In part 2 of Jason's talk with Catherine Austin Fitts, they discuss China's approach to Central Bank Digital Currencies (CBDCs), which integrates CBDCs through commercial banks to avoid disrupting the existing banking system. They contrasted this with the European Central Bank's approach, which might eliminate traditional banks. Fitts expressed concerns about CBDCs' potential for government control and surveillance, emphasizing the need for privacy and financial autonomy. They also discuss the broader implications of digital currencies, inflation, and the importance of decentralized financial practices. Fitts advises maintaining strong relationships with local banks and being prepared for economic instability.

Jason welcomes Selma Hepp, the Chief Economist of Core Logic. They discuss the challenging state of the real estate market and noted that the market was facing issues due to rising mortgage rates, which led to a decline in transactions and mortgage refinances. Additionally, she highlighted that existing homeowners were benefiting from this situation due to their low mortgage rates and increasing equity. Selma also pointed out that the volume of home sales was down by 18% last year and was expected to decline by a similar amount this year, while mortgage origins were likely to be down by 30-35%. She also mentioned that the inventory of available homes for sale was at its lowest level historically, a quarter of where it was before the great recession. Despite this challenging market, Selma didn’t expect much change until the spring of next year.

Jason interviewed Melody Wright, a housing analyst and strategist, about the housing market. Melody shared her experience in the mortgage industry and her transition into real estate technology. They discussed her pessimistic outlook on the housing market due to issues like inventory shortage, short-term rental properties, and ‘shadow leverage’. Melody emphasized that she wasn’t predicting a crash but was highlighting the challenges. Melody and Jason also discussed the delay in recording Covid data in Los Angeles County and the importance of triangulating data from multiple sources. They also touched upon the impact of a frozen housing market and the role of short-term rentals in the market. They also discussed the oversaturation of the short-term rental market due to Airbnb’s growth strategy, and the trend of institutional investors pulling back. They concluded the conversation with a discussion on the current state and future prospects of the housing market, including the shift towards rental properties.
She also discusses the oversaturation of the real estate market, particularly in the build-for-rent and multi-family sectors. She points out that the boom in building luxury properties and the overpricing of homes have resulted in an oversupply. Many builders have ignored the need for affordable housing, and there might be a need for government intervention to subsidize write-downs on overpriced properties. Wright also highlights the impact of demographic shifts, with fewer babies being born and boomers retiring, and their effects on housing trends.

Jason invites his friend Julia on the show to discuss tax sale investing, which is a form of direct real estate investing where one maintains control. He explains that direct investing can be more profitable, but requires more responsibility. He recommends utilizing the support network and resources available on JasonHartman.com to make the process easier.
Julia explains that it involves buying properties for pennies on the dollar for outstanding taxes. The taxes become unpaid when people default on them, and as a result, their properties are auctioned off. She believes that this is a great investment opportunity, as it allows people to purchase properties at a low cost. Julia also notes that there are many different nuances to tax sale investing, so it’s important to be aware of them.

Are we in for a housing price crash or boom? The consensus right now, according to most analysts, is to expect prices to continue rising, but not at the rate we saw over the last year, however some industry professionals are predicting a decline. What are their reasons? Tina shares her methodology for evaluating current and future real estate prices and they discuss market predictions from Goldman Sachs, Core Logic, American Enterprise Institute, Zelman & Associates, and The Mortgage Bankers Association.

Jason Hartman speaks with Leslie Appleton-Young, vice-president and chief economist for the California Association of Realtors. Leslie brings several charts and graphs to the conversation to share some staggering movement in California's real estate. In January, 2020 was shaping up to be a knock out year, but due to the Coronavirus pandemic, we are now looking at best for a quick recovery. Leslie and Jason draw correlations between the 2008 recession and recovery to the recent, seemingly, self-imposed recession.
As well, Leslie shares data to support buyer/seller trends as emotions shift from the COVID-19 impact. The question continues to go unanswered, how will malls, retail space, and hotels change post coronavirus?
Key Takeaways:
[7:30] Jason and Leslie discuss predictions based on the Q2 hit in 2020, ranging from a 25% - 42% decline.
[9:00] The buy-side of real estate is doing well, likely because of record low interest rates, more space needed for home offices, and more space desired in quarantine times.
[15:30] In January, the 2020 expectation was to be a great year based on some standard metrics.
[16:20] We have not had a breakout market since the 2008 recession due to income and affordability restraints.
[19:00] The virus and the government's response are two major contributing factors to set the tone for sellers and the recovery of the real estate market.
[20:15] What is the general tone of California, are people staying or going?
[24:45] We've seen a considerable adaptation of technology in the real estate industry.
[30:00] Buyers feel a sense of urgency without expecting deals, while sellers are reluctant to lower their prices.
[35:30] Jason and Leslie discuss the lack of supply and the building restrictions as one of the leading causes for a reduced amount of new homes being built.
[38:00] How could malls, retail space, and hotels change into residential units for affordable housing, senior centers, or homeless shelters?
[40:30] What shape will the recovery take on? V, square root, swoosh, or W?
[43:00] The work-from-home order will likely be huge for housing.

Ellen Brown is today’s guest here to discuss Universal Basic Income, UBI. As well, she shares some interesting details about what happens to the money when a debt is paid. How did China increase its money supply by such a large percentage in two decades?
Key Takeaways:
Guest: Ellen Brown, author of over a dozen books including, The Public Bank Solution, From Austerity to Prosperity
[2:30] What is a postal account?
[10:45] What is the end game of money spending?
[12:10] Money is lent into existence. Banks create the principal but they don’t create the interest, so debt always grows faster than the money supply.
[15:00] The real economy is always short of money because there’s a hole in the bucket that always drains into the financial economy.
[16:00] What is the financialized economy?
[20:20] Debt grows until it gets so high that people can’t borrow anymore, so they pay down their debts instead of taking out new debts. That shrinks the money supply. That goes into deflation which goes into depression.
[22:30] Money evaporates when it pays off the debt.
[26:30] All of our money is credit. China increased its money supply by 1800% in twenty years, and they did not run into hyperinflation. Find out more.

Lisa Copeland is the co-founder and chief marketing officer of the Austin Mortgage Associates. She joins Sharon Lechter on the show today to discuss what’s happening in the real estate market today. While some news claims today make blanket statements about the market due to Covid-19, Lisa shares what’s happening with mortgage rates and buyer trends in Texas.
People in Texas, specifically Austin, are buying homes and not selling leading to a shortage. As Texas is an appealing place to live, the real estate is also appreciating in a huge way, making it more beneficial to hold on to a home.
The only benefit that Covid-19 has had for our country is historic low interest rates. Mortgage rates are not based on prime but they do help determine and drive what people are going to do when it comes to purchasing treasury bonds which is what mortgage rates are based on.
There are benefits to a 20 year versus a 30 year mortgage loan. Listen to find out more!

In this episode, Elisabeth Embry talks about the importance of clarity of goal, and telling you the 3 important things about selecting the right coach or mentor.
Afterward, Jason Hartman talks with research scientist Heidi Grant Halvorson, author of 9 Things Successful People Do Differently. The two discuss the common beliefs that people who succeed or fail have.
Heidi explains the psychological factors behind how people react to challenges, the beliefs and mindsets that people have as they try to reach a goal. Defining success is personal, dependent on an individual’s sense of well-being, lasting happiness and autonomy. She says it’s important to be specific about goals, to break them down into manageable, specific pieces that are planned out with when and where, and taking the time to define success for ourselves.
