned his escape with his then pregnant girlfriend to North America.

In this episode of The Richard Robbins Show, I'm doing things a little differently.

While I love sharing my studio with brilliant minds and enthusiastic company, there is no special guest to introduce in our 41st edition of The Richard Robbins Show. Instead, these are my thoughts on the wild year that just passed us and what permanent changes I could see sticking around even after this pandemic vanishes.

It was supposed to be the Roaring 20s. The beginning of a new decade brought with it so much excitement; the chance to start anew, an opportunity to truly put our past in the rearview and set our sights on the open road ahead.

Nearly 20 years ago, my next guest on The Richard Robbins Show was applying for a job at a fairly new company called Richard Robbins International. Kristen Manieri, a former RRI team member turned life coach and certified mindfulness teacher, spends her time enriching the lives of her tribe, teaching people how to live more intentionally, feeling more connected and being more conscious.

“If I am not good for me, I am not good for anybody else,” Kristen tells me. She knows the secret to living a healthy, restorative and passion filled life begins with self-maintenance and personal reflection.

Lieutenant Colonel Waldo Waldman is a New York Times bestselling author and decorated fighter pilot with 65 combat missions and 2,650 flight hours in places like Iraq, South East Asia and Kosovo.

Waldo’s inspiration for exchanging the cockpit for center stage was simple, “We’re all top guns, we’re just wearing different uniforms.” He now uses the lessons of unity and camaraderie he learned in the military to help business leaders and entrepreneurs in their own life.

Sebastián began life wanting to follow the humanitarian footsteps of his parents. With a Masters Degree in Political Science his ambition was to become a Diplomat, but after failing to find suitable work, his career aspirations were derailed.

He was offered a position as a real estate agent in a friend’s brokerage, but Sebastián was far from impressed. “I have a Masters Degree, I’m not going to be selling houses. To me it was like a downgrade.” But as the saying goes, “Don’t judge a book by it's cover.”

Sebastián found that the humanitarian work of his parents and his own real estate efforts weren’t all that different. “Within a month, I loved it because it’s about people. It’s really about connecting with people and helping people find their place.”

There are some stories that are almost too big to tell and Walter Schneider’s might very well be one of them. Effective and efficient marketing is the key to growing a brand and generating buzz. My next guest knows the importance of marketing and attributes her massive success to her ability to execute on marketing tactics that gets results. Peggy Hill, founder of The Peggy Hill Team, reached 650 transactions in 2018 and shows no signs of slowing down.

It all came down to one idea that changed Peggy’s life forever. As a new agent, she knew that without inventory, she had no business, so Peggy offered to market other agents listings for free. She said, “You need product - and the product is a listing. If I didn’t have a product, I had an issue, but if people were willing to give me their products, I had no problem marketing them.”

Leslie Benczik, of RE/MAX All Stars Benczik Team Realty, has been challenging me since the day we met as rival real estate professionals back in the early 90’s. We worked in the same market, prospected the same clients, and oftentimes, helped each other grow together rather than struggle separately.

Leslie was a self proclaimed ‘shy-kid’ who probably wasn’t well tailored for the real estate industry. He worked on his salesmanship, his work ethic and discipline, and is now a highly successful, 29-year real estate veteran and Team Leader in the Markham, Ontario area.

My next guest on The Richard Robbins Show is a 13-year veteran in a highly competitive North Toronto market, a family man, team leader, and someone I consider to be on the forefront of outstanding customer service. His viewpoint on competing against technology in the real estate industry, “Real estate is as much, if not more, about the relationship, than it is about the process.”

Ralph Ciancio, Team Leader of The Helping You Move Team, believes that no amount of technology will ever beat exceptional client care and service.
