Despite the ongoing challenges, there have been some positive wins this year like the Constructive Forum and the relaunch of the Vertical Construction Leadership Group. It was also great that MBIE was prepared to listen to the concerns raised about the timing of introducing new insulation standards. The delay of the H1/AS1 code change has provided some much-needed breathing space.
David shared some insight from surveyed leaders within the Vertical Construction Leadership Group (VCLG), which brings commercial contractors together to focus on the crucial issues impacting the sector. Ryan and David also covered the tireless work that Master builders have put into the consenting process. Master Builders called for a substantial reduction in the number of consenting authorities to improve consistency and speed up consent decision-making.
Finally, with Christmas quickly approaching, David suggested making sure to get a break. Look after your teams because they are critical to success, and look after yourself and your family.

This year Apprentice of the Year celebrates its 19th anniversary! Today we have two very special guests: Martin Goulden and David Mudge. Martin Goulden is a National judge and has been involved in the competition since its conception 19 years ago. David Mudge is a Practical Co-Ordinator, and he's been a part of the competition for 16 years. In this episode, they discuss with Ryan how the competition has changed over the years. We look into some behind-the-scene processed of creating practical challenges. Martin and David also share some valuable advice for the participants.
Both David and Martin own building companies and are staunch advocates for apprentices in the industry. They believe that apprentices are the future of the industry, as long as you educate them and work with them and then they'll reward you. That's where the industry is going, and we need them.
David and Martin also share some practical advice for the participants based on their experience. They talk about pacing yourself throughout the tasks, paying attention to the instructions and, most importantly, having fun!

As a part of the 2022 State of the Sector annual survey Master Builders spoke to nearly 700 sector participants – Master Builders and past Constructive attendees - and nearly 600 homeowners who had built or completed a significant renovation in the past three years. The survey revealed that while the challenges are great, there are also glimpse opportunities to build resilience in the sector.
In this episode, Ryan and David look into the survey's findings on mental health, critical issues that the industry is facing, sustainability in building and advocacy work like consenting. They also talk about the highlights from Constructive Forum, where builders, industry leaders, regulators, and other stakeholders talked about lessons from the past, alongside strategies for the present. David said it was particularly interesting to hear from Minister of Building and Construction, Dr Megan Woods, and Leader of the Opposition, Christopher Luxon, who gave keynote addresses outlining their thoughts on the sector.

Paul was a teacher supporting students through the Gateway programme, which supports students to transition into employment. He opened the Wairarapa branch of A1 Homes in 2006. His daughter's interest in the construction industry made him realised that he needs to do a better job to make apprenticeships accessible for everyone. He is a strong advocate for women in construction; he finds it humbling to meet the wonderful wahine who are succeeding in our sector, as they have such passion and fantastic stories to tell.
In this episode, Ryan and Paul discuss why diversity in a workplace is so important and how we can foster an inclusive environment. Paul shares some incredible stories of success. They also discuss why we need to promote those stories to create role models for the younger generation in construction.

Imagine a building that has no two things the same. Not a single window the same, not a balustrade, not even a tile. Hundertwasser Art Centre with Wairau Māori Art Gallery is an amazing journey that took 30 years and what's been achieved by the construction team and the community of Whangārei is truly exceptional. Today Ryan and Darrell Trigg, owner of Trigg Construction, discuss this incredible project and a once-in-a-lifetime opportunity.
This art centre has been built to represent Hundertwasser's philosophical standpoint, which is to be in harmony with nature. The building is an artwork dedicated to his teachings and is based on sketches prepared by Hundertwasser himself in 1993. This is arguably New Zealand’s biggest community-driven project with an estimated 50,000+ hours put in by volunteers – some volunteering full-time. The art centregot Gold Award and Special Award at New Zealand Commercial Project 2022.
Darrell shares this experience of building something this unique. He also says that perhaps one thing he’s most proud of is that 95% of 900 people who worked on that site are from Northland. This fantastic project gave a wonderful opportunity for the local craftspeople to acquire some unique skills to last them throughout their careers.

It continues to be a tough time for the building and construction sector. With such a myriad of issues currently impacting the sector, this month David Kelly explains that Master Builders have targeted their efforts on the plasterboard shortage and the H1/AS1 building code changes. They are also focused on supporting you with what you can do to navigate the current environment to come out stronger. That is the theme of this year’s Constructive Forum, and David urges you all to attend as you'll hear from sector leaders who have managed through times like this before.
Ryan and David talked about the plasterboard shortage. David has been appointed by the Minister to a Ministerial taskforce of a select number of industry experts to investigate and develop solutions for the widespread plasterboard shortages. The Ministry of Business, Innovation and Employment (MBIE) are advising consenting authorities on how to work with alternatives to GIB. Master Builders are collaborating with the New Zealand Institute of Architects to help members understand what the alternatives are and how they can be implemented.
They also touched on the extension of the transition period for the H1/AS1 changes to the building code by six months. While the industry is wholly supportive of measures that will result in better insulated homes for New Zealanders, our already stressed sector requires additional time to implement them. The changes will require us to adapt to the new methods of design and construction, manufacturers to significantly scale up production, and consenting authorities to get to grips with the new regulations.
Finally, Ryan and David talked about strategies to help us deal with the challenges we are facing by keeping focus on what we can control.

As a part of the Men's Health Week Ryan is talking to Mark Sainsbury, one of the country’s most experienced journalists and one of the directors and ambassadors for the Men's Health Week, about the importance of small steps to look after your physical and mental health.
Men are at a disadvantage health wise from the start. A boy born today will live nearly four years less than a girl. When it comes to preventable diseases, men are in much higher risk. Worse, men are three times more likely to die by suicide. And as we all know mental health is especially important in our current times of uncertainty. That’s the main purpose of the Men’s Health Week that started on the 13th of June.
The sole purpose at Men's Health Week is to get guys to think a little more and know a little more about their health. The aim is to encourage men to start with the small steps that can enable them to turn their health issues around. Little steps can – and will – make big differences. We just have to start.

In this month's Chief's Chat Ryan talks to David Kelly, CEO of Master Builders, about the main challenges that the construction industry is facing such as product supply and inflation, and strategies to help us deal with them by keeping focus on what we can control.
David highlights that while the current inflation figure of 6.9% is being widely reported, the construction inflation is 18% to build a new home. However we can't change inflation so we need to keep focusing on what we can control to get through this challenging time - to manage your cash flow, making sure your balance sheets are in order and to reach out for support if needed.
Ryan and David also talk about the increased significance of using the 10-year Master Build Guarantee because of the new bank requirements. In many cases, if you can't get the guarantee then a bank won't lend. Master Builders worked really hard to make sure that the 10-year Master Build Guarantee is the best guarantee in the market to protect the biggest investment most people will make in their lifetime.

In this month's podcast episode, Ryan talks to Jason Hungerford, Director at BCITO, who has played a significant role in BCITO’s Reform of Vocational Education (RoVE) transition.
BCITO is the largest provider of construction trade apprenticeships in New Zealand. Recently, under the Government’s Reform of Vocational Education (RoVE) the work BCITO does to arrange, support and assess work-based training (apprenticeships, traineeships and micro-credentials) has been transferred to Te Pūkenga Work Based Learning Ltd (WBL), which is a subsidiary of Te Pūkenga. With the qualification standard-setting functions being transferred to a new entity called Waihanga Ara Rau, the Construction and Infrastructure Workforce Development Council.
Ryan and Jason cover all we need to know about the change in BCITO's usual business practice and what it means for anyone currently doing their apprenticeship through BCITO and information for employers who use BCITO to get the best apprentices in the business.
BCITO are on a journey to reshape and grow vocational education in Aotearoa, New Zealand. The coming together of work-based, online and classroom learning will deliver the best possible outcomes for employers and learners. These changes will also have significant positive impact for learners who weren’t well served by the previous system, including Māori, Pasifika and learners with disabilities across all apprenticeship trades.

An experienced leader with a strong commercial background in New Zealand and abroad, he has played a significant role in BCITO’s Reform of Vocational Education (RoVE) transition. This month's podcast features Mark Holland, Partner and construction law specialist at Hazelton Law, who provides a practical hands-on perspective on the ins and outs of charge-up contracts. He discusses frequent concerns that have arisen with the use of charge-up contracts in NZ residential construction due to the disruptions of the COVID pandemic.
In particular, Mark addresses:
• Preparing charge-up contracts, scope, rates and margins
• The role of the estimate, variations in charge-up contracts, the “10% rule”?
• Interim payments; actual and reasonable costs (the reasonable price rule), evidence to be provided
• Ongoing obligations with regard to the final cost.
Typically, there are two types of building contract used in New Zealand – fixed-price contracts and charge-up (also known as cost-plus-margin contracts), though knowing which of these contracts to go with can seem daunting, with usually either being suitable options. As both come with their advantages and disadvantages, it’s important to understand these differences so you can decide which best suits your project, budget and preferences and to avoid any surprises down the track.
Mark discusses the confusion between charge-up and fixed-price contracts (note: Registered Master Builders members can access these contracts online). Mark answers common questions around how builders manage price increases and challenges around supply when using the charge-up contract. In particular, Mark covers the scope, rate and margins; the important role of the estimate, variations and the 10% rule; and implications on final cost if estimates are not outlined properly.

The main take-aways from this year's Constructive event was discussion around the annual State of the Sector survey Master Builders conducted prior to Constructive to get everyone's heads around key issues in the sector, such as supply chain disruption, product availability and increasing product substitution; the rising costs of construction; and acute skilled labour shortages, as well as the growing concern with mental health and stress levels workers in the construction sector face.

Our guests this month, Judi Keith-Brown, a registered architect and president of NZIA, and Perry Barber, a Registered Master Builder, have cultivated a successful working relationship that has spanned more than a decade. Perry gives us insight into how architects not only help out with designing the perfect home for the client, but also other important roles the architect takes control of, such as managing budget, that lifts a lot of stress off construction. Judi and Perry take us through why keeping up good communication is the make or break of any project, and give us examples of what has happened during past jobs when communication wasn't held to higher priority. They cover their best practices on being more sustainable in the industry and their top 3 insights on what to do to get successful outcomes when architects, builders and clients work together.

The government has announced new immigration laws surrounding how New Zealand employers will be able to bring migrants into the country through work visas. Unfortunately, everything you knew before has changes and now all New Zealand employers will soon need to be Accredited with Immigration New Zealand in order to keep and recruit new works on a visa.
Joined with Ryan, you'll hear the expertise of Nassim Lalehzari explain the Immigration New Zealand changes in great detail. Nassim is the Head of Immigration for Working In Visas and has over a decades experience in the field of immigration in both New Zealand and Australia. She will discuss the upcoming changes, what they mean for your business, what you need to do to get prepared and why you need to be thinking about this now, rather than down the line.

The construction sector in 2021 is thriving, both commercial and residential, which is great to see especially coming out of the tough times we experienced in 2020 with COVID-19. Our builders are busy, apprentice numbers are growing, and consumer confidence remains high. Communication is now maybe one of our most critical tools and will only become more critical as the year continues.
Ryan is joined by David Kelly, CEO of Registered Master Builders, to discuss the importance of communication, not only from boss to builder, but also ensuring you are having regular catch ups with your customers/clients and your work mates so everyone is on the same page. David says that it is common for businesses to go bankrupt during an upturn like we are experiencing right now, and gives insight on what you can do to avoid traps you may see yourself falling into as you get offered more and more jobs. David also touches base on the some of the issues the sector is experiencing right now, such as shortage of materials.
Communicating openly and honestly with our clients will help to build trust, collaborating with others in the sector will help us work through issues together, and connecting with government to overcome the big challenges we are facing will ensure the building and construction sector remains strong through these challenging times.

We're excited to introduce you to Olivia Broadhurst, a qualified LBP builder who owns her own company in the beautiful Marlborough region. Being one of the first female builders, she started in the industry 7 years ago and has been making strides ever since.
Women make up half of the world's population, yet women hold less than 12% of construction-based jobs, and less than 3% of women in New Zealand are tradespeople. Matching this with the great importance the construction industry has on the New Zealand GDP, where with every $1.00 spent in construction, an additional $2.70 is spent in within the economy and how New Zealand's youth unemployment rate is 15%, it makes sense to encourage young woman into trades training. Woman in trades jobs provide higher attention to detail, solve problems differently and bring much needed diversity into the industry and studies have shown that the stereotypical 'softening behaviour' woman possess (that is criticised globally to be a disadvantage) is in fact a strength that the construction industry lacks previously. Not only is it important to show woman that a trades job is beneficial to them in many ways, it is also important to shed light that employing a woman apprentice is an option, with a recent study revealing that only 17% of male employers will employ woman tradies.
With all the above taken into account, we thought it was very important to have one of Master Builders' tradie ladies on the podcast to speak everything she has learned about being one of the minority female Qualified LBP Builders. Olivia Broadhurst accidentally fell into the trade after not wanting to continue being a check out chick and now proudly has over 6 years experience in building experience, owns her own construction company and works for herself doing the jobs that she wants to do. Ryan gave Olivia call to chat about the success she has achieved so far, what her experience has been being a woman in construction, and what it was like winning Apprentice of the Year for the South Island region.
Regardless of gender, this podcast is beneficial for everyone to hear. Not only to break down stereotypes but to also learn about the great success Olivia has achieved within the construction industry in such a short time, and how she has navigated this journey.

Ryan is joined by David Kelly, CEO of Registered Master Builders to discuss all things housing in New Zealand for 2021 and predictions for 2022. They chime in on topics that are at the forefront of NZ news and media, such as the government's plan for more social housing and how the growing demand for sub trades is causing a lull in current building works.
Taking into account a possible GFC and in the chance of a downturn in the residential housing building sector, David also talks us through the Residential Development Response Fund. This is the government's new decision to put money aside for a possible underwrite for certain projects that could be hit hard by another GFC.
Ryan and David cover why the building industry is so important to the New Zealand economy and why putting in such measures will not only benefit people in the trades, but also have a positive flow on effect to the rest of the New Zealand public.

Faye is an experienced HOY judge so we hear the straight goods on what builders should and shouldn't be doing when it comes to entering their greatest residential building achievements. Faye-Pearson Green, an experienced architectural designer, is a 6-time House of the Year judge and takes a lot of pride in being chosen to be invited to judge beautifully constructed houses every year.
The House of the Year awards are the Registered Master Builders most prestigious event. Spanning over the last 30 years the awards celebrate the very best in residential building. The competition, judged by a team of experts that includes Faye Pearson-Green, is divided into two parts. Regional level, with more than 360 properties taking part in 2020, then those top 100 will go into the National Competition. They are awarded a range of quality marks and winners are announced at virtual events around the country, starting from mid November for Regional level winners, and ending in December with the announcement of the National Competition winner.

In this week's episode, Ryan talks with David Kelly, Chief Executive of Registered Master Builders, about the year that 2020 has been, what we can learn from the past, and the priorities for the construction sector going forward.
This year has been a tough year, but it is coming to a close. It's important to reflect on what effects the pandemic has had on New Zealand's construction sector, learnings from the past and the priorities going forward.
Many economists suggested the building sector wouldn't be successful once the pandemic hit, however, the building industry has been strong and resilient. David speaks on how the residential sector is booming to the point that materials and labour are in low supply, and how a positive government response to school and hospital projects being pushed forward has helped the commercial sector immensely. With this interesting economic time right now, everyone in the construction industry needs to be mindful of their time and money and have a contingency plan. David points out that many business go broke in an upswing rather than a downswing, so he reminds members to stay vigilant when it comes to too much work.
It's been observed that the building consenting system has many flaws. David shares his views on this issue and how Master Builders is advocating to the new Minister for Building and Construction on how they can improve this system to make it more fair.
The main message David wants to get across to all Registered Master Builder Members is to stay positive, do what you need to do to help your mental wellness and communicate to your customers. Christmas deadlines are stressful, even without the ongoing uncertainty of COVID-19, for both parties. The best thing you can do for yourself and your customers is communicate any deadline changes and do it honestly, with empathy, and as soon as possible.

In this podcast episode, Ryan chats with Cam Calkoen, the 2020 NZ Speaker of the Year, about all his awesome achievements, his belief in himself and his mindset. Born with Cerebral Palsy, Cam was told that his biggest challenges in life would be the way he walks and talks. They talk about Cam's first experience in athletics and how having Cerebral Palsy never stopped him from smashing records. Cam shares his awesome story about climbing Mt Kilimanjaro and relates the challenges of going up and down the 17,000 ft mountain to business. Cam has gone from doubting his ability to run to representing New Zealand in athletics which then lead to winning championships in New Zealand, Australia and Canada. Through the journey to make it into the top ten in the world for his sport, Cam started to see the world as his playground and exited near the peak of his running career. Wanting to leave a much bigger impact on the world, he didn’t want to compete in an environment governed by the abilities of Cerebral Palsy but determined by the abilities of himself as a human being where he could encourage more people into their top ten - the top ten of their business, job, sport or school. The top ten percent of who they can be through striving toward a personal best.

Born in 1984 with Cerebral Palsy Cam was told that his biggest challenges in life would be the way he walks and talks, but in focusing on what he ‘CAN DO’ he embraced his opportunities to become an athletic gold medalist in the 100 and 200 meters, a charitable fundraiser where he received a standing ovation after asking for NZ$1 million and got it, social innovator by establishing the Carabiner Mentoring programme to see young people speaking and living their dreams. As a full time speaker he takes awe-inspiring messages throughout the world… walking and talking have become his greatest strengths and passport to traveling this world.

A 6 Homestar rating or higher means the home will be easier and more cost effective to keep warm, healthy and more environmentally friendly than a typical new house built to building code. Building Performance (MBIE) overviews what the new building consent exemptions mean for the sector and examples of what does or doesn’t need a consent. This podcast was delivered first as a live webinar to Master Builder members to help them understand the changes so they can get on with upcoming projects that may not need a consent. Participants asked some really detailed relevant questions which were answered during the session.
From the 31st August 2020, there will be more work that can be done without needing a building consent. This makes it easier to get on with building projects without needing to go through local councils.
There are new exemptions that utilise the Licensed Builder Practitioners (LBP) scheme, which recognises the competence of these building practitioners and allows them to have their own suite of exemptions. An LBP will be able to carry out or supervise design and construction for some single-storey detached buildings up to 30sqm, carports up to 40 sqm, ground floor awnings up to 30 sqm, ground floor verandas and porches up to 30 sqm and single-storey pole sheds and hay barns up to 110 sqm, without needing a building consent.

Humbled and honoured – they’re two words Sir John Kirwan (known to most as “JK”) often uses to describe how he feels about his contribution to a campaign to raise awareness about depression, but they’re also the same words he uses to describe his knighthood. The former All Black and 1987 Rugby World Cup winner became a “Sir” in 2012, joining a list that includes other well-known former All Blacks. However, unlike his fellow All Blacks, Kirwan was recognised as much, if not more, for his contribution outside of rugby; for services to Mental Health, having been for several years at the forefront of the campaign to heighten public awareness of depression, an illness he has suffered from himself.

Dr Fiona Crichton is a health psychology specialist with hands-on experience designing effective programmes to improve health behaviour and well-being in the community. Combined with a legal career incorporating roles as a litigation lawyer and a legal writer, Fiona’s work in health psychology has provided her a breadth of knowledge about the factors influencing psychological well-being and adaptive behaviour change. Fiona brings these skills to the table in her work with Mentemia, as well as a passionate commitment to effecting sustained improvement in mental health within New Zealand, and beyond.

Ryan talks with David Kelly, Chief Executive of Registered Master Builders on building New Zealand’s economic recovery. They discuss how vital the building and construction sector is to New Zealand's economy and how it will be crucial to our post-COVID-19 economic recovery. They also touch on how the construction sector coped during lockdown and that despite the tough times and uncertainty at the different levels, there were some good things that they will keep going, particularly around health and productivity.
David talks about the role the building and construction sector plays in our economy. Master Builders in taking a leading role with government to advocate maintaining investment in construction to limit the loss of jobs and investment in training and development. Residential building forms the backbone of the sector, accounting for 60% of its revenue. It is also dominated by small local businesses who contribute greatly to the employment of more than 540,000 people last year and feed the skills pipeline by employing 80% of all building and construction apprentices.
“While it is the large commercial projects that usually gain the most attention, it is our residential sector that will make the biggest impact to our economic recovery,” says Master Builders Chief Executive, David Kelly. “We need New Zealanders to continue to invest in their properties.
David shares three factors that reinforce why now is a good time to invest in property, to build or renovate a home. Master Builders urges those who are considering building or renovating to do their research and make sure they have the protection of a building guarantee.

David Galbraith shares frank insights and funny personal stories on how to live your greatest life. He draws on a wide range of experiences as a clinical psychologist, high performance mental coach of athletes from Super Rugby (Chiefs) to Olympic sports, youth worker, author, husband and dad.

Ryan speaks with the third of our BCITO guests, Greg Durkin, the GM of Education and Stakeholder Engagement. They talk about how the construction industry will naturally evolve in the post-COVID-19 environment, adapting to the challenges and applying new learning. Greg believes the culture of investing in property will remain, however, there will a continuum of changes in how construction companies operate due to the challenges of things like social distancing, managing cost and types of houses being built. They discuss how employers will need to think about their human capital and skill development to weather the storm and be in the best position after recovery. As part of his role in stakeholder engagement, Greg has been focusing on the needs around workforce development because it's not good enough to say "We should train more. We need the right people with the right skills at the right place and at the right time." Greg gives insight into the resources created by BCITO for labour workforce planning and also their learning management system that was implemented to provide members with multiple learning resources. In the last part of this episode, Ryan and Greg talk about the pressures of running a small business during this time and how making the effort to communicate and connect helps customers, staff and suppliers.
Greg led the establishment of BCITO's Stakeholder Engagement Group and later was appointed GM Education & Stakeholder Engagement at BCITO. Greg was an academic in the School of Education at Massey University, and a successful business owner in the construction industry. Greg leads the establishment of BCITO's Stakeholder Engagement Group, this group focuses on advocacy, equity of access, research and innovation, marketing and development of education, policy and solutions.
Greg is a passionate advocate for youth and believes in the power of effective education to transform lives. His academic interests centre on effective learning in real-world settings, curriculum design and the role of education in business success. “We’ve reached peak wellness. Most of it is nonsense.” This is the title of a recent article by the Outside group and the topic of this podcast episode. Ryan is joined by Milena Cooper, head of digital at the Breakthrough co, and they discuss how people can achieve a real state of wellness – without all the diets, potions and pills out there.
They cover the six main dimensions of health - physical, emotional, cognitive, social, spiritual, and environmental – and share insights on how to improve all of these dimensions through simple practices and habits. They also share some personal experiences in these areas and reference various resources and people that are all about wellness and health.

In this podcast episode, Ryan chats with David Kelly, CEO of Registered Master Builders and Chair of the Construction Industry Council. Ryan and David talk about the current developments, challenges, and initiatives in the construction sector and with Registered Master Builders.
David shares the insights he got from chairing the Society of Construction Law seminars, specifically in regard to a decrease of trust and enjoyment in the commercial sector. He talks about what needs to be done and what is being done by Master Builders to tackle issues like these, as well as other challenges such as risk management and developing the building capacity of construction teams. One specific issue David talks about is the high suicide rate among construction workers, and he shares what is being done about it and the helpline 0800 number that has been set up by Master Builders.

In this episode, Mike and Ryan talk about how people progress through their careers. Specifically, how they transition from employment to business ownership and eventually to an investor. They identify how people can often get trapped in the move from self-employment to business owner because the business is so reliant on them. In order to change this, they recommend a few leverage points.
Firstly, simplify the business – focus on your biggest leverage point initially which is often people. Those who share your values, culture, and vision. Secondly, clarify your process and think about systems to make things highly repeatable and scalable. Every good business is one that is systemised, standardised, and automated. This is what they refer to as the business machine. Once achieved, the transition into investor can be made with ease as you can move out of an operational role in your business.

A great practice they recommend in gaining clarity and awareness is a process they call the mind dump, by putting pen to paper on a blank piece of paper. This allows you to get clear on the important things that matter and to declutter, making space for the higher value stuff.
The 7 P’s to overcoming frustration by gaining clarity are:
1) People and Patrons: The internal team and our customers, clients (how we deliver the customer experience)
2) Partners: Important path to market. Partner channel and suppliers.
3) Platforms: Importance of technological platforms.
4) Product: The programmes that we deliver.
5) Process: Everything from how we get from start to finish.
6) Profit: A wrapper for finance, how we deal with cash flow and capital.
7) Promotion: How we attract sales through marketing.
Lastly, at the backbone of everything, is having purpose as it provides context for why we do what we do.

In this episode, Ryan and Mike discuss the importance of working ON the business as opposed to IN the business. Many business owners get stuck in the operational tyranny of getting things ticked off the to-do list and dealing with the urgent issues.
