Meredith Lane Ferguson had big plans of having a career in TV Broadcasting, but after graduating with her degree she landed a job in New York that made her rethink her plan. Looking for a new career path, Meredith reached out to her mom, a Real Estate mogul (Kitty Lane), who quickly offered for Meredith to join her team back in Kentucky. A few short weeks later Meredith was licensed and working through “Kitty Bootcamp”. Now, 10 years later, Meredith is running a very successful family operated Real Estate business.

As we reflect on every meeting, phone discussion, or interview with our clients, we realize that there are some universal traits that the most successful real estate investors possess. We are excited to share these attributes with YOU.
They are BOLD. They are courageous. Everyone has fears, even great investors. What separates great real estate investors from everyone else is that they are NOT AFRAID to start. They are eager to get their hands dirty.
They are OPTIMISTIC. Great investors have great inner confidence in themselves that, in the end, THEY will win. In fact, they routinely EXPECT the most favorable outcome will occur for them. This doesn’t mean that “optimists” are the only successful investors… actually, being a “realist” can be just as helpful when needing to consider the downsides of an investment. Great investors are simply optimistic that THEY CAN FIND A WAY TO WIN.
They are AUTHENTIC. In a world dominated by social media, people are seeking authentic individuals more than ever. The best investors are genuine. They are the real deal. They are honest whether they are right or wrong. They are reliable and trustworthy.
They have GREAT RELATIONSHIPS. Great real estate investors realize that THEIR success is LIMITED to the help that they receive from others. Great investors most often live by the Golden Rule (in their personal and professional lives). As I mentioned previously, they are authentic so they learn to surround themselves with reliable and trustworthy teammates.

They know their STRENGTHS. This means that they also know their weaknesses. The best investors make it very clear what they are good at and what they are not. Great real estate investors learn to hire the best people to back-fill their own weaknesses.
They are INTENTIONAL. No wasted steps or wasted movement. Great investors WALK WITH A PURPOSE. They set goals, follow a plan, and hit their goals. Successful real estate investors live a purpose driven lifestyle that starts with the question, “WHY.”

They follow a SIMPLE PLAN. They understand that so much of success is getting up every day and going to WORK! Great real estate investors don’t overly complicate their lives; they stick to the fundamentals. Real estate success is a product of intentional reaping and sowing. You must plow the field, plant the seeds (sowing), and then you get to reap the rewards of the harvest. After you’ve enjoyed the fruits of your labor, wake up tomorrow and repeat.
They CREATE multiple income streams Great investors don’t go “all in.” Investing isn’t a dramatic scene at a Vegas casino. Great investors diversify. All businesses experience ups and downs. The best real estate investors create multiple streams of income so that they can “weather the storm” with their other businesses when one particular investment or industry isn’t performing well.
They are DRIVEN. Great investors aren’t timid. To use a basketball analogy, they drive the lane and score. Successful real estate investors have a tremendous work ethic. Their drive causes them to strive vigorously toward their goals.
They learn to DECIMATE DEBT. Debt hampers your net profits. I’ve NEVER met an 80-year old with a loan on their apartment building. Why is that? While real estate investors may have used a bank loan to initially purchase their rental property, they understand they they are ultimately in business with the bank until they pay off their loans. Successful investors take great strides to pay off their mortgages systematically and quickly. The greatest limit to your success is how much you choose to involve debt in your business.

Having the audacious goal to be a millionaire by the age of 25 seems like a crazy goal when you are 15 living in a trailer park, but to then accomplish that goal is even crazier. Sean Moudry gained incredible momentum in the real estate industry at a very young age including closing 72 transactions in his first year of brokerage, being admitted into Remax’s Hall of Fame his second year, and being a titan investor with over 86 multifamily units and 26 single family homes.
Then, in 2009 the recession hit and Sean, who just years earlier making over 7 figures a year, lost it all. He owed over $440,000 in debt after being forced to short-sell all of his real estate investments. Instead of declaring bankruptcy and giving up entirely, Sean took it as an opportunity to reinvent himself and truly rise out of failure. However this time, he wasn’t interested in building for the money – he wanted to prove that you, and you alone, are in charge of your outcomes of your life.

As a conclusion to last week’s Part 1 of Real Estate event planning, Amy and Kyle deep dive into the details for the day of the big event and what important step most people often overlook – what to do after the event is completed. In Part 1, “the plan” was discussed and how to create the plan. In this episode, steps 7-14 are covered and is more focused on recruiting the right people and implementing your plan.

Jared L. Lofton, MBA is the broker owner of a boutique real estate firm based in Houston, Lofton Realty. In this special episode, our own Kyle Malnati, CEO of Calibrate Real Estate, delivers a motivational speech to the Bakersfield Association of Realtors at their Leadership Summit in California. Kyle was recently recognized by the Denver Business Journal as one of its “40 Under 40” honorees. He was also recognized nationally by Realtor Magazine as a “30 Under 30” honoree in 2012. After the “30 Under 30” honor, Kyle made it his mission to travel across the United States and interview the alumni members of this group. He wanted to understand what set them apart from the average real estate agent. Kyle collected the lessons and is in the process of writing a book about best practices for real estate professionals. The theme of Kyle’s work is that success is regularly born out of failure. His interviews include an introspective exercise called, “Dear Younger Me,” which often results in the “advice you WISH you KNEW when you were 22.”
During this keynote presentation, Kyle shares with the audience WHY he does what he does, how living debt free has positively impacted his business, and what three consistent findings he has found in his research from interviews of other Real Estate leaders. The three repeated findings discovered during these interviews related to the advice each leader would tell their younger selves. This advice centered around the effects of; influences, income, and initiative.

Eric Rollo is a luxury real estate specialist out of Boston, honored as one of Realtor Magazine’s “30 Under 30” nationwide in 2015. Eric has been a licensed real estate professional for over ten years and a Realtor for the majority of that time.
