Dani from DVC Resale Market joins us this month to review Average Sales Prices, Right of First Refusal activity, and DVC inventory analysis for June of 2024. Grand Floridian saw a notable price increase while the Polynesian resort cooled down. The rest of the market stayed consistent. Seven contracts were repurchased last month. Inventory is rather low at 369 listings at the time of recording.

In December of 2023, Chad joined Lyn Metler's Families Fly Free program. Today's show is a status update and review after nine months in the program. It takes a while to get signed up for all the cards, get the introduction bonuses, and start booking free travel. I've earned 857,000 points from Chase, American Express, and Capital One in the last nine months. I've worked Lyn's system and added numerous other cards. I've had one free companion pass flight and have three more free flights booked for 2024 and redeemed $650 worth of points on a Disney Cruise downpayment. I've been an overachiever on Lyn's system but am returning to her approach's simplicity. I've almost actualized my $1600 investment in Families Fly Free and have earned $10,000 of free travel points ready to go to work, but your average family that wants to earn free travel without making the point-and-mile game a full-time hobby will be well-suited for Lyn's Program.

Grand Californian owners review the DVC studios, 1-Bedroom, 2-Bedroom, and Grand Villas at the Grand Californian. The studios are fairly typical DVC. The 1 and 2 Bedroom villas have an awesome kitchen with a space-efficient booth-style kitchen table, a third bathroom with a walk-in shower, and the Grand Villas include a billiards table. The general consensus is that the room's decor and design elements are slightly elevated above most DVC rooms; however, the real "star of the show" is the proximity to Disney's California Adventure theme park and a quick walk to Disneyland. April 2022 set a new record high for the number of contracts Disney Vacation Club bought back through the Right of First Refusal process. The ROFR monster was set free and gobbled up 41.61% of the contracts sold in April. Average sales prices saw a decrease of about 3.1% or $6 per point on average. Disney vacations generate some awesome family memories. Dan Klamert shares his DVC membership report and a funny story about the Kitchen Sink at Beaches and Cream. The lights and the delivery performance were a bit overwhelming at first. This was a new experience for the family and they weren't used to the attention that comes with ordering a Kitchen Sink. One of their retold and fond family memories is how Dan's wife reluctantly agreed to take a photo with the sink as long as it wasn't shared on social media. Andy Berry joins the show to review September 2021. In all but 3 resorts, we had a slight decrease in average sales price. Disney has been more aggressive in exercising its right of first refusal on contracts. 80 contracts were bought back during September (which is more than the last three months combined). We saw huge spikes in Animal Kingdom, Saratoga Springs, and Old Key West. At the time of recording, we saw 400 active contracts on the market.

Jodi Gross joins the show to discuss July 2021 average sales prices, inventory, and Disney buybacks of DVC contracts via their right of first refusal. The market's inventory stayed relatively consistent - buyers and sellers were joining the market at an even pace. The price increases we saw earlier this year generally stayed the same, with a few resorts moving slightly. It's hard to overlook the number of reduced contracts on the market when you scan over the listings. Jodi believes sellers may have been a bit ambitious in their asking price and have started to decrease prices. Old Key West and Saratoga dominated Disney's buybacks. Copper Creek was also repurchased for the third consecutive month in a row.
