Here you can listen to exciting info about Philadelphia Condos, from high-rises to low-rises and everything in between, by Real Estate Professional Mark Wade. Welcome to our podcast with Mark Wade of BHHS, Fox and Roach Realtors, CenterCityCondos.com - where we delve into property valuations with regards to condo special assessments. We discuss its implications on contracts of sale, potential negotiables, and how they affect a given building's value and demand.
Discover how the nature of special assessments can influence market behavior. We look at real life examples of buildings such as the Plaza at 1901 Walnut, where their non-visible - but significant - special assessment led to years of stunted growth. Learn about how large, less visible assessments can cause the demand and value of a building to decrease.
The podcast also explores different financial layouts of buildings – from those that plan ahead with significant contributions to their assessment funds, to those that prefer spontaneous collection. Special assessments can influence the market attractiveness of a property and understanding them can be key in making informed purchase decisions.
Lastly, we also differentiate general talk of future improvements from actual assessments. Mark shares the important implication that, unless a future improvement is officially agreed upon and recorded, it cannot be considered a special assessment.
This podcast is essential listening for anyone interested in condo investment, looking to buy a condo, or even anyone curious about how condo special assessments work. If you have any questions or comments, feel free to reach out to Mark Wade at 267-237-3404. Thank you.
In this podcast, Mark from CenterCityCondos.com at BHHS Fox & Roach Realtors discusses the ramifications of a recent lawsuit that the National Association of Realtors has settled and its potential to fundamentally alter the real estate industry starting in July. This podcast touches on the uncertainties around commission procedures, the implications on realtors and buyers, and a forecast of future industry changes.
Mark breaks down the lawsuit results and dives into two crucial outcomes. Firstly, a selling agent can no longer disclose in the Multiple Listing Service the commission a buyer broker will get if they sell a property. Secondly, a buyer broker must secure an agreement on their commission from a buyer before beginning the property search process. He anticipates that these changes will lead to a decrease in the number of Realtrors due to the high costs associated with being a realtor.
Mark also examines potential strategies for buyers and sellers amidst these changes. He suggests some buyers might ask for property rebates to cover their agents' commission costs and anticipates a rise in popularity for open houses. He also foresees a potential shift in the selling paradigm if sellers opt not to pay a buyer's agent's commission.
Looking ahead, Mark predicts that buyers could increasingly hire transactional agents that provide limited representation to help navigate the home buying process, and charge a percentage of the sale price. He also sees potential for real estate commissions to decline, with realtors possibly taking on more roles for less commission. Mark also theorizes about the negative impact on property values if condos stay too long on the market due to commission changes.
Mark acknowledges the real estate industry's future remains uncertain and commits to provide ongoing updates. He wraps up by opening the conversation to listener feedback and thoughts on the evolving landscape.
Welcome to a brand-new podcast episode, hosted by experienced realtor Mark Wade of BHHS Fox and Roach Realtors. Tapping into his rich 35-year experience as a realtor and a resident of Old City for 22 years, Mark provides invaluable insight into different buildings in Old City.
Beginning with 108 Arch, Mark shares that this building has a clean, inviting look with its zinc and brick exterior. He notes only one complaint about the lack of options for a second parking space, but acknowledges such issues come with living in Center City.
Across the street, 101 Arch, while drawing praise for its beautiful facade, is often criticized for its rather dated, worn interior and security concerns with an occasionally unlocked front door. However, on the flip side, Mark mentions the hugely appealing factor of this building is the phenomenal dollar per square footage and its unique units.
The National, another building under spotlight, wins hearts for its underbuilding parking, newness, and loft-like look that seamlessly integrates with Old City's vibe. However, some units have walls that don't extend all the way up to the ceiling, causing noise transference. Mark points out that this issue has been solved in numerous units.
The tour winds down at 102 Church where Mark lauds the building but mentions some concerns about the entranceway and aging hallways. Despite this, the units charm with their unique details.
Mark concludes by inviting listeners to share their thoughts, questions, or comments by contacting him directly at Mark@Centercity.com.

Mark discusses how these neighborhoods, previously overlooked by condo buyers, now boast a variety of modern, new-construction buildings, with many featuring tax abatements. The property types available in this area have shifted significantly over the past two decades. Not too long ago, one-bedroom units were predominantly found, but as the neighborhoods have grown and stabilized, larger and pricier condos have made an appearance.
These neighborhoods have become top areas of interest for many buyers, particularly those looking for modern amenities, smaller one-bedroom units with affordability, or simply wanting to live in a hip locale. As these neighborhoods continue to urbanize, with more businesses and restaurants adding to the walkability and livability, Mark sees steady and increasing growth in their value.

Join me, Mark Wade, of BHHS Fox and Roach Realtors and centercitycondos.com, in my latest podcast where I reveal the inside scoop on some of Philadelphia's prime condos in The Society Hill neighborhood. Drawing from my 35 years of experience in the field, I share the feedback, insights, and little-known facts from potential buyers touring these captivating city spaces.
Step into the heart of Society Hill Towers on Locust Street, where visitors are surprised to discover lobbies that are authentic portrayals of the buildings' vintage charm. Although some may be taken aback by the size of the bathrooms, the towers are renowned for their cleanliness, welcoming front door staff, fantastic views, and amenity-rich offerings including a gym and one of the best outdoor pools downtown.
In St. James Court, sandwiched between 5th and 6th Walnut and Locust, unfolds a tale of low-rise townhouses enveloping an idyllic interior courtyard. Visitors revel in the desirability and highly livable layouts of both upper and lower level units. With low condo fees and unexpected parking space availability at nearby Independence Place, these residences continually hold their market value admirably.
Moving on to 410 South Front Street, buyers are frequently surprised by the extraordinary quality of this Toll Brothers unit. Visual stimulation aside, lower noise levels, garage parking, and impressive cleanliness attest to this building's positive reputation.
Finally, we delve into the ever-relevant Hopkinson House, one of Center City's best value-for-money buildings that continuously impresses with its impressive management, spectacular views, and attached square. Find out why buyer feedback remains largely positive and what factors influence the diversity of unit prices within this 50-year-old building.

With more than three decades of real estate experience at his disposal, Mark dissects the criticisms and compliments he frequently hears from buyers about these sought-after buildings.
Join him as he kicks off his narrative with a detailed overview of Abbotts Square. Despite its distinctive designs and uncommon floor plans that typically pique the interest of buyers, some aspects like the outdated lobby, and the no-pets policy stir negative feedback.
Next, he explores Bella Vista Lofts, talking about the sparse number of units available for sale and the rare opportunity to secure two-car parking. He then dives into the penthouse units' majestic skyline views, making them some of the most eye-catching in the area.
Switching the attention to Hawthorne Lofts, Mark outlines how the well-maintained building leaves buyers marveling over its high-end amenities. Fitzwater Lofts also takes the limelight as he goes over the private parking and the sizable storage spaces provided. Mark outlines the boon this area has enjoyed over the past decade, attracting many more buyers than ever before.

In this podcast, Mark Wade, a seasoned realtor with CenterCityCondos.com, shares feedback he has gathered from buyers who have viewed several condos in the Washington Square West area. With 35 years of experience in selling condos, he offers an insider's view of five properties: The Western Union Building, The Lenox, Center City One, Le Grenier, and the Old Shoe Factory.
After showing The Western Union condos to potential buyers, the feedback tends to be positive, be it on cleanliness, staff friendliness or in-building facilities. The only possible negatives are with limited parking and noise interference from nearby helicopters. The Lenox has buyers charmed by its pre-war details, while Center City One is lauded for its value-for-money element.
Meanwhile, Le Grenier stands out for its modern interior finish and reasonable condo fees. Lastly, buyers visiting the Old Shoe Factory usually rave about the sublime skyline views and its hard-edge loft-like aesthetics, and the only pointed out concern being the single slow elevator.
Stay tuned for future podcasts with more insider insights into other buildings around the area. For more info, reach out to Mark Wade at 267-237-3404 or email Mark@CenterCity.com.

Located on the northwest corner of 22nd and Chestnut Streets sits the "pre-war" styled condos of the Coronado building. Just west of the Rittenhouse Square area and with a total of 37 condos in the building, this almost boutique condo building has some very interesting units. Most either have a northern or southern exposure and there is a maximum of 4 units per floors. I think what most of my buyers appreciate is the sense of space that each condo provides. From formal dining rooms to original flooring- The Coronado Condos really give you a feel like each condo is a little ranch house in the sky....they are really home-like in their detailing and layout. Lathe and plaster walls, crown moldings, and five panel solid doors all complete the interior look of each condo. Many units here do NOT have living room/dining room combinations. Most kitchens are galley in style- the saving grace being that most have a door out to a balcony or fire escape which my buyers find refreshing. I think The Coronado is without a doubt one of the BEST values to be found in 19103 for high rise condo living. You are not going to find this kind of space at the prices the building commands. And kudos to the condo association for the ongoing facade work. Most associations ignore this need...but the owners at 2201 Chestnut are putting money into the building to maintain their investments and I think that is a damned good thing! Learn more about The Coronado here: http://centercitycondos.com/mid_rises/coronado.html
It's a life of luxury at Parc Rittenhouse. High-end condominiums with stainless steel kitchens, wood flooring, and a 1500 square foot terrace with skyline views overlooking the pool.
24-hour doorman service, beautiful lobby with fireplace, media room, lounge, fitness center, and outdoor pool with deck area for entertaining. Separate storage units. Pet friendly building.
Known as "The Dorchester", this wonderful building offers studios, one, two, and three bedroom units. The Dorchester Condominiums do offer rental parking for a fee and there is a BEAUTIFUL rooftop pool (membership required).
Wonderfully oversized windows provide great views from almost every unit. Similar to the Wanamaker House condos, the Dorchester is a twenty-four hour doorman building. Dorchester condos are a consistently fabulous buy for those looking for a residence on "The Square".
This Art Museum Area condominium offers breathtaking views of the Philadelphia Skyline!
Amenities include hardwood floors, an on-site fitness center, library, and outdoor pool. Lovely landscaped common areas and parking on-site! Read More about Cityview Condos Here!!
The Tivoli condos (1900 Hamilton St) in Center City Philadelphia are comprised of a high rise building and is accompanied by a low rise set of courtyard condos that face a really nicely manicured enclosed lawn area. Almost all units at The Tivoli condos have parking and the condo association employs a full-time doorman.
Condos range from one bedroom to very large three bedroom condos and are known for having great closet space and lovely open kitchens.
One, Two, and Three-Bedroom Condominiums with a convenient gourmet market, a sidewalk cafe, and fitness center. There is a 24-hour concierge and valet parking as well as high-speed elevators to take you up to your life of luxury including 10-foot ceilings, custom appliances, stone baths, and hardwood flooring!
There are really a number of floorplans at 1101 Locust St. and many units on the higher floors have a value that centers around the balconies/terraces (some are HUGE). The south facing condos on the higher floors have great views and are known for an abundance of natural light. Many of the kitchens in the condo building are the same (style, color, and size) with a butterscotch colored tile backsplash. Bathrooms have ample size as do the walk-in closets. Again- Layout and overall size varies in many units (as does the view) so it may be difficult to compare "apples to apples" when trying to comp the value of the Western Union condominiums. Parking in the lower level is limited and is manned- as many condos have "lifts" and the cars are stacked- so few folks can self-park their car..they would use the valet. The condos do have a smallish gym on the 4th floor-which I have yet to see being used on my visits to 1101 Locust. I think most Philly condo buyers will agree that the location of the Western Union is strong- a very residential locale right in the heart of Washington Square West- and is adjacent to Jefferson Medical Hospital.
The Symphony House Condominiums at Broad and Pine Streets range from one bedroom flats to four bedroom penthouse units (848sq ft- 2232 sq ft). The Symphony House offers on-site parking, 24-hour concierge, as well as on-site pool, gracious gym, and community room areas. With a maximum of nine condominium residences per floor, good ceiling height and some floor to ceiling glass wall windows, the units are bright and cheery and offer a wide range of customization options.
We have always found the staff to be very polite and helpful, and the proximity to cultural activities on the Avenue of the Arts is incomparable. Looking to make some your own new music in a Center City Condominium? Give me a call, and let's see the Symphony House condominiums at Broad and Pine Streets!
Located in the Logan Circle area of Center City (roughly, the mid-North West quadrant of town), sits a quiet almost unnoticed mid/high rise condo buildings, simply known as 2201 Cherry St.
Clad in a white stucco-esque exterior interrupted by a series of windows and small balconies, this 11 story, 44-unit condominium building was first occupied in early 1988. Interestingly enough, almost all units have parking. Penthouse units available as well. Listen now to learn more!
The Murano is probably one of the most striking modern condo buildings in Philadelphia and is a wonderful addition to our skyline.
Some units include parking and additional storage space. One of the largest and nicest amenities floors in town- the 6th floor has a pool, large gym, conference area, and outdoor deck- really smashing. The "02" and "03" units are really groovy in the fact that they have a large curved glass living room..with mostly floor to ceiling windows. Views are lovely and common areas are always clean and well kept.

2601 Parkway Condos are a great addition to the Art Museum Area. These wonderful Philadelphia Condominiums have soaring 10-foot ceilings and oversized yet energy-efficient, fully operational windows. Most units have spectacular city views. Ample storage and closet space in every unit.
The building offers a state-of-the-art fitness center and spa as well as a 24-hour concierge and maintenance. We like The Ellington because it offers a wonderfully urban setting, in the Rittenhouse Square area, and has become very popular with those looking for a modern, newly constructed high rise condominium in Rittenhouse Square area with lovely finishes.
This former Daily News Building at 2200 Arch St. sat empty for many years as a blight on The Philadelphia skyline. Thanks to the developer for rehabilitating this historical building into a wonderful condo loft building at an awesome location in Logan Square.

Located just south of 23rd and Market Streets is 23 S. 23rd St. condos- a previous garage that was cored out and developed into condos. The most interesting thing about 23 S. 23rd is the fact that the developer did a smashing job on the courtyard/interior facing condos- a quiet reserve of condominiums that come to life every spring with some really nice landscaping and many of the condos have nice balconies that overlook the space.
Most of the units are flats- though most of the penthouse condos are bi-level. Indoor parking exists for most condos, and there is a 24-hour doorman. 83 total condos ranging in size from 783 sq ft to the large penthouses- the largest condo is 4477 sq ft.

The location speaks for itself. I recently named the building one of my TEN BEST in Center City and if my other half would allow, we would move into the building tomorrow. Most buyers view the condo fees as being high- but almost all utilities included. Nearby parking (rental). Easy access to highways. You will get a lot for your money at 1100 Vine in terms of the size of the units- most buyers impressed with that fact. Med students seem to flock to the 550 sq ft one bedroom units. Doorman building.
1100 Vine was smart in deciding to limit the number of rentals in the building- somewhere around 25% max. Keeps the building "easy to finance". Hallways a bit neutral- and washer/dryers are common and in the hallways (coin-op)- but can be installed inside units at owners expense. Basement storage. A smart buy for the space!

Known simply by Philadelphians as "1830", the condominium building sits on the south of Rittenhouse Square and was the first high-rise to appear on the Square back in the mid-1920's. Originally an apartment building- this Beaux Art styled building is hailed as one of the finest examples of pre-war architecture amongst the condo set here in Philadelphia. The condos at 1830 Rittenhouse are unique in the fact that very few- if any of the condos in the building are alike...having been broken up and added onto over the years.
What few know is that there are two penthouse units here- and both are only accessible by taking the elevator to the 18th floor- then walking up a flight of stairs to reach those two condos....when built- these were the maid's quarters/apartments for the "help" in the building....and 1830 is the last remaining condominium building in town that have elevator attendants. The condos range in size from 1000 sq ft one bedroom units to entire floor condos which are over 5000 sq. ft. in size. I believe there may even be a few bi-level condos in the building....but I am pulling that from a shaded memory from years ago. The condos at 1830 Rittenhouse do not offer parking, but other options around Rittenhouse Sq. do exist. The doormen at 1830 are nothing short of kind and helpful. I have sold a few units in the building over the years- just know that there are not a lot of units in the building (41 total). A really fantastic groovy pre-war condo building with lots of cache and some terrific views of Rittenhouse Square.

Known as Center City One, this Philadelphia condo building has a great reputation for being a solid Center City real estate building. A mix of studio, one and two bedroom units, Center City One is graced with on-site parking (some owned, some rental) and has wonderful city or south facing, sun-drenched views from many of the balconies.
These Washington Square West condos are located in the 19107 zip code, and all units at Center City One are flats- no loft condo units at 1326 Spruce exist. Near the center of Philadelphia, these condos at Broad and Spruce Streets have great views- either offering nice city views or wonderfully bright southern views. We find many Philly real estate buyers delighted with what they can buy for their money here at Center City One!

I love the Ritz. Love. I think the fit and finish, along with the pricing structure, location and staff are nothing short of top notch. The amenities floor includes a large pool, huge gym, hot tub and one of the most comfortable and actually usable community rooms I have seen in town- and guess what- owners actually use it (rare for these rooms to get good use, but this one is so comfy that it actually gets used). Great outdoor space off the community room as well. The A and G units face south, and they are both two bedroom condos- and I think a terrific value- I have sold two of these units in my day and my clients LOVE living at 1414 S. Penn Square. The B units are the only stack with balconies. I also find the F units to be very popular with many of my buyers. Though to be honest, I don't think my clients would turn their nose up at any unit here if the unit happened to fall into their price range.
Units all have high-end finishes with floor to ceiling windows. Bathrooms are oversized and spacious. You have to palettes to choose from in terms of finishes, and I don't see a whole lot of difference between the two- meaning my buyers tend to like both options. Parking and extra storage are available at an additional price. Owners of condos at the Ritz Carlton have access to the Towncar to take them around town. The penthouses are nothing short of stunning... and you may have an opportunity to buy them raw and finish them to your liking. The building is a very attractive blue glass and from the curb, provides an interesting look and feel to the neighborhood.

Originally built as a warehouse, Locust Point was converted to apartments in the 1980s and then converted to condos in 2007. These condos happen to be one of the strongest buys in the 19103 zip code for those either looking to be close to the University of Pennsylvania or for folks simply looking to be in a strong location near the Schuylkill River jogging trail.

Fitler Square is the Westernmost neighborhood in Center City Philadelphia. Located just east of the Schuylkill River and adjacent to Rittenhouse Square, it is a quiet, historic, tree-lined neighborhood.
Most condos are low-rises, although there are a few wonderful high rise condos located in Fitler Square. There is generally high demand and low supply in the neighborhood.

2015 Philly Condo Market information broken down into 3 segments: Low-Rise, Mid-Rise, and High-Rise condominiums.
Low-rises are generally made up of brownstones and lofts...they come in many different styles and sizes and most of these condos possess one-of-a-kind character. Mid-rises are generally 5-10 story buildings with no doorman, may or may not have an elevator, and usually do not have many on-site amenities, which keeps the condo fees a bit lower than that of a high rise. High-rises are much larger buildings and generally the condo fees are higher that that of a mid- or low-rise condo because of the amenities and staff on-site. You can generally find an elevator, doorman, parking, a fitness center, pool, and possibly on-site management in these larger buildings. The units available are usually a little more cookie-cutter as well, meaning unit 901 is probably identical to unit 2801 and so forth and so on. Click play button below to listen now and learn more!

I know every condo building in Center City Philadelphia, and I chose to buy and live at Waterfront Square condos at 901 N. Penn St.
From the parking, to the pool, to the value and views- I really love living at “WFS”. The building is located in a quiet section of Center City and offers a great deal of value for the money. I think the quality of life is high and the values strong for everything the condo buildings offer. Three buildings in all- The Regatta, The Peninsula, and the Reef all offer varying floor plans, prices and finishes.

Mark talks about the ups and downs of pricing policies, such as "fixed pricing models" that have been seen in some Philadelphia Condos...two examples are Locust Point at 25th and Locust and Hawthorne Loft Condos at 712 S. 12th St. A lot of buyers are used to negotiating so they may have a tough time getting used to fixed pricing models, but if you know your market you will realize that fixed prices are always aggressive and generally are not inflated. A lot of folks think there needs to be fighting and drama to be a winner when it comes to a Philadelphia Real Estate transaction. This isn't necessarily the case. Generally speaking, condo buyers always want to pay less and sellers think they deserve more, but when it is all said and done, there is usually no reason for drama when purchasing a Philly condo!
This isn't to say that it never happens. There is always that occasional Philadelphia Condo seller or buyer that picks apart every line of the agreement of sale...these are not my favorite deals but we get through them only to realize there was no need to get our panties in a bunch after all! Click Play Below to Listen Now!
Every Philadelphia condominium agreement of sale comes with a home inspection contingency. Every home inspection reveals some sort of defect...be it a double tap, water stain, burner that doesn't ignite, etc...most Philadelphia condos for sale are used and have been lived in. There is no such thing as perfection.
If you have the option of taking a credit, or having the seller repair items- GO FOR THE CREDIT. Because more often than not, you or your contractor may not like the way the seller does the repair. Then we all have a problem….
I am always shocked when I go on a listing appointment and a seller rants and raves about how low their Philadelphia condo fees are, and how fabulous and wonderful that is...If all your condo fees are paying for is water, sewer, the 6 light bulbs in the hallway, and master insurance...and you folks are not putting money away for repairs, upgrades, and maintenance...this is killing the resale value of your condominium.
If the front door doesn't close properly, the hallways are dirty, there are warped boards on roof deck, and peeling paint on the exterior windows, buyers will think your condo is a piece of crap! You get what you pay for... Like children, cars, and nice clothes, your Philly condo needs maintenance to retain it's value. My advice is to get on the board and vote to raise those condo fees to put money into your building because a buyer's first impression is made before they even walk into your unit.
There is an interesting phenomenon in Philadelphia real estate called "REO's" aka Relo's" aka "corporate owned" properties. In the 1980's I specialized in Real Estate Owned Philadelphia condos. This is bank inventory that can be acquired in a number of ways. REO's are a close cousin to foreclosures. An example of how a Philadelphia condo can become an REO is when "Suzie" works for a company such as IBM. IBM says, "Suzie, we want to promote you and move you to another state." So, IBM buys her condo and sells it through a third party intermediary . IBM (or whatever company may be relocating their employee) is not in the business of owning condos so they hire a 3rd party to get rid of it. These Philadelphia condos are usually very competitively priced and generally sell for less than asking price. Now, of course, every sale is an anomaly, but generally, corporate owned properties are owned by people that have no emotional contact to the property and therefore, they just want to get rid of their inventory as quickly as possible. If you come across one of these condos in Philadelphia, you can get a phenomenal deal! They are generally priced competitively. I've been selling these for 20 years. Buying an REO is a great way to snag a property that may have been out of your reach. I always push my buyers to look into these and they end up singing and dancing in the street!

The Rittenhouse Plaza is The only real pre-war high-end co-op building in town. Sits on the north side of Rittenhouse Square and was built in the late 1920's and retains many nods to the Art-Deco style inside and out. Value per square foot is not negatively affected by the fact that it is a "co-op" instead of a condo and taxes are included in the monthly fee.

Mark discusses the results of the auction of 40 units at The Phoenix Condominiums in 2010.
UPDATE: The long-term results were nothing short of a huge win for the condominium association as a whole, and the Phoenix is now one of the hottest selling condo buildings in town. By reducing unsold inventories, the association has taken shape, and the building is not subject to future price reductions - there would be no need with demand strong. If we look at the resale market Phoenix in the past year, I think it indicates some stability- the units don't sit on the market for long, and have sold well. Two buildings (233 S. 6th and 241 S. 6th)- Most buyers comment on the great light, generous balconies, and love the location on Washington Square. Rental parking in basement of condo isn't cheap, but is available. Common areas viewed as kinda' modern- not dated at all. Resales are good in terms of ability to sell- if priced right. Popular with med students (the one bedroom condos). Bi-level penthouses can be huge in size. potential buyers comment often on great views, ease of guest parking and willing front door staff. Mark discusses what condominium builders and developers in Center City Philadelphia need to do to set their product apart.
The Center City Condo buyer's wants and needs differ from those of a buyer in the suburbs. For example, large tubs and large kitchens are usually an inappropriate fit for condos in Philadelphia. Builders and developers should really tailor to the needs of the center city buyer by being more modern, hip, urban, and original...while not lacking in functionality.
To capture the attention of the Philly condo buyer, developers could perhaps invest in groovy designs (even hire an interior designer) to really build to their taste, capture their attention, and give them what they want!

Listen to Mark explain why condition beats location in the center city Philadelphia Real Estate Market.
In many urban condominium markets like Philadelphia, the adage of "Location, Location, Location" may not be as important as "Condition, Condition, Condition". And many segments of any Philadelphia condo market will often attract buyers that have no special home renovation skills, no tools, and no time to perform routine upgrades. There are many different loft styles throughout the Center City Philadelphia Condominium market! Not many lofts are available in Rittenhouse Square as the area has never housed many warehouses. There are different styles ranging from soft to hard lofts. The biggest characteristics of a loft are the exposed brick, exposed duct work, large windows, open floor plans and warehouse style. Click play below to listen now!
Center City Philadelphia gated communities are worth a look!
There are really only two Philadelphia condominium buildings that I believe qualify as being gated: WaterFront Square at 901 N. Penn St: I live here and I love it. I have lived in town for 24 years, and I know every condo building like the back of my hand. I choose the building because it sits on 13 manicured acres with tons of parking, pool, deck onto the river, etc. And being gated (and a doorman building), it takes the security equation right out of the picture- in my mind. If I forget to lock my condo door- WHO GIVES A CRAP?! I live in a gated community with a doorman to boot. Naval Square: Gated and sits on something like 20+ acres…gorgeous setting. And again, takes the security equation right out of the picture. Ample parking, pool, and lots of space for the dog, the kids, even bike riding. These are qualities that are generally lacking in a non-gated urban community. I love Naval Square, and think that the HUGE variety of styles and sizes are fantastic. And the tax abatement doesn't hurt either. Many units are single level/one story styled condos. CLICK PLAY BUTTON BELOW TO LISTEN NOW!
The 2011 Philadelphia Real Estate Market is moving right along...listen to Mark discuss!
When buying a condo in Philadelphia, you get a 5 day review period to read your condo documents...read them!!
Here are a few things that you may not have known are pretty standard in condo docs in Center City: 1) Almost all associations charge 2 months capital contribution- means you pay 2 months condo fees to the association- not the owner, but the association- Helps build the kitty.
2) You better check the pet policy- A few years back a young woman bought a Philadelphia condo at Locust Point, then had to sell because she ignored the pet policy- her dog was too big. And she of course wasn't parting with the dog, so she parted with the condo.
3) Rental Restrictions- Becoming more and more common in condo docs and their rules and regs- which can be a huge value-preserving tool for the association.
4) Future Assessments- Will tell you if any assessments have been approved for the future. Not “discussing assessments” but real approved assessments. There is a difference.
5) The Budget- This is a biggie. You may want to see how much $$ is on hand for future improvements- should correspond to building size and age. New buildings have little reserve- and often, they don’t need them- there is no differed maintenance beyond cosmetic often.
