On Thursday, I had the honour to talk to Teresa Rabenberg Grobecker from San Francisco, California.
Teresa is CEO of Real Estate Consortia (REC) which has the patent
pending blockchain title token for every piece of real estate in the
United States.
Teresa founded Grobecker Holland International, the first online real
estate brokerage in San Francisco, in 2012.
In June 2018, Teresa merged GHI into US Capital Global, an investment
bank where she also performs investment banking duties.
Teresa gives us an overview of the real estate market in San Francisco, its development and talks about her impressive career from childhood to present.
She then walks us through dynamics in the US- and global real estate market and where the MLS system lacks proper security measurements for various stakeholders: home buyers, home owners, mortgage companies and real estate agents.
Therefore, she decided to launch Real Estate Consortia which helps to overcome those obstacles by putting transactions on a common blockchain ledger.

This time I had the opportunity to talk to Daniel Yepez from Guanacaste, Costa Rica. Daniel is originally from Venezuela and lived a long time in the United States and has now been living in Costa Rica for about 20 years. He primarily worked in several sectors, such as real estate and biofuels as well as the Costa Rica News. He obtained the Award of the Top 25 Global Energy Entrepreneur selected by SHELL OIL and ran a successful real estate company promoting Costa Rica as a destination to buy real estate along a team of 100 people conducting calls and promoting this country.
In 2008, Daniel decided to make a cut in his life and started Resonance, which was inspired by his desire to create a space for those already awakened or on the path and looking to integrate that awakening, as well as to those on the precipice of a new perception of the world. Resonance is located on the Pacific Coast close to Los Pargos at Playa Lagarto and is a co-living ad co-working space with several boungalows, swimming pools and various activities to get closer to nature and to find innerpeace. As Daniel well describes, Resonance is a place which welcomes everyone who is seeking to find innerpeace and to search for it from within. The way to become part of the resonance movemet can be multifold and there are a lot of options to either be a guest or to collaborate via work exchange or to become part of the community: from spending days or weeks on a retreat, to contribute, or to invest and become a partner.

Today I talked to Tiara Moelyono from Bali, Indonesia. Tiara has been working in the real estate sector for more than 5 years and is now CEO of Prime Property Bali, a company which focuses on long-term rentals of exclusive real estate property villas in Bali.
Tiara gives us an overview of Bali itself, how to get around, where to go, where to stay, and what to do.
She then gives us an overview of Denpasar and its neighborhoods including Canggu, Kuta, and Seminyak. Apart from that, she talks about real estate investments and leasholds, as much as starting a business in Bali, both as a local and as a foreigner.
Finally, she illustrates her services, how the rental process works, what is required, payment terms, and describes us some of her current listings which she has on her portfolio.

This friday we talked to Melissa Colacci from Vancouver, Canada. Melissa is real estate agent in Vancouver with the well-known brokerage firm Century21 and specializes in residential real estate in the metropolis of Vancouver and Yaletown. Melissa´s got her real estate license in January 2019 after having worked in the hospitality.
Melissa gives us a great overview about why Vancouver always ranks globally top as one of the cities with the highest quality of life. She gives us recommendations about what to do during weekends in Vancouver, an overview about the neighborhoods in Vancouver, which neighborhoods are emerging and where to potentially invest.
Furthermore, she guides us along the real estate buying process and gives us some insights about taxes and transactions costs and the implication of the new tax law for foreign investors.
Apart from that, she tells us about her customer-focused service and reveals the elements which determine the success in real estate which are, upon others, to be a likelable, outgoing, communicative, and trustworthy person which is wiling to go the extra mile for both clients and friends.

Anoche hablé con David Ferrer Boix de Girona, España.
Girona es el capital de su misma provincia española situada al nordeste de la comunidad autónoma de Cataluña. Tiene una población de 101 852 habitantes. La provincia limita con las provincias de Barcelona y Lérida y con Francia, así como con el mar Mediterráneo, contando con un exclave rodeado por Francia, el municipio de Llivia.
Girona es una ciudad super interesante por su cercanía hacía las montañas de los Pyreneos tal como al mar mediterraneo.
Durante la entrevista David nos contó sobre Girona en general, que hay para hacer durante los fines de semana, porque vivir e comprar en Girona, el mercado de parqueadores, especialmente en Barcelona, y sus retornos sobre la inversión de 20%, la profesión de broker inmobiliario en Girona e en general y su especificación de la captación de inmuebles que es clave para su éxito profesional.

Ofelia is President, broker and owner of Costa Rica Sol First Realty. Her company specializes in the sale and rental of commercial and residential properties in the West Side of San Jose, the fastest growing area of the country and in the sale of large projects in different parts of Costa Rica mainly in Guanacaste, the Northern Pacific Region and in San Jose, the capital.
She has been in the Real Estate business for more than 20 years with a particular focus and expertise as a Sales Director of major projects in Costa Rica as well as selling entire projects internationally.
She has been a member of the Board of Directors of the Costa Rican Real Estate Association, CCCBR for the last 4 years and the CCCBR Coordinator of International Relations. She participated in organizing the national and international FECEPAC Congress 2011 for the CCCBR and was the Director of the René Frank Award to the Real Estate Excellence Nationally and Internationally in 2011. She is a member of NAR, FECEPAC, FIABCI, CILA and CIPS.
She is Vice President of CILA in Costa Rica where she represents the countries from Mexico to Panama.
Apart from that, she has been named by the NATIONAL ASSOCIATION OF REALTORS (NAR) and by the 2017 President William (Bill) Brown, to be an international member to represent on as interational member of the NAR Board of Directors 2017. Each year, NAR selects a few international members to be part of the Board of Directors, as they offer a unique and valuable perspective to the organization. Each international member of the NAR Board of Directors serves for one year. The 2017 appointment would begin on November 8 th 2016 and end on November 6 th 2017.
She furthermore represented Costa Rica at many international events as an International Director for the CCCBR and has made Costa Rica presentations in 5 cities in the USA: San Francisco and San Diego, in California, Miami, Florida, Chicago, Illinois, New Orleans as well as in San Jose, Costa Rica and Panama City in Panama.

Today we talked to David I Hill from Westborough, Massachusetts who shares his sales leadership lessons and gives us an overview about the top techniques of selling and a quick overview of the real estate in Westborough, Massachusetts.
David Hill is a leading expert on telephone prospecting. Over the past 28 years, he has worked as a salesperson in numerous industries and depended primarily on the phone to make sales. When other salespeople have switched to email or social media to reach contacts, David has stayed true to the communication medium of his roots. In doing so, he’s invested approximately 30,000 hours talking to prospects on the phone, which is equivalent to a triple master’s degree in phone prospecting.
David’s experience selling over the phone started as a kid when he took his first job as a telemarketer. He quickly learned that what seemed to be a frustrating and difficult job for his peers came surprising easy for him. After his second telemarketing job, David helped build a magazine called Condo Media, where he spent most of his day cold-calling businesses to sell advertising.
David has spent much of his sales career in real estate, a highly competitive selling industry. In his first year at Keller Williams in 2002, David sold 42 homes through phone prospecting, far surpassing the average of only six homes per rep. In 2006, David founded Hill Team Associates, a sales division under KW, where he currently serves as CEO.
This is where he realized his passion for helping salespeople improve their skills to advance their careers. David’s drive and talent have enabled him to rise through the ranks of KW where he is now a member of the Gary Keller Private Mastermind, which is comprised of the top 100 agents, who get to mastermind with Gary, 4 times a year. He is one of only 100 certified National Instructors who are paid to teach at a national level—a major achievement considering the 127,000 agents at KW. KW University was awarded #1 Training Organization in 2015 by Training Magazine in 2015.

It is increasingly common that someone wants to buy real estate in a different country than his or her origin or residence, either for business purposes or for living. According to the Panamanian Constitution, any foreigner has the right to acquire real estate in this country, except for the areas close to the borders to Colombia and Costa Rica (10 miles from the border).
- You like a property
