We hear so many people talk about being visionaries and integrators, but is it really just black and white? I think everybody has a piece of each in them and what shines most is what you choose to focus on or what your business needs from you.
Raul is a Real Estate Entrepreneur, Real Estate Coach, Podcast Host, and CEO of Capital Rise Investments LLC. Capital Rise Investments LLC is one of Miami ‘s premier real estate investing groups. They specialize in distressed single-family houses (foreclosures, bank REO’s, sellers who need to sell fast). After they buy a house, the house is then remodeled and sold to a new homeowner to love and live in. At Capital Rise Investments, they believe their success is a result of the relationships they've built and their process in buying and selling quality houses. Houses that they buy tend to be the ones that aren’t the best looking in the neighborhood. So when they buy into an area, the community embraces them because they're helping to beautify the community they live in as well.
One of the best things about real estate is the flexibility of deal structures. We aren’t confined to a single way of structuring our deals because we can have as many options as we want to if we can get creative enough, as long as all parties involved will agree.
My first deal didn’t come by like how most real estate investors find theirs. It was a $61K condo and it was already rented, I thought the math made sense, so I did what I had to so I could get the deal!
A major part of your success will come from your mindset. You have to think the right way so you could achieve your goals and attract more opportunities that will give you success!
One of the most important skills you need to have as a real estate investor is thoroughly evaluating deals, no matter what property type you’re working with. Our business is focusing on multifamily properties this year and that’s what I’m here to share with you guys.
When it comes to finding deals, it all comes down to two components - marketing and sales. These two components work hand-in-hand to give you the results you want to have in your business.
As a real estate investor, it’s the first deal that always gets you fueled and fired up to get more. I got my first deal through a method that I learned from a podcast I listened to and after that was done, I never wanted to stop!
Direct mail, up to now, is still one of our most profitable lead sources. It’s an age-old strategy that’s proven effective no matter how much technology changes marketing, and it’s a strategy you should be using in your business too.
For those of you that don’t know what an MLS is, it’s a Multiple Listing Service, and it is where realtors, real estate agents, and brokers list their properties for sale. It’s a marketplace that can be accessed only if you’re licensed and it’s another great way to find great deals.
Wholesaling is one of the greatest strategies in real estate investing. It’s a strategy that can make you millions when done right and it’s important that you know what wholesale deals are like before you get started.
A VTO is a Vision Traction Organizer and it comes from the book Traction by Gino Wickman. It is one of the most important things you need to have in your business to make sure that you’re focused on what truly matters and that you’re always on track to achieve your goals.
Another key strategy we use in our wholesale business is cold calling and it gives us the best return on our money. Cold calling can be a powerful strategy if you have the right people doing it through the right process!
If you want your business to become successful, you need to have a strategic plan in place. Simple to-do lists won’t work and that’s why we follow a system that helps us make sure we’re not running around like chickens with our heads cut off!
It takes a lot to build a great team. We put thousands of hours into building people and as a business owner, you don’t want to keep on doing the same thing and starting over because the great ones are leaving.
We’re in the skill set game. We’re in the skill set game as an entrepreneur, as a business owner, as someone who wants to do deals as a real estate investor.
If you don’t work on gaining the skill sets you need to succeed, things aren’t gonna get any better!

“If you really just wanna get to the investor status or a homebuyer or a wholesaler, you actually don’t need to do all these steps, but I highly recommend at this point, there’s just so much competition, to get your real estate license even if you want to be an investor, flipper, wholesaler, buy and hold.”
“Shadow a realtor or a real estate investor for a day or a few hours to make sure that you like this stuff. Make sure that it is for you.”
“Just because you see it on TV or you see someone on Instagram or Youtube killing it, does not mean you’re gonna kill it because your heart, you don’t like it that much. You drive around, you don’t like houses, you don’t like talking to people - there could be a million reasons why you don’t like it.”

“You can do the same five steps but all you’re gonna do differently at the end is either go on your own and learn how to wholesale real estate, that would be the one thing I recommend for you. Learn how to find an off-market property or motivated seller, make them an offer, and you could sell it for a profit.”
“The other route you could take is instead of going through it by yourself, you can join a team that’s not a real estate brokerage, that’s just a wholesale or real estate investing team and you can become an acquisitions or dispositions agent.”
When I started in real estate many years ago, I was doing foreclosures and short sales, and I thought that was the normal market. We were coming back from a recession and that’s why there were tons of recessions for years, but somewhere along the way, they stopped.
There were no more foreclosures and definitely not much short sales either, and that’s when I realized that there is no such thing as a normal market! What was normal before and what is normal now are very different and they will always be different.

Quick one, what do you typically tell your sellers in order to buy wholesale from them? When it comes to buying wholesale from your buyers, there is the dumb way to do it and the smart way to do it. So what is the 4 step process you can follow. First, you need to know what not to do. Don’t just show up (I mean, of course, you do have to show up but you have to show up smartly). So, how can you show up smartly? What are the steps to follow in order to sell to your buyers. Of course, all the stages are important but this first one goes a long way in determining if you’ll get the deal.
You have to set the stage. How do you set the stage with the seller and your buyer?
Ask the seller if the tenant know they’re selling.
Get someone on your side there - if you leave far, you’d need to get someone on your side there even after you’ve done a virtual showing.
Limit communication with tenant and buyer. Why should you do this even if the ‘situation’ for the deal is good?

What are your objectives with seller finance? In this episode, Raul talks about his two objectives with seller finance. Long term and low down payment. The longer you can get the loan for and the lower down payment you can get, the better it is. What are you, as the investor, supposed to do to make it work? As an investor, your goal is to make it work for you. Why? If it works for you, then it’ll work for the seller. So after the initial agreement, do you send options to them or ‘coerce’ to take a better one?

How do you convert your leads without spending more money? Sometimes you’re diligently doing the phone calls, working on those listings but you’re spending money on things that you don’t know don’t matter because that’s not your speciality. So what can you do? Firstly, you have to make a plan to work with a top realtor who knows what to do with the kind of leads you have. Secondly, you have to find that realtor. He graduated from college in 2002 with a Finance and M.I.S. degree, and went to work for General Electric's Financial Management Program (in their Consumer Finance division). At the time, he had aspirations of becoming a CEO of a Fortune 500 company, but sometime during his third month on the job, after working an average of 75 hours a week, he quickly realized that he wasn't going to create the lifestyle he envisioned working for someone else. He completed my two-year commitment to the company, and fired his bosses in January 2005. A few months later, he went backpacking around Europe & Africa with a few buddies, and while partying in Ibiza, Spain, he received a call from a friend who invited him to a "Marketing for Deals" boot camp that coming month.That was his "fork in the road". He had financed my 3-month trip on my credit card, was in debt, and had no income. The cost of the event was $997, and after a few minutes of internal debate, he bought the ticket, and booked his flight. He had committed to start a real estate business, and was going to make it happen one-way or the other. Less than two months after that boot camp, he closed my first deal and made $44,000 (which almost replaced his income with GE)!

So you have to ask, What do I want for my business and why? Whether you opt for a big team or a small team, make sure you hire the right people for the right roles because hiring the wrong people is worse than not hiring anyone at all. A big teams doesn’t mean more money and neither does a small team mean less money.

Brian Manley is a real estate investor who has been actively involved in the real estate world for more than 5 years. He continues to focus on the digital part of real estate while closing deals and helping others close their deals too!

With a virtual team consisting of a CFO, acquisitions managers, an agent and four VA’s, Brian and his team continue to manage and close deals in locations near and far away. Why did Brian go completely virtual? He decided to go virtual when he got a call for a deal although he was so far away, he made sure to not lose that deal because of location. You need to also understand and appreciate the importance of masterminds. How did Brian get started with PPC for his real estate business? Brian states that as a startup, if you don’t have the money to do ads, just don’t do it. It’s all about being completely dedicated to what you do and being able to financially invest what you can in what you do. What are some things Brian says you need to invest your money for your real estate business? You need to invest in things like website, a unique website and PPC and CPC if you can. What is Brian’s take on social platforms like Facebook? It’s pretty cheap and sometimes, anything that’s cheap the more you’ve got to decipher the ads by pushing through. What does Brian say about cash flow? With a hundred million dollars, what does Brian think? He gives some really good insight on what you can do to improve your business with or without a hundred million dollars! Should you drive for dollars?
