In this PODCAST, I explore the so called extreme cost of living in Downtown San Diego. I take a closer look at the average cost of housing, food and dining, transportation, and entertainment and lifestyle costs. First, I dive into the average cost of rent for a one or two-bedroom apartment in different neighborhoods and types of buildings versus buying a one or two-bedroom condo. I also discuss other housing costs such as utilities, parking, and amenities. Next, I move on to food and dining costs, including the average cost of groceries, and eating out at restaurants and cafes in the area. I also highlight popular dining options and their respective prices. Then, I talk about the cost of owning a car and alternative transportation options such as public transit (trolley, Amtrak, and MTS bus) and ride-sharing services including electric scooters. Finally, I discuss the cost of entertainment options, gym memberships, and other lifestyle costs such as clothing and personal care products. Overall, I summarize the various costs discussed in the PODCAST and conclude that housing is the biggest cost driver in the city. In today's podcast, I cover the top 7 luxury high rises in Downtown San Diego. I define luxury as any Downtown San Diego high rise with a pool, and with additional amenities such as great views, concierge services, fitness centers, and unique features like a dog spa and community rooms. I start by showcasing The Legend, which is built into Petco Park and offers direct ballpark views, followed by CityFront Terrace, the largest brick building on the West coast. Renaissance's twin towers come in at number 5, offering resort-style amenities. The Mark is a personal favorite of mine with a prime location near Petco Park and various amenities. Savina, located in the Columbia District, I describe as having no expense spared in terms of luxury amenities. The Grande, located close to the water, offers sauna, pool, and guest units. Acqua Vista in Little Italy rounds out the list with its high-end features. I conclude with a summary of the top 7 buildings. San Diego housing market has a new trend: Homeowners are selling their homes to rent them back. Yes, you read that right. It's happening all over San Diego and at all the price points.
I explain what they are, if they are a good decision for sellers, and the biggest rent back mistake I see in this current real estate housing market.

For this podcast, I came up with 3 reasons you should not move to San Diego. This wasn’t easy. I’ve spent my entire adult life here. There are so many reasons I love living here, it was tough to come up with any reasons I would want to move or live here. That being said, I did the unthinkable and came up with a few.
Reason number 1 might be an obvious one but it’s going to be the Cost of Living. There’s a premium associated living this amazing location but it’s not the most expensive. This is where it gets even more interesting, in terms of quality of life rankings, San Diego blows SF and LA out of the water. People in San Diego are happy, at least most of us.
What really drives up the cost of living though is housing. The median home in San Diego right now is at or around $750,000. If you include condos and town homes, that figure drops to around $660,000.
Alrighty, so reason number 2 that might turn you off is going to be the weather. We have phenomenal weather, some of the best in the world but we do get rain. On average, we get about 266 days of sunshine a year. That crushes the us average which is at about 205 days a year but still we get our cloudy and even rainy days. Along the coast line, we get an overcast system starting in about May and sometimes lasting into July. We call it June Gloom. It’s a thing. All in out weather is still amazing just don’t expect sunshine every single day.
And reason number 3 you might not want to move here is the public transportation system is not great. I mean stinks as in its virtually not existent. Just about everyone has a car or drives a car. San Diego is extremely spread out and owning a car is usually a must. All in, if you don’t like public transportation and you like cars or trucks, this is the place for you.

In order to make my cut, I made sure each community I looked at and selected had several great criteria going on. First and probably foremost, I looked at crime stats. High crime rates and your toast. Second I looked at school ratings. Anything below above average was eliminated. Third I looked at demographics as in who else lives there. You don’t want to move into a house with your spouse and 2 kids only to realize you have a fraternity house on the right and a sorority house on the left. Fourth I looked at my overall thoughts and personal experience while spending time in the specific neighborhoods. Keep in mind, San Diego has amazing neighborhoods, way more than 7. Please add the ones I didn’t include in the comments so I can include them on the next video. Finally, I included links below specific to each neighborhood if you wanted to check out specific homes.

There is some confusion: Waiving your home inspection and waiving your home inspection contingency are two very different things.
I’ll get into the details about the specific differences and whether or not I think it's wise to drop that contingency and whether or not you need a home inspection at all.

It’s no secret, San Diego is known for many things but walkable neighborhoods is not one of them.
That isn’t to say there are not options for neighborhoods that are extremely walkable.
The following 5 neighborhoods are all in the middle or within walking distance of certain amenities like grocery stores, parks, restaurants, public transit, and business offices. Not only is daily walking or biking good for your health, you’ll also be saving money on gas.

A question I get all the time is Downtown San Diego safe? I can tell you that for the most part, Downtown San Diego is very safe. We have our share of crime like every city but year in and year out but we consistently rank as one of the safest cities in the entire country.
If you think about it, it makes sense. One of San Diego’s primary industries is tourism. Downtown is one of the primary areas visited by tourists (and trade organizations for that matter… think Comic Con).
This means the city puts a major emphasis on safety and a massive police presence. I can assure you, the places you want to be in the city are safe. There are shady parts like every other city but if you use common sense, you should be 100% safe in the Americas finest.
If you look at crime maps, you will find for the most part that violent crimes, murder, assaults, and other major crimes are highly concentrated in the south east areas and neighborhoods of San Diego. That being said, even those areas are seeing reductions in crime rates.
San Diego is an awesome place to live. And it’s extremely safe for the most part.

The is a Podcast about Living in San Diego and why I Love Little Italy. There are so many reasons that Little Italy in San Diego is considered the “hottest” neighborhood in Downtown San Diego. It may in fact be the hottest neighborhood in San Diego.
There are so many aspects to this small community, it’s hard to find many faults. The streets are lined with some of the best restaurants in the entire stat. Cuisine choices are Italian (of course), world class steak houses, and every other type you can think of.
There are also craft beer breweries and wine bars galore. I addition, there are shops, markets, other small business. The farmers market is not one to miss with fresh flowers, meats, fresh produce, green specialty drinks, homemade peanut butter, literally everything you can imagine.
The location is one of the best on the north west corner of downtown San Diego. You are located literally 5 minutes from the airport, 5 minutes from the world famous Gaslamp district, and minutes from the incredible harbor strolls and other world harbor views of the huge navy ships, massive cruise liners, smaller sail boats and yachts. It’s an amazing scene, I frequently go for runs along the harbor. It’s absolutely perfect.
Options to live are a mix of many brand new apartments, some detached homes that date back to the old little Italy, and high to mid rise condominiums and town home options.

This episode is all about HOA rules and pets and of course how to avoid a major headache in real estate. Buying a condo or a home that falls under a Homeowners Association Rules has many pros and it has some cons. Most of the cons I can handle personally except for one major one; The Homeowners Association Pet Policy.
If my pets fall outside what is allowable, I don’t want to be a part of that community or own that property.
My preferred route would be to receive a court injunction to have the HOA governing members removed but unfortunately it doesn’t work that way. In fact, it’s quite the opposite. If you were to buy into a community with specific rules against pets that you are in violation of, the HOA can file legal action against you!
