Keep asking questions especially when you are venturing into a new territory. For Helen, there is no such thing as a stupid question!
Helen shares how health challenges forced her to leave the banking industry and how after the process of a full reevaluation of what was important to her, she took herself down a whole new path. Following experts such as Dr John Demartini and Joe Dispenza, Helen focused on her personal development, diet and now starts each day practicing meditation for an hour grounding her and engaging both sides of the brain to help her to make better holistic decisions.
Capital preservation is what is most important to Helen at the moment and Helen asks you to think about what is important to you? What are you trying to achieve? What safeguards do you have in place to ensure your money is coming back to you?
When investing in property, Helen believes that sometimes you are making decisions based on probabilities with asymmetric information and yet you need to decide whether to invest or not in a timely manner. Helen recommends reading Thinking in Bets and Amy recommends Factfulness, as together they will provoke thought, encourage you to be a little more cynical, prompt you to keep asking those fact-finding questions and to always thoroughly check the legal structures.

Jane Bayler is the Founder of Invest Develop Capital Partners, a property developer, author and investor. Jane’s residential projects include a full renovation of the Grade II listed modernist Second Sun House, Amersham which achieved a record price for the area upon sale. She has successfully sourced land for developer Paul Higgs, invested in and exited several third-party property development projects and introduced funds into several more. Partnered with Leo Suarez, they now seek land and commercial buildings with or without planning for a GDV of £5-10M and help investors who are seeking to establish an investor pipeline for their property projects focused in Liverpool.
Leo Suárez is a civil engineer and holds an Executive MBA degree from Imperial College, London. In 2005, Leo set up a steel trading company and in 2013, he co-founded a freight railway operator, Holdtrade Atlantico, which is developing a £120 million project running freight trains over a distance of 460 miles in Colombia. In property, he has managed the conversion of several listed buildings and residential properties in the UK and Colombia and is also the host of the Bienes Raíces UK Spanish speaking podcast where he talks about the UK property investment market. Together with Jane they are providing assistance to UK and overseas investors to purchase property in Liverpool.

In this podcast episode, host Amy Rowlinson talks property and charity with Hasmita Reardon, a multi-award winning property investor and Founder of the charity New Leaf Support. Hasmita, or Hasy as she is more often called, has been investing in property for over 22 years and built her own road to financial freedom and security. It hasn’t always been easy though. As a young girl, Hasy came to the UK as a Ugandan refugee with her family seeking asylum from the cruel despot Idi Amin.
Hasy describes how she initially struggled as a teenager at school, got turned down 10 times before she finally managed to get her first BTL mortgage and how she juggled buying and maintaining rental properties with three young boys always in tow. A true self-educated entrepreneur with a heart of pure gold, Hasy’s resilience and persistency enabled her to build and manage an impressive BTL property portfolio in Swale, run a busy lettings agency and find the time to volunteer in her local community.
As an active landlord, Hasy saw increasing numbers of tenants needing support due to domestic abuse and she knew just how she could help them. They say that charity begins at home. Hasy takes it a level higher believing charity begins with a home never turning anyone away and making a difference to the lives of people suffering from domestic abuse. Hasy is an absolute star and proves that anything is possible if you really want it and you take action.

Samuel says that when you are clear about things you can make a dramatic impact. For Samuel, education is the key to everything and to help people to move forward, he often speaks at events to share his knowledge and help them with information overload.
Why is there a lack of clarity in property? Samuel believes that the education system is not centred around autonomous individuals nor setting clear intentional goals. He quotes Jim Rohn by saying if the purpose is clear enough then the pain becomes manageable. It all goes back to clear, defined goals that makes it easy. Samuel has created a one page infographic – the Sourcing Blueprint otherwise known as the 4M formula: Marketing; Managing relationships; Measuring deals and Maturing deals and Samuel walks you through these four crucial stages for sourcing property.
Samuel shares how being on a mastermind, having accountability amongst peers, being able to share your highs and lows and build a support system will allow you to be vulnerable with people who have your best interests at heart. Working with peers is where the action happens as you increase your communication and work at a higher level. Change your environment to get clarity!
Samuel’s goal is to set up a federation of schools with his wife in London, Africa and the West Indies to provide a Christian curriculum supplemented by entrepreneurship and enterprise. With a background of conventional education, he has a vision of what education should or could look like.
Final advice from Samuel is to say no to everything that is in front of you right now, take a step back to get the quality of clarity and then you can take a step forward.

With Urban Sister Gillian, Ruth is creating sympathetic developments that solve issues for her local community through the regeneration of the High Street encouraging people to move back into the town centre.
Ruth’s passion to restore and rejuvenate the High Street by bringing back the beautiful buildings from disrepair means working closely with Marketing Derby to help rebuild the community. Ruth is thinking outside the box, has embraced planning and has got a fantastic hand selected team of experts in place to get full community support. Ruth calls out to you as a developer to look at what is going on around you, to see what you can do for your town or city, to speak to your local council and work with a local planner to achieve what is needed in your immediate environment.
With the right education, Ruth believed she could have achieved what she has done in two years instead of 20 years and her key messages are to learn from podcasts and books, switch off all the distractions, to immerse yourself in 100% in property and pick the right property course. Ruth says that the best way to learn is on the job but if property is not your passion, don’t do it!
ABOUT RUTH HOBBS
Ruth is one half of Urban Sister Developments based in Derbyshire. Ruth set up the company with her sister, Gillian, in March 2018, and the company specialises in student HMOs and land gain flips. Their latest project is a 5500 sq ft listed building in the centre of Derby which they are converting to Co-Living student apartments. Their last commercial conversion of a B1 office block to luxury student accommodation won them Best HMO Deal of the Year 2019 at the Property Investors Awards 2019 and they were also recently filmed for Property TV’s “Women in Property Series”. Ruth has had a property portfolio in London since 1999 which she is now slowly selling off to fund her property deals.
Ruth started Property Sisters with fellow founders Claire Norwood and Karolina Adamcyzk two years ago and the group has grown organically ever since. Property Sisters is a flourishing online Instagram community with 160 women property developers in the group. Property Sisters strongly encourage and support one another to push themselves forward to hone their property skills. The plan is to continue to grow the community driving the success of Women in Property forward into a prominent public arena.

In this podcast episode, hosts Dan Hulbert and Amy Rowlinson discuss the importance of understanding LTV (loan to value) in your property business. The property industry is full of TLAs (three letter acronyms) and LTV is one of them! What is LTV? It is Loan to Value and is a financial term used by lenders, banks and building societies to express the ratio of a loan to the value of the asset purchased. To work out the LTV, simply divide the amount you are looking to borrow by the total value of the property and times by 100 and this will give you the LTV %. e.g. House values up at £100,000. Loan is £70,000. Therefore, the LTV is 70%.
Dan and Amy recommend speaking to a mortgage broker to get specific advice because choosing the LTV gearing and the particular mortgage products all depends on your personal circumstances and your appetite towards risk.

In this podcast episode, hosts Dan Hulbert and Amy Rowlinson answer the question that they get asked all the time “How do I get started in property?”. First, Dan and Amy counter with the question “Why property?” challenging the reason why you want to invest in property. They advise to start with the end in mind to work out how and why investing in property is right for you. Once that is clear, then you can start looking at what business models suit your personal circumstances. Are you looking for a cash flow or capital business model? Only once you have decided on this are you able to look at where to invest.
They talk about the Assets, Bonuses and Cash flow (ABC) model but actually it should read CAB as they demonstrate that you need to build your Cash flow first, amass Assets next and only then look at the Bonus projects such as developments.
They advise to start with low or no cost elements of information gathering and education, to read property related books, listen to podcasts, register for online webinars, attend network events and join property Facebook communities. Once you have got a good grounding then you may be in a better position to invest in specific property education. Surround yourself with other property professionals and be aware that property investing takes time and requires preparation.

Valter was at university when he decided to embark on his journey in property. He strongly believes in creating solid systems around him so he can optimise his time and results. Valter talks about how he is continuously seeking to become the best version of himself whilst helping others along his journey. Success leaves clues and routine equals results are Valter’s adopted beliefs and when you digest a book a day, that’s advice worth paying attention to. Valter has organised his reading material into 25 different categories and always has multiple books on the go alternating between reading chapters from each of them to keep his brain actively engaged.
Valter takes his love for knowledge and learning into his recruitment process and anyone keen to work for Valter is given a reading list containing 120 books. Only after they have read all these books will Valter consider them for the role. He is looking to create future leaders and he believes that having read all of these books they will be fully subscribed to what Valter is working towards and it makes the working dynamic so much easier with the right conversations being held between his team.
Valter believes that regardless of where you come from if you decide you want something then you have the power to change your life as you can change. He surrounds himself with successful people, reads an incredible number of books and works hard yet efficiently. He has a big WHY and understands what he wants out of life. He sets clear goals and everything he does in life and business are always aligned with these goals. He continuously seeks to be the best version of himself and achieves this through his intense focus, meticulously planning of his daily routine and his optimised systemisation.

Pippa describes the moment when the power of passive income hit home. She was working late in the office on a rainy evening when she spotted her school friend Alex’s video on Facebook of his York HMO conversion. Pippa knew that she had the ability to step change her future and shift her trajectory so she immediately sought out property education. After a 3-day course, she straight out and found her first property deal literally on her doorstep.
Growing up, Pippa’s parents had taught her the practical elements of property from how to clean a loo to rewiring a plug. She recalls building cranes from meccano and how as a family they were always moving to houses which needed refurbishment. All of these experiences led to an inner confidence in property.
Pippa stayed working whilst doing her early development projects, working as a QS and PM for a developer travelling to Paris to source beautiful pieces for the interior design. Pippa’s passion is working on the design elements creating beautiful schemes and was fortunate to work on The Shard apartments. She also worked on the façade retention of 20 Grosvenor Square which was an incredible project working with engineers on an extreme scale of design, detail and risk. Pippa now combines passive and active property-related income streams. She enjoys being able to take a decision and make it a reality.
What is the secret to successful property investing? For Pippa, it’s sleep! It is a game changer for her as she has now found a great rhythm in life being in control of her own schedule. Pippa has realistic expectations of what she can achieve. It’s marathon not a sprint having fun and recognising key milestones along the way is Pippa’s mantra. Determined to break the mould from the traditional way of living, Pippa’s only regret is that she could have started the compounding effect earlier and bought property whilst she was at university.
ABOUT PIPPA MITCHELL
With 10 years in the construction industry developing luxury properties in central London as Project Manager, Pippa has created both active and passive income streams through property to quit the day job. Over the past few years alongside full time work Pippa has built up her knowledge and experience in property investment.
Committed to being able to quit her job and make the same possible for her partner, Benoit, and sister Vanessa as well, together they have created an investment portfolio worth £1.3m, which includes their first commercial conversion that was completed last year. They have retained all but one of the properties that they bought to date building up their passive income.
Day-to-day, Pippa and Benoit run a property management company for high-net-worth property investors in prime central London, which specialises in delivering higher yields using the business model, serviced accommodation. In this podcast episode, hosts Dan Hulbert and Amy Rowlinson interview Tej Singh, host of popular podcast Tej Talks asking him how he got started in property. Tej’s property business model can be likened to Italian food: great quality ingredients, minimal effort and a beautiful outcome. He uses his ‘tool kit’ to fix the vendor’s problem and is flexible on the business model for each purchase as he is simply looking for a deal that stacks.
Tej shares his ‘Nando’s Guide to Property Investing’ techniques; how he got experienced people to share their knowledge in exchange for a plate of chicken and chips! Tej shares the advice he has learnt from people including how to raise money to buy property, the importance of taking action and how he has saved thousands of pounds from simply talking to people.
Always been an entrepreneur at heart, Tej’s reason to invest in property was that he was never going to be able to work for anyone else and he wanted to run his own company to give him assets to provide him with a passive income. He has plans to open a restaurant, an animal sanctuary and a garage which will be different to any other car garages that already exist. An income from property will allow him to have a life he wants to live and launch all these businesses in the near future.
Tej’s Top 3 Tips for building a brand and funding all of his investment deals using other people’s money through posts on social media are:
1) Be authentic and talk about what you do. Investors will connect with you as an individual.
2) Document the process. Take pictures and videos of everything you do. Others will find value in what you’re doing as they may be just a few steps behind your journey.
3) Be visible. You may be authentic and documenting the process but unless you publish your work across social media, no-one will see what you’re doing.
Tej shares how to be savvy with interior design, how to always be on the lookout for bargains and get involved in the interior design so it stands out to achieve above market rental income. Tej recommends that you register with LNPG for great discounts on paint, kitchens, bathrooms etc. Tej’s recommends that you always negotiate on prices. Don’t just take the price as given, especially when you are buying multiple items for multiple properties.
Tej walks through his first eight purchases explaining that it took him over 100 offers to get just three accepted. To help with his time, Tej has a couple of people who view properties on his behalf and then he books in whole days to view properties viewing between 12-25 properties per week offering on most and following up on everything regularly. Tej uses a simple spreadsheet to track everything with colour coding to know where he is with each property.
He also speaks about his auction purchases and what he recommends as being best practice in terms of viewing auction properties. Remember, auction properties are sold as seen. You must read the legal pack, get local knowledge of the properties from builders and practice beforehand by checking out the auctions and watching what goes on in the auction room before you start bidding on a property.
Tej’s biggest learning is that people matter more than money! Put people first! He says that you must look after your build team, look after your tenants and look after all those who help you achieve your investments. Tej’s best advice is just do it but be calculated, know your exits and understand your risks!

- Always buy from motivated sellers.
- Buy in an area of strong market demand.
- Buy for positive cash flow.
- Invest for the long term buy and hold.
- Have a cash buffer.
Simon strongly believes that persistence and attitude are the key traits required to be successful in property as demonstrated in his lifelong love of magic where he draws a parallel between magic tricks and property investing. The analogy is that investing in property is comparable to performing magic tricks. When you know the secret behind the trick, the magic is simple. Investing in property is the same. When know how to do it, it’s simple but it’s not easy. Knowing the secret and having the knowledge are not enough though as in order to become truly successful, you must practice and apply your knowledge with skill.
His early experiences of working in a peer to peer magic mastermind showed Simon how to apply a process, recognise the power of the collective mind and the importance of an entrepreneurial mindset.
Simon’s current projects include commercial to residential developments to hold as purpose built HMOs and he is also purchasing property from retiring landlords using purchase lease options as win/win ethical solutions for everyone.
About Simon Zutshi
Simon is the Founder of pin (property investors’ network) now with 50 network meetings across the country makes it the largest in the UK, the Chairman and Founder of CrowdProperty, peer to peer lending platform, an international best seller of the book Property Magic now in its sixth edition and Founder of the 12-month Property Mastermind programme which he launched in 2007.
Simon started investing in 1995 when he found a strategy to purchase his own home using none of his own money. By renting out the spare rooms, he was able to cover the mortgage payments and effectively live for free. By the age of 32, Simon was financially independent due to passive income generated from his property portfolio.
Simon now spends most of his time helping and educating other investors by sharing his hands-on experience gained over several decades of property investing. He is still actively investing in large development projects and in 2014, he set up the peer to peer lending platform CrowdProperty which is fully authorised and regulated by the Financial Conduct Authority. In his presentation, Tom talks about risks, hazards, safe system of work and why risk assessments and method statements are necessary to avoid fines and/or imprisonment. He talks about the statistics that are linked to accidents and deaths on construction sites and how to avoid them. He recommends that you plan what you are going to do, know what trades you are going to need, then check that you have all your safety procedures in place and once operational if you see anything wrong act on it immediately and get it changed.

After graduating in 2016, entrepreneurially-minded Ahmed Khan was determined not to get a job. Instead he started his own business. In his first year of business he acquired over 40 apartments in management across five different locations. His Rent-to-SA business was formed. Funding his entire business using other’s people money, running everything from his smartphone, applying basic marketing principles and operating systems widely available to anyone on the web, he was able to streamline processes and this now allows him to run his business in less than an hour a day!
In this talk, Ahmed shows you how you can do the same by starting your own serviced accommodation business with very little money and using tools to automate the business to generate high cash flow whilst maintaining the amount of time required.

Unlocking Property Knowledge: Limiting Beliefs in Property
In this podcast episode, hosts Dan Hulbert and Amy Rowlinson are joined by Anna Parker-Naples, Business Success Coach, and together they discuss the impact of limiting beliefs on property businesses.
The most common limiting beliefs they detect were consistently linked to money, the fear of failure and rejection, Imposter Syndrome, the need for perfection or a lack of experience and knowledge. They discuss how the overstimulated mind reacts to being constantly bombarded with information every second, how all that information is subsequently processed and how each individual will experience events through their own unique filter.
They recommend a route to achieving fast results and clear any limiting beliefs which is to work with an NLP Coach to change the language you use and switch your thinking to enable you to move forward in your property journey. Another tool suggested is journalling, recommending keeping two journals; a success journal where you record all the wins and a second journal where you record your stream of consciousness. You then become more aware of your language that you use every day in both written and verbal form.

They give an overview of the seven steps involved in the Procedure stage of a refurbishment: Initial site meeting, strip out/demo, first fix, second fix, snagging, sign off and dress to finish.

Unlocking Property Knowledge: The Practical Property System
In this podcast episode, aimed for seasoned property investors and newbies alike, hosts Dan Hulbert and Amy Rowlinson give an overview of what is involved within their Practical Property System. There are three key phases: People, Preparation and Procedure and these are then subsequently broken down into 21 steps designed to be implemented into any property business model.
They discuss the importance of viewing a property from three perspectives; a builder’s knowledge, an investor’s mindset and an end user’s functionality of living within that space. They examine why it is best to detach your emotional reactions when viewing a property, how it is best to remain neutral in design and not overspend on those unnecessary extras.
Do you know what the actual, not estimated, refurb costs will be? If not, Dan and Amy recommend that when viewing properties, you take a trusted builder with you and ask them to point out what the defects are and factor in additional contingency costs before making your offer. It will save you a lot of money in the long run. They cover budget, team and research and help you to understand what is required from a practical perspective. Just because the numbers work on paper for a deal doesn’t mean in reality that is the case!

The focus is on the mastery of the mundane. Using the reflection process of self-awareness that is built into your daily routine and the speed of your adjustment is key to moving forward. Reflect, adjust, modify and improve. Using a planner, such as 'The High Performance Planner' from Brendon Burchard, is a great way to track both subjective and objective performance indicators to help you grow with urgency.
