My Origin Story That’s what I did way back when…In the beginning… We are taking the Way-Back Machine to my own origin story. Some of you are new listeners, so this is the short version…

I started Airbnb back in 2010, when, as I like to say, the economy shifted. My career shifted with it, but I found Airbnb and never looked back. I gave up my bedroom, my very comfortable bed and moved over to what used to be my roommate’s room.
I have been living with strangers ever since for over 8 years. Or like David, a fellow host likes to call them, friends I haven’t met yet.
I don’t mind my guests (most of the time). I see them as temporary roommates who eventually leave. Some return every year; others I never see again. After 8 years of hosting, a lot of my old guests remember my home and recommend me to their friends. It’s a pretty good system. I take notes of all of the people who stay in my home, so when they want to return I have a record of the good, the bad, and the ugly.
For return requests, I go back to my notes and then I decide…Oh right you were good guests, I don’t mind having you back in my home.
Today, I’m going to be talking to you about a delicate subject.
I hope that for the most part, we like our guests. Some I tolerate, some I actually love, and others I love to see go. Never to return.
With that in mind, today’s conversation is “Guests You Love and the Guests you Love to See Go.”
I had a streak of guests that I loved. I’m not saying that I don’t like my other guests. I just don’t always interact with them. Many come and many go. They’re either doing the touristy thing, visiting family or working. We don’t chat. They’re busy with their life. I’m busy with mine.
But these, these were exceptional guests. And back to back…
Guests I love: The Girls The parents did the booking since they were college girls. Yes, third party booking, a big no, no. But I accepted the reservation. The oldest one was already going to college at Vassar, and the younger one was visiting colleges for graphic design. My home was their NY base.
They were polite and friendly, and we even shared a meal together with a couple of my friends. Well, to be fair, the girls ate cookies and milk while my friends and I shared a real meal. We did offer, but they were into the dessert part.
My friends come from the graphic design industry, so they had that in common. A perfect evening of many cultures coming together. They left me the most lovely note, calling me their NY auntie. You can view parts of it on my Instagram feed of The Hosting Journey
Guests I love: The Family Right after they left came one of my favorite families in a long time. It was a Mom and her two teenage kids.
We all liked each other from day one. Mom is a school teacher, and I love to read. We chatted about books, her kids, and life. So many good stories! Her son felt comfortable and even offered to help with the house’s very stinky trash… I wanted to say yes, but I held back and dealt with it on my own. He was such a respectful, inquisitive, and energetic young man. Her daughter was quiet, a young person in her own world, about to off to college. But she was also present, ready to take on the world.
On their last day, they all came into my bedroom. That’s my private space, my sanctuary, my “don’t you dare come on in.” But I have invited them in so they could share their previous night’s adventures…I had made reservations for them at my friend’s restaurant Negril Brooklyn, where they had great food and ambiance and really enjoyed themselves. The best way to end a vacation. They were telling me their stories all piled on my bed, sharing, talking, and creating memories.
Mom and her two kids each have a piece of my heart.
Then they were gone, and I had a night for myself. It was glorious!
Guests I love: Young Lady And then I got an instant booking from a young lady coming to New York for work. She was super happy to find my home at the last minute and overjoyed that I allowed her to check in early. She was even more excited about my food recommendations. I’m telling you my House Manual rocks their world… Every. Single. Time.
This guest was from the Caribbean, we chatted a few times about work, food, and life.
I was all, “ohh you want Peruvian? This is the place, girl.” The best coffee? Here are two of my favorites, and it’s not Starbucks. But if that’s what you want, here it is. She had lunch at my favorite Puerto Rican spot, and she was a very happy woman, having some yummy food before going to her conference.
How I Home Share I work from home, so if you’re around chances are we’re going to run into one another and talk. We might share a meal, and you might even meet my friends.
My life doesn’t stop because you’re here. You might join in, but only if you want to… You don’t have to.
This is how I home share.
Yes, I’ll also give you privacy, and I also request privacy for myself. I know how to create healthy boundaries and put up my own privacy walls, even if they’re invisible walls.
Wondering how I create those imaginary but very effective walls? Here’s how?
I have my own living room, and that’s my private space. I put my headphones on. I record these podcasts. I might be on a call. I wear my, “I’m working face.” RBF for those in the know.
Sometimes, I work from my bedroom and don’t socialize. It all depends. The guests I just told you about were pretty exceptional.
Those Guests And then, I had “the” guests. Oh yes, THOSE guests. They were the kind of guests that blew through my invisible walls like a hurricane, and I had to go to my backup plan.
I left. That’s right. I left my home and stayed at a friend’s house until they were gone.
Overdramatic? Maybe.
Worth it? Definitely. My health and my sanity are priceless. Self-care comes first, my dear hosts.
These were the guests…you love to see go!
From the beginning, communication wasn’t great. She booked for 4 people and didn’t let me know that it was her family. Mom, dad, older brother, and herself.
I assumed differently (you know what they say about that…). I thought it was her and friends.. Maybe some college girls. I like those.. Nothing wrong with a family. Clearly. Come on. I loved my previous family.
I was glad I was home to welcome them, as sometimes I’m not and I let my guests self-check-in with the lockbox. Naturally, the brother and sister didn’t want to share a bed, but thankfully I have an air mattress as a backup. I dig it out and set it up, even though I had to leave to get my day started.
As soon as they walked in, the parents took off their shoes, (thankfully) and placed their feet on the sofa (not thankfully )Yes, we all do it…but, but. I was all, “You just got here. Can you wait until at least I’m gone?” I know, right? Or is it me? Not the best way to start. Or get off on the right foot.
I left for the day and came home, hours later, to a blindingly bright house since they had left all the lights on. And my house just didn’t smell right. I don’t use scents, yes, I’m sensitive that way. There was this odor in my home… it just smelled…off.
Fed Up My place has two bathrooms, one per floor. My guest space and my bedrooms are on the same floor where we share the small bathroom.
The next morning I heard them finishing in the bathroom. I left my room to take my turn, and there was the dad, peeing. The door… Wide open.
Thankfully, it was number one and not number 2, so all I saw was his back…but I still had to contend with the images flashing through my head. I mean, seriously, how hard is it to close the door!?
It was something I could not unsee. Yeah, I was fed up. Were they horrible? No.. Had they broken any house rules. Nope.
I felt they were better off in a private apartment than in a shared home. Maybe it was just me. The smell, the peeing, bad chemistry. I dunno.
The reality is that guests are usually out and about during the day. Well, except that one guest who did not leave the house. which is why now I have in my description quote: “I mostly work from home, so my preference are guests who will be discovering NY.”I’m telling you, this guest loved my backyard so much she didn’t leave it for two straight… Yeah… two straight days.
I want people to get out and explore. I mean, you are in New York City, for Pete’s sake! What are you doing running the air conditioner or sitting in my backyard for 48 hours?
Back to what happens when you just don’t love your guests. When you’re counting the hours until they leave like a fellow host from the Facebook Group…
If I can I try to stay away, I do. This time I was able to stay at a friend’s home for a couple of days. I actually had my own bedroom and bathroom. Better than being at home. I wanted to stay. It was Luxurious. The family… welcoming. It’s always cool to be a part of someone’s life, even if for a short minute.
I hope I was a good guest…but I think I might have put my feet up on the sofa when I was meditating.
Ideal? Maybe not. And you might say, “Evelyn, I’m not leaving my own home.” But it was them or me, and I took self-care to another level. A mini vacation from laundry, construction, and guests.
House Rules… Rule I also have very specific House Rules, which I speak about in Episode 4: He Ate My Avocado: Setting up House Rules and Boundaries. You need to have house rules that are clear, cohesive, and comprehensive. The three C’s. Go take a listen.
Closing the door when using the bathroom? That’s just common courtesy, especially when you’re in someone’s home. But I guess I needed to let them know when giving them the tour of the house. It’s not so bad, I guess. I mean, in 8 years as a host this was the first time something like this happened. Plus, you don’t want huge a list of “don'ts in your house rules.
Since I love transparency and we are all friends, I will be completely honest here. A guest totally busted me once and saw me completely naked. So, do I really have anything to complain about? I mean, do you really want to hear THAT story? Well, you are not. So that’s that. I am not going there because that’s not what this episode is all about…
Moving on.
House Rules! The guests I love to see go didn’t break any of my house rules…and didn’t eat my avocado…because then, then whoa. If they had, I would be taking an entirely different stance and position. Look out, world!
In reference to self-care, I also hired my cleaning lady because I just didn’t want to deal with their mess. Not that they left a bigger mess than usual, but I just didn’t want to deal. After all, the house didn’t smell right.
Sometimes you have to give yourself a break. It might mean blocking a couple of days, staying at a friend’s home for a few nights, or hiring that cleaning person.

I’m telling you, my guests just love it! They often mention it in my reviews.

Now let me tell you about this week's show. One of the most popular question members of the Facebook group ask is “How to hire and most importantly, keep, a cleaning person?”
I consider my cleaning person the most important member of my team. And if you listened to Episode 33 How to build a team for your Airbnb, you’ll agree. Sure, this month my roofer seem to be sharing the top spot and most of my money! But that’s another episode. In general, the cleaning person is the glue that holds the team together.
I know what you’re thinking, expecting you to find a reliable cleaner feels like I’m asking you to prove the existence of Bigfoot. I’m not. Listen up, everyone (that includes you, too, bigfoot enthusiasts). I didn’t say he didn’t exist, I just implied it.
Finding the Elusive Cleaning Person So, how do you find “the perfect cleaning person?” Someone who insists that the toilet seat is not clean until you can see your reflection in it? Someone who takes their role so seriously that you may secretly refer to them as the dust police? Someone who you can trust with your home, who is good with your extensive checklist, and who can identify a stain and knows how to remove it by just looking at it?
Yes, people. There is a lot more to a cleaning person’s job than…well…cleaning. This episode isn’t really about cleaning, after all. It’s about how to find that perfect person for your team.
In Hiring and Keeping a Cleaning Person, we go deep into how Vera Shulgina hires, trains, and retains her cleaning crew.
Vera helps Michael Mckay at his company, Stay. She helped Michael create a process and system for hiring the cleaning crew for his vacation rentals. You might remember Michael from Episode 37: How to Build a Community of Hosts.
Vera and I quickly start discussing whether you give someone a chance if they don’t have everything you’re looking for. She doesn’t, even if the person checks off every other item on her list. If they don’t check this one particular item, they don’t make the cut. Sound harsh? You just have to listen.
Set Them for Success On to training your cleaning person. Just hand them the key, and tell them to get started? No. Please don’t do that!
This is your team, Captain. You want to set them up for success. Set them up for the win against their rival: the messy listing. Give them a pep talk so motivating and clarifying that the spiders will shudder in their corners and begin unweaving their webs. The used sheets will attempt to wash themselves. The messy listing will be no match for your cleaning person.
Yes, cleaning is cleaning, but you’re a Superhost for a reason. I know I like things done a very specific way, and I also know I’m not alone in this. We talked about writing checklists, taking photos, and using apps to help you train your staff.
Look found your bigfoot (ahem, I mean perfect cleaning person). They’re trained and ready to take down their opponents. Now you just need them to stick around–and be happy that they’re working for you. How do you keep your cleaning person happy? Don’t be a Scrooge. Be generous.
Can you afford to give them a raise? Yes? Then do it. Don’t kid yourself, everyone wants more money. But what do you do when you can’t afford the raise that they’ve asked for? Vera and I talked about that, too.

A Little Controversial is OK I was just thinking that I love the idea of a salary. Something about it just seems so stable in this day and age.
Mind you, the salary is per listing. For me to determine if I can pay my cleaning person a salary, I need a spreadsheet. The numbers need to be analyzed, and they need to make sense for your business as well.
Remember that you don’t have to hire a cleaning person. If you’re terrified of spiders and cleaning other people's things and just grossness in general…a cleaning person might be the solution for you.
I still do some of my own cleanings, but I do have a person that cleans every so often. When I’m traveling, busy with The Hosting Journey, sick, or just sick of cleaning.
My cleaning person has been with me for over a year. It’s good to have someone who knows your home, your style. Not to call them last minute for an emergency but to just be able to relax, take a deep breath, and know that you can have peace of mind. Know that your home and your business are taken care of. That’s what a great cleaner provides. Peace of mind.

I know that I haven’t uploaded an episode in a while… like forever. At least that’s how it feels to me. You have no idea how many times I’ve wanted to write an episode…. I had a thought because something came up with a guest. Because as you know something is always coming up with a guest.
I’ve thought, Oh this is going to be a great episode, let me add it to the list. (Side note: the list is long, my dear hosts…super long).
And I know you must be saying… come on, woman, publish already. What’s the hold-up?
Well, dear hosts, I wanted to let you know that I haven’t been kidnapped by Martians; I’m not at a beach vacation; and I’m not at the state capital, protesting the new anti-Airbnb bill. After episode 41: A Healthy and Happy Host Makes for Happier Guests
I went into self-care mode. My house went into SuperDrive self-care as well, and as you know it’s high season in NY. One thing led to another, and I realized that I haven’t published one episode in July?! This is outrageous!
I tried… Believe me, I tried. So, this is a very small, tiny, episode…about: Where is Evelyn and The Hosting Journey?
So no, my toes haven’t seen the beach, even though I have a brand new bathing suit. This is because there hasn’t been a vacation…yet. I wasn’t scheduled for such a no publishing hiatus, but here I am.
Life Gets in the Way… Actually the House We have scheduled to record an excellent episode about how to hire, and most importantly how to keep, a cleaning person. I know some of you have been building a team after listening to Episode 33: How to Build and Keep a Team for your Airbnb.
How do I know? Because you tell me about on the facebook group, The Hosting Journey. I also know that one of the biggest challenges is hiring a cleaning person.
Right now I’m heading to a conference, and my cleaning person knows my home. She is in charge. Yes, I have someone else who takes care of the guests because as you know from previous episodes things happen when I leave my home.
But the house needs to be spotless for guest arrivals, and those towels need to be folded in a specific way. Hiring and keeping a cleaning a crew is essential. I wanted this episode to go live…like yesterday.
We tried recording that episode a few times, but because of a bit of construction at my place, it just wasn’t meant to be.
But it will be. I promise.
The House: Talking about construction in my home…that will be another episode: How do you manage construction while having guests in your home?
Well, normally you don’t, and I’ll talk about how you go about all of that. But the bigger episode coming is:
What do you do when you mess up as a host? Big screw up!!! Because hosts, I did…Ohhh, big time! I’m talking humble pie. Refunding guests and all. Of course, I’m leaving you with the cliffhanger, and you’ll need to come back to listen to that episode to find out that even after 8 years of hosting I can make mistakes.
And will I recuperate from it? I don’t know. I’m waiting for a review. Reviews are the lifeline of your vacation rentals…Ohhh, maybe another episode?
You see how episodes keep getting added to the list and that’s not counting me asking you on the facebook group and you letting me know what you want to hear for the next six months: marketing, social media, and much more.

In the world of Airbnb, what isn’t really discussed are some of these questions:
What do you do when Airbnb is your income to supplement that lifestyle? That’s what this episode is about…
A Healthy and Happy Host Makes for Happier Guests: I get it… An Airbnb life can sound glamorous and carefree to folks who don’t know a thing about the hosting life.
We know it's not just about providing a bed or a place to stay. It's hard, hard work, especially, if you want to be a successful host.
Those who have no clue about what we truly do are only thinking about guests and having an adventurous vacation (After all, for some people Airbnb still represents an adventure). These folks have forgone the Holiday Inn to ¨holiday in¨ a stranger's home. To these kinds of people, ALL we do as hosts is to provide a place for them to stay. PERIOD. Funny, huh?
Here’s what they don´t think about: The calls we answer at all hours when:
Airbnb is a 24-hour service. Plus, let's not get into the countless hours of laundry, cleaning, and responding to messages that goes into being a host (a good host, that is).
Keeping it Real: To keep things honest, you might have your ¨A team.¨ If you listened to Episode 33: “How to Build and Keep a Team for your Airbnb” you might have put together your own team so there are people to help you take care of everything at your Airbnb, especially during an emergency or if you go out of town… and that's great! But the truth is, if you’re just starting out and you’re a small operation, normally, it's just you.
Yes, being a host can be rewarding. I love it, especially when I know my guests are having a good stay, they appreciate my home, and they find value in what I provide. It is these moments that make it worth the 24-hour service. And my time.
On the flip side, being a host can be extremely exhausting, particularly if you have multiple properties or listings. The added responsibilities can really wear you down. As they say, “More money, more problems. Added duties can be overwhelming… and can create host fatigue… Host fatigue is real, my dear hosts… For reals.
So, you decided to become a host for your own reasons… Well, hosting is like any other job. You can get overworked and overwhelmed and then experience hosting burnout.
Well, on today's episode were getting into that. I want to talk about self-care. We tend to always be talking about our guests and their needs, but now it’s time to talk about us… Let's discuss creating a life where we can be Happy Hosts.
Because a Happy Host makes… Go ahead, say it with me: a Happy Guest!
Create a System: You may already have your listing up or you’re in the process. If you are still brand new, my Airbnb 101 class, which debuted this past winter, is relaunching again soon to help you get your listing from an idea to money in the bank.
If you’re already part of The Hosting Journey, let’s talk about getting systems in place.
Communications Templates: On Episode 22: “How to Best Communicate with Your Guest,” I spoke about how to create saved messages on Airbnb. I shared messages from “thank you for your inquiry” to “thank you for your booking.” Yes, it will take you a minute to write them but once you’re done and have someone proofread them, you’re done.
Remember to personalize every message for each guest. It helps to create a template so you don’t need to re-create every single word every single time.
Cleaning: If you do your own cleaning, I hope by now you have a system in place. And like I have said in many episodes but specifically in Episode 33: “How to Build and Keep a Team for your Airbnb”
Make sure you have a cleaning person who knows your home. You never know when you might want to take a week off, and you don’t want to have to train them on how to fold your towels.
Hey, I’m particular about it as well. No shame!
Guests Messages (phone): I have my phone on “do not disturb” during the night. I know many hosts will wake up to the ping of a text from Airbnb messages, but a few years back I decided my uninterrupted sleep was more important. An inquiry can wait until I wake up in the morning.
And if there is an emergency, when someone calls a few times the call will eventually break through the “do not disturb” message and ring.
Block Some Days: If you can afford it financially, you might want or need to block some days in your calendar. I know of some hosts in The Hosting Journey facebook group who usually give themselves 24 hours off between guests. They don’t want the stress of the same day turnaround.
I understand. It can be stressful if you have a job, other responsibilities, or you don’t have a cleaning person, etc. You need to do what’s best for you!
Lockbox/Check-In: I’ll recommend a self-check-in process with either a lockbox or keyless lock.. Because you might not be available for an in-person check-in. You have a life, too, and it is an important one. It’s ok to prioritize yourself and your own health. You can always send guests a text or email and stop by to meet them in person later.
Being a Caretaker: What if you’re doing Airbnb to earn extra income so you can take care of a family member or you have children, etc.? Having a vacation rental can create that extra income and provide you the flexibility to take care of your personal life.
This is the reason you need to create the system I outlined previously (having an A team, for example). If for any reason you’re caught in a situation where you have an emergency in your personal life, communicate with your guest.
Let your guest know that you have a personal emergency. You don’t need to get into details unless you want to. That’s up to you. But make sure to let them know what’s going on.
I remember one year I sprained my ankle pretty badly. It was during one of the hurricanes that hit NY. I was on crutches, and I really couldn’t go up and down the stairs in my house. Of course, I had guests. My cleaning person was making sure the house was running smoothly, and guess who was taking care of me?
My guests!
They would check up on me and make sure I was ok. It was so sweet. After all, we’re humans having human experiences. And for the most part, guests understand.
My Journey: So I’m going to get into what happens if you get Sick… my personal journey.
Since the beginning of 2017, I have been dealing with some chronic migraines and a few herniated discs. I sometimes mention it on my Facebook Group.
Due to these health issues, I was going to a lot of doctors… a LOT. One of them was actually a guest. She had stayed with me when her apartment had a gas leak, and her family stayed in my upstairs apartment for over a month. She is an MD osteopath, and I’m so glad I found her. She then became one of my doctors.
There were weeks when I had 3 or more appointments, from physical therapy to acupuncture to osteopath. Some days were better than others, but it was definitely a struggle.
Luckily, I’m able to work out my appointments around my guests’ schedules… And if it gets too complicated, I have my A team.
If I’m in pain, I take a nap. Naps are nature’s rechargers. They are really a good thing. I take them, and I highly recommend that you do, too. No judgment, no pity. Just self-care. I could sometimes hear my guests pitter-pattering around the house. They were fine, no emergencies. Just vacationing. And it’s ok.
There were times last year when I thought that if I had any other kind of job I would have been fired. Oh dear… I would have used up all of my sick days, all of my vacation days. I know that I would not have have been able to produce at 100%.
My treatments are working. Simple things, folks. I’m not in pain all the time. Pain sucks! It's obvious but it bears repeating. During this period, knowing my bills and my life were being handled was one less worry… It was a big one to not have to stress over. and frankly, a blessing as well.
For that reason and so many others, I’m grateful every single day that I have Airbnb as a source of income. Is it a glamorous life? No. Is it a really good life? Hell YES! And I wouldn't change it for the world. Well, maybe. Perhaps a bit less laundry.
The Last Few Weeks: In the last few weeks, we have heard about Kate Spade and Anthony Bourdain’s suicides. And you’ve probably heard so many people talking about reaching out and getting help if you feel depressed. It sounds so easy, but it's so much more complicated than that.
During some moments last year, things got dark. No, it wasn’t the first time in my life I went to that dark place, but I was on this particular medication with some interesting side effects… I couldn’t put sentences together, experienced extreme fatigue, weight loss, depression, and suicidal thoughts.
And being in pain didn’t help.
I remember crying during a phone call with my business coach. Forget crying, make that ugly sobbing. I was crying while walking back from the gym. Yeah, crying was another nice side effect of the medicine. I reached out to some friends, but they had their own lives. Plus, sometimes people don’t know what to say or what to do… It can be awkward.
Between the physical and the emotional pain, all I wanted was to disappear.. to start again. Hey, I don’t have kids, no husband, not even pets! No ties. Easy peasy.
A do-over is a very tempting thing to do.
But I’m old enough to know that these thoughts will pass. It’s just a moment. Yes, it might feel like an eternity… But I take a breath. Take a moment.
Derek Sivers: During that time, I found a post from Derek Sivers. Derek is an entrepreneur I follow, and he has this post about getting out of a bad place. If you want to read the entire post, you can find it at sivers.org/bad but here is a summary:
Mind you, at the time I was just functioning in the daily mundane stuff. Forget goals and mission. I was in minimal production, survival mode, Making sure my guests were taken care of because the bills needed to be paid. Making my doctors’ appointments because I needed to take care of my health. Eating healthy, taking a walk, talking to friends who were positive.
No judgment, no self-pity. Tons of self-care, including those naps.
Eventually, they gave me another treatment and they reduced the dosage of those pills. Finally, the cloud lifted, and I began to feel a little better every day.
Life is rarely perfect. There are moments and days of sadness prevails. Not every day is perfect.
But life goes on… One moment, one minute at a time. I’m not trying to diminish your pain or your sadness. Never. We never know what anyone is going through at any given moment in their own journey.

We, in the Airbnb, vacation rental market, provide an important service, and being clear about that service is crucial to getting positive reviews and generating repeat guests and revenue. It’s about managing expectations and eliminating unwanted surprises. Today’s episode is all about the importance of Transparency.
So this discussion will NOT revolve around what you’re expecting from your guests. Oh no, dear hosts.
Today we’re talking about are you clear with your guests. In your photos, captions, and description.
As a Host be a Guest: As you have heard me say time and again, the best learning lesson as a host is to be a guest. To book a listing and just be a true blue guest.
Case in point. May had me pretty busy, traveling for some speaking engagements and conferences. Needless to say, I’ve been using Airbnb Airbnb, so I’ve been a guest a few times this month… Coincidentally (So happens), all in Texas.
My bookings were at very different places and different price points, but they were all learning experiences. And if I’m learning something new, you know I’ll be sharing it with you, my dear hosts.
Believe me, every time the experience is not GREAT, I’m like, “OMG, this is going to be an amazing episode!” Actually, to be fair, I do the same when they’re great experiences, as well.
I do think the hosting community is going to appreciate this episode. I have spoken a little bit about both listings and even shared some photos on my Instagram feed. But it’s time to share it all and come clean in this episode… Yes, I’m spilling the beans on Texas!
On this episode My adventures and Misadventures in the Lone Star State
Dallas, Texas Airbnb: So let’s start with Dallas… Texas, I was, going there, on a very short trip and not wanting to spend a boatload of money. I had a credit from Airbnb for being a Superhost, and being that it was about to expire, I was like, “Ok, let’s use it up”… and use it up, I did.
I did have specific criteria. The listing had to be:
That’s it… Simple.
So, I found a place that I thought fit the bill for this trip. I didn’t care that it was a private bedroom with a shared living space. Like I stated before, I was looking to save some cash. Plus, like you guys know, I like to experiment and see how different hosts do different things. It’s a great way to learn as a host. And then, I like to share my experiences with you. Win-win.
Let’s Start with the Pros: The price was ideal and inexpensive… Less than $60 a night! I had a private bedroom with my own private bathroom. In the United States, it’s what we call an en-suite bathroom. It even came with a jet spa. I didn’t use it, but it was definitely a PRO. I personally want to clean a bathtub if I’m going to take a bath, but that’s just me.
I will say, the best part was the bathroom being in the bedroom. This eliminated me having to go out into the hallway to use the bathroom. Who wants to be roaming around a strange house in the dark, looking for the bathroom in a shared home? Not me!
By the way, if you offer a private bedroom with its own private bathroom, I highly recommend that you use that in your listing name, as this feature pretty much TOPS everything else. Yes, dear hosts, it tops everything else.
This particular host used this name for their listing.
MASTER Bedroom/PRIVATE bath/oasis bathtub jet spa
I wonder how many people care about having a jet spa? Like I said, I didn’t use it, and it sure wasn’t a consideration when booking. They did provide free parking. I wonder if that might be a more valuable feature as a booking point?
I didn’t have a car, as I was using car sharing during my stay, but if you’re renting a car that would be a selling feature for sure. All I suggest is to think about what’s important to your guest when naming your listing. It can make a booking difference. Do your guests inquire about parking, and you provide free parking? Then use free parking in your title. Is free parking more important than a jet spa? That’s all I’m saying.
So the price was a plus… another plus was how clean the space was. It was spotless, And I truly appreciated it. Definitely, no complaints about cleanliness. I love clean!
Another plus was that they’re a Superhost. As a fellow Superhost, I know what it means and what it takes. Kudos! I also read the reviews for the listing, and they were glowing.
They also had clear House Rules. Tons of them!
They were very detailed and concise, including that they had cameras in the hallway, living room, and front door. Why cameras in the hallway and living room I wonder? Hosts, please know if you have any recording devices on your premises you need to divulge it to your guests. It’s the law and a big Airbnb rule. Yes, if you have a ring video camera on your door you need to include this in your listing.
Here are my CONS: I didn’t find out I was sharing a house with other guests until I read the host’s reviews. Yes, I dug because I know where to look. Someone else might have expected a warm greeting from a host only to find an inquisitive look from another guest.
Luckily, I went to the host profile and saw that they have other rooms in the same house. Actually, it was the only way to found out that they were not living on the property and that other guests were sharing the house with you.
Nowhere in the description, photos, or house rules did the host disclose that you could be sharing the space with other guests. Kind of strange, don’t you think?
This was one of the main reasons why I wanted to do this episode. Transparency, hosts, transparency.

Because of the lack of clarity on this host’s description I wanted to do this episode.
Look, there are tons of ways to host. From private apartments to share a bedroom, a couch, or house with different guests.
It's about transparency. Being clear with your guests is paramount.
As a host, you owe it to your guests to be clear on what you do and do not offer. An unwanted surprise can make the difference between 1 star and 5 stars… Plus, a possible negative review. You can’t show photos of a kitchen, and then somewhere down in the description say, “Oh yeah, you can’t use it”. If you’re showing a kitchen, pool, or a backyard, you better be offering it.
In this case, you can’t advertise a private bedroom and not let the guest know that they’re sharing that listing with other people. Not with you, the host. The oddest part of all this was that NOT ONCE during my stay did I see or hear from this host. NOT ONCE!
Nonetheless, I did book the space. Yes, I knew what I was doing. Again, I like to experiment, and I wanted to see how they would communicate with me with this type of arrangement.
Well, not once did they ever mention they were not on the property or that I’d be with other guests. Once I booked, their email was. “Welcome to our home.”
And I was like, “Ok. Thanks.” No disclosure. No transparency.
I received an email from Airbnb, letting me know that I was going to get “check-in” information 3 days before arrival. It was a self-check-in house with a keyless door.
Well, it was the day before I was about to leave and I still hadn’t received any instructions, so I emailed the host. I then received an email saying that they usually share it the same day. Same day?
I told them that wasn't what I had received from Airbnb. Thankfully, I had made a screenshot of it, and I shared it. They reluctantly provided the code.
I wondered why the hesitancy? A bit bizarre, I confess.
Providing your listing information the day your guests are due to arrive is risky… It can also wind up being even more work for you.
You don’t know your guest itinerary, they might not have wifi… yes, it happens, the horror. or they’re busy with packing, flights, last minute items, and a million other things.
Most of us want the information where we’re staying at least a few days before we depart. I know I do. I want all of that taken care of beforehand.
Finally, I arrived at my Airbnb in Dallas at around 9 pm. I was greeted by a dark house. Dark. No lights. Pitch black.
Here is a tip for you, my dear hosts. Make sure the front of your house is lit. Motion sensor lights are a good thing. It’s common sense and provides a sense of security. Remember, guest sometimes arrive at night and a dark entrance isn’t a greeting that says, WELCOME! Plus, trying to figure out codes while handling bags, is a pain.
When I finally figured out how to input the code in the dark entrance and opened the front door, there in the living room was one of the other guests… A stranger, really. He didn’t say much, as I fumbled with my bag and purse. Once I was inside, he answered my question and told me where my room was, and off I went. I locked my bedroom door behind me, and that was it. And no I didn’t place a chair against the door. But I was happy my bedroom door had a lock.
I believe there were 5 other people in the house, but I’m not sure. I didn’t see them, but I did see 5 bedrooms with 5 signs. I didn’t even hear voices. I know, strange.
As I mentioned before, my bedroom was clean. I really loved that. They provided towels, hand soap, shampoo, and toilet paper. I had forgotten my soap and amenities. I wanted to go buy some, but I didn’t have anyone to ask where I could go. Like I said before, there wasn’t a house manual with any information to provide me with the closest convenience store.
I’m telling you, a House Manual in times like this are 5-star lifesavers! Yes, I might stop mentioning it…maybe. And then again, maybe not.
I could have emailed the hosts, but I didn’t get any emails from them before so I figured it would be a waste of time. By the way, not receiving even one email from the host was not the best feeling.
My next issue? They used a very strong detergent on the sheets. Like I always mention to your hosts, it’s better to use non-scented stuff. Believe me, I was like, “Wow”! But I was there for only two nights, so I held on like a good little trooper. I’m scent sensitive. Other people might not care.
Another interesting thing was that I had nightmares. Nothing horrible, but nothing pleasant. I just didn’t feel at peace. Maybe because I didn’t know who else was in the house. You know, who’s there? Are they outside my door? Silly stuff, but maybe not.
So, there you have it! That was my inexpensive Dallas House adventure. And the big question is, would I stay there again? Would I recommend it? I don’t know. The price was really good, but I just don’t know… Maybe. Perhaps. I just don’t know, which is not a great endorsement.
Austin, Texas Now, let’s talk about my stay in Austin, Texas and the sweet, honey baby gorgeous house that my dear friend and “Hot Mic” co-host, Ms. Tammy Sims, gifted me for my birthday.
As you may know, I was in San Antonio, Texas, speaking at the Vacation Rental Success Summit this past May, as was Ms. Sims. Well, we decided to escape for 24 hours and go to Austin. A very short trip, but I’ll take any time I can get with my dear, ever-traveling friend.
We were looking at different places, and she found this wow house in Austin. Tammi overdid it. But hey, that’s how she rolls.
The house was private with 3 bedrooms and 2.5 bathrooms. Just lovely!
We walked in, and the scent was…well, welcoming. And as I mentioned earlier I’m scent sensitive but this was perfect, not overwhelming at all. Just a light touch.
The temperature was ideal, and they had just a few snacks, with a couple of bottles of water, fancy snacks, ahhh. They had the most luxurious towels and sheets. They were white, plush, and unscented. Just yummy.
We had a backyard and were able to hang out for a couple of hours. We loved this house. I felt pampered.
And like I said before it was almost my birthday. Thank you, Tammi.
Nonetheless, for all its fanciness, they also didn’t have a house manual. Come on Texas! We were surprised. I mean, it’s those little touches…
Anyway, they provided shampoos, soaps, and body lotion. All in small bottles, which I always feel is a waste and not great for the environment. But that’s me.
There were also a couple of closets where they had their supplies…so I was kind of like, “Hmm, those should be locked.” I can see guests going in and taking all of the fancy water, etc.
Overall, an amazing house. Almost perfect. I know, I know. Look am I that hard to please? ‘Come on I was taking notes and photos for you. This is all for you dear hosts.
But again, a very different price point. Now the question is, would I stay in this house again? Hello? I would DEFINITELY stay there again. I was sorry we didn’t stay longer. I did say, just lovely, right? And not a nightmare in sight. I actually didn’t want to leave the bed or the house.
Now in all fairness, I didn’t select this house, so I didn’t see the listing profile, etc., but those were my thoughts from experiencing this house. I don’t know what the titles read for this listing, but I hope it mentions everything I just did…
Back in Eveland In the meantime back in Eveland and in NY…
Of course, during my trip to San Antonio my own home in New York had a leak in the roof, and yes, I had guests. Of course, I did. You listen to my podcast. And every time I leave NY, my house likes to play this silly game of breaking something.
I’m working in the Dominican Republic. A Tornado hits NY. I’m in Guatemala. The radiator leaks everywhere. I’m in Los Angeles. The heater stops working, and it’s freezing cold.
So a leaky roof, I was all, oh please, you’re nothing new. I’m expecting an invasion by Martians next time.
Since I was traveling and not present, I let my upcoming guests know about the leak in the roof and gave them the option to cancel. I shared the information of my person in NY. I did this because I believe it is important to be transparent with the situation going on in my home. Again, it’s all about taking care of your guest.
My guests decided to stay and gave me a glowing review. Even though I wasn’t there, they knew I was still taking care of them. Like I mention, on episode 33: How to Build and Keep a Team for your Airbnb you need to build a team to make sure your home is taken care of in any kind of emergency, especially if you’re not there when catastrophe strikes.
Remember, your guests deserve clarity, honesty, and transparency during their own journey. They will thank you, and the rewards will surprise you.

We talk about the new Airbnb 48-hour grace period. I understand that some hosts are confused about this rule, as are some guests. The new rule is that the guest can cancel a reservation within 48 hours if they book a reservation 14 days in advance before arrival.
Now hosts don’t have to share their address with the guest during this 48-hour window. I speak about why we as hosts feel this is important on THJ 36: The Sharing Economy is Here to Stay… Embrace It
We also go deep into cancellations-how often it can happen, how we handle them-plus, travel insurance for guests. We wonder why Airbnb doesn’t offer travel insurance for the guest??? We think it could make our lives as hosts a bit easier.
Tammi tells a story about how she handled a very particular request from a guest. You know, those very special requests where you say to yourself, “Is this reservation even worth it?” Tammi explains how she handled it by trusting her gut. Gut instincts are important hosts. Listen to that little voice… it can help.
Reviews and Cancellations: Do you ever ask your guest for a review or for a 5-star review? You have to listen to our take on this because we have a very strong opinion.
I’ll be updating the reviews episode as well because Airbnb has changed the way guests review us. Oh yeah. There is a whole new system, and unless you’re a guest, you have no idea why we are getting 4 stars….
We spoke about cancellation policies for that business badge and whether we want to change it to moderate. I’m strict, which I can’t be if I want to have the business badge. My cancellation policy is the only thing holding me back… and we talk all about how I feel about it.
We also talk about one of my students from the Airbnb 101 class who is a Tammi fan… Well, it seems like they might get together in person.

Listen & Subscribe via iTunes It was a Crazy Idea: This podcast started off as a crazy idea… You know how it is. You start brainstorming, and before you know it your crazy podcast idea celebrates its first year on air! What? Oh, yea. The Hosting Journey Podcast is Hitting The 1 year Mark.
I used to do a monthly live webinar… Did you all know that? Oh yeah, I have a Youtube channel with my webinars with guests and solo shows to prove it… I still do them on occasion. It’s a great tool to have at your disposal…
Anyway, during my very first live webinar (yes, LIVE webinar), I was asked a question by one of the attendees that really threw me for a loop… The question was, “How do you tell your guests that your Airbnb is ‘clothing optional?’” Yes, you heard the question correctly. This host has an Airbnb listing with a “clothing optional” as part of its rules… I was floored. I mean, I had to laugh, but there it was…and LIVE! No editing and I had to answer…
What a way to test the waters! Of course, I answered the question with what I still think is the best way to handle anything. I said, “Be transparent and clear in your descriptions, and remind the guests again once they’re confirmed.” Lord knows you don't want a group of nuns booked and then, SURPRISE! No, no. You want honesty, clarity, and transparency. And no clothing, if that is how you rock it..
Needless to say, Kent, the “clothing optional” host and I, became good hosting friends. He’s truly a fantastic host in Florida. And whenever he comes to NY he visits me. You can still view all of those webinars on Youtube... Enjoy…but go after the show!
I’m hoping to create a few more videos this year, but NO promises… Right now, I’m developing some new courses for you all. Plus, I’m speaking at a few conferences like the Vacation Rental Success Summit in San Antonio. So, we’ll see…but I am considering it.
Anywho, I digress… I was doing these monthly live webinars, and then, I wondered… I pondered… I thought… Podcast… Hmmm.
A Podcast would probably reach a larger audience… Then, I reasoned, a podcast would probably be much easier… Oh, silly me.
I do think a podcast has further reach just because it’s at the listener’s disposal whenever they want to hear it… and you can be anywhere, doing anything…
Chuck, my co-writer, and I, too, though… Girl, just press that record button and do it. Record, upload Bam, I have a podcast. How hard can that be? Isn’t it great when one is so innocent and naive? My dear hosts.
Like a Dog Chasing Her Tail… It turns out, for me, it’s pretty hard… I tried to just pick up that mic and wing it… That didn’t quite pan out the way we expected…
I run in circles like a dog chasing her tail. I lost track of what I was saying…
Then we tried having bullet points… Chuck would throw in these fancy, ivy league words that I just couldn’t pronounce… I’d be like, “I can’t pronounce that!” And he’d say, “Of course you can!” No! Yes! Then the paper throwing would commence… Again, not pretty.
You should see the list of words that are not usable… Nice words, too… Very pretty.. Just not usable… at least for ME…
Anyway, it was a mess… You couldn’t tell from hearing those first few episodes, thanks to my dear friend and professional audio engineer, Joe Casalino, but trust me, those first episodes were trial and error my dear hosts.. They would take hours to record… Hours! And hours for Joe to fix and make me sound all pretty.
A Solution So, you know what we did? We created scripts! Yes, scripts.
We now write every single word down. If it’s a solo show, it’s all scripted.. Oh yeah. Easy peasy? Ah, I don’t think so.
I write the idea of what I want to say or convey….. Then it goes to Chuck, who makes my words a lot funnier and better.. I just tell him, “Make it clever-er!” It’s a joke we have on my trying to pronounce “cleverer”… I hope I pronounced it right? He still tries to sneak in some fancy, high falutin words but those just get added to “the list.”
And then it goes to Marieke, our copy editor, to make sure we keep our English proper… Just in case the Queen tunes in… We might not be high falutin, but we are proper.
It can get testy… You know creatives… Chuck sometimes is, “Marieke changed a joke with her Queen's English. The meaning changes when you change that word!”. And Chuck rejects her edits. And then I have to be “The Good Wife…” Luckily, Marieke in another time zone, so he’s usually asleep when some of those changes are done…
Then….. Joe, the audio engineer and I speak and together we do another rewrite (you know, the words that I just can’t pronounce) to make sure it all flows a lot better and that hopefully, I don’t sound scripted. You’ll tell me if I do, and I hope I don’t.
Then we record.
I thought about learning some basic audio editing, but I just NEVER EVER had the desire to really learn it. It’s just not my cup of tea or coffee…
Like I have said in the past, I worked as a Producer in the advertising world. I’m spoiled, my dear hosts. So, I hired Joe, who is an amazing audio engineer and the rest is history… He makes me sound… Proper and oh so pretty. Don’t you think? Joe does magic. He tries to explain it, and my eyes just glaze over. Kind of like talking about guests to our family and friends.
The truth is, I knew NOTHING about the inside makings of the podcast world… I mean, I listened to them, but recording, editing, uploading, legalities, any of that? Nope. Nothing. Remember, we thought, “Just hit record!” Aww, so naive.
Learning from Experts: Luckily, I listened to Pat Flynn from The Smart Passive Income Website. I trusted him and his teachings. I’ve spoken about him in the past. I met Pat at one of his conferences. And through that conference, I actually met all the members who later became my amazing mastermind group.
I suggest that if you want to know about passive income, go check out Pat’s podcast and youtube channel, Smart Passive Income. He won’t disappoint.
So, Pat Flynn has this Youtube podcast tutorial, which I just followed it… Step – by – baby Step. It was hilarious… Now today, Pat Flynn has a fantastic Podcast course, which I would have bought in a hot minute had it been offered when I launched this podcast… But it’s ok… Trials and errors, my friends. I have been following Pat Flynn for years… I trust him as an entrepreneur and teacher. I trust his advice. I have spent money going to his conferences. I’m willing to put skin in the game in order to do things right… It’s a learning curve, I’m actually going to a Podcast conference this July. because learning never stops.
I also found a Facebook group run by Elsie Escobar called “She Podcasts”, right now with over 9k members which helped me a lot. I had Elsie here in Episode 15: Elsie Escobar Ask Me Why I Podcast?
Eventually, I hired Amber de La Garza, and you can hear her in Episode 21: Productivity Made Easy For Your Airbnb Success. Amber helped me create a process and a better system for my podcast.
Now, why am I telling you my entire trajectory story? Simple.
Run Your Own Race: Because I know first hand that it’s scary to start something new.
I also don’t compare where I’m on my journey… I didn’t judge my beginnings with someone who already had 100 episodes in their catalog. That would be unrealistic and a recipe to fail…
You be YOU… You need to run your own race.
In the podcasting world, I’m still considered brand new… A toddler. A 1-year-old… Making mistakes and forgiving myself is par for the course. Wait for the terrible twos
It’s like that when starting your own journey as an Airbnb host or any new endeavor. You might want to compare yourself to other hosts, like myself, who have been at this for years. That’s not really fair to YOU.
With every year, you grow, you cultivate more knowledge. Each guest brings lessons and sometimes new challenges. It all comes in due time, and it’s about how much time and effort you are willing to put into it in order to create the most successful vacation rental business model you can. And look you’re here learning. You’re doing your part.
I’m still learning. We’re ALL learning… It’s just that some us have been in the game longer. Give yourself the time to grow, cultivate, and learn… and, when possible, to seek guidance.
That’s why I’m so excited to celebrate 1 year of podcasting. The goal of this podcast as always been, and all the content I bring you, is to guide YOU to a happy and successful Hosting Journey. That’s what it’s all about…
If you want to get ahead, I suggest reading books, blogs, listening to podcasts (and not just mine, but others as well).

The First Year! So, what happened during this first year?
I recorded. I uploaded, You listened. We grew… I made sure I provided you with value, and because of that, you kept tuning in.
Yes, there were times when my consistent inconsistency was consistent… Like that wordplay there? I’m not gonna tell you how long it to took to record that little “cleverer” wordplay…
What I am going to tell you is that I’m working on being here every week… Hopefully, one day I’ll graduate from the kitchen table in my house, which currently functions as both audio booth and soundstage. Please don’t hold my hand to the fire.
During this first year, I tried a few different things… You know, keep you guessing…
I did my “Hot Mic” episodes with Tammi Sims… but Oh MY God is she a hard one to pin down… Dear hosts, you have no idea. It’s like herding cats… Yes, cats! Because cows you can herd!
I know you want to hear from her, but she is a very busy, traveling lady. We do try to link up, but you just never know where she might be… Is she in Montana? No! She’s in New Zealand. No! I think Italy, but that was last week… I have no clue… Herding cats! I do apologize to you all for that, but just know we’re ALWAYS trying to “Hot Mic” with Tammi… She’s a lovely feline.
I do like providing at least one solo show a month, where I give you specific information about Airbnb, vacation rental news, and of course, hosting. You like those. How do I know?
Because I see the downloads. Yes, just like you are all obsessed with bookings and reviews, your downloads and reviews matter to me. And they matter to iTunes.
It all matters. I know that when I upload one episode every week, you listen… That's why I’m trying to remain consistent constantly. That wordplay was easier.

Michael McKay's Community Now, back to the show and today's guest, Michael Mckay. He started hosting about 4 years ago. And like many hosts, he was using the Airbnb extra funds to finance a vacation… In doing this little Airbnb experiment, he realized that he didn’t have to live with 5 (yes dear hosts 5) roommates to help with his living expenses.
Four years later, Michael manages over 18 Airbnb properties in New Jersey and California. Yes, we have a true hosting visionary with us today.
Michael will be sharing a wealth of knowledge with us today… Two big tips he will share with us? The first: Photos. It’s all about our photos, hosts… Remember, a picture is worth a 1000 words… Especially when your guests don’t read your descriptions. A photo will book your space faster than a beautiful poetic description… Though, I do believe in simple captions…
Another simple tip? If you haven’t had bookings which means no reviews… lower your price… Discounted prices will usually bring traffic and bookings that will lead to reviews…

Anyway, as you might know, hosting can be a lonely career, and you know your family and friends get exhausted listening to your hosting stories about your guests. You find them hilarious and interesting… They find them tedious, if mildly amusing… You need a tribe. A tribe that gets it!
Michael wanted to connect with other hosts in person, so he created a meetup group. Soon enough, he was able to get sponsors to pay for space.
