In this podcast episode I share a word about what it means to be righteous by faith out of Romans 3-8
God can see everything, He knows everything, He is good and He loves you. We can't even see what is happening in the next room. I think it is more logical to base our entire lives on what He says.
We need a revelation of purpose, generosity and to have a kingdom vision, then we will realise how much we need to prosper
We can only truly pray in faith if we believe it is God's will to heal us. The whole life of Jesus was marked with healing.
In this episode I speak about Psalms 91 and some things that can help us to live in the Secret place. For example: having a revelation of God's goodness will cause me to make Him my refuge, thus resulting in the promises of God being fulfilled in my life.
The Holy Spirit is love, so when we speak about revival, it is the Holy Spirit being poured in people's hearts. The revival that we will see is the love of God moving on hearts and lives.
God is only good, when we understand that God reigns through man on earth and that He needs man to have faith, it changes our perspective on what we think God did and didn't do or allow.
Join me as we see how much of the life of Jesus on earth was dedicated to healing the sick.
If we know the heart of Jesus for us, we will trust Him. When we trust Him, we will follow Him and He will lead us to green pastures.
We are set free from sin and death through the free gift of righteousness and receiving the abundance of grace.
Jesus is the Way, the Truth and the Life, God desires for us to have fellowship with the Truth.
Psalms 23, 27 and 91 speak about abiding in the secret place of the most high. We make the Lord our refuge and we are safe under the shadow of His wings.
When we come to God we will find the attributes of Love listed in 1 Cor 13. God is Love. He is also "like" the fruit of the Spirit, they are His fruit and flow from His nature.
When we come to God we will find the attributes of Love listed in 1 Cor 13. God is Love. He is also "like" the fruit of the Spirit, they are His fruit and flow from His nature.
The word of forgiveness gives life to us and gives us confidence to have fellowship with Jesus. This intimate knowing of Jesus is eternal life.
The gospel is the power of God unto salvation. Meditating on the cross of Jesus releases the power of God into our lives.
Holiness and purity is the manifested Presence of the Holy Spirit upon our lives. We access the most Holy place by the blood of Jesus and His body that was broken for us.
The blood of Jesus completely satisfies the demands of the Law. Jesus bought us with His blood and when we receive this, we are made new.
As believers we have been made holy not by our own works but because we have faith in the single offering Jesus gave to make us righteous.
In Christ we have a new beginning every moment. When we receive His forgiveness and grace we receive a new life.
There is grace for every area of our lives. Grace is God's ability in our lives. We need to look away from all that will distract to Jesus.
As believers we have received a new identity. This identity is defined by what God declares over us and not what the world, our families or our life experiences say unless they agree with what God says.
If we know that we are forgiven, we will experience relationship with Jesus and we receive life from that fellowship
There is so much power in looking to what Jesus did for us on the cross. Check out my blog at: www.NicovanBiljon.co.za/blog
Two foundational truths for christian life: God is only Good and the blood of Jesus washed you clean when you received Jesus.
On this podcast I read through some posts on my blog. You can find the blog here: www.nicovanbiljon.co.za/blog
Faith is very important because the just shall live by faith. We receive from God through faith and it is important that we see the value of it.
True freedom comes by receiving the grace of God. Sin uses the law as a weapon for without the law, sin is dead. By receiving God's grace we are made aware of His presence and we receive His desires and influence in our lives.
When we are born again, we receive righteousness as a free gift. This is our new identity, this is what defines us.
There is power in the blood of Jesus, it is what bought us from the dominion of darkness and brought us into the kingdom of Jesus.
God has given to us the ministry of reconciliation and not of judgement and condemnation.
God is a good father and has good things in store for His children. We can only really trust Him when we know that He is good.
God wants to have an intimate relationship with us. Life is found in the presence of Jesus. His Words gives life to us. We live from every word that He speaks.
As a believer youbare a new creation. God now lives inside of you. All things are really possible with God.
As believers we are forgiven, God accepts us and loves us. This forgiveness empowers us to live in relationship with the Holy Spirit, His presence in our lives is true holiness. As we yield to Jesus, we will experience the manifestation of holiness in our lives.
When we are born again, we are washed in the blood of Jesus and made the righteousness of God in Christ Jesus. Now God will show us who we are in Christ, then we will experience His righteousness more and more in manifestation.
In Psalms 27:4 David expresses his desire to dwell in the house of the Lord and to behold His beauty. We are called to live in intimacy with God, beholding the face of Jesus and letting Him shine His light in us.
God is love and He loves us with an everlasting love, he wants us to experience his love as we draw near to Him in intimacy. He is safe.
When we are born again we receive the Holy Spirit inside of us, but He also wants to come upon us with power. This we can experience regularly: the baptism in the Holy Spirit. The Holy Spirit has gifts and He wants to give them to us to make them available to the world, He does this by placing a desire in our hearts for what He wants to give to us.
Hope is something that is sure. It is our inheritance that is given in the unseen, it is a steadfast anchor for our souls. Jesus is our hope. As we turn to the Lord who is the Spirit, the veil is removed and we behold our hope. After this, when we speak, think and act according to what we see, we will see the manifestation of heaven on earth.
As believers we are not under the Law, we are under grace. We will experience healing and freedom as our minds are renewed to this truth. We are made righteous through faith in what Jesus did for us on the cross.
God wants us to win, Jesus came to break off the yokes of oppression. As we hear and believe that we are forgiven and righteous because we believe in Jesus, we will also be able to walk in faith to receive whatever we ask.
In His Presence is the fullness of joy. God wants us to live in joy. The source of our joy is Jesus. Joy is powerful and carries great authority and has the power to change circumstances.
When we receive Jesus as saviour, we receive the forgiveness of sins, the blood of Jesus washes us clean. God does not hold our past against us, He gives us a complete new life.
God has given us a new identity, as believers we have been made holy by a single offering, the body of Jesus on the cross. As we believe this more and more, we will experience the manifestation thereof in our lives.
God wants to give us wisdom. His wisdom is the cross of Jesus Christ. There is also wisdom that flows from the revelation of the cross that help us in our everyday lives.
God is a good Father and He wants to provide for us. We can really trust Him to meet all our needs.
The safest place for us to be is to trust in Jesus, He wants us to hope again. Open your heart to him and let him heal you from any disappointment and offence towards him. He is only good and loves you.
We walk by faith and not by sight, we are made righteous by faith and not through the law. Faith comes by hearing and hearing by the Word of God. As we hear the words of Jesus, faith springs up in our hearts and when we speak and act on it we receive what the hope that is in the unseen.
Jesus is the Word of God, in Him was life and that life was the light of men (John 1), As we receive His words, we receive life.
God wants to baptise us in His Holy Spirit. When we are born again, His Spirit comes and lives inside of us, but He also wants to come upon us with power.
God is Love and His love is amazing, He wants to live in relationship with us everyday.
God made us to have relationship with Him. If you feel like you missed it, simply receive His forgiveness with a thankful heart and run to Jesus and enjoy fellowship with Him, this fellowship will deal with any other manifestation in your life.
As a believer, we have received a new identity. What does God say about you? It is only your creator that can truly define your life. By spending time with Jesus we will find out who we truly are.
As we look to Jesus regardless of our circumstances we experience life and freedom. Now The Lord is the Spirit and where the Spirit of the Lord is there is freedom - 2 cor 3:17
The power of hearing the word of forgiveness. Forgiveness is based on what Jesus did for us on the cross.
What is our Identity as believers? Are we simply sinners saved by grace or have we become the righteousness of God in Christ Jesus through faith in what Jesus did on the cross?
God is not angry, He Loves us and gave Jesus to die for us on the cross. Jesus completely fulfilled the Law and now when we believe we are completely forgiven and made Righteous.
Despite the coronavirus pandemic, real estate is still happening.

What does the coronavirus pandemic mean for our real estate market? Though there is a lot of uncertainty out there, real estate is still happening. We’re still getting calls from buyers and homeowners, and interest rates are still at an all-time low. There are still plenty of opportunities to take advantage of.
USDA loans are a popular option for homebuyers because they don’t require a down payment.

If you’re looking to buy a home and need a loan, there are a lot of different options out there. You can get an FHA loan, VA loan, or even a conventional loan. However, there’s one specific option that we’ll take a look at today: USDA loans.
One of the great things about USDA loans is that they don’t require a down payment. If you qualify for one, that could save you a ton of money.
How do you qualify for this type of loan? For starters, you need a credit score of at least 640. The other thing to know is that not all homes qualify for USDA loans. There are only certain areas where homes qualify for this type of loan. If you’re in Kingman, Golden Valley, or Dolan Springs, you’d qualify automatically. If you’re in Flagstaff, you’d need to be in an area like Belmont, Williams, Winslow, Mountain Air, Frontier Hills, Cucina VIllage, or Trail’s End to qualify.
I recently got a call from a homebuyer client who qualified for a USDA loan based on their credit score, but also just locked in a 3.25% interest rate. Not only does he get to avoid a down payment, but he also gets the best possible interest rate he can get. He’s purchasing a home that’s worth around $200,000 and it’s a fantastic opportunity that’s out there for even more buyers.
If you are interested in buying a home or learning more about USDA loans, don’t hesitate to give us a call or send an email. We would love to hear from you soon.
We can only truly trust God if we really believe that He is good. He did not cause or allow negative situations in our lives, He is our saviour.
God wants us to live in relationship with Him, Jesus came to reconcile us to the Father, His Blood washed us clean when we believed what He did for us on the Cross. Now, as believers we need to keep on hearing the word of forgiveness until our minds are renewed to this truth.

Today, Don Sommers from Arizona Sommers Cooling & Heating is here to provide us with some great tips on maintaining your furnace and A/C unit.

Today, Don Sommers from Arizona Sommers Cooling & Heating is here to provide us with some great tips on maintaining your furnace and A/C unit. This Kingman property (which can be viewed in the video above) has a gas-powered, basic up-flow furnace located in a closet. It has more of a horizontal airflow than a unit you might find in an attic, but it’s still the same basic design. When dealing with gas heating, there are central components that keep the full cycle of the system running so that the unit can heat the home.
Here are a few tips for maintaining your furnace and A/C units:
1. Change out the filter. This prevents the reduction of airflow and leads to a longer lifespan for the unit. We recommend a pleated filter to catch any dust and debris in the air before it enters your system.
2. Check your flame sensor. Your furnace won’t work if it has a corroded flame sensor.
3. Check the gas pressure and gas value. This will help you to ensure you’re not wasting gas, which can cost you money. With too much gas, the unit burns too hot, has a shorter run-time, and just wastes fuel.
4. Clean your flue pipe. The flue pipe removes burnt gas and prevents the air from becoming poisonous. Keep it in good condition by making sure it’s fully sealed and that there’s no rust—this is also a good reason to have a carbon monoxide detector.
5. Check your evaporator coil. If the evaporator coil is blocked, then hot air is also blocked from circulating through your house. This can create a longer run-time and an increased utility bill.
6. Have your A/C capacitor serviced. Located in your outside unit, the capacitor is the most frequent component to break down. Without it, your home won’t have air conditioning.
7. Check to make sure your A/C’s components are within their manufactured ratings. If they’re not, your unit will lose you money and develop problems.
8. Make sure the space around your unit is clean and open. This allows for increased airflow and it makes it easier for a professional to access the unit in case any repairs need to be made.
Feel free to reach out to Don for any furnace- or A/C-related questions at (928) 692-4447 or by visiting www.ArizonaChill.com. Their No. 1 priority is to reduce your heating and cooling burden.
If you have any other real estate questions, don’t hesitate to reach out to us here at the Lander Team. We’d love to hear from you.
If you want to stay safe and warm this winter, follow these three winterization tips.

Winter is quickly approaching, so there’s no time like the present to make sure your home is prepared for the colder season ahead. Just a few simple home maintenance tasks can keep you warm and your home running smoothly all winter long.
First, check your doors and windows for air leaks. The last thing you want is for hot air to escape your home or for cold air to be let in. Winter air leaks are not only uncomfortable, but also lead to astronomical energy bills. Thankfully, it's relatively cheap and simple to re-seal doors and windows.
Speaking of keeping your home warm and cozy, you should also get your HVAC system checked and serviced once per year. The months leading up to winter are a perfect time to do this.
"Just a few simple home maintenance tasks can keep you warm and your home running smoothly all winter long."
Also, if you have a fireplace, be sure to have your chimney inspected, as well. This will keep it in good repair and also reduce your risk of a house fire breaking out.

If you plan on listing your home this fall, I have three quick tips to share that will help you prepare it for showings. First, make it smell like fall. It’s autumn, which means aromas like apple cinnamon and pumpkin spice latte are in the air. Whether you light a scented candle or bake some cookies, just make sure your home has a fresh, fall smell. Second, buy a nice, clean, new mat for the front door. For example, you can pick something that says “Welcome,” or something that features fall colors. Lastly, make your home look bright and decorated overall. Soon enough, leaves will start falling off trees and the grass will start turning brown, so turn on all the lights and fans in your home and make everything feel airy and bright. If you’d like to know more about preparing your home to sell this fall or you have any other real estate questions, don’t hesitate to reach out to me. I’d love to help you.

The Mohave County Fair is happening from September 12 to 15 this year, and if you plan on attending, here are a few things to look forward to:
1. Plenty of vendors in attendance. You’ll usually find about 50 to 75 on the fairgrounds, which means you can get a ton of useful information and win all sorts of free prizes.
“
The Mohave County Fair is a great place to spend time with your friends and family. ”
2. Plenty of livestock you’re free to pet. My kids love to pet the pigs and goats and get close to the horses. There are also livestock shows taking place, which allows kids to show off their animals.
3. Lots of live music, arts and crafts, exhibits, and rides and games. One of my favorite things to do at the fair is ride the rides and play carnival games with my family.
4. Delicious food. Who doesn’t love a good cheesecake ice cream cone or Native American fry bread?
The Mohave County Fair is a great place to spend time with your friends and family. If you’d like to know more about the schedule of events or would like to purchase a ride bracelet, check out the fair’s official website here.

If you’re looking to sell your Greater Mohave County home in 2019, follow these three tips to boost your chances of doing so quickly and for top dollar:
1. Channel your inner “neat freak.” When a buyer enters a home for a showing, one of the first things they’ll notice is how clean it is. Therefore, keeping your listing clean and tidy is a must. Even your laundry room and closets should look spotless before a buyer sets foot inside. You should also take care to declutter your kitchen and bathroom counters so that buyers have an accurate view of the available space.
“
Opening blinds to let in natural light, decorating with fresh-cut flowers, and adding other similar touches will help buyers feel like your house could be their future home. ”
2. Put yourself in the buyer’s shoes. As you prepare your home to sell, try to envision your home as it looks to someone without the same level of familiarity as you. What will someone looking at your property through fresh eyes see? It’s easy to grow so accustomed to small imperfections that you forget about them altogether, but buyers are sure to notice them. Minimizing overly personal decor, while still maintaining a sense of style, while simultaneously eliminating small, distracting flaws will be critical to your success.
3. Bring the outside in. Opening blinds to let in natural light, decorating with fresh-cut flowers, and adding other similar touches will help buyers feel like your house could be their future home.
If you have any other questions or would like more information, feel free to give us a call or send us an email. I look forward to hearing from you soon.

I’ve been specializing in real estate investments for about two years now, doing anything from fix-and-flips to buy-and-hold properties. For brand-new investors looking to get into the business and seasoned investors looking to grow their portfolios, today I’d like to take a little time to talk about how you can start investing your own fix-and-flip properties.
There are a couple key points to keep in mind when getting started as an investor:
1. You need to work with someone knowledgeable in the industry. If you are not personally knowledgeable about, say, the construction aspects of real estate, you’ll need someone on your side who is. They can protect and guide you when it comes to making some big decisions regarding your property.

Remember: For investors, the cost of the property, the cost of the rehab process, and the return on your investment are key numbers to keep in mind! ”
2. Read books by some industry experts. There’s plenty of existing material that will help you build your plan. I recommend one that’s well known to most real estate investors: “Flip: How to Find, Fix, and Sell Houses for Profit” by Rick Villani and Clay Davis, featuring a foreword by investing legend Gary Keller. This book will walk you through the entire process of flipping a property step by step, from figuring out where to find funds for hard money financing to how to do a construction loan. It will also advise you on creating a plan to find the right property and instruct you on how to calculate your costs and return. Remember: For investors, the cost of the property, the cost of the rehab process, and the return on your investment are key numbers to keep in mind!

The home selling process can be very complicated, so it’s a good idea to have an agent on your side when you decide to list. Not everyone believes that having an agent is necessary, so today we’ll be explaining why it’s so important.
We’re seeing more homes hit the market in 2019, so you want to make sure yours stands out among the crowd. The best way you can do so is to pick the right agent from the outset.
You’re not just selling a property—you’re selling an investment. You need an agent who understands the market, the numbers, and what’s going on in and around your community. Choose one who has integrity, works for a well-known brand, and shows up with professional tools in hand.
“
You’re not just selling a property—you’re selling an investment. ”
One of these tools is a net sheet, which calculates deductions, transaction fees, and similar items to give you the amount you’ll be walking away with when all is said and done.
They should also have a comparative market analysis. This document shows other properties that are similar to yours and is used as a basis to price your home. If your agent doesn’t have this, they don’t know what your home is actually worth.
Our team also makes sure to bring a seller guide. There are a lot of things that happen in a real estate transaction, and we want to ensure you’re given all the tools and resources needed to prepare and succeed in your sale.
We’d love to share with you how we do things, so if you have any questions or need more information, feel free to reach out to us. We look forward to hearing from you soon.

For today’s message, one of our great team members has decided to introduce himself and share some information about his fantastic flipping business.
Meet James Bovard. James came to our team approximately three years ago. Shortly after joining us, he fell in love with real estate investing and has since created a house-flipping business. You can follow along to hear more about James, himself.
Through this business, James has been able to foster a network of investors. He and his fellow investors work hard to locate off-market properties you won’t find anywhere else. Therefore, if you’re interested in real estate investing, too, and are looking for your next fix-and-flip or buy-and-hold property, you’re definitely going to want to get in touch with James.
“
James’ goal is to help investors and sellers alike. ”
You can reach him at (928) 899-2280 or by email at JSBDevelopmentLLC@gmail.com.
Additionally, if you have recently found yourself in pre-foreclosure, or have come into possession of an inheritance property you aren't interested in keeping, James can help with this, as well. He is happy to take properties like these off your hands for a fair price.
Ultimately, James’ goal is to help investors and sellers alike through his business. If you’re interested in selling, or in joining his elite team, don’t hesitate to reach out to him at the phone number or email address we listed above.

What can you expect of the home selling process if you plan on listing your property in 2019? To give you a better idea, allow me to share the four main steps you can expect to follow as a seller.
The first step in this process is for you to contact an agent. For instance, if you give us a call or message us here on our website, one of our agents will respond, ask you a few questions, and run some numbers to get an idea of what you want to accomplish and what your time frame is. They’ll then make an appointment to meet you at your property and talk further.
“
87% of all buyers start their home search online prior to contacting an agent, so your house needs to look great in its listing photos. ”
After that, you’ll sign the contract. Once this happens, we hand the contract over to our listing manager, who will walk you through some of the steps we take to stage and market your home, which includes using professional photography. 87% of all buyers start their home search online prior to contacting an agent, so your house needs to look great in its listing photos.
Next, we publish your home on over 500 different websites. Social media is one of the best ways to promote a listing, and no matter what city we’re selling in—be it Flagstaff, Bullhead City, Lake Havasu City, or Kingman—we’ll advertise your home on Facebook.
Finally, we start taking phone calls from curious buyers.
If you have any more questions about what it takes to sell a home or you have any other real estate needs we can take care of, don’t hesitate to reach out to us. Our goal is to help over 700 families buy or sell a home this year, and we’d love for you to be one of them.
Home repairs always seem to be such a blow to homeowners’ finances. Here are 4 steps you can take to be ready for the inevitable:*Selling your Flagstaff home? No matter how big or small, in my experience helping sellers, home repairs always seem to come out to a $1,000 expense. Today I’ll share a couple pieces of advice that may prepare and save you from a heavy expenditure when it’s time to make those repairs:
1. Save up money for emergency repairs. Make sure to establish some sort of emergency fund for a rainy day. Home repairs like plumbing leaks or an AC unit acting up don’t give you any advanced notice before they strike, so when things like this occur unexpectedly, you’ll be glad you had money set aside to take care of the issue. Putting $50 or $100 away in a repair fund will cover that $2,000 that the average homeowner spends on repairs a year.
“

2. Try making repairs yourself. For some repair projects, rolling up your sleeves and taking on the job as a DIY might mean the difference between spending that $1,000 or as little as $15 to $100 in parts. With some great “how-to” videos on YouTube, you don’t even necessarily need to be much of a handyman.
3. Get multiple quotes on repairs. Don’t settle on the “one-and-done” approach when getting quotes for the job. Getting two or three quotes will allow you to do a comparative analysis of price coupled with the quality and reputation of those that are providing the quotes. After all, what you pay is what you get.
4. See what you can do now to prevent future repairs. The new year is on the horizon, so now is the time to think about what you, as a homeowner, can do to prevent repairs from being an issue for you in 2019.
For questions about this topic or if we can serve your real estate needs in any way, call or email us today. We’d be happy to help!

Contact The Lander TeamPeople often ask me, “What do you love about real estate?” My fellow agents and I talk about this a lot with one another. What is it that makes us so passionate about our careers each and every day?
As we draw closer to the holidays, the answer makes itself clear. We love helping people with what is likely the largest investment they’ll ever make. We get to see young families get into their first homes, growing families expand from smaller places to larger ones, and retirees transition to their ideal locations. We’re there to guide each one throughout the home buying or selling process.
“
Real estate for us isn’t just helping others buy and sell property, but a lifestyle of serving people. ”
At the end of the day, we’re grateful for the opportunity to meet people. We invest ourselves in them, get to know the ins and outs of their lives, and discover who these people are. A lot of our clients have actually become close friends with us; we’ll have lunch or meet in small groups together. Real estate for us isn’t just helping others buy and sell property, but a lifestyle of serving people.
On behalf of The Lander Team and The Heritage Group in Flagstaff, we want to wish you a happy Thanksgiving. We hope you enjoy time with your family and friends this holiday season, and for those who have bought with us over the last year, we hope you enjoy the first holiday season in your new home.

People living in the Greater Mohave area see Lander Team signs in their neighborhoods or hear about our success in the market and want to know how we do it: what are the keys to the Lander Team’s success rate in selling homes? If you’re considering hiring an agent to help you sell your home, it’s so important to evaluate the services they are offering. Here are some of the unique strategies we’ve developed over the years and what the Lander Team offers:
An understanding of today’s market, and how it applies to your home. Market values have risen about 30% within the past three years, and we are currently in a seller’s market. This means there’s not a lot of inventory on the market at this time, but there are quite a few buyers waiting for the opportunity to get into the right home.
* A database of over 20,000 buyers.* In this seller’s market, connecting the right buyer with the right home is essential. The Lander Team maintains a database of over 20,000 buyers we’ve connected with over the years. When you hire the Lander Team, we put that database to work for you, sharing your home with members of our database before your home goes on the open market, potentially connecting you with a serious buyer as quickly as possible.
“
When you hire the Lander Team, we put that database to work for you. ” Reaching out in the neighborhood. Having sold a lot of homes in Greater Mohave and Flagstaff, the Lander Team has perfected a lot of seemingly small strategies that are actually very effective in getting your home sold. One of the things we do is reach out by telephone to your neighbors and let them know your home is going on the market. As you’ve probably heard, word-of-mouth is the most effective form of marketing, and in letting your neighbors know about your home, it's possible they may have a friend or family member looking to move into the neighborhood, and in this way may connect you with a buyer quickly. * An outstanding Operations Team.* We have 23 people on the Lander Team and Heritage Network. In addition to our expert agents, our team includes seven experts who handle our operations. This means our clients have access to experts who know the process of selling a home, from home inspections and appraisals to working with a lender to secure finances, from expense-to-profit ratios regarding home improvements to working with escrow agents, our Operations Team will be with you every step of the way, making sure the process of selling your home goes as smoothly as possible.
These are just some of the effective services the Lander Team has to offer. Our process has a great track record: We’ve sold about 150 homes so far in 2018, with another 38 listings in escrow.
If you’re thinking about selling, contact us and we’ll evaluate your home for free. Give us a call or send us an email today and we’d be happy to help you out.
