Plenty of us proudly call ourselves multitaskers, certain that doing several things at once makes us more productive. But the science tells a different story: while our brains can handle simple, automatic actions at the same time, they aren't built to focus on more than one attention-heavy task at once.
So why do we keep doing it? Is this really how we want to live, and more importantly, is it what we want to teach our children?

Our finances are part of our everyday and yet fluid conversations around our Pay, Tax, Pensions and Mortgages are still not the norm. Adequate comprehension around these elements of life is often not at the level it should be.
As a result, people feel disempowered or overwhelmed. This should not be the case! You shouldn’t have to be a financial professional to understand your day to day finances. Better conversations and education is important as we empower ourselves to take charge of such elements.
Money is part of everyone’s life and therefore cannot be a ‘taboo’ subject and must be spoken about. Abi is a truly fascinating and interesting woman and her intellect and passion is so infectious as she talks about her inspirations and goals with Elent.

A very warm welcome to today's episode of The Mortgage Mum podcast - and this is a unique one.
Today, I’m joined by one of my closest friends and business partner, Jamie Lewis. Many people don't realise that there are two of us behind the Mortgage Mum brand, Jamie and myself.
I feel December is a time of reflection, to look at where you are in your life right now and be grateful for those people around you.
And I am incredibly grateful to Jamie for giving me the opportunity to be a mortgage broker around my own children in the first place, because he didn't have to, and The Mortgage Mum may not have been here now without that first opportunity.
Today, The Mortgage Mum gives opportunities to women all across the UK, allowing them to work flexibly around their families and carve a career for themselves that's as ambitious as they want it to be. We don't have to hide our children. They are fully welcome on one-to-ones, probation meetings or group meetings.
Our whole team is not made up of mums, but it is made up of women.

Introducing Febe Campbell-Collins.....
Febe spends the majority of her time managing 14 holiday cottages close to home in Cornwall and also hosts a podcast about not going to university, called ‘Not For Everyone’. Febe has seen from a young age how property can be a great investment so she is hoping to buy her first home as soon as the right one comes up! Whether that’s a ‘doer upper’ for her days off or a buy to let for some additional income, she doesn’t mind. Febe has been fortunate enough to have very little outgoings over the past 18 months, and has managed to save up enough to finally start looking for her first property but quickly realised she didn’t have a clue where to start.
Febe's questions were FANTASTIC, and though her situation is unique, I think so many of you will find useful tips here.

In this very special episode, we interview the amazing, energetic Sarah Cawood, British TV presenter, podcaster and Scentsy consultant.
In the 90's Sarah was best known for presenting Live and Kicking, but her CV speaks for itself! Between 1995 and 1996, she was a presenter for Nickelodeon, before presenting The Girlie Show. She then featured on Channel 5's Karaoke quiz show, Night Fever. She has also presented on MTV, and my personal favourite Top of the Pops. She was also a panellist on Lily Savage's Blankety Blank and Loose Women, and she has also co-presented the midweek and Saturday National Lottery programmes and was also a reporter on the Channel 4 show Richard & Judy.
In 1998 she took on an acting role, appearing as Angel in Todd Haynes's glam-rock drama Velvet Goldmine.
Now Sarah lives in Leigh on Sea with her husband, and 2 children - Hunter and Autumn and is a podcaster on her own podcast THE IRREGULAR BITCHES and soon to be podcast THE BIG HAIRY PODCAST.
She is also a passionate Scentsy consultant, among other projects.

Broadway and West End Star, Singer, Actress, Mother of two and a loving wife.
But who is behind the brand of Kerry Ellis, and what is life really like as a West End star, and a Mother, especially during lockdown?
Kerry has fast become recognised as the leading lady of West End musicals from her starring roles in London and on Broadway. She was the first British Elphaba in the West End smash, Wicked, for which Kerry won the 2008 Whatsonstage.com Award for ‘Best Takeover in a Role’. She then immediately transferred to Broadway and played Elphaba at the Gershwin Theater for 6 months, where she won the Broadway.com Audience Award for Favourite Female Breakthrough Performance, before returning to London for 6 months in 2009.
Her many other leading role credits include Nancy in Oliver! at Drury lane, Eliza Doolittle My Fair Lady, Ellen in Miss Saigon and Fantine in Les Miserables.
I absolutely LOVED this interview. Kerry had an incredible energy, it was utterly contagious, and I so appreciated her taking the time to speak to us.

Sarah Tucker shares her expertise on helping you with your mortgage journey if you’re a professional in a specific industry. Read on to find out if you qualify...
What kinds of professionals can get good mortgage deals? In some professions, you not only have your qualifications and a structured career path, you also have some big advantages when you're looking for property finance and mortgages. There’s a long list of people that mortgage lenders class as professionals.
Considering the amount of time and money you've invested in your education and your training, it’s only fair that you get rewarded when it comes to mortgage advice.
The careers which usually allow you to apply for a professional mortgage are:
You'll usually need to be fully qualified, registered and practising in your profession and a member of your professional association. But some lenders will consider trainees, especially trainee accountants and trainee solicitors.
Do all lenders offer professional mortgage deals? What do they involve? Not every single mortgage lender offers professional mortgages, but there are plenty out there, all with different criteria and products.
In terms of benefits, you can often get better interest rates because lenders want your business. Do remember, though, that the rate is not the important thing when it comes to a mortgage. There's more to take into account when choosing a mortgage.
Many banks use their headline rate to draw you in, but you will also need to look at the costs in the background, the fees, valuation charges and admin fees. It's also about the rate you may revert to in the future, exit fees and more, depending on your plans.
You can also get better loan-to-value ratios. While there are 95% mortgages for non-professionals, lenders have additional products at better loan-to-values for professionals.
You can also borrow more, which is probably the biggest benefit, because they consider your profession to be less risky. Lenders can predict what you might earn in the future, and you have good job security. You’re a stable client because you've invested so heavily in your own training and professional development, and shown commitment to your career.
How much could I borrow with a professional mortgage? The typical mortgage amount is four and a half to five times your income. As a professional, you can get five and a half times your income and sometimes as much as six times your salary.
Because of that you won’t get realistic figures from a standard mortgage calculator. You need to speak to a broker. To get the best mortgage values you usually need to earn over £50,000 pounds, but it's different for each lender.
Some lenders are willing to be more flexible around your mortgage. Scottish Widows, for example, assess every single application individually rather than sticking to a formula. They offer an offset facility so you can use your savings to save money on your mortgage. You can also choose to change the terms of your mortgage or your monthly mortgage payment at no additional cost. If your mortgage is less than the agreed maximum amount, you can apply for a further advance after six months.
Can I get a professional mortgage as a Self-Employed Consultant? If you are a Consultant or you're Self-Employed in a professional career, lenders will look more favourably on that. They may even offer you a mortgage on just one year's accounts.
Non-professionals can potentially get a mortgage with one year's accounts too, but it might not be as competitive a deal. Lenders are looking for security, and they have more confidence in a professional consultant than in the average Self-Employed applicant.
Something to bear in mind is that every profession has a registered body and lenders will want to see that you are a member of the relevant organisation, or have been within the last five years.
Do I need a Mortgage Broker to find a professional mortgage? A Mortgage Broker can really help you as a professional because not every lender offers special treatment. A broker will know the ones that do and can compare all the different options to find the most suitable products.

How to use the Bank of Mum & Dad to help you get on the property ladder
What is the Bank of Mum and Dad?
A recent report from Legal and General revealed that the ‘Bank of Mum and Dad’ now contribute to 26% of funds to the UK housing market. And if Mum and Dad were an actual bank, they would be the 9th biggest lender in the market.
84% of parents are helping their children get on the property ladder, 57% are doing that with a gift, 18.3% are doing it with a no interest loan and 4.8% are doing it as a loan with interest.
The Bank of Mum and Dad started as a phrase and has become a very real thing. Many parents are having to help their children get on the property ladder - saving for your first home is not easy. And sometimes the deposit is the main factor, but for other people, it's actually the affordability. There's lots of different help available for all of the different scenarios. And we're going to share how your Mum and Dad can help you get on the property ladder and all of the different ways they can do it.
Gifting money towards a property - how does it work?
So the first thing that your Mum and Dad can do is gift money. There's a big difference between being gifted money and being loaned money - lots of mortgage applications involve a gifted deposit. So this is a gifted amount of money that the child uses as a deposit. It's really important that we know if the parents are expecting the money back, because if they are expecting the money back, we have to take these payments into consideration when working out how much you're borrowing and how much you're able to borrow.
It has to be taken into account as a loan, as a commitment. Now on the whole, mortgage lenders do prefer the money is gifted and the difference here is if it's gifted, your parents have to sign a letter detailing how much they'll be gifting and that they do not want the money back - that the money does not need to be repaid and that they therefore have no interest in the property.
Gifted deposit letter
If your parents are gifting you money for a deposit, you will need them to write that letter. We have a template available for you. A lot of lenders have their own templates as well, but we know exactly what the wording needs to be. We will talk you through that and we'll tell you exactly what that needs to say. Often we'll give you the template and your parents can then fill in the blanks and sign it.
This is needed for the mortgage lender, but it's also needed from our perspective, just to make sure that everybody is in agreement, that the money is not being paid back and that we don't need to include it as a loan.
So that's the most common way that people help their children get on the property ladder is by gifting a deposit. However, that is not always possible for every parent. It’s a lot of money and there are other options out there if you don't want to gift the money. If your parent don't want to gift you the money, but you do want to find out ways that they can help you...
Have you heard of the Family Springboard Mortgage?
If you are struggling to save that deposit, there is something called a Family Springboard Mortgage from Barclays. We've actually done many, many cases on the Family Springboard Mortgage.
How does it work?
How it works is you own the property but use your family or friends savings as a deposit to buy your own house with your own mortgage, and they get their money back with interest. You don't need a deposit. You can borrow the full purchase price of your home because your helper provides 10% of security for five years, and this acts as your deposit.
If you're the helper, i.e. if you're the Mum and Dad, family, friend etc, you can help someone buy their own home. You don't have to be their parents. How you do that is you open a helpful start account in your name, which is linked to the mortgage, and you transfer 10% of the property purchase price into it. That is then used as security on their mortgage.
In five years time, you will get an attractive rate of interest on your savings for the agreed term. It's typically five years and you can help more than one family member or friend get their own place at the same time. Once you get your money back, you can obviously do it again.
If you're the homebuyer you don't need a deposit, you can use these savings. So you have 10% into a helpful start account and that will be your deposit. And then you'll borrow 90% of the purchase price. They'll need to keep it there for five years. As I say, you can borrow over 35 years, which can make things a lot more affordable for you, but we will look at the mortgage term completely tailored to you.
You select a fixed rate for five years so that you know exactly what your mortgage payments are going to be, and that they won't change over that time. So it can work brilliantly because the person who wants to help gets their money back and the person who needs the help gets the property and doesn't need to find a deposit. So that's a really, really good scheme with Barclays that we can help you with.
Another option is a Guarantor Mortgage...
Now the other way that you can help (as a parent) is you can actually go on the mortgage as well. So if affordability is the problem, and it's not really about the deposit, then you can go on the mortgage. And there's a few ways that you can do this. So lots of people use the term Guarantor Mortgages, and this is basically where the guarantors income is taken into account when lenders work out how much you can borrow.
Joint Borrower Sole Proprietor
There's something called joint borrower, sole proprietor, which is very similar, and that's where there's two of you on the mortgage, but the property will only be in one person's name.
That's sometimes really, really important to people that want to get on the property ladder. They don't want their parent to be on the deeds because that could involve a lot more stamp duty potentially, but also they want to own their own property. They don't want to own the property with their parents.
So you can go on the mortgage, but you don't have to go on the deeds, which is really useful. And particularly, as I say, with stamp duty, if you own your own property or multiple properties, you do have to take into account that there is an additional 3% stamp duty for any additional properties that you own over the first one.
That can add up to a lot of money.
First time buyers get a relief with stamp duty (at the time of recording the episode) so that’s going to be something you want to avoid if possible. Now, if you are thinking about having a Guarantor Mortgage, you need to take into account that the guarantor will need to be able to afford all of their own current commitments and lifestyle, as well as that mortgage. So you do need to look at affordability and a lender will look at it in exactly the same way as normal. So do bear that in mind. But it is a really good way of helping. There are lenders out there who will let as many as four applicants on one mortgage, and that can really help boost the income!
Are there any downsides to having a Guarantor Mortgage?
Now, the negatives of that is we have to take into account the age of your parents. If they're going on the mortgage with you, when we're taking into account the term. This is what can cause issues for lots of our clients who look to do this. Lots of you look to do this when you're not just first time buyers, but when you're looking at potentially splitting up with your partner and you're wondering how can you borrow this money on your own.
That's when we see this happen, a lot. What you've got to take into account is a mortgage lender is going to lend to retirement age generally. And so if your parents are not far away from that, then the mortgage payments can be quite high and that can affect affordability. But there are lenders that will go up to age 80.
It's not the be-all and end-all, if your parents are in your fifties or sixties, they can still help, but you just need to bear that in mind.
What about lending money to your children as a payback loan?
If you do want to lend your children money or your parents are thinking about lending you money you do need to bear in mind that the lender is going to take it into account as a loan. Some lenders won't accept borrowers if they take a loan to fund their deposit, even from parents. So it can be more tricky if you're doing it that way. It's not impossible though, so you just need to sort of let your mortgage broker know, and they can look into the options there. It's perfectly understandable if you want the money back, but that's where the family scheme may come into account and is a better way round of you doing it.
I've talked about Guarantor Mortgages and joint mortgages.
With Guarantor Mortgages sometimes a charge is placed against the Guarantors house. Now, what this means is that if you are the borrower and you don't pay your mortgage payment, that your guarantors home could be at risk.
Talk about it!
So it's really important that you do have these really upfront conversations going into this - it’s a big deal for your Mum and Dad to help you. You do need to be able to have those difficult conversations around money. I would say that's essential and uncomfortable, but essential because otherwise that's what can lead to arguments later on. It's serious, especially if someone is becoming a Guarantor, they need to seek their own legal advice so that they fully understand the commitment that they're taking on. We recommend that they do that every single time as do the lenders.
What about the Family Mortgage from the Family Building Society?
There are other ways that we can help. There's a lender called the Family Building Society. So it's no surprise that they do a family mortgage, which helps buyers with a low deposit to purchase a property using security provided by their family and the principle behind it is quite simple. It helps families help their take the first step on the property ladder. So as long as you have at least 5% deposit (and that can be gifted) and you have family that will give additional security by using their savings or having a charge on their own property, they are happy to help.
They can do 95% mortgages without the need for a gift or loan. And they have different rates obviously available and different affordability.
Now how it works...
Family members can help by providing security in one or a combination of three different ways, either:
So I'm just going to talk you through the savings. So they would put their savings in the family security account, which earns them interest too. If a buyer can find a 5% deposit from savings or a gift, then the family mortgage allows a family member to provide security for the buyer's mortgage in, by depositing savings in a family security account.
If the house is sold and the property is in negative equity, there is a risk that the money in the family security account may have to be used to make good any shortfall. So you do need to make sure you're getting all that legal advice around it because it's good when it's good.
We've got a case study that I'm going to talk you through just to try and help your understanding here, of how this would work in a real life scenario...
We’ve got the Wilson's story. So George Wilson is 55 years old and he earns a reasonable income as a teacher. His stepdaughter, Christine, has recently graduated from University and he'd like to help her buy her first home. However, he doesn't have savings to spare. Christine has saved seven and a half thousand, a 5% deposit towards buying the flat she's chosen.
She wants to borrow £142,500. However, George can't spare any cash, but he does own his home. The family mortgage will allow George to use some of the value of his home as security for Christine's mortgage. And by doing this, he can help Christine get a more favourable interest rate than she would otherwise be able to get.
He is not using the whole value of his home, just the £30,000 needed to secure Christine a better interest rate. And assuming she keeps her mortgage up to date, the charge on George's property comes to an end. After 10 years, during that time, he is liable for £30,000 of any shortfall should the flat have to be sold for less than the amount that Christine owes on the mortgage. It could mean he'll have to sell his house to find the money. However, the family building society helped by providing a safety net.
And finally, Offset accounts...
Now there's one other way that you can help your children or that your family can help you with the Family Building Society. And that is with a family offset account.
How can you offset family savings to reduce the amount of the Mortgage you pay interest on? So I am going to do an episode on Offset Mortgages in general, but this is really important.
We've got our case study where Dev is 27 and he's landed his dream job. He's finally able to afford the monthly payments on the kind of house he'd like to buy. He saved £10,000 for a deposit. Now, Dev’s grandparents have savings. They want to use them to help him, but they eed the money for their retirement. They're not able to gift it to him.
They put £50,000 of their savings into an offset account with the Family Building Society. They don't receive interest on it, which means that the benefit passes to Dev. So instead of Dev paying interest on the full mortgage, he only pays interest on the loan amount minus these savings of £50,000. This reduces his monthly payments and gives security for the mortgage, which means the interest rate he pays is also lower than he might've got otherwise. So the money remains his grandparents’ money provided he keeps the repayments up and then they can expect it to be returned in full after 10 years. The precise date will depend on the combination of fixed rate mortgage periods chosen by Dev.
The interest that they lose is likely to be less than the amount that Dev's saved by not having to pay interest on the full mortgage amount.
So that is another great way a family can help with affordability. They're a brilliant lender, but they're one of many who actually do help when it comes to looking for solutions for you that are a little bit out of the ordinary as always.
Why working with a broker is a good idea...
I would always say the best thing to do is find a broker that you know, like, and trust that you can have those conversations with and brainstorm, because actually what you need sometimes is a soundboard. We do lots of Zoom calls with parents. We'll do a whole family meeting on Zoom so that everybody feels super comfortable and everybody understands exactly what's happening. The other beauty is we can record all of those Zoom calls. So if somebody can't make the Zoom call or the Team's call, then we can record it so that that can be played back to them and they can feel really comfortable with all of it.
It's a big deal for the child and it is a big deal for the parents. It's not something that everybody can do and so it's just useful to know the different ways.
Finally, to summarise...
In summary, if you are thinking about asking your parents to help you get on the property ladder, or if you're a parent wondering if you can help in some way, you can gift money, you can loan money, you can go on the mortgage and not on the deeds, you can go on the mortgage and go on the deeds. You can have a charge on your property to act as collateral. You can put money into savings accounts, which can act as a deposit or indeed offset some of the interest of your child's mortgage.
You could remortgage as well, so you could remortgage your house which is still really gifting or loaning money, and obviously there are other options out there that don't involve a mortgage such as personal or secured loans.
Just think really carefully, make sure you're getting legal advice. If you're a parent, make sure you're fully understanding what the risks are.
Money is very emotive and it can be very awkward to talk about, but if you are thinking about going into an arrangement with your children, you're going to need to have those conversations and get really comfortable about talking about the uncomfortable. After appearing on BBC Essex in May 2021, Sarah had a lady come on the radio to ask her lots of questions about credit reports and what they mean. It was clear that there is a lack of information out there to help you know what to do with your credit report, and why you need it!

There are 3 credit agencies - Experian, Equifax and Transunion (was Callcredit).
Each agency records details of your active and closed credit (bank accounts, credit cards, loans) and stores it in a report. The combination of data gives you a credit score.
Mortgage lenders generally use this data, and your score, to determine your risk as a client.
Each mortgage lender refers to different agencies, or a combination of them. As brokers - we know this information and it can make ALL the difference between you getting a mortgage approved, or not.
Not enough people are checking their report regularly.
There are sometimes incorrect data on your report, or accounts that should be closed - being aware of your credit report and score is super important!
The reports give us a full picture of someone's credit, and how they use it.

Japanese Knotweed Explained
Sarah Tucker, AKA The Mortgage Mum turns her attention to this rebellious root, a weed that can interfere with your mortgage, moving house and more. Read on for useful facts, tips and advice…
What is Japanese Knotweed? It’s a very aggressive weed that lies dormant through the winter months. It rapidly grows in spring - as much as a foot in a single week! It can reach a height of six feet above the ground, but it's underground that it actually does the most damage.
First, it can ruin a garden because it strangles all other plant life. Then, when it comes into contact with a property, it can root deep into the ground and damage foundations, drainage systems and walls. Ultimately, it can make a house unsellable.
A further challenge is that when Knotweed appears to have been dealt with, it can split and grow back as before. It can be a big problem when building an extension or conservatory or laying a patio, because digging through a root can reawaken it.
How did Japanese Knotweed come to the UK? It was brought over by a horticulturalist called Philip von Siebold, who found the plant growing on the side of a Japanese volcano and decided to use it in ornamental gardens. What he didn't realise is that to survive in volcanic soil, the plant had evolved to have very deep roots.
Once brought to the UK, railway companies used Japanese Knotweed widely on embankments because it seemed an ideal way to prevent landslides.
Is it in my area of the UK? Japanese Knotweed can be found anywhere in Britain in any soil conditions. According to UK government figures, the cost of controlling Japanese Knotweed has now hit £3 billion. £130 million was spent removing it on a site being used for London's 2012 Olympic Games.
Is it easy to tell if you have it? Japanese Knotweed is quite an attractive plant that can be mistaken for other species. It’s not that unusual for it to be wrongly identified, causing a property to fall in value, only to discover that it’s not Japanese Knotweed at all.
So it's really important that you do get a specialist to identify it. Get more than one opinion, because there are different types of similar-looking knotweed, which may not be expensive to remove or so damaging to property.
Can you get a mortgage on a house that has Japanese Knotweed? Many mortgage lenders are concerned that Japanese Knotweed affects not just the existing structure, but future structure like extensions and renovations. As a result, many are reluctant to lend on a property with it - but some will. A broker can help you find a mortgage provider that will offer a loan in this situation.
Whether you can get a mortgage is led by the information a lender gets from property valuers. The Royal Institute of Chartered Surveyors has five categories for Knotweed valuations:
Category One: No Knotweed on the property or nearby.
Category Two: Japanese Knotweed is not seen on the property, but it can be seen in neighbouring properties, more than 7 metres from the property boundary.
Category Three: The plant is not within the property, but it's seen in neighbouring properties within 7 metres of the boundary. It is more than 7m from the house or flat.
Category Four: Japanese Knotweed is present within the property’s boundary, but is more than 7m from the building itself. Any damage is minor.
Category Five: The plant is seen within 7m of the property, within the boundaries or in neighbouring properties, and is already causing serious damage to outbuildings, paths, drains and walls.
Categories four and five mean immediate professional help is needed. A lender will want to see evidence of treatment plans, funds to pay for the treatment and insurance to cover any future reappearance of the plant.
If the property is in categories two or three, lenders want to make sure that you’re aware of the Knotweed, and will ask you to sign to confirm.
How expensive is it to remove Japanese Knotweed? It can be very expensive to deal with - it can cost thousands or even tens of thousands of pounds.
Physical removal might involve removing soil three metres down and seven metres across from the edge of the visible growth. Everything that is removed has to be sent to a licenced waste management facility so that it is dealt with properly. You will also need insurance against it regrowing.
Could I buy a property that has Japanese Knotweed without knowing? The seller of a property is legally obliged to declare if Japanese Knotweed is on the land. Your estate agent should be aware of this - they have to ensure the seller knows the implications of not disclosing this, because it could result in them being sued.
If Knotweed is present, an estate agent should advise you or your seller to look for a remediation firm that offers a warranty for completed work and that is protected by an independent insurer. This will give both the seller and the buyer peace of mind that the property is protected for the future.
It’s important, to be aware, though, that if you are buying a new property, this rule doesn't apply. House builders are under no legal obligation to declare if the site has any historical Knotweed issues. This is a good reason to make sure you have a thorough survey done.
What happens if my neighbours have Knotweed on their property? If your neighbour has Japanese knotweed and they're not controlling it properly, they can be issued with an anti-social behaviour order. There can be disputes about who should pay for the treatment if it's spread from one property to another.
If your property is next to a commercial railway, again it's important to check carefully. Network Rail recently lost a court battle with a resident whose land had been infested by Knotweed from a railway embankment nearby.
What should I do if I think I have Japanese Knotweed at my property? A great place to look for advice and support is a website called JapaneseKnotweed.com.
You can upload a picture, get the plant identified and then arrange a survey. You receive a report explaining the best treatment options and costs, they carry out the work and then resurvey the site to establish whether it's been successful.
In terms of what it means for a mortgage or remortgage, it varies by lender. One mortgage provider will want a 10 year insurance policy, for example.

Non-Standard Construction Mortgages - The Mortgage Mum
I’m asked a lot of questions about non-standard construction properties and mortgages. People often want to know if it’s a bad idea to buy a non-standard construction home - and is it harder to get a mortgage? And where do you stand with buying a barn conversion?
What do mortgage lenders class as non-standard construction?
A non-standard construction house is built from materials that, unsurprisingly, don't conform to the standard definition. A standard property is built out of brick or stone walls with a roof made of slate or tile. Anything else is considered non-standard construction.
Today more and more properties are considered non-standard construction. These are both new builds and also older, especially wartime properties. Every lender has different criteria and rules regarding the types of property they're happy to lend on.
Should I avoid a non-standard construction home?
The great news is that various lenders are happy to give you a mortgage on a non-standard construction property. So don't be put off. There are a few factors involved and some things to be aware of, but generally, it’s straightforward to get a mortgage on a non-standard construction property.
What are the features of a non-standard construction property?
Typical examples of non-standard construction are properties with a thatched roof or flat roofs, listed buildings, flood risk properties, unusual construction properties, prefabricated concrete houses, and timber frame properties.
The reason why properties are classed as standard and non-standard is to help lenders consider their risk. As a general rule, non-standard properties are considered riskier.
What are PRC houses?
PRC stands for Precast Reinforced Concrete - which is a common example of a non-standard construction house. They are also called Airey houses, Cornish houses, Laing Easi-Form, Wimpey No-Fines… there are lots of different names and types.
Reinforced concrete houses helped provide housing for lots of people after WWII in desirable locations outside the big cities. Concrete was cost-effective, lightweight, hard wearing, and fireproof.
But 20 to 30 years on, it became clear that these concrete houses were not ageing well. The steel supports were corroding and concrete blocks were becoming cracked, prompting mortgage lenders to stop offering mortgages on these properties. Today, there are ways to repair these properties and make them acceptable to a mortgage lender, via a PRC certificate. You will need professional advice and a structural engineer for this.
How do I go about buying a non-standard property?
If you like the look of a non-standard home it’s a really good idea to get a Homebuyers Report done or a full Structural Survey so that you understand what you’re getting and that you’re happy.
The lender will get a valuation done and advise you if there are any issues. Your solicitor will also do searches on the property to check for major problems, so you are well covered.
What happens if you get a Zero Valuation from a lender?
It seems baffling to get a zero valuation from a mortgage lender¨- but what it means is there’s something they're not happy with. We recently experienced this with a client buying a thatched cottage. The roof needed fixing and the lender wouldn’t accept the property unless the work was done.
We managed to get the decision overturned by putting forward a really good case for our client.
Can I get a mortgage on a timber framed property?
There are more than 200 varieties of timber frame properties on the market, so it’s difficult to talk about them in any depth. Again, the details will come down to your survey. You might find that a lender wants a damp and timber survey on the property. Lenders are often interested in the exterior of a timber-framed building, preferring an exterior that's predominantly brick or stone.
An exterior that's more brittle, like metal sheet or plastic can make it harder. You should get a mortgage, but it comes down to finding the right lender.
Are steel-framed homes mortgageable?
Steel-framed homes are another type of non-standard construction and, yes, they are mortgageable. Lenders will often want to see a structural engineer’s report to check the frame.
So there’s a clear trend here. Every non-standard construction mortgage is dependent on the survey. If you don't know much about surveys and how they work, listen to our recent interview with Colin Horton [LINK].
Is it OK to buy a barn conversion?
Barn conversions aren’t for everyone but they can be beautiful. With high ceilings, big entrances, open plan areas, you can make them super contemporary.
People ask if barns hold their value - and they do, like any other property. The main difference is that they can cost a lot more to build - often because of listed building requirements and the use of specific materials. So you might not fully recover your costs if you resell. But if you don't plan on selling for a long time it can be well worth it.
Can I get a mortgage on a barn conversion?
Yes, although the loan-to-value may be restricted. One high street lender offers at 80 percent loan-to-value for a barn conversion.
People often ask if they are classed as a new build - which depends on the date of conversion.
How do you tell if a house is prefabricated/has cladding/has render?
Your estate agent should be able to tell you if it's non-standard construction - you can often tell houses from a certain era. Plus, prefabricated houses are quite easy to identify.
Often it will be stated on the property details if it’s non-standard construction. But generally, you need to rely on the survey to get the detail.
Can a Mortgage Broker help with a non-standard construction mortgage?
It’s a great idea to talk to a Mortgage Broker right at the start of your property journey so we can be involved at every step. Getting a non-standard construction mortgage does involve more research, but we don't charge anything extra.
The mortgage you need will be largely down to the property in question because there are so many different types, lenders, and criteria.

High Net Worth Mortgages - The Mortgage Mum
If you earn more than £150,000 a year or have more than £500,000 in net assets (excluding your home), that makes you a high net worth individual.
It’s interesting that often the more money people have, the less they like to talk about it - but when it comes to mortgages for this group of people, it’s really important to get the right advice.
Why is borrowing different for high net worth individuals?
If you have high net worth and are looking to borrow for a mortgage against net assets or other property, you’re often restricted to a few lenders or private banks. This is because of the way you prove your income.
It’s difficult to do this alone - you will need a broker who has relationships with private banks to negotiate terms for you.
Another big challenge for high net worth individuals is proving your income - which we’ll cover in a moment.
What are net assets?
These assets can be shares, trusts, hedge funds, even a yacht or private jet. And while not usually classed as assets, cars and art can also be used as leverage against borrowing.
So the first step if you’re looking for a high value mortgage is to speak to somebody who can identify your assets and give you a valuation.
How can I prove my income?
Lenders are typically looking for regular income, to reassure them that the mortgage repayments will be met. But a high net worth individual often has irregular income - it can come from bonuses or share dividends, hedge funds, or limited partnerships. Many lenders don't accept this type of income or situation which is why we need relationships with private banks.
The right broker will know how to explore proof of income using your assets and find the right finance for you.
Why is flexibility important for high net worth mortgages?
If you earn your money in lump sums, you will want to pay off a big ‘chunk’ of your mortgage. With typical high street mortgages, overpaying by more than 10% incurs an early repayment charge - which can be a significant amount. You will want more flexibility about how you pay back the loan.
Does my net worth affect how much I can borrow?
Yes - and if you want a mortgage you will need a statement of high net worth. Often a lender will have a template that your accountant can complete and sign. This is used as your proof of income.
Is it hard to get a mortgage on a home worth over £1m?
There are many more million pound homes out there today - we have enquiries for £2 million homes too. But many lenders are not happy to lend that amount of money.
It’s less about your income and more about the lack of underwriting expertise. A £1 million mortgage usually means delays and lots of paperwork. That’s why we work with a specialist team that looks at private banks and specialist lenders.
Can I get a £1million mortgage on a self build?
Self build is becoming more and more popular. With a self build mortgage, after you borrow the money to buy the land, the rest of the loan is released to you in stages as the building progresses.
There are two main types of self-build mortgages:
Arrears stage payment mortgage - you pay upfront costs and receive a percentage of the value at the end of each stage.
Advance stage payment mortgage. This is a cost-based loan where the lender releases the money to you in advance of each stage of the build. You don't need as much cash at the outset.
Lenders will want to understand a lot about the build: what your plans are, your experience, and the people in your team. Self build mortgages are often interest-only which makes the payments a little bit more affordable.
Do high net worth individuals need life insurance?
Yes, absolutely, probably even more so because they have a lot to lose!
But also, if anything were to happen to you, it could cost the people around you money. Inheritance tax liability, for example, would be much higher for somebody with a lot of assets to hand over in the event of death.
How does life insurance work for high net worth individuals?
Life insurance pays out a sum of money if you die unexpectedly. Depending on the sum insured, your mortgage could be paid off so your family can stay in the property. But you don't just have to cover your mortgage, the money can be used for anything you like.
Another product - family income benefit - provides those you leave behind with an income rather than a lump sum. Critical illness cover is also important, and income protection is worth looking at, to keep the money coming in if you’re unable to work due to illness or injury.
What kind of business protection is available?
If you're a majority shareholder, you need to consider what would happen to your business if you weren't around - Shareholder Protection could be an important type of insurance.
If you personally are crucial to the future of the business, you may need Key Person cover. Essentially you're making sure that if you’re not there, the business can pay for somebody else to take over.

In any complex situation, it really pays to have a broker working on your behalf - and that’s even more true for a high net worth individual.

So who is Andrew Montlake (if you don't already know!)?
Andrew is a Finance professional with over 25 years of industry experience, Andrew started in the mortgage industry in 1994.
In 2009 Andrew was a founder of Coreco, responsible for growing the brand, marketing and communications, as well as lender liaison. He was made MD in 2019 focussing on the overall vision, strategy, and culture of the company.
As Coreco’s media spokesperson Andrew can often be seen or heard on TV and radio as well as regularly commenting in the national, local and trade press.
He has appeared on BBC TV News, Working Lunch, BBC Radio 5 Live, Wake Up to Money, Drivetime, BBC Radio 4 Moneybox, Today Programme, Sky News, ITN News, Channel 5 News, LBC Radio Property Hour and is a regular on Clive Bulls show and Property Radio.
He also regularly comments for BBC News online, The Times & Sunday Times, Financial Times, Daily Mail, This is Money, Evening Standard, The Express, The Telegraph and more.
More commonly known as "Monty" he is the author of a highly acclaimed Mortgage Blog, presenter of a monthly property and mortgage podcast, public speaker, presenter, and regular industry columnist.
Winner of several industry awards including “Broker Business Leader of the Year (up to 40 advisers), “Mortgage Strategist of the Year” as well as winning “Mortgage Personality of the Year” twice. He is also a double recipient of the "Best Press Spokesperson" and “Best Marketeer” gongs at the British Mortgage Awards.
Andrew is now proud to serve as Chairman of the Association of Mortgage Intermediaries, (AMI) as a cheerleader for the Mortgage Industry as a whole and continues to work at the coal face, writing mortgage business and advising clients.

In this episode Sarah Tucker tackles the subject of "mortgages for contractors", giving you advice on how you can get a mortgage when you are a contractor.
It can be super confusing to know how to get a mortgage when you are a contractor, and you might be wondering how you prove your income
Questions we cover in this episode:
What is a contractor mortgage?
Can I get a mortgage if I am a contractor?
How is my income worked out?
What if I am a CIS contractor?
What is the day rate calculation?
How to borrow with your day rate
Documents you need to get a contractor mortgage
How long do you need to have been a contractor for to get a mortgage?
What is the minimum contract period to get a mortgage?
Am I classed as employed if I am a CIS contractor?
Am I classed as self employed on a mortgage application?
What paperwork do I need to get a contractor mortgage?
To break down a typical day rate calculation for a mortgage lender:
Day rate x number of days worked per week
Total x 46 or 48 weeks (this allows for assumed breaks for holiday and gaps between contracts)
This gives you the annual income we would use for a mortgage application.
This is then multipled by the lenders income multiple to give you an affordable mortgage amount.

24/12/1984

In the meantime, our top 3 tips for the self employed:
Be aware that you can’t have your cake and eat it! If you want to use your earnings to borrow money you need to declare them.
Try to ensure your latest year is not lower than the previous year. A lender usually takes an average of 2 years accounts but if the last year is lower they’ll use this figure.
Be organised and think ahead. My remortgage is due in 2022 so I’ll be making sure my accounts are well thought through in the 2 years leading up to this.

It's almost the end of 2020 - and what a year it has been!!
2020 has taught us so much about what is the most valuable to us all - health, time, and connection.
Now it is time to close that chapter, to reflect on what the year has taught us and to look ahead to 2021.
Light your candle, grab your journal and feel inspired to set some intentions for yourself and your business in 2021.
Sometimes we need a prompt, or a prod, to make time for ourselves to reflect. To consider. To imagine. To day dream! Why do we need a prod? Because alot of us don't consider it a "productive use of our time" when "there is always so much to do". But we're wrong.
Firstly, I am a huge believer in the Law of Attraction - therefore day dreaming is HUGELY productive in my eyes. Day dreaming will BRING you to your vision!
But secondly, as my last episode talked about, time for YOU is going to gift you MORE time, more energy and more moments in life that you'll cherish. It is a weird truth and one that you will only believe when you try it for yourself!
So back to your 2021 intentions.... it's time to set yourself goals for who you want to be when we gather again in 1 year. You have the opportunity to take 365 steps towards your future vision, if you take one step every single day. This episode will guide you on how to take the first step - intention setting!
Do you need another reason?
Think of the planet! When we collectively do something like this, when we work with INTENTION, we raise the vibration of the planet. It is hugely powerful! So be open minded, dive in, and I can't wait to hear what comes up for you in this episode and what your goals and intentions are!
