Some investors run a mile from the words "listed building". Jason Kelly runs towards them.
In today's episode, Richard heads out to Eaglesham, East Renfrewshire, to walk the site of Jason's latest project: a Grade B listed former sheriff's house, built in the 1600s, sitting inside what became Scotland's first conservation area, designated back in 1960.
It's a world away from the £35k flat in Wishaw that gave Jason his start, but the fundamentals, he says, haven't changed.
This is an assisted sale. The owner inherited the house from parents, who bought it in 1953. Planning permission was held for years but the owner never had the funds to use it. Jason has structured a deal that works for everyone involved.
None of it is Jason's own cash. Two investors have funded the £150k refurb between them for a fixed return, one of them a fellow member of the PMW community learning the ropes by getting hands-on with a live project. Jason has taken security over the asset to protect them, and pays referral and agent fees along the way, because, as he puts it, "you're speculating to accumulate."
Inside the refurb
Hear Jason explain why listed building consent, and three or four months of due diligence with architects and building control before he even negotiated the deal, "doesn't give him the fear" the way it puts off so many other investors.
Listen to him walk through the back extension that adds a second bathroom (the house only ever had one, upstairs), the retaining walls and terraced flowerbeds transforming a steep, overgrown garden into lawn and patio, and the archaeologist-witnessed dig required before any groundwork could even start.
Hear the cost trade-offs play out in real time: sash and case windows kept at the front to match the street, wood-effect PVC at the back to save roughly half of a £25k window bill, GRP roofing in place of slate or zinc on the flat sections, and a full switch from oil to gas heating via a new SGN connection and boiler.
Listen to Jason talk about reinstating the original fireplace with a log burner, keeping and repairing the house's ornate cornice work using a mould salvaged from the property itself, and sourcing reclaimed doors from Glasgow's architectural salvage yard for his other projects.
Hear how a simple, neutral colour palette and a professional stager help the finished house appeal to the widest possible pool of buyers, and how reworking the existing layout adds a fourth bedroom to the listing without laying a single extra brick.
And listen to Jason and Richard talk candidly about risk, about why every project he's bought has been unoccupied, and about the "tribe" of investors he now brings through his projects to learn, hands-on, the way he once did himself.

In this episode of This Week In Property, we sit down with sister-brother team Michelle de Almeida and Paul Laurie; two dynamic property investors whose journey from hospitality burnout to a booming multi-million-pound property business is anything but ordinary.
Michelle spent two decades in the high-pressure world of hospitality before pivoting into business consultancy and eventually property investment. Paul racked up 30 years in the same industry before joining forces with his sister. Together, they’ve built a thriving property business that now boasts a GDV pipeline in excess of £10 million.
Their journey is rooted in grit, realism, and a lot of legwork. Paul is methodical. He views up to 40 properties just to land one viable deal, sticking firmly to numbers that work. Michelle, meanwhile, brings a strategic mindset, treating property as a business from day one and managing investor relations, finance, and branding with precision. They’ve funded their deals through their own resources, private investors and by reinvesting every penny back into their business.
Their approach is refreshingly honest: no fluff, just hard work, strategic growth, and ethical decision-making. Whether it’s helping a struggling vendor move on or investing £40,000 in top-end furniture for their serviced accommodation brand Luxe Escapes, Michelle and Paul aim to raise the standard—not just meet it.
They’re not chasing volume for the sake of it either. The goal? 200 property “keys” and a flexible 10-year runway. They’ve already expanded into high-end SA, are negotiating on hotel projects, and even eyeing the English market for planning advantages. Oh, and Michelle just signed her first international speaking gig in Dubai!
This is a candid, motivating conversation about ambition, setbacks, tough decisions, and what it really takes to turn property into a scalable, ethical, and profitable business. If you’re looking to move beyond theory and hear how real investors are making it work on the ground - this episode is well worth your time.

In this episode of This Week in Property, Richard sits down with Brandon Rickman, a seasoned real estate investor from Atlanta, Georgia, whose journey spans 25 years, over 500 flips, 100 new builds, and a sprawling 115,000-square-foot self-storage facility.
But this isn’t just a tale of transactions. It’s one of service, strategy, and substance.
Brandon’s roots in real estate run deep. Growing up on job sites with his developer father, he learned how to build houses before he learned to drive.
That hands-on experience gave him the skills, and confidence, to start flipping homes with his wife, a former maths teacher.
What began as a way to earn extra income quickly evolved into a full-scale business doing over a hundred houses a year.
But Brandon’s approach is far from transactional. Over time, he and his team transformed their operation into a real estate services company, focused on solving people’s problems; not just making a profit.
Whether it’s direct-to-seller deals through direct mail and cold calling, structuring flexible offers, or guiding families through emotionally charged probate sales, Brandon’s ethos is clear: help first, deal second.
The conversation covers some hard-earned lessons too, like the 2008 crash that saw his bank financing pulled overnight, teaching him the value of private money and investor trust. He breaks down the three types of funding he relies on,, explaining why personal relationships trump paperwork every time.
Richard and Brandon also explore the differences between UK and US property systems, particularly in planning and permitting, and why Brandon sees self-storage as a smarter play for long-term wealth.
His current facility has 865 units, with only two bathrooms and minimal headaches, proving that passive income can be practical too.
This episode is packed with insights for investors at all levels. Whether you’re sourcing off-market deals, considering private finance, or thinking long-term about generational wealth.
Brandon’s story is about more than property; it’s about building something that lasts, with integrity, purpose, and a human touch.
🎧 Listen in to hear how Brandon Rickman has built a business that’s as much about people as it is about property, and why that might just be the key to lasting success.

In today's episode, we site down with Wayne Douglas, Managing Director of City & Country, for a conversation that blends heritage, housing, and hope for the UK property industry.
From humble beginnings shadowing his carpenter father, Wayne’s path into housebuilding took a different route; through numbers and finance. But it’s clear that passion for quality construction runs deep. He shares how he joined City & Country nearly two decades ago when it was a 40-person firm turning over £10 million. Today, the company turns over almost £100 million and has carved out a niche preserving and repurposing Britain’s historic buildings.
What sets City & Country apart? Their commitment to quality, placemaking, and architectural integrity. Wayne talks about how converting heritage buildings - once used by councils, police, or the MOD - into desirable homes is not just a business model, but a way of safeguarding national identity. It’s also about practicality: multiple residential units ensure service charges are sustainable and buildings are maintained to a high standard.
But the conversation isn’t all rosy nostalgia. Wayne speaks candidly about the challenges facing smaller developers: planning delays, rising finance costs, regulation burdens, and the collapse of SME builders. He makes a compelling case for greater government support, particularly in the form of planning certainty and more nuanced schemes beyond just first-time buyers. Downsizers and upsizers, he argues, need support too if the housing market is to move again.
This is a must-listen for anyone in property development or housing policy. Wayne brings a grounded, strategic view of what it really takes to get Britain building again; without sacrificing quality or history.

Today, on This Week In Property, Richard is joined by Lynne McMaster and Alan McDonald—two entrepreneurs with very different backstories but a shared mission to build meaningful, values-driven businesses in the world of property.
Lynne opens up about her path from customer service and family life to what was nearly a career in funeral care. After facing some deeply personal tragedies, she found herself seeking not just a business, but a way to give back. What began as a search for premises for a funeral home eventually shifted into property investment after attending a Jumpstart event with her partner Grant. That detour turned into a full-on career change, one that’s now giving her both purpose and flexibility around her family.
Alan’s story contrasts but complements Lynne’s. From being a chef and a senior manager in the motor trade to discovering the power of serviced accommodation, he talks candidly about the burnout that came with a “good salary” and the realisation that time—not money—was the most valuable thing he could reclaim. His move into property was motivated by a desire for a better life, one where he could actually see his kids grow up.
Together, Lynne and Alan now co-host their own podcast, Business Exposed, born from a chance encounter at a property networking event. They use it as a platform to showcase the raw, real side of business—the struggles, the insecurities, the hard-earned wins—and to give back in a way that’s honest and impactful.
The conversation is rich with reflections on work-life balance, parenting, mindset, the failures of the traditional education system, and the cultural quirks that hold people back in the UK. It’s about finding your fire, and then building a life and business that keeps it burning.
This episode is a must-listen for anyone at a career crossroads or looking to reshape their definition of success. It’s full of the kind of truths that hit home—and might just give you the nudge to make your next bold move.

n this enlightening episode of This Week in Property, Richard sits down with Julie West and Hayley Scammell from Sussex’s leading estate agency, Bacon & Co, to discuss the much-debated Renters’ Reform Bill and its sweeping implications for landlords, tenants, and letting agents alike.
Julie and Hayley bring a wealth of experience, having weathered the highs and lows of the property market for decades. From Hayley’s early days earning £25 a week to Julie’s transition from landlord to agency founder, both have a deep understanding of the lettings landscape and the challenges it faces.
The discussion opens by addressing the wave of anxiety the Renters’ Reform Bill has stirred in the landlord community. While tenants generally perceive the bill as a win for their rights and security, landlords fear increased difficulty in regaining possession of their properties, especially when dealing with problematic tenants. Yet, Julie and Hayley are quick to reassure: the core of responsible letting remains unchanged, and most landlords—true long-term investors—are in the business to maintain positive, lasting relationships with tenants.
The trio delves into key elements of the bill, including the phasing out of Section 21 “no-fault” evictions, updates to notice periods, and the introduction of grounds-based possession. They also unpack concerns over the readiness of the court system to handle an expected increase in disputes and how new tribunal services might ease the load...

On today's show, Richard sits down with Chris Dowty — entrepreneur, fintech innovator, and the founder of Sourcing Investments — for a candid conversation that spans continents, careers, and a few eyebrow-raising property plays.
Speaking from his base in Bali (yes, he really lives there), Chris takes us on a journey from his early days in corporate life with Intel to diving headfirst into the unpredictable world of UK property. What started as a frustrated leap out of a safe but stifling career eventually snowballed into an ambitious mission: to build structure, trust, and transparency in the property sourcing industry — and to solve the very real problems faced by both investors and sourcing agents.
For Property Investors: A Platform Built Around Trust One of the most common complaints from UK and international property investors is a lack of confidence in the sourcing process. Chris saw this firsthand. Too many investors were unsure who to trust, worried about compliance, or worse — burned by rogue agents. That’s why Sourcing Investments was designed from the ground up as a secure, transparent ecosystem.
Investors using the platform gain access to:
If you’ve ever wished for a property investment experience that felt more like Amazon than a backroom deal, this might be exactly what you’ve been looking for.
For Sourcing Agents: The Business-in-a-Box You Didn’t Know You Needed Sourcing agents often face their own uphill battles: compliance headaches, limited visibility, lack of tech tools, and the dreaded hunt for serious investors. Chris and his team have created what many would call a business-in-a-box solution for sourcing agents trying to operate professionally and profitably.
Onboarding with Sourcing Investments gives agents:
No more wrestling with regulation or feeling isolated in a sea of noise — Sourcing Investments offers real infrastructure for agents who want to scale.
Why This Episode is a Must-Listen Chris doesn’t hold back in this episode. From the mindset behind his first seven-bed student conversion in Plymouth (before en-suites were even “a thing”) to the hard decisions around building and later scaling back a £15K monthly expensive tech platform, the conversation is packed with lessons on innovation, resilience, and market fit.
You’ll also hear how the property world — from lenders to lawyers to lettings agents — is still riddled with inefficiencies. Chris’ solution? Stop waiting for change and build it yourself.
Whether you’re a seasoned investor looking for a smarter way to find deals or an aspiring sourcing agent ready to go pro, Chris’ story — and the platform he’s built — offers practical value and a lot of inspiration.

In today's show we turn on the big spotlight again - the Property Pros Spotlight! Where we bring someone into the studio and hear the story of their property journey. Where they've came from, what they've done, chat about their deals, and learn what kind of business they have grown.
And today's guest, David Liddell, is the perfect example of what is possible in the world of property.
Known for his dynamic approach to property, David is a seasoned investor and developer with a background in engineering who has found remarkable success by harnessing his analytic skills, adapting his approach, and embracing risk. In this inspiring interview, David shares the journey that led him to property investment and the lessons he’s gathered along the way.
David’s career began in offshore engineering, a field he initially pursued for financial stability but found lacking in fulfillment. After a near move to Australia that fell through during the pandemic, David redirected his career, using capital from a former property sale to dive into property investment.
A key takeaway from the conversation is David’s transition from over-analysing deals, a habit from his engineering days, to a more balanced approach that combines thoughtful diligence with decisive action. This change, as he explains, was instrumental in allowing him to expand his portfolio and take on larger, more complex projects.
The conversation also touches on David’s strategic shift into service accommodation, which has allowed him to establish a profitable, scalable business model. David shares the challenges and rewards of this niche, particularly in the Scottish market, where demand for short-term accommodations offers attractive returns.
For David, service accommodation isn’t just about property; it’s about creating memorable experiences for guests and supporting the local community through job creation and collaboration with nearby businesses.
As Richard and David discuss David’s current ventures, including several large-scale commercial conversions, it becomes clear that his journey is far from over. With ambitious plans for growth and a clear focus on hospitality, David is poised to reshape his business and further refine his investment strategies. His plans to take these projects international, alongside his personal goal to balance family life with business, make for an inspiring vision of the future.

You've bought an investment property, or you're planning to?
Ok. Quick question...
Have you bought a house, a home, a property, or an asset?
All just words of course.
But the one you choose will say a lot about your mindset as an investor.
If you chose any of the 1st three words, then you maybe have a hobby. Or an interest. Or a side hustle.
If you chose 'asset', then you might just be an actual INVESTOR.
Serious. Professional. Focused.
And if you are indeed an investor, buying assets, growing portfolios, generating revenue, and building a legacy for your nearest and dearest...then you better make sure you're PROTECTING them! All of them.
Insurance is a boring word; we're talking about several layers of PROTECTION here.
Simon Massey, from Express Mortgages, is a specialist with a wealth of experience.
There's not much that Simon hasn't seen with investors and investments.
Sadly, some of those have been sad tales of assets being lost, businesses not being structured properly, tax being overpaid, and families left with a LIABILITY rather than a LEGACY.
Let's have less of those sad tales please!
Let Simon help you. Help protect your assets. Help protect you. And help protect what you've built for your loved ones.
In today's chat, the conversation goes everywhere.
From the most obvious, like Buildings Insurance, to the more specialist and more obscure.
And to questions that you might not even have known to ask yourself.
Tune in to watch or listen to Simon's wisdom when it comes to protecting the things you've worked hard for, and the people that you're doing it all for...
Where is the prime place in the UK to face, experience, challenge and enjoy “the game” of property, planning, building and development?
It has to be London, yes?
And the ‘spear’ for facing that battle needs to be credible and powerful. So how about the iconic name of Barratt?
And for the tip of that spear, you’re going to need someone who has seen it all.
Experience and expertise in the game for over 20 years.
Knowledge of planning and development inside companies from SME developers to giant PLCs.

They have to enjoy building partnerships and relationships. Seeing the best and the opportunity in others.
A track record of forming partnerships that find solutions, solve problems, and bring award-winning homes to the people and families that come to live in the end home or the constructed leisure space.
Someone who doesn’t just know and excel in the detail, planning, design and construction with success and financial figures. But who actually cares about the residents and tenants involved. And takes actual joy from travelling past sites that he’s been responsible for building years before.
Someone who thinks about the now and the present, but also thinks about the future and legacy.
That person just happens to be today’s guest, Mr Craig Carson, the Managing Director at Barratt West London…

In today’s show, he talks about his personal experience, the business growth, the challenges and the milestones, networking, PropTech, the digital economy, and much more…
So you've had challenges in your life, yeah?
Ever been made homeless?
Ever had that happen to you and your family before you were even 1 year old?
No?
What about feeling that life is against you?
Had that family home taken away from you because of some lack of paperwork?
Some legal technicality?
A battle in life where your family had to pull money together to get you overseas to try and make money elsewhere to send it back to your family?
No?
What about your darkest moments?
How did it feel when you were at your lowest? Your own 'rock bottom'?
Was it a scenario where you had to actually live and shelter inside a red phone box in the city of London?
Was it like that?
Did you feel as hopeless and as vulnerable as a young person in their twenties would feel in that kind of environment?
No?
And what about your mindset, your resilience?
Have you been able to find the strength to take the darkest moments and find light in them?
To take a dark feeling of "life happening to you" and empower it with a confidence of "life happening for you"?
To grind through jobs and work and study, no matter what the hours or pay, and do it with a heart full of caring and gratitude?
To see every potential hurdle as an opportunity?
To see every rejection and blockage as a chance for you to step in and fix them?
No?
Well that's just a sampling of the life story of today's guest.
Julie Condliffe is a powerful force of inspiration in this life.
Julie has walked between the extremes of poverty and homelessness, to success and wealth.
A self-taught, best-selling author, who has inspired many people through her books.
A trained lawyer, who has now helped thousands of property buyers and sellers.
A successful property investor in her own right, who has not only taken on the lessons from buying over 40 properties through the auction process for her own personal benefit, but who also uses that unique skillset to guide and advise an endless line of other property investors in the same arena of property auctions.
It's a story and a life that will amaze you, inspire you, encourage you, and motivate you.
Listen to today's show now...
Did you know exactly what you wanted to do after school?
No, neither did today's guest, Sean Spalding.
He passed some Higher Exams, he had some jobs in retail and sales.
He even tried searching down a few different paths with college, university, working with his dad, and even applying to join the police force.
Curiously searching around for his path in life, for the route to success and supporting himself and then his family.
Have you, or are you, surrounded by people and systems telling you that certain things are just not for your kind of people?
Yeah, that's what Sean faced too.
He could see signs and examples of how, for example, money and wealth could be achieved through property investing.
However, schools and establishments, and even family, dictated that he could easily work IN property in some way, but the real profits and wealth were for some reason only reserved for other types of people. Whatever that actually means.
Have you yet found the resilience and determination to just keep going, to just keep looking, and to just keep learning?
Good. Cause that's what Sean did. He kept working and grafting. But he also kept his eyes and ears wide open for learnings and opportunities.
In today's show, Sean speaks about the various jobs and refurb projects he worked on, and how he was always looking for how the people behind the curtains, the investor owners, were able to find and structure and buy the properties.
He speaks about all the lessons and learnings through his work. He speaks about his education through Paul McFadden's Property Protege programme, and how he managed to recoup that investment from his very first deal.
Are you looking for inspiration and encouragement in your own journey?
Well listen in to Sean's powerful story about his various deals, about the sellers he has helped, the investors he has helped, and other property sourcers that he's done business with.
It's an impressive story.
And it's a story that is still being written, with a long way to go...
What things pop into your head as a seller or a buyer when the word "auction" is mentioned?
A large, stuffy room with over-emotional bidders waving paddles in the air and paying over the odds for a property they haven't properly considered?
A seller having to give away massive amounts of their property's value just to desperately get a sale that their local estate agent couldn't manage?
A buyer's panic at a host of fees to pay, with feelings more of gambling than security, and a countdown clock ticking loudly towards a short completion date?
It doesn't have to be that way!
And it's NOT that way if you're lucky enough to do business with John Morris and Luis Guarin from Prime Property Auctions.
Those stuffy rooms in a dated hotel on a specific date that you might not make, are replaced with 2024 tech of online property presentations and a simple offer process.
As John and Luis' expanding team love to say: "Every day is auction day at Prime Property Auctions!"
What words would reassure you as an investor looking to buy at auction?
What about hearing that at Prime, they have auctioneers who are actually investors!
Yes, both John and Luis are experienced property investors in their own right.
They get it!
They know all about the pressure of running due diligence, of thinking of your proper exit strategies, and also understanding and discussing the bigger picture of your own personal investment strategy, criteria and risk-mitigation.
You don't just throw a paddle in the air for someone with a hammer who couldn't care less about you.
The guys take a keen interest in speaking with and understanding your own personal investment journey, and can speak your language!
But what if you're not an investor and simply a personal buyer? Even a 1st time buyer?
Again, the team fully appreciate your desires and concerns, and are there to guide you by the hand with all aspects of purchasing, solicitors and mortgages.
They can find and share properties with you that can be your ideal personal home.
So does all that buyer assistance mean that the seller has to lose out?
Absolutely not!
What about hearing these wonderful assurances as a seller..."Sell your property within 28 Days. You set the price, No upfront costs & no sale, no fee."
Yes, that's the way that auctions should be working to help the sellers of property out there too.
And that's exactly the security and reassurance that Prime Propety Auctions brings.
Now hear the full amazing story.
In today's episode with John and Luis, you'll hear all about their approach to helping so many different people, and the full fascinating story of how Prime Property Auctions came about and has rapidly grown.
Are we handing over too much power to machines and robots with all the latest and greatest apps and AI tools?
What if someone could ensure the changes and developments we make, have the person, the human, very much centre of focus?
What if the resident or tenant was thought of first, before any technical changes?
What if the client or property owner or facility manager was put ahead of any app or flashy interface?
What if the engineer or repair man or service provider was considered before any AI entity?
That's exactly the approach that askporter has taken.
That's why askporter has been able to help L&G's Affordable Homes tenants to fix 30% of their housing issues by themselves.
That's how askporter has been able to help solve the headaches that contractors and engineers usually face, by being able to successfully automatically diagnose 97% of issues raised.
Forget about computers and efficiencies, what actually makes people's lives easier?
It's a tenant having instant answers and information about an issue anytime, day or night, and not having to wait on a call centre opening or an enquiry eventually being answered.
It's a property/portfolio owner being able to focus on the bigger and most important ways they can improve their properties and lives, without being distracted and bogged down by low-level issues and noise.
It's the residents and the managers of social housing estates being able to have instant communication, have problems solved, and have daily lives improved.
People want to be heard and understood.
Today's guest, Clara McKibbin, Head of Customer Experience at askporter, has been fully focused on the experience, the journey, and the communication that the human people involved in property really yearn for.
Designed with the people in mind.
Observed and improved for making resident's lives better and with less friction points.
Working and collaborating with owners, managers and contractors to make the individual human experiences to be properly listened to and acted upon.
Looking for pain points to be removed? For problems to be solved? Then askClara at askporter...
I've not really got time for property?
Have you heard that before?
Have you maybe even said it yourself before?
Well today's guest in the Property Pros Spotlight is going to put those excuses to shame.
Because once you've heard Steven McKaveney's life and business journey to date, you'll be forgiven for thinking that we've interviewed five guests instead of just one!
A nomad of action, making things happen.
Life, family and work experiences all across the UK and abroad.
Refurbs, flips, Rent-to-SA, buy-to-lets, conversions, land deals...the list goes on and on.
Did we mention the industry-disrupting AI software service that he's built and patented "on the side"?
Yeah, you won't be able to accuse Steven of being lazy or procrastinating.
His journey and mindset will inspire and encourage you with your own goals.
So has it all been sunshine and unicorns for him?
Absolutely not!
Steven is a completely open book about sharing all of the priceless lessons and challenges he's faced throughout his journey.
And he's humble and keen to share them with others, to light the way for your own goals and success.
Are there 2 words other than "Capital Allowances" that sound more mysterious and complex to property investors?
If there are, we'd like to hear them!
Too difficult to understand, too complex to navigate, and too advanced to waste time investigating.
That's a common reaction to property owners and investors.
But if they could be shown the huge amounts of cash that they're leaving on the table?
That would change things!
Losing out on a ton of money is a much simpler concept to understand.
And wanting to do something about that lost money is what a wise investor would do.
But that then leads to more questions unravelling...
What situations can I claim these allowances?
How far back can I claim?
What exactly is my Annual Investment Allowance?
Those are some of the usually bewildering questions that can be asked.
But there's a better set of questions to ask...
What experts out there could actually do all the heavy lifting for me?
Who would be able to quickly know if I have a case to claim back much needed money?
Who would have the experience and knowledge to compile the case to actually get that money?
And that's where today's guest comes in!
Mark Anthistle, from Bonham & Brook, has compiled more than 1,000 successful valuations, resulting in the identification over £300Million of unclaimed capital allowances, and securing over £60Million in tax relief for clients!
That's who your new pal should be.
The expert to have in your corner.
Listen in to today's show and hear all of the different ways that Mark and his team can possibly help you with reclaiming all of that lost money...
There are some words that strike fear in the hearts of property investors. 'Tax' and 'Stamp Duty' are up there with the most terrifying.
And in that world are abbreviations that not only add to the terror but also demonstrate the minefield of complexity that investors have to try and tip-toe their way through safely: SDLT, LBTT, and LTT.
But for every horror there is a haven. And words like 'tax relief' and 'exemptions' help to soothe and comfort.
And for every monster there are heroes to save the day.
He might not have been wearing his cape during our chat today, but Kishan Kavi, the Head of Property Taxes and Head of Tax Investigations at Bonham and Brook, is very much that hero that can help you.
With a highly impressive background in Law, Litigation and Tax, Kishan and has team have been responsible for tax savings running into the multi millions of pounds and growing.
Stamp Duty is a 'self assessment' tax that the buyer is responsible for.
But you don't have to tread through that minefield alone.
While your solicitor is staying in their lane and handling the conveyancing part of your purchases, you should have people like Kishan on your side to review and advise on the costly tax elements for you.
And with 51 different reliefs and exemptions available, Kishan has a host of weapons available to fight off the tax monsters for you.
During the show we touch upon just a few of the reliefs and possible scenarios for savings. You'll hear from Kishan's chat that he has an encyclopedic knowledge of rules and regulations and case law aimed at helping you in your individual scenarios.
Use the links below to reach out to Kishan and his teams at Bonham & Brook to see how they can help you.
They can initially review your situation for free.
And there's other links to their Stamp Duty Reliefs Guide and Kishan's recent article on Stamp Duty Exemptions...
If a story had a character that was a young man born in Germany, and another young man born in Scotland and living a lot of his life out to sea, it would be a hard task for the author to somehow bring them together in the story.
If you then factor into that storyline a random scenario of the two men standing beside each other in a large group photo, but never having spoken a word to each other, then the story seems to get more unbelievable.
And if you tried to suggest that they would end up both being surprised that they unknowingly now just happen to live close to each other...well, that sounds like Hollywood has stretched the story creativity just a bit too far!
And yet, that's exactly how it's all panned out with this great story of two young men forming a successful business partnership together in the world of property.
Our guests today, Thorben Dorer and Greg White, have both formed a thriving partnership that is already paying dividends for them and their clients, in a very short timeframe.
The element of the father figures in the famous "Rich Dad Poor Dad" story is also weaved into this particular journey, as you'll hear in the show.
You'll also hear the successes, the challenges, the projects, the profits, the services, and the rewards that have come to Thor and Greg as their impressive work ethic has pushed them on from milestone to milestone...
Having the courage and determination to build a successful business that can positively impact your life and the lives of the family around you is a noble and worthwhile journey to go on.
But what if you could actually build that business WITH your family?
What if you're a father and son team that can come together and form a solid partnership that can bring different skills and experiences together as the very fuel to spark and drive that business?
Today's guests under the Property Pros Spotlight on This Week In Property, have done exactly that!
Jack and Mark Anderson have come from very different career backgrounds and skillsets, but have a shared vision and an agreed way of handling themselves that has propelled their success in a crazy short amount of time.
The character, integrity and trust that they exude in their business and personal actions has seen a host of other people, other investors, and other connections flock to work with them.
A shared family tragedy, which they bravely speak about on the show, has bonded these two men together in a very solid fashion.
Totally different employment backgrounds and experiences has given the Andersons a wealth of skills and talents that they have combined to powerful effect.
Whether it's property projects for themselves, deals for investors, managing refurb projects, or sourcing and investing in both Scotland and England, this father-son combo have came flying out of the gates after completing training in property investing, and don't look to be slowing down any time soon...
Just save every penny and cut back on your costs!
We can't afford that!
All debt is bad!
What if we've been lied to?
What if the bankers running the show and the politicians making the rules, have all had us running around in the rat race of work and money, using stories that are nothing but illusions?
What if there's another way to look at this whole game of money?

And not only appreciate all of his insights and wisdoms, but then take the actions in your own life, in your own game, and become the Steward of your own money and wealth.
All in today's show on This Week In Property...
Mention the thought of cutting costs, enhancing operations, and improving sustainability to any Facilities Manager, and they'll have your attention but might be a bit cautious about what can actually be delivered.
That's where today's guest, Shane Brady the COO of SmartWorkPlus, can step in and dazzle them with the impressive trio of hardware, software and reporting that comes with the SmartWorkPlus system.
Hardware that is not only easy on the eye inside any property, not only safely secured on its own reliable network that doesn't impact the property's own networks, but also has an array of sensors that can magically collect data on occupancy, heat, light, and humidity levels.
And when that data is fed into the impressively visual, and very easy to read, software part of SmartWorkPlus, a building owner or facilities manager has priceless data at their fingertips.
Data presented in such a way that can immediately show where savings can be made on energy and occupied areas, where the most efficient cleaning attention can be targetted by janitorial staff, and where the most comfortable and eco-friendly settings can be made for the building's residents to enjoy.
A marriage of tech and management, where everybody wins. And where properties can be run in the most efficient, sustainable and cost-effective way possible...

The challenges preventing many young people from getting on the property ladder are many and well known. From basic supply and demand issues, to the financial hurdles of deposits and soaring prices.

Keeping the consumer first in mind is something that has always been obvious and has been delivered by the likes of the tech wizards and creative types in the gaming and movie worlds, where their work is approved, accepted, and fanatically enjoyed by many millions of happy consumers.
In the property world, however, such devotion and focus on that end consumer has mostly been sadly lacking. The tenant. The resident. They often find themselves way down the list of priorities behind profits and planning designs.
But what if you could take those consumer-focused tech teams and get them to produce software that would benefit residents in new residential schemes in ways never before imagined?
That's where today's guest Jeremy Heath-Smith comes in. Former creator of the global sensation in the gaming and movie worlds - Tomb Raider - and now founder and CEO of Spike Global, the UK's leading resident engagement and property management software provider.
Jeremy shares the fascinating story of how the incredible transformation of Battersea Power Station brought him and his team into the world of property.
Jeremy gives a live demonstration during the show, of how Spike Global's software portal and messaging platform has transformed the engagement, integration, communication, and happiness and well-being enjoyed by the residents in that and other housing schemes in the UK.
See and hear about how developers can completely change their game when it comes to delivering for the end-customers: the landlords, the property managers, the residents, the tenants.
Listen to Jeremy talk about how his team's systems performed in ways they never imagined when the global pandemic swept across the landscape.
Efficiencies in building management, and control of logistics and operations within a scheme, yes. But more than that. Building and evolving thriving communities. Making people feel connected and supported. Enriching the lives of users and communities by creating better places to live and work...

Then when it comes to what Christine likes to call "The Messy Middle" of a business' life, what are the actionable tips that we can use to increase the profits and value of the business, while working fewer hours and with less stress and anxiety.
And the part of the journey that few like to think about: the end. Christine talks of how 100% of business owners will in some way leave their business, so let's plan and prepare for that end. How, for example, can retiring business owners sell their companies for more money and on better terms so they can live the kind of retirement they dream of.

But unlike most people, David had the drive, the direction and the determination to change it all...

Everyone connected in any way to property in the UK knows about the 2-word problem that is the "housing crisis"
However, not enough people know about one of the 2-word solutions to that problem: "shared ownership"
Today's guest, Kush Rawal, Director of Residential Investment at Metropolitan Thames Valley helps clear that up in today's show...
Kush has deep-rooted personal memories of seeing his parents use a version of the scheme to get themselves onto the property ladder.
And then later in his own adult life, he and his wife benefited from using the scheme.
So, Shared Ownership is something that he and the majority of his large team not only know about but have actually lived and breathed it.
Kush explains the simple concept of how it works. He touches upon the many partners that come together to make it all happen. He talks about the investment and funding pieces of the puzzle, and also how the developer and construction pieces operate.
And he also touches upon the many examples of the real human stories and individual families who have benefited throughout the decades that the system has been in operation.
Kush reflects upon the challenging times of the 2008 Crash and the COVID-19 Pandemic, and the elements of leadership and skill that saw him and his team get through to the other side of those periods.
A fascinating conversation with a very experienced man in a unique position...
Sadly, there are many people silently suffering from a work/life imbalance that is slowly draining them of life and energy. The rat race, the hamster wheel, the corporate ladder. It's a real-life cliche with many different names but holding the same pain.
Within that group is a small number of people who manage to escape. A change in direction, a new business, following a passion, a rebalance of life that returns their smile and energy. Their example brings hope to others.
Today's guest brings that example and encouragement in spades. James Doran escaped from a hectic onshore/offshore work life and steadily built up his now full-time property business that has seen him re-engage fully with his daughters, re-energise his energy and health, and re-connect with himself as a man...
Hear James share the pain of his former life that took his time and energy, that impacted his mental health, and that stole precious time from being with his kids...
Listen to James speak openly about the pressure that cracked his marriage and the feelings of not believing he could escape the gilded cage he had built through a highly-paid job...
Hear how a book dropping through the door gave him a spark of awareness to start questioning what he really wanted from life...
Hear James speak about the recently uncovered item that showed him just how far he's managed to come, through his hard work and commitment...
Listen to how James has transformed his life mentally, emotionally, and spiritually...
and hear how his business not only helps him and his family, but serves others like his investor clients who now benefit from his expertise, knowledge and contacts...

Then add in the international flavours of Sweden, the US, the UK property market, and outsourcing in the Philipines, and you have a family determined to mould their future using tech, travel, and tactics.
Emelie tells how building houses with her father in Sweden produced a love affair with property that she encouraged Nana to think about...

And hear Nana's and Emelie's thoughts as parents to share the same financial and business knowledge and experience they've built up to help their daughters in the future...
Today's show is a great example of how the stuffy, slow-paced world of property can be disrupted by youth, by tech, and by actually thinking about the end users for once!
And as the co-founder of fashion phenomenon Pretty Little Thing, our guest today, Adam Kamani, knew exactly how to do that with his new swipeable property app: MoveStreets...
Adam is an award-winning property entrepreneur, start-up investor, mentor and CEO of Kamani Property Group and KM Capital.
Adam set up Kamani Property and then KM Capital in 2016, partnering with Stephen Morana (previously CFO at Zoopla & Betfair).

When it comes to property investing there are certain locations that will suit specific strategies and tactics.

"Yes, Northern Ireland is still part of the UK," and "No, 'The Troubles' are not something that's still going on here," are some of the answers to exasperating questions that today's guest sometimes has to dish out to, thankfully only a few, of the less well-informed of UK property investors that reach out to her.
When she then goes on to explain just how good the market in Northern Ireland can be, how impressive the yields can be, and the range of services that her company can provide to savvy hands-off investors, it's a whole new appreciation that these investors have with today's guest, Eimear Gourley...
The conversation shows the abundant knowledge and expertise that Eimear has in the world of property, and her specialism in Northern Ireland in particular.
Eimear covers the vast majority of identical processes of investing in UK property when it comes to this particular area.
She then also goes on to cover some of the few subtle differences, such as the different selling portals and lack of sold-price data, that make having a hand-holding expert like Eimear a godsend.

"It's nice to see a young woman doing well in property," is one of the simpler but one of the many compliments that today's guest has received during her time in business.
That guest is Yorkshire lass, Rochelle Gilburn, and she knows more than most that whatever life throws at you, it's how you respond that will determine your success...

When building our own business, creating our own life, and deciding our own success, we have to be careful not to fall into The Comparison Trap.
We shouldn't try to exactly copy someone else's path in life. We shouldn't compare our areas of health, wealth, and happiness with others. As Mark Twain once said: "Comparison is the death of joy."
However, we can certainly take inspiration and encouragement from others who are doing well in life.
And if we're looking to be inspired about what kind of things are possible, encouraged about just how fast business and success can be built, motivated by what results can come from hard work, then you'll be hard pushed to find many better examples in the property world than Jaclyn Robinson...
Hear Jaclyn reflect on her blistering start in the property world...
Jaclyn reveals her code for how to do things 'fast' and how to do things 'big'...

There are many wise investors out there who know the power and the benefits of investing in property as an asset class.
However, while a lot of them have that wisdom, and also the capital at hand to make such investments, they simply don't have the other resources to be able to pull the trigger and enjoy the incredible returns that are possible.
Time is the biggest hurdle for them. Having or finding the time to be able to properly and fully assess each asset (the property) and run all the required due diligence to protect their investment.
Lacking contacts is another obstacle. The various estate agents, letting agents, solicitors, brokers, accountants, tax advisors, builders, trades, planners, architects, engineers, and other various specialist professions that swarm the property world in different scenarios.
And lacking the specialist knowledge and skills can be the investor's biggest hurdles; consciously and unconsciously. Some foolishly think that having binge-watched "Homes Under The Hammer" is enough to arm them and ensure they're able to protect what can be very sizeable sums in this investment field. Other wiser investors, have the awareness to understand they simply "don't know what they don't know."
How to source the right assets, running deep due diligence, organising the various professionals to acquire, add value, maintain, hold, and sell the property. Not to mention the other connected matters such as tenants, agents, certifications, compliance, lending, and insurances. And that's not even covering the various strategies, tactics, and tax-efficient processes to structure the investment in the best way possible. Such investors have the wisdom to know that they just don't have such knowledge and skillsets, but they also know they don't have the time nor the inclination to learn it all.
That's where outsourcing parts of the puzzle to someone like a Property Sourcer can bring huge benefit to these clever and time-poor investors. But like all areas of life, there are Property Sourcers and there are Property Sourcers.
In today's show we speak to experienced sourcer and investor, Sean McIntyre, and chat over his personal journey, his track record, his projects, and more importantly, what value he brings to the investors and Private Clients that he works with.
Learn the biggest mistakes that most 'property sourcers' are making...
Hear about the real value and the holistic approach that Sean delivers to his private clients investing in property...
Listen to Sean talk about his "2 bank accounts" and how he's tracked them throughout his life...
Hear about 'the numbers,' the profits, the cashflow, and the returns that investors can enjoy in the rich and varied world of property...
In today's show, we hear from entrepreneur, best-selling author, speaker, and property investor, Dave Dubeau.
And not only does Dave come bearing a gift for all the listeners and viewers, but he also delivers a stream of golden nuggets and valuable info on the subject that every business at every level needs: finding investors...
Learn from Dave's painful lessons about exactly what NOT to do when looking for that elusive and all-important capital...
Hear Dave's own property investing journey from doing 18 deals in 18 months, his experience in different strategies, and how he perfected the formula for finding and working with investors...
Forget about the LTV of financing, and instead learn about the LTW of an investor and how they are so key to your business...
Learn what are the key areas that will determine if an investor works with you or not...
Uncover the 5 clear stages that Dave's formula works through...
And while you're enjoying all of that, also take time to pick up the free gift that Dave has brought for you... InvestorAttractionBook.com

More youthful, more tech, more open-mindedness and creativity, more sociable and warm, and with more family and feminine energies!

In the world of business, and especially property, it's a rollercoaster of challenges and emotions. So many high-profit highs, and so many excruciating lows are all possible.
And that's why your mindset is absolutely key!
That's one of the main reasons why Paul McFadden wrote his best-selling book "Property Success Mindset".
And the man who taught Paul everything about mindset and building "Mind Powers" is today's guest: the one and only John Kehoe!
Paul's exclusive interview with John in today's show, uncovers John's own personal story that kickstarted his whole fascinating journey decades ago in the Canadian woodlands, and also touches upon Paul's own journey after being taught by John in London almost a decade ago.
How our minds and our thoughts can directly affect all that we face in life and in business...
How we all have the ability to learn how to harness our Mind Powers for our own benefit...
What is it about our environment and the people around us, which affect our thoughts...
Why do crises like a Global Virus Pandemic come in and out of our lives, and how we should frame them...
It's a fascinating interview with a living legend, whose amazing training should be heralded and known by more people to help that success spread much farther.
As John himself says: "our success can help many people; our failure helps no one"...
In today's show we hear from Elisabeth Kohlback, the C.O.O. and Co-Founder of Skwire, a company that proudly proclaims its strengths in: "Tech-First Real-Estate Investment"
This is a fascinating interview covering all manner of this PropTech company's skills and services. And the interview will interest investors, landlords, and tenants alike.
We get to hear from Elisabeth about...
How Skwire uses it's ground-breaking use of Artificial Intelligence, Data Processing, and Algorithms to source and analyse property and location information that can bring unparalleled insights to investors
How an amazing host of data points and information about an area, about a street, about a property, and even about its specific features, can bring a whole new buying and investing experience to the likes of Portfolio Builders
How Skwire can work with an investor's unique criteria to source them assets in a very specific fashion
How design and services can be at the heart of serving tenant's real on-the-ground needs in specific areas
How Elisabeth plans to build a whole new world for how renting should and could be done here in the UK
and you'll also get to hear about Elisabeth's thinly-veiled animosity for magnolia walls and brown leather couches! :)
Enjoy.

So we sat the lovely Corrs in the studio and captured their story: their family life; their decisions to grow a business and leave employment; how they both went through Property Protege to bring their partnership closer; the ups and downs of the property world; the successes and challenges; their projects and developments; and the huge group of people that they're helping and impacting around them.
We then headed out on the road to actually visit and film inside just some of the projects they have on the go at the moment.

In today's show, Richard sits down with Andrea Carpenter, author of new book 'High Rise And Fall: The Making of the European Real Estate Industry'
10 years on from the 2008 financial crash, Andrea reflects on how the European commercial property industry transformed from a local, small-scale business to an international, financially sophisticated, multi-billion-euro industry that was ultimately left devastated.
Drawing on her experience as both former Editor of EuroProperty, and Director at the European Association for Investors in Non-Listed Real Estate Vehicles (INREV), Andrea explains how the mid-1990s saw the arrival of a new style of property investing in the European markets.

Armed with a wall of capital, the industry expanded into the far reaches of Europe in search of returns, and piled on new risks that it did not completely understand...
